Justin is very professional in his work. He provided the deliverable on time. Three star is purely because Justin might have missed to find a broken dishwasher. The inspection report says he ran a cycle of washing and drying. We started using the dishwasher only after some time of move in to notice its not drying the utensils properly. We called the home warranty guys and he told us that it doesn't wash right as well. When it turns on there is barely any water in it. So in short its broken. Being a first-time home owner, I'm no real estate expert. But being an engineer and a handyman, I do know about being obsessive with details and the importance of it during home inspections. Justin was more than anything I could have asked for. It'll take him about 2-3 hours to comb through the entire property from top to bottom. He would examine every inches of the house and identify any *potential* problems 20 years down the road, however minor they might seem at the moment. His job is to be thorough and informative. Best of it all, he takes high quality pictures of everything he sees as evidences and compile them into a detailed report. When he's done, he would walk through the entire report with you, showing you all the problems in person. He would provide his expert opinions to help you differentiate between the major red flags and the minor cosmetic fixes. And yes, he'll provide you with a PDF copy of the report as well. For our well-maintained ~2,500 sqft house, it took Justin about 2.5 hours to inspect + create the report, and another 75 min to walk through the house and to answer all our questions. He was even able to identify a very minor leak in the plumbing system, something that the owner (and his inspector) weren't able to identify. His report (15 pages for us) was meticulously organized and labeled, explained in simple language, making it extremely easy to use for negotiation purposes. Justin is a great inspector. When we talked on the phone, he told me that he liked to work alone instead of feeling followed around. I thought maybe he would just hand over the report and leave but after he was done, we spent about an hour just walking around the house and he pointed out all the trouble spots. He even suggested ways to repair certain problems and gave me estimates on the parts and labor. He also let me know what kind of worker to hire (Ex. Electrician or Plumber for the Water Heater?). His report was very easy to understand and it had arrows leading from the text to the pictures. He's also fairly cheap compared to other inspectors.
