Where do we begin. 512 has inspected both of my homes and has gone above any expectation I could have set. Rick - has been a lifesaver by coming into help us within a few days notice. If you are looking to move quick like we were then Rick has come to our rescue twice now. The inspection was very detailed and gave me so much confidence in what I was asking from the seller and also highlighting things I would never think to check. We bought an essentially new home and Rick was still able to identify things that I am assuming many inspectors may leave out. As long as Rick and 512 are inspecting homes I will call them and only them. Rick was fantastic! He walked me through every step of the process and answered all of my questions during the inspection with detail and care. His full inspection report was also extremely detailed and comprehensive but also not too full of "jargon" too be overwhelming/incomprehensible. As a first time homeowner, he did a lot to educate me on the numerous things involved in repairing and maintaining a home. He even gave me a 100-page booklet entitled "Now That You've Had a Home Inspection: Home Maintenance Manual" that was chock-full of maintenance tips for everything from HVAC, to sloped roofs, to how to make my home energy efficient. Buying a house is more than likely the biggest expense you will make this year..or in 10, so it is really important to get someone that thoroughly understands the ins and outs, infrastructure and the nooks and crannies of a house. I can see what makes a house attractive, but when it comes to the attic space, the electrical, the plumbing, the roof, drains, pipes etc, it is best to go to an expert. Rick is that person and he is amazingly thorough. He writes up a great report and is very patient explaining everything. I have used him twice. Failed in primary duty. I used Rick to inspect my Toll Brothers house in October '18. His report was 'comprehensive' as it contained a lot of pictures and minute details of lots of minor items (gutter splash block facing wrong direction, really?). However - after we moved in we've found 3 separate gas leaks in the house. First two were under the stove top - work was done there after his inspection thus it's not his fault. I do hold him responsible for not checking/noticing that gas connections to both of our furnaces (attic) were loose and leaking gas. As a result we lived in the house with a gas leak in the attic for 4 months before we noticed it. We're lucky that nothing came of it, this was winter and the leak was immediately next to an open flame. Secondly - Rick didn't just fail to do his primary duty by inspecting the house to be safe, he also failed to take responsibility. When I talked to him (email and over the phone) he was defensive and refused to accept any of the blame. I can accept that he can't use tools to fix things but could he use a gas meter or detector? Or good old fashioned soap water? Finally - What good is an inspector that checks the inconsequential items but doesn't check the items that can kill you? read more
