Don't get me wrong this apartment is nice but for how much we have to pay, we get plastic furniture, moldy ceilings, and water leaks which is fixed with a quick yearly paint job. Management is completely rude and explicitly tries to make you feel stupid by talking to you in a very negative tone (even with the new change in management). They seem nice when you first meet them but just wait till you live there for a couple of months. There are a lot of strings attached they don't mention, and by strings I mean more expenses. I definitely understand that this isn't a cheap area to live in, but it would have been nice if they just tell you all the facts straight up. The only real good thing about this place is their handyman, Carlos (this rating doesn't reflect him, he's an angel). The only reason this place is receiving a star is because of Carlos. Carlos diligently does his best for everyone in the building, if he were to leave, this apartment building would have nothing good left to offer. read more

Would absolutely recommend to anyone. I am not quite sure how management was before Oscar and Eduardo took over last summer, but they have done an amazing job ever since. They are almost always available and are extremely helpful and pleasant to work with. If any maintenance needs to be done, you can submit a request online and expect it to be completed within 24 hours. When the maintenance crew is not servicing apartments, they are cleaning or painting the exterior of the complex, so it always looks fresh. In regards to location, I don't think there could be a better one. It is walking distance away from UCLA and Westwood, and sits on the intersection of two major streets that run through town (Landfair and Midvale) providing easy access to anywhere on campus or throughout the village. And despite being on a major intersection, little to no noise pollution reaches the apartments' interiors. On top of these, from some apartments you can see the ocean on a clear day. The parking structure is well-regulated, and a security guard is posted in front of the main entrance at night. It's no Fort Knox, but it's nice having the added security. For packages, 433 Midvale uses the ParcelPending system which I have found to be extremely useful. A package arrives and is placed in a locker on the main floor, and you receive an access code via email or text message to go pick it up. I love knowing I will receive a notification when my package arrives and that there is no risk of anyone taking it if it sits outside my door. In terms of negatives, it can be a bit annoying if you have noisy upstairs neighbors. The laundry system can be somewhat tedious, because you have to load money onto a laundry card that you have to pay $10 for anyway (money that does not even go onto the card!). In any case, it is preferable to quarters. It is also on the pricier end of apartment complexes, however I think it is the best you can get for the price. read more

This place has absolutely no positives! The spaciousness and privacy appearance can fool a person temporarily, but all of that is useless... They are horrible with accommodating your needs. Management is absolutely useless. Firstly during the school year, Management really did nothing helpful... it took them 6 months to fix a leakage from fix and now they charge extra since the walls were too wet. During the summer, I had found a perfectly good roommate for replacement, but because of their lack of communication, I lost her and ended up paying $1400 instead for their mistake. In the end, when I left, I had made sure I returned everything to the hand of the manager, but still they charge an extra $400 from the debt collector. If there was anyway to lawyer up and fight the management for compensation, I would have done it but they are very good about doing this under the radar. If you want to find out about the reality of the place, ask ANY of the residents... I don't think anyone ever renewed their lease and if they did, then management had something tricky up their sleeves. read more

Great place to live depending on the unit you get. Its a little pricy but worth it especially for the included amenities like furniture, appliances, which are modern and up-to-date. I'm living in a triple with all twin beds and the room is about the size of a double. It is a bit disappointing knowing I am paying the same price for my friend's room, which is also a triple but has three full beds and a balcony. Other than that, it is definitely a good place to live especially in Westwood. read more

I have lived all around the LA area over the past few years, and these apartments are by far the nicest and the biggest. The bedrooms are a good size, but the living room and kitchen are HUGE...I mean, even with a few big couches and a table there is still tons of open space in the living room. The staff are really nice and there are always a few people onsite Monday-Friday. Supposedly the previous company was not as good, but so far they have been really cool and helpful. The neighborhood is great too. Always stuff to do around UCLA and there's lots of people walking around outside, so its pretty social, even on our side street. read more

In all of my experiences with apartment management, I can say that the people running 433 are by far the most caring and attentive. A few times a year they even have catered food for the residents. Would definitely recommend living here for any UCLA students. read more

