I went to tour a 2 bedroom, 2 bathroom apartment and Jessica showed me around. She was very friendly and gave great details about the unit and community. The complex was very clean and well-kept. Cockroaches of all kind since day one. They supposedly fumigated before we moved in. They had to fumigate a month after we moved in because we found small golden cockroaches inside the apartment. Cockroaches are everywhere, I messaged them to come and fumigate my patio area because I found big black spider. They never did. I don't know how people have furniture in their patio. I've put traps all over inside the apartment and caught a few cockroaches and bugs. Outside I always see them. The patio on the second floor is not a full solid surface you step on its wood panels so in the cracks all the dirt goes downstairs to your patio. Dishwasher and fridge were cracked and broken. They replaced it in a timely manner. The kitchen was not cleaned well when we moved in, there was grease and food stains on the wall and under the covers. It just seems like instead of fixing things they glue it back together and paint it over . There was mold behind the sink because there was a crack. The water was going through when we moved in. They said they didn't see any maybe because I cleaned it . The apartment smells like smoke. I said something about it before we moved in nothing happened. Because it is a smoke friendly apartment when there's so many kids around playing you can't really open your windows because the smoke of the cigarette or weed comes into your apartment. The gate was broken for a month, at least never got a notification about it. The pool is big decent hot tub, but you could find cockroaches in there too. And kids are always unsupervised. People are smoking there food trash inside the pool and the hot tub. It's a mess. I guess that says more about the people that live here. The gym is OK but a lot of people do use it kids are there in the way. Parents are not telling their kids to not be on machines not to run around. I've seen a toddler trying to get on the stairs master as mom was not even looking. If there wasn't cockroaches, I would happily write this place higher. read more

This is what you get when you live here. Roaches when you walk outside your door, Mold, mouse dropping from previous tenants, filthy ventilation system. Parking wars, unsupervised children, leaking ceiling, noisy neighbors. I could go on for days. It is absolutely miserable here. We moved in for a temporary residence before moving across country. This has been the one of worse mistakes of my life choosing 3310 as that temporary place. After leaving here for about seven years with no problem other than my car wants was broken into this happens like four years ago, but that's not the issue. The issue is that they actually improve the safety part and we needed a bigger space we needed a three bedroom apartment we went to the office and speak with the people trying to get a transfer. The lady was so rude and told us that they actually had apartments available, but they were only available for new tenants. We try to get answers and see if there was any way they could transfer us even if it was about money we were willing to pay again as new tenant they refuse and they actually told us that if we wanted to move out, it was OK for us to move. They lie about being on the list to transfer and they don't want to change carpet or flooring for the place you live in. I requested so many times carpet changes due to the flood I had so many times and still nothing they want your money but don't fix anything in the apartment. Office people are lazy and they also close the pool early because they can't keep their security in line about doing their job when young kids are having party at the pool. This review is for the application process. Few information anyone wants to apply: they have a $55*X application fee with a $500 holding money. In my case, from paying the holding money to approval took more than 2 weeks and I had to call them several times. And they verify more than 3 years of rental. For full disclaimer, one reason for delay in my case could be that they tried to call my previous apartment manager (rental history from 2022 and before). However, I think this process is too long and I lost confidence in how it would be in the long run with them and even after the approval I cancelled it. For months we have been trying to have maintenance come fix our mold issue in our bathroom and the dead sockets all over our apartment but they were unresponsive. Jessica tried to tell us it isn't mold so I will let you be the judge of it with the pictures I am attaching to this review. The tub was not installed correctly so water would seep out the bottom onto the bathroom floor. There was a major roach problem as well which I will attach pictures of too. I have been a resident at 3310 Apartment Homes since 2019 and I have really enjoyed living here. Over the years, I have interacted with several office staff including Amanda (office manager), Miriam, and Jessica and they have all been amazing. Whenever there is an issue, I've been able to reach out to Amanda and she's done her best to resolve it. The community is wonderful. They pride themselves with keeping a clean community and the grounds are well taken care of. I like the ability to access my account through a portal, which allows me to create maintenance request and pay me rent. Overall, I have not had any major issues that the office staff has not been able to resolve. They are professional and I can tell they really care about their residents. read more