I lived everywhere from LA to Chicago to Paris to LA again and 433 Midvale is hands down the best managed apartment I have lived in. Sick of that bothersome, noisy tenant? Management's got you covered. When I moved in, the apartment was fully furnished and freshly cleaned. Utilities are cheap. Internet is included. Again, I cannot emphasize how awesome management is. They live on site so if you need them at any time, they are there to help. If you're looking for somewhere to stay in Westwood, 433 Midvale is the place. read more

These apartments are great! Facilities are clean and living spaces are beautiful. If I weren't graduating, I would most definitely live here again. read more

Every single one of these stars is for Carlos. He was the kindest and most helpful person in the building, always bringing such positive energy everywhere he went and fixing all the problems I encountered while living at 433. Without him I don't know what the building would do!! Overall the experience was worth it for my freshman year of college; definitely not worth the price but otherwise I have few complaints as it provided the accessibility I needed. However beware the hidden costs--there are many!! I also had some issues with my packages in the mail room so make sure you do your research before committing to anything. Thank you for everything, Carlos, you've been an angel! read more

The apartments are nice and spacious, and they come furnished with pretty new and well-kept furniture. The doubles are really nice but the triples are pretty cramped and the kitchen and common areas can also get a little crowded depending on the apartment set up. The biggest issues are the internet and cell reception problems, and the fact that if you live on the bottom floor, you get close to no natural light at all. The other thing is noise; things can get pretty loud on weekends and you can also hear mostly all the noise coming out of your apartment mates' rooms. Overall, it's a pretty good place to live and management works hard to be accommodating. read more

The apartments are solid, but the maintanience workers who fixed everything were seriously too good. They fixed everything within 24 hours of a request, they constantly asked how they could help, and they are genuinely great people to be around. I appreciate the maintanience guys more than words can express. read more

I don't even wish to give this place zero stars. Negative stars until the end of time and space would be much more appropriate. In a nutshell: Don't live here unless you're some masochistic asshole who loves being treated like a cash cow. Because that's all you're going to get. The lease is a trap. They won't honor it, but should you try to dispute any part of it at any time, they will stare at you blankly, mutter some nonsense resembling real estate legal jargon, and hold out their hand in a gimme-gimme fashion. Read: we're incompetent, don't want to deal with you, so cut us a check and get the hell out. I had a parking dispute with the original building manager, who mysteriously disappeared and left me high and dry. In a span of 9 months, the building manager was changed THREE times, and each new manager would act as if the preceding manager never existed. As such, the original agreement was not honored, and while I tried to negotiate a compromise, I was cited the Fair Housing Act (um, what does that have to do with transferring a now-unwanted parking spot?) and refused a contact to corporate headquarters. When I finally did figure out a corporate contact, they made themselves virtually nonexistent. I was left no choice but to seek the guidance of Student Legal Services (BTW, Katherine is the bomb). Take notice: JPI (now Greystar), is out to take your money and run, poor college folks. The building is poorly maintained, and you wonder what you and your roommates are paying what amounts to thousands of dollars for. Trash overflows from the chutes ALL the time. Not only do you have to climb over rancid trash just to get to your unit, but you need also to climb over a fleet of scooters just to make your way into the building. Additionally, my unit's intercom was ripped out of the wall and was eventually "replaced" with a non-working intercom purely for aesthetics... six months later. There was also some sort of problem with my balcony, where the sliding door was essentially torn out and carpet torn up--and I was not even informed ahead of time that they would be doing this. Thankfully, by this point I was spending very little time in my unit as I was staying with my boyfriend just beyond Westwood, but I would have appreciated the head's up rather than walking in one day to find caution tape strewn across my balcony door and my possessions rearranged. While "high-speed Internet" (can you hear the scoffing?) and broken Ikea furniture is included in the cost of rent, you're on your own as far as utilities go. Also included: a nice array of memos declaring management's very own ineptitude at enforcing its own policies and maintaining its own property, posted to your and everyone else's door. And don't be surprised when Jefferson Court sends you a bill for charges that are essentially business expenses even after you move out, and then threaten to report you to their collecting agency and ruin your credit. I've tried to dispute these charges, but am finding it impossible to get a hold of management--whoever the hell that is nowadays. Shocking. I didn't put down a security deposit, but I'm aware of another tenant whose security deposit is being withheld in lieu of thousands of dollars of fees tacked on at the end of their lease. They are now seeking legal counsel against Jefferson Court, just as I did months prior in my parking dispute. What positive I got from the hell that is Jefferson Court: I learned how landlords can really be scum of the earth, to be forward and fully educated when hunting for my next apartment, and to know my rights as a tenant. When looking for life after Jefferson Court, I made sure to ask tenants about their experiences, verify the building manager's story, ASK LOTS OF QUESTIONS when signing the lease, and thoroughly inspect the unit and the surrounding area. read more

433 midvale has been my home for the last two years and I've renewed my lease for next year as well. The staff is so welcoming and kind and always there to help asap with whatever you need. One thing that mostly attracted me to this apartment is their individual leases and they give you a bed. The apartments are beautifully furnished as well. I can't think of a single complaint with this apartment building. I couldn't imagine staying anywhere else while in college! read more

Absolutely terrible. The worst I have ever encountered in my LIFE. I subletted for summer and everything sounded wonderful before I moved in. My roommate and I were promised new beds, and cleaning and general maintenance of the room before we arrived. We were also told we would get new flooring, but that was not solidified before we moved in. Upon my arrival, I encountered an endless amount of disappointment. The room looked like trash. The apartment reeked of marijuana and alcohol. The tables and floors were a complete mess. The bathroom sink was clogged. The dirty shower curtain and old furniture that belonged to the previous tenants were left behind. I asked management if they had a vacuum cleaner; their response: there is only one vacuum for ALL apartment complexes and it was broken. As for the clogged sink, I had to wait three days before it was fixed. As I was cleaning and moving furniture around, I found dirty underwear and brassieres stuck under the cabinets. My roommate later discovered some sort of yogurt that was spilled on the floor in the living room and left there to rot. The living cost is incredibly expensive as well. Rent is not worth it for the service and living conditions of this apartment. The walls are thin so any music, partying, or conversation can be heard, not to mention the Godzilla-like footsteps of those on the floor above you (unless you live on the highest floor). Reception is absolutely terrible and you'll have to go outside to have decent reception. In addition, management does such a poor job of meeting and tending to the concerns of their tenants. After a conflict and confrontation with the apartment mates in the apartment, my roommate and I notified the head manager whose name I will not reveal for private protection reasons. She offered a meeting with all the tenants which was never implemented or executed. Not to mention, when we first signed the lease, she made a monetary calculation error and we had to sign another lease form. She fails to respond to phone calls and emails diligently and very evidently does not care about the well-being, comfortableness, and satisfaction of her tenants. To top it off, we were promised an all-female apartment. Otherwise, we would not have agreed to sign the lease. The tenants also claimed they did not drink. When I arrived, I discovered a keg in the refrigerator and of course, later on, drinking apartment mates. Two girls just also moved out and two male subletters have replaced them. If I had time to file a lawsuit against this apartment complex, I would for the amount of lies I have been fed. I am extremely dissatisfied and appalled at how deceived I was. Do not live here. Look for a different place. If I could give this place a zero star rating, I would. The only reason why in writing this review is because I would feel sorry for anyone who lived in such a place. Do yourself a favor and look elsewhere. read more

The biggest draws to this apartment complex is that 1. It is a 5 minutes walk from UCLA and 2. It is fully furnished. That second one is especially important if you are either only living off campus for one year OR you just don't want to deal with the hassle of furnishing an entire apartment and then trying to figure out what to do with it all once you move or leave for the summer. It is a little pricier but when you think about how much it costs to furnish an apartment and/or pay for a storage unit to keep it all during the off months, it is definitely a better deal to just rent an apartment that's already furnished. The management staff are all very friendly and willing to listen to and work with you about any and all complaints. Highly recommend living here!!! read more