An absolute shithole of an apartment complex, starting with their Front Office. Terrible customer service, poor communication (between the workers themselves). I would have an issue and be told that it would be dealt with the next day. On multiple occasions, I would return the next day and the next worker wouldn't have a damn clue about what I was talking about. My car got broken into during my first month there and the intruder shattered one of my windows. Front office said they would check their cameras and get back to me--they never did. The apartment beneath us had a cockroach infestation that spread into ours through the walls and when we approached the front office, they told us to "deal with it ourselves." And then 1 month later, they then fumigated it, but the process took 6-7 weeks for weekly fumigations and we had to keep our cupboards empty that entire time. No compensation, cut on rent for our troubles. Unsafe neighborhood - don't go out past dark. Terrible, entitled drivers in and outside of the gate. What a great place very convenient for some great shopping. We're renting a 3 bedroom with large square footing the only downside is know washer hookups or a washer dryer in the units. Claudia is a sweetheart to deal with I know all of my sweethearts when they're wanting to rent something to you but she was kind of a for real sweetheart. They have spacious storage units to rent even though that in the last 6 years I've moved twice and some of the things are still in the Box. I just moved after 6 years at 3310 Apartments. I have only good things to say about how the management runs things. The grounds are beautifully maintained with landscapers coming weekly sometimes even often for special projects. Amanda the manager and Miriam the assistant manager are very professional yet personable. Managing a large campus such as this one brings its challenges and this team gets the job done. Any maintenance requests that I've had in my apartment were dealt with in a timely and effective manner. They are always upgrading and improving the property and amenities. A few years ago all the windows in the entire complex were replaced with double pane. Parking can be an issue if you have more than one car. Some neighbors have multiple cars but management conducts audits and tags cars that seem to be parked too long. Each apartment does have a designated parking spot in a carport which is helpful. read more

We completed the 12-month contract out of obligation but soon after moving in when we noticed the refrigerator was freezing food. We called the office and it was never fixed. It made incredibly loud noises and caused food to go bad a lot of the time. The parking situation was terrible; some residents had up to four vehicles, taking all the covered parking and management did little to help. Furthermore, the construction created so much dust and noise that it was really bothersome. We made the decision not to renew our lease here. There is no use in bringing it to management's attention because they are only there for a paycheck. Not a happy renter look elsewhere for the price they are charging not worth it. read more

I thought they were a great help until we were told to come into the office to sign the lease. The whole time we were under the impression it was a 6 month lease, never even received a copy and come to find out that we were tricked into signing a year lease. I tried to speak with the office manager Amanda and Jessica as well, Jessica kept apologizing claiming there was an "error" in the system and we signed a year lease. Not the best apartment I've lived at, but also could have been worse. My wife and I lived here for 3 years before finally jumping ship this summer. Where to start? The Good: -Probably the cheapest apartment complex in Natomas. -Close to I-80 and I-5, so that's convenient when you need to hit the road. -Some of the 2 bed units have a (small) washer and dryer included. The Bad: -Management is very unresponsive. Don't hold your breath waiting for them. You better be on them like white on rice to get an answer for anything. -Maintenance does not fix problems, just kinda covers them up. You may have to request service multiple times for the same issue. -Facilities are a joke. Fitness center usually has a couple machines out of order for weeks at a time. The smaller pool looks like it is barely maintained. The laundry rooms are a gamble because the washers and dryers break down frequently. -Be prepared for bugs. The Ugly: -Loud, unruly and downright inconsiderate tenants, depending on what section you're in. Drug use was definitely common, but the routine loud fights and arguments was what got to me. There were countless times where police were called to the complex. -THE PARKING SITUATION! It will drive you completely insane if you have more than one car. I cannot stress how bad the parking is here. We had our assigned spot commandeered multiple times, simply because parking is so scarce. Be prepared to park on San Juan Rd or at the verrry back of the complex. Overall, if you are in need of an affordable place to live in the Natomas area this may be your best bet. AVOID living here at all costs! Management, if that's what you want to call it, let's nothing but rift raft in there. It's a loud complex and people speed through it with their loud cars. People do drugs out in the open, too, even though they said they don't allow drug use there. When my husband and I moved in, our deposit was only $99...when we moved out we were not notified that we were charged an additional $300 to clean the apartment because when they did their inspection they marked almost everything dirty!!! We moved out in the beginning of June and didn't receive our "bill" until late October!!! State law requires them to give your deposit back or give you an itemized statement indicating what your deposit went to and why you aren't receiving a refund within 3 weeks. They had our new address and everything. Our phone numbers and emails never changed. And our bill that we got in October was sent to our email. Never got a hard copy until mid November and now because we are disputing the charge, they have sent the bill to collections. On another note because of all the "lovely" people they let in there ... just a few months after we moved in there was a home invasion robbery and MURDER two buildings down from us. Great job guys. The complex has been great for my wife and me. Everywhere you rent will find ups and downs, so nothing is ever perfect. Through the year we have lived here I have had a mixed experience. Most recently, however, the staff has been extremely helpful. We have had repairs needed, and a few complaints about residents blocking fire lanes and parking ports. When we had these issues they got on it right away. Repairs and Issues: Most recently we had a leak from a pipe above the shower and after-hours maintenance came out that night to inspect it. The following day a maintenance worker had come to remove and cut out the damaged drywall and paint. It did take a week however for them to completely fix it. When it was fixed, they had a newer maintenance worker fix it but he left a gigantic mess. I did have to call the office and the manager Vicki was not receptive until I went in a complete circle about the issue, and how it wasn't acceptable to leave our shower and our items with paint and particles all over them. There was no other option at that time, but she said she would see what she could do. The solution they made was to send out one of their staff to clean up the mess, but he is a rental agent. Richard was kind enough to come after the office closed and help to clean it up. I felt bad that he had to come and clean it up because there was no maintenance staff on-site. Shout out to him for helping us out in the situation. Thank you, you're awesome! People and Apartment Condition: There are a few conditions of the apartment that I wish were a bit better, a few cabinet type issues. When we first got here there were bugs (centipedes, the wood chips have cockroaches, some spides). The neighbors in my area are all friendly and reach out to help one another. You definitely have those inconsiderate people in terms of driving too fast or leaving bulk furniture near the track bins. The parking situation can be tough, but it's because the unassigned spots are mainly on the sides or far in the back. You will always find parking, but it may not be a 100ft. walk from your front door. I have seen police in the complex twice, but nothing spilled over near our area and we don't have people getting in trouble. The complex allows dogs and most people are courteous about their animals, but a few will leave poop (it may be kids that aren't taught by their parents). People drive through the exit and entrances since it's considered a one-way. The signs could be better placed, but it is completely inconsiderate. (not the staff's fault) Amenities: The pool in front is super clean, it gets lots of kids and families. Not too much noise coming from there when I go by. The back pool doesn't seem as clean but it's still calm and a decent size area. The gym has been fully renovated and is awesome! I work out a lot and I can say it has all you need if you know what you are doing. The laundry rooms have been working really well, but the card reload machines went out for a while and I borrowed my neighbor's card. They have an after-school program for kids, but I don't know much about it. They also have a little computer area if you need to have a quiet area to use a computer. The office set up is nice and overall they try to keep the complex as clean as they can. You have to understand that there are people that make the messes and they can't control people and their laziness or inconsideration. Cost/Payment and online convenience: The online system is fairly convenient. You can make maintenance requests and they are quick to turn those around. Make your payments, which can only be a debit card or you can pay with a check or money order. I wanted to use a credit card, but only because I wanted my travel points (haha). Utilities are fair, but you do pay based on your buildings usage of water and they calculate it based on the total occupants in your unit. The trash and sewage is typical, so nothing specific to say there. On average the water, trash, and sewage is $65-89.00 (guesstimating). Overall: I think the experience has been fairly good and it's extremely affordable for the Natomas area. Everywhere else is about $200-600 more for one less bedroom. We have been fortunate with our neighbors, but I know there are others that aren't so lucky. The two team-members that have stood out to my wife and I are Miriam and Richard. This place is horrible. First few days of living there they came and put a whole in my wall to fix a sewer pipe problem and never fixed the hole in the wall for like two months. 3310 apartment homes was a poor choice for me. Almost every month, I'll receive notifications on my door for underpayment on monthly fees. Management at this front office does not have the abilitiy to use a calculator when it comes to comparing monthly statements to the actual checks provided. I now have to pay for additional money orders to separate my utilities from my rent, as well as an extra money order for my onsite storage unit. Even though they are all made out to 3310. Even with extra money orders, i still received a notice on my door that I'm short on payment. I'm being threatened to be evicted for $5.00. My advise, keep looking for stress-free living read more

It was a beautiful model and had everything I wanted, but the application process was the worst I've experienced. I've lived in the Bay Area and LA and I've never experienced such a tedious approval process. I qualified for a home loan and that was easier. My credit is good and my rental history excellent, I was told my partner had one mark on his credit and that bill would have to be paid first. I paid it the same day and they refused to call and verify the payment, they stated they had to have the payment in writing. Of course this is difficult in a 72 hour approval process. They said I would have to show this in order to even get approved. They also said I would have to show I gave a 30 day written notice to my current apartment even though the move in date was not until a month and a half away and I wasn't even approved yet. I honestly think they were just trying to keep the holding deposit before the deadline expired . How can you give a 30 day notice when the move in date is more than 30 days away and you don't even know if you're approved yet? It's the dumbest policy I've ever come across. You can't use the pool because there is always teenagers using it that don't even live here and management does not do a thing about it. People always park in your parking spot or in the fire lane making it impossible to back out or park in. There is straight cars everywhere. I think one of the maintenance personnel stole my bike. DO NOT LIVE HERE!!!!! I WAS a potential future resident only to see the true side of the management BEFORE I EVEN MOVED IN!!!! My fiancee found this complex listing two days ago. Due to their low prices, I decided to call and set up a tour. I called 4 times, at different times, throughout the day until someone finally answered. I spoke with a hispanic woman with a fairly thick accent on the phone. I stated that I was calling to set up a tour of a 2x2, only to have her cut me off and say they don't have anymore available and won't know until someone gives them notice. I figure, why not take a tour anyway in case there's an opening in a month or two?After weeding through her deterrents of "we only have affordable housing available", and "we don't have a 2x2 model to show you", I finally got around to asking for a tour. She huffed for a moment and asked what time. I said 5-5:30. She immediately responded "Well we don't do tours that late. Can you come earlier?" I stated that I don't get off of work until 4:30 and can do 5pm. She huffs again and says, "Ok, fine." She mumbles a bit more and mentions a woman by the name of Claudia. I ask who that is and she says it's who I will meet with for the tour. The last sentence that I say is "Ok, so I'm meeting with Claudia TODAY and 5pm?" And she reponds "Yes." So I hang up. I already anticipated the BS that was about to ensue later that day. I get there at 4:30pm due to my earlier apartment tour ending earlier than expected. I figure "She made such a huff, why not show up a little early for their convenience? I pull into a run down complex with residents speeding in an out of the entry way, and a group of seedy looking mexican men drinking and staring at passerby's, sitting on the curb.I park halfway into a "Future Resident" spot, and halfway into a handicapp spot due to the glamorous parking job of the person next to me, and I walk into the office. Seated in the corner was a frumpy, grouchy hispanic woman with dyed blond hair and black glasses. She shuffles papers, looks up at me and says" Can I help you?" I stated that I have a 5pm tour appointment, but I am 30 minutes early, for their convenience. She stares at me blankly, and says "You have a tour scheduled? No one spoke to me about that." I say that I spoke with a woman with accent on the phone saying that I am meeting with Claudia @5pm for a tour. She saysWe don't do tours that late!" I state that that is why I moved it up to 5pm, and now 4:30pm. She says that she isn't doing anymore tours and no one spoke to her about any tours. She then says" Are you sure you called the right complex?" I asked if their number ended in 6600, to which she replied "yes". She then said "Well then who did you speak with? No one told me about a tour!".... Keep in mind that throughout this entire exchange, not once did she introduce herself, or shake my hand, or even STAND UP!!!! She just sat there shuffling papers and passed out free helpings of BS. She states that her name is Claudia, but she doesn't have a tour today. She finally stands up, walks 5 feet and says, "We can schedule one later, but I can only show you the layout for now because it's so late.... it was 4:30pm and they don't close until 6pm. At that moment, I had had enough and I decided to waste no more of either of our time. I said "You know what? Don't even worry about it!" and I walked right out, slammed the door behind me and peeled out of the parking lot. If the management gave me that much trouble just for a tour, BEFORE I was a resident, I would hate to see what the current denizens endure there! Original Post: I enjoyed living here for the most part (mostly because my apartment was in the back and the upstairs residence were mostly quiet), but found some of the front office staff very unhelpful (the managers, the front office people are great!). As part of our lease renewal, we were offered a carpet cleaning service which we chose to utilize close to our move out. We scheduled this at the front office a month in advance, and 15 minutes before the cleaners were scheduled to come out, they cancelled the cleaners and told me they were not going to honor the cleaning. Instead of honoring the cleaning, the manager kept referencing the lease, which supposedly has a statement that renewal incentives are only good for 30 days, and although this was clearly an error on their part in communicating this during the renewal and the scheduling, she continued to insist they were not going to honor this. Truly one of those "Buyer Beware" type situations, which is very unfortunate. The manager clearly didn't really care for my grievance, her apologies were a poor attempt at diffusing the situation rather than actually coming to any kind of solution, which made an unpleasant situation much worse. I eagerly await to be totally done with the move out, simply so that I can put this unfortunate chapter behind me. read more