A lot of bad reviews on here about this place, but the good news is the management has changed since these postings. Jackie was the in-house manager and she was awesome all year. The place is a little expensive, but definitely worth it for the location and the management responsiveness and laid-back attitude. Hands down, best place to live in Westwood if you are going to be in one of the bigger apartments with a bunch of roommates. Tons of space, and great location. read more

Great proximity to the campus but...LIES LIES LIES!! Don't be fooled by the thought that your kid will be safer there, as opposed to the other apartments around. Save your money! They DO NOT match your students. They don't care who they put in with your student. They will allow a maintenance person let a non-resident in your locked apartment and walk away, leaving them to rifle/steal everyone's belongings. They will lie to your face and smuggly blame you when they are wrong. They will not mediate or step in when there are severe mental health issues/risks/threats from one roommate to other roommates. They will stand back and allow said roommate to make the residence a living hell. They will charge you for things at move out, that were there at time of move in. Don't be fooled by security gates. They get propped open at night and also for the many parties had in the apartments. Security guards on weekends? They hold the gate open for all the non-residents to join the parties. There are so many more things. One the last experiences with them? As students were moving out, the maintenance people were hosing down all walkways overhead, so that you had to walk through waterfalls exiting/entering. There was no need to start prepping for new residents as current ones were trying to move out, especially given that they had two weeks between move-out/move-in. read more

I absolutely love this apartment complex. Me and my roommates looked at 18 other apartments before we found 433 Midvale. We chose it because the rooms are spacious and we didn't want to be in each others way. The apartment it self is very nice and luxurious. After moving in and meeting the management i was even more happy about our choice. Eduardo and Oscar accommodated to every little thing that we needed from them... I mean everything. They never turned away a problem and they took care of it in a heartbeat. And of course you can't forget Carlos for always being there to fix anything someone managed to break and to be a friendly face we see everyday. Overall, I have nothing to complain about. The complex if full of friendly staff and neighbors and it's a great environment to live in. read more

HORRIBLE! I would give it negative stars if possible. Manager Hailey (who has already been here for three months) takes NO responsibility for anything. She allows loud unruly parties and doesn't respond to residents concerns. Don't pay for parking because so many cars just park in the garage anyway. It is also tandem (which they did not tell me about until after I got here). Random ppl were always in my spot forcing me to either park in someone else's spot or park on the street. I complained MANY times to the manager, and she basically said they can't do anything about it. Which is odd because I would assume it is her JOB to do something about it. I rarely could fall asleep due to the noise. There were a lot of apartments broken into! My apartment had phones/computers stolen from it as well as my GPS from my car that was in the parking garage. My apartment reeked of cigarette smoke. This was the dirtiest, loudest, most ratchet apartment building i have ever seen. The dryer on my floor doesn't work. You also live with random ppl since you rent by room. My coke head roommates were so nice, but honestly I prefer to live with people who are not high 24/7 and dealing from where i have to sleep. read more

I've lived here for almost 3 years, and I love it! The new management is great and so helpful - Oscar and Eduardo are always quick to help, whether it's a broken pipe, a lost key, or if you need help finding someone to take your lease for the summer! What's great about living here is the people - I've made so many friends living in this building, and had so many memories. My college experience definitely would not have been the same without Midvale. I'm sad to see it go when I move out! read more

This apartment complex is neat, modern, and spacious; I really enjoyed living here this past year. The managers and staff are just wonderful, incredibly nice, and help you out quickly and painlessly. My only complaint is that the couches the place comes furnished with are incredibly uncomfortable, but nothing some new cushions couldn't fix. Overall, I'd recommend everyone to check it out. read more

Okay so you should really read this before deciding to move here. I'm not writing in anger but the management is probably going to convince you that what I say is not true, sigh. I can't believe how many people on here are recommending this place. My issues with them started the day of move in. They had squeezed in a third bed in a room made for two beds, giving us a metal locker as a ''third closet'', the room is a double for sure not a triple. 7 people had to share ONE fridge. I've seen two cockroaches in the apartment. The units on the lower floor are super dark. Don't be fooled by the pictures on their website, most units don't look like that at all. The space is much smaller in real life. When it's raining outside, water leaks through the walls/windows making big puddles in the room. The management walks in and out of the apartment whenever they want to without giving you a 24 hour notice. They'll say that they ''knocked'' but in reality they didn't even give you enough time to walk up to the door before walking in. I've been woken up many times by hearing men talking outside my room that turned out to be maintenance, didn't make me feel safe at all. Last but not least, I experienced every person's nightmare here. They let a homeless/mental ill person sublet one of the beds in MY room who screamed at us at night and had blood all over her sheets and slept in her own urine. When we were complaining to the management they said they couldn't do anything about it. read more

Seemed like a decent deal at first (pricey, but roomy and close to campus) but the longer I lived there the worse it seemed. The internet they provide is highly unreliable, it's impossible to get cell service in the rooms, and management keeps changing. All of those things were enough to make me not want to live there again this year. The worst thing is the move-out charges (deducted from security deposit). They expect you to *seriously* clean up (scuff marks behind beds, in closets, etc.). You can easily rack up several hundred dollars worth of charges upon move-out. If you do try and clean everything yourself, you'll probably spend nearly as much money on cleaning supplies. If you are going to live here, make sure you take pictures of *everything* at move-in and again at move-out. read more

Live here if you have no standards and don't care about money. The rooms are prefurnished with the lowest quality ikea furniture. Half your shit will break. I have to put my bed back together almost everytime I get in it. They charged me $35 to replace a key. A magnetic card key that cost them ~.10$. It's like a slap in the face. The management changes hands a lot and seems to lose checks and payments often. They will charge you for anything they can. There is no way to get out of the damage fees at the end of the year. They will charge you $300+. read more

HORRIBLE EXPERIENCE!!! Had a very very bad experience with the manager who tried to trick me into signing a contract I hadn't agreed to. I saw an offer to sublet a shared room at Jefferson Court while I was looking for a place to stay for 6 months. The lease was going to end in a month, so if I had wanted to stay for longer I should have signed a new one for no less than a year... Which I obviously didn't want to do. I had decided to take the room anyway, only for a month while looking for another place, but after talking and negotiating with the manager he told me that he was going to make an exception and we agreed about a short-term lease in exchange for a big deposit (they don't normally ask for a deposit). I was happy about it, I moved in and came back the next day to sign the contract. Thank god I read everything before signing because I found out it was a one-year lease...! When I asked the manager for explanation, he said there had been a misunderstanding and that he had never promised me a short-term lease, but only to help to look for subletters. Now, I highly doubt that I misunderstood everything and that he never spoke about an exceptional deposit...! He basically tried to trick me. I ended up staying there for a month anyway. Things I hated about the apartment: - the place was very dirty and many pieces of furniture were broken. - the room's door couldn't be locked from outside, meaning that any roommate can get inside while you're not there. - The management doesn't collect the electronic keys of previous tenants, so a girl who used to live there before me (whom I didn't even know) managed to get inside my room without telling me. - you can't even get your own mail!! You have to ask the management every single time and they will open the mail box for you. Meaning that you can't collect the mail when they're not around. - no phone signal. - walls are incredibly thin, you can literally hear everything happening outside. And trust me, a lot is happening outside, people party every night. - after I signed the contract, they didn't even give me a copy. I had to insist to get it. The place is ok for a very short sublet, but don't consider staying there for long. read more