I moved here a year ago and am a domestic violence survivor. During my time here I got to know the staff quite well and found them to very helpful and considerate. This is apartment living and the staff really strive to make this a nice place to live. I cannot say enough nice things about the manager, Gregg, Valerie, Sergio, and the new AM (there is another new employee but I don't know her name but she is also fabulous). Recently, there have been some issues with the new tenants below me. When he moved in, things were fine but he moved two friends in without informing management. They have a tendency to party on their patio between 12:30 am and 4:30 am. As they got complaints, they blamed me and began harassing me. Management immediately stepped in and has been so supportive in dealing with this difficult situation. They have been very understanding and dealing with a DV victim takes a special kind o person. If you really want to see if the people where you live care about your welfare...Gregg, Valerie and Sergio have done everything they can to ensure I feel safe and I know that they are taking care of the situation. Unfortunately, no matter where you live, you cannot control a persons behavior but the staff at 3310 Apartments will do everything they can to support and work with their tenants. Something very rare and I appreciate their dedication to making this a great place to live. The apartments are large, clean, with upgrades. I LOVED my kitchen! There is plenty of closet space as well as storage on the deck. Plenty of cabinet space in the kitchen for all my appliances The tenants are friendly, the grounds well maintained, and they are pet friendly! Another plus, is the tenants clean up after their pets! It's easy access to downtown (where I work) and the freeway. Unfortunately, I am moving back to the Bay Area to be with my family as my mom has cancer. So my bf and I have been living in 3310 Apartments for about a month now and I must say we LOVE it here. Before moving into these apartments we lived in LA and was unable to come up and view the apartments, which made us super nervous. Therefore our only option was to go by pictures that were provided & a few yelp reviews. Once it became move in day I was very impressed with the apartment complex. Our Leasing Consultant Elijah was very helpful and made us feel right at home. When we got to view our apartment it was clean and everything worked perfectly. Since we've moved in, we haven't had any problems with our apartment itself, neighbors, stray cats or dogs. It's a vey quiet complex. The complex is gated, pretty clean and well kept. There are 2pools with a jacuzzi, a cyber café, a work out center, and a few laundry rooms. In addition it's also less than 5min away from shopping centers and restaurants. read more

My experience through the whole process of making this my new home has been tremendous. I found the apartments through yelp when I was looking for a place close to my siblings school that was affordable. When I called I reached not the apartments main office but the management company. The woman I talked to was extremely helpful and informative and helped me to figure out which apartments I might be interested in as well as giving me a plethora of information about the apartment complex that wasn't just a schpeal but very practical things. She set up and appointment for me to view the apartments just 30 min later. When I arrived at the complex I was pleasantly surprised and impressed. Considering many of the other options that were in my price range I assumed the apartment complex would be a little ghetto and have a lot of problems and be a bit run down but that wasn't the case. The apartment complex is clean, quiet, and very nice looking. There is a pool (a couple I believe) and hot tub, workout center, several laundry rooms that were clean and not full of trash, a playground area, among their amenities. The apartments themselves while a little bit old are roomy and clean. Because they are old the cabinets and appliances are a little outdated but the carpet is good in my apartment and there is a wood linoleum in the kitchen, dining, and bathroom areas that looks great. Plenty of closet space which is nice. All the apartments have either a patio or a balcony. One of the things that sold me on the apartment complex was that it seems very safe. Not only is it gated but they have 24 hour courtesy patrol and when you move in they give you the number so they will handle any potential disturbances. But on top of that they also do background checks on all potential residents. From the time I visited until I got my keys I worked with Michael and I have to say that if you decide to check this place out you should definitely work with him he's the best! I had some difficulties with the online application process but he followed up frequently and was constantly trying to find solutions to help the process run as smoothly as possible. I think that the thorough follow up and quick response from Michael as I was becoming a resident totally sold me even more on the apartment. Not once did I feel like I was being bothersome or that he was just trying to sell me something. Super appreciative for Michaels help that made my move in to my new place seamless! And the best part of all is that you get all of that for a good affordable rate! I am paying $820 for 2/1. Super excited and satisfied with my experience here so far! read more

So I finally had a chance to get everything worked out with the apartment manager, Gregg. He was superb! Greg took time away from his busy and hectic schedule to work things out with me. He offered to waive some fees for me & showed great concern about my injury. He also emphasized on the safety of the apartment complex and requested that if possible, please inform the security or himself directly in regards of the stranded dog wandering around. I am very pleased with the outcome. Most apartment would just ignore their tenants given the fact that they're near other colleges and could find new tenants easily. However, Gregg values the current tenants and made many attempts to guarantee satisfaction from every unit. read more