First off I would like to say that Jefferson Court has a strong allure for first time apartment users, in that it is already furnished, you pay by the bed rather than pool the rent between tenants and it is quite close to the UCLA campus, not to mention the fact that they were often setting up deals where they waived the security deposit. However don't let all of these so called "pros" blind you to the fact that Jefferson Court is a run down, corrupt, money grabbing and outrageously over priced hunk of crap. One of the first things that might catch your eye is the fact that you are paying close to a thousand dollars to share rooms with other people, and you must sign a twelve year contract, so if you're not planning on spending the summer there you're going to be out three months of rent for absolutely nothing, there's no way you're going to find a sub-letter that is willing to pay that much money, i've seen many try to no avail. The so called security gate is always malfunctioning, either continuously stuck on the annoying buzzing sound, or just propped open. this leads the inept management to post 15 notes every week on everybody's door stating that its is the tenants fault because somebody has a stuck button, they therefore take the liberty of barging into your apartment unannounced whenever they want to work on your intercom for hours on end, after three separate occasions of checking everybody's intercom, they still couldn't figure out the problem was with the door, not the intercoms. The washers and dryers conveniently located on each floor are a sham, you have to run your clothes through the washer twice to get any semblance of clean clothes out of them and it would be faster to air dry your clothes seeing as the dryers take about four different running cycles before your clothes are even close to dry. In order to get one clean and dry load of laundry done you're looking at five dollars in quarters spent. The "high speed internet" they boast is little more than a low level cable connection with the loathsome Time Warner Cable, which is barely faster than dial up do to the amount of people using it, most people I talked to found it necessary just to set up their own connections with time warner in combination with a cable package. The trash chutes are plugged up at least once or twice a day and are big enough to fit a medium sized, semi-full trash bag. When they stuff you into the apartments like sardines, there is no way that you are going to be able to fit all your trash into those tiny chutes, unless you are willing to take the trash out three times a day and go through trash bags like they're going out of style, hence the massive trash chute clogs. In order to save power, or maybe just perform a cruel psychological test on the tenants, one of their elevators is always shut down, forcing all of the tenants too lazy to walk up stairs, or those carrying items to wait 5-10 minutes for the elevator arrive. And here's the kicker: the inspection and safety permits in the damn things were expired the entire twelve months I lived there! The previous tenants are apparently retarded when it comes to the mail, the mail box is completely stuffed everyday with mail for tenants who forgot to change their forwarding address, leaving the mailman to just dump mail and packages on the groud out in the open in front of the mailbox, so much for a secure mail system, anyone could walk up and sort through the packages picking out their favorite looking packages to take. When we first moved in, the place was far from perfect, rust marks on the fridge, stains on the carpet, scuffs on the walls, a giant closet filled with junk left from the previous tenants, as well as coolers out on the balcony which had some sort of fungus growing on it. Many times we called management to fix the drains, we spent maybe 300 dollars on drano (our tub would get plugged from taking showers at least two to three times per week.) The patio light was never fixed even though we called on four separate occasions, the handymen would come out look at the light, and say they'd come back later to fix it, only to never return again. At the end of the year we were threatened with a huge bill for repairs and paint unless we fixed the place up ourselves, which we happily did, only to receive the very bill we worked so hard to avoid sent to us anyway, as if we hadn't even done anything to fix the place " mind you we scrubbed all the bathrooms and kitchen, painted the ENTIRE apartment, and steamed all the floors, all of which was definitely not cheap. I called the management, which by the way is very rude and unyielding, and all she could say was "I"m looking at the pictures and there's alot of spots." When pressed to say what exactly was wrong, she finally admitted most pictures were of the molding, however they had charged three thousands dollars, for painting the @#$%ing molding. Stay Away from this HELL HOLE! read more

My son saw a unit wanted to rent it. Several questions came up, all which they addressed, that is, until I saw an actual lease agreement. The lease in many cases said the EXACT OPPOSITE of what they said verbally and in their emails. We immediately contacted them and asked that their 'assurances' be part of the lease as an addendum to account for the conflicting information. I was told the lease couldn't be changed nor could anything be added as an addendum, but that they 'addressed my concerns' BUT WEREN'T WILLING TO CHANGE THE ACTUAL LEASE AND MAKE IT PART OF OUR LEGAL AND BINDING CONTRACT. The lease states clearly that it is the master document and nothing else outside of it would hold (in short). They promised one thing, but the lease said the complete opposite. I totally feel we have been misled and have wasted our time. Judging by the other reviews, taking their assurances was not acceptable. I'm very disappointed we have wasted our time and now we are back once again looking for a new place. Wait until you see a lease and make sure what they said and promised is actually what the lease says and holds you accountable for. read more
