I have lived here for the past 3 years, and they are charging me to replace the carpet. It is at least prorated for the 2 years remaining because they believe white carpet should last 5 years. I am going to ask to see the new carpet I am paying for, how does one know they even replaced it. I took pride in keeping the carpet clean, even though it was the lightest shade of off-white. I now feel like that is their scam, they purposely pick the lightest carpet so they can most assuredly charge you upon moving out. Also, within a week of moving in, my kitchen sink had sewage backup flooding my kitchen and dining area carpet anytime the neighbors would use their sink. It just kept flooding, and maintenance would not respond. Over 60 hours later a plumber came and was shocked they let it go so long. Maintenance apologized and they would have my carpets cleaned which never came. I shampooed the carpet best I could but I'm sure they knew it was another way to charge me for carpet. I do believe it was designed that way to have the current resident pay for the replacement carpet for the new resident. I'm sure an attorney would find a pattern of this egregious behavior. Management will never answer the phone outright; everything goes to voicemail and maybe you'll get a call back within a few days. Up until recently, they weren't even on site, they stayed at another location. Maintenance requests would take weeks and in one case over a month to get a new washer. My washer broke after a few loads. I initiated so many requests, but they would never come. In the meantime, I'm washing clothes at the laundry mat. After this experience I never placed one more request. My heater never worked from day one. I never bothered because I don't like using the heater and having to put so much effort into getting something fixed was exhausting. On another note, they like to increase the rent annually for no other reason than they can. No community improvements, just increase it. They tried to raise mine $200 more than what they were offering the empty apartment next to me. Absurd!!! I called Equity Residential and asked if I could move next door, they said no, but lowered my rent to like $20 more than the new apartment for rent. So please, during renewal, check what other apartments are going for and don't be afraid to negotiate with these crooks. Even upon moving out, they asked me if I would stay if they lowered my rent. Here's an idea, why not raise it in the first place. Learn from my mistakes, read the damn agreement because they will come after you for anything over the deposit and if you don't pay within 30 days of moving out, they immediately put to collections. Also, take pics. I left in a hurry and forgot to take videos. Lastly, the pool is really cold all the time.

Most importantly, Equity Residential has a wonderful team. Michael has consistently been helpful, responsive, and professional, quickly resolving any issues that arise. He is a tremendous support to residents. I would also like to recognize Jessica for her outstanding assistance during my move from Portofino to Promenade. Jessica went above and beyond to help me with my situation. She is professional, supportive, and highly effective in her communication with residents. With team members like Jessica and Michael, I am confident that residents at both Promenade and Portofino will continue to have an excellent living experience.     If you're looking for a place that actually values its residents' safety, I would look elsewhere…read more One of the biggest selling points here is the appearance of security, but don't be fooled. There's a security vehicle that parks by the leasing office, yet it doesn't seem like there's any meaningful security presence. It's incredibly concerning when residents wake up to find cars damaged or, in one case, with all four tires stolen overnight. The lack of security is even more frustrating because homeless individuals frequently spend time in the parking lot, and I've regularly seen people using drugs in the stairwells. Instead of feeling safe coming home, you're left wondering what's going to happen next. The complex advertises itself as "luxury," but there's nothing luxurious about it. The apartments are built with cheap materials, and the finishes feel low quality. You're paying premium prices for something that doesn't live up to the marketing. The amenities are also disappointing. The pool is often dirty, and the hot tub is either out of service or has had a strange yellow tint that makes it unappealing to use. The gym is about what you'd expect from a basic hotel--not a luxury apartment community--with very limited equipment. To make matters worse, the office staff has consistently been unfriendly. Most of the women in the leasing office come across as having an attitude, and customer service seems to be an afterthought. It's disappointing when you're paying so much to live somewhere and are treated like you're an inconvenience whenever you need assistance. Overall, this community focuses much more on appearances than actually providing a safe, well-maintained place to live. Between the safety concerns, poorly maintained amenities, cheap apartments, and unpleasant staff, I wouldn't recommend living here.

There are even dog treats and coffee drinks available, and Amazon lockers. Not terribly overpriced yet either. But y'all....the honest truth is it's gone SO downhill. Like, even the billiard table shrunk. They never do popsicles by the pool or the other activities to build community. That's sad. But keep reading. (I can't complain to management because I hear they retaliate...?) Here's the truth, like, the behind the scenes: Follow through. The mailboxes were upgraded and the room was repainted a couple months ago, nice right? Yeah, not finished, painters' tape still up everywhere--y'all, WEEKS ago! Cement patchwork done on a side entryway, CAUTION tape up....still up...still up...still--oops! now it's fallen down...now it's laying on the ground, wood spikes fallen over too, all squished in mud...it's going on two weeks now. Dog poop EVERYWHERE. Ok that's the tenants' fault, and I'm beyond shocked people want to live like this--that's on them--but is there NOTHING security can do about it? They can't add a couple cameras? The costs would be recuperated in one day from littering fines. Just a thought. The reception dude is usually texting. Why? Is there no work for him? Number 1 worry though, are you ready? sitting down? They don't let us use the trash chutes anymore. Those were seriously convenient. Instead, we have to pay $18 a month for trash pick up at our door, which seems lovely, but think about it....cans of garbage every night in in front of every door all along the hallways....can you spell COCKROACH? Yes, I've seen them! Thank god, I haven't seen rats, but isn't it just a matter of time? Someone, please explain basic hygiene to the owners for us! It starts at the top y'all. At the top.

It's been an ongoing back-and-forth between us, the neighbors, and the leasing office, and absolutely nothing ever gets resolved. For almost $4,000 a month, I feel like I'm walking on eggshells every day. This building feels like a completely chaotic environment -- definitely not worth the price. The elevators are constantly out of service, maintenance knocks on your door at 10PM for "leaks" that aren't even happening, and the overall atmosphere is uncomfortable and unprofessional. The leasing office is no help at all, and the building quality is extremely disappointing. If I could break my lease, I would do it in a heartbeat. Do NOT move here. Save your money and your peace of mind -- this building is HORRIBLE.

No--but my apartment is clean and I feel safe here. The staff has great customer service and made the move-in process fairly easy. It's a very large complex, so if you don't like occasionally hearing things like the ice cream truck or smelling someone's BBQ, it might not be the place for you. For parking, you get a two-car garage with a two-bedroom unit, but any additional parking is on the street. Personally, I like the layout because it gives me a sense of privacy. Also it's not a complex that nitpicks little things, they leave you alone, I appreciate that. Maintenance has been very responsive whenever I've had an issue--they show up quickly and are always polite and accommodating. Overall, it's pretty much what I expected. I also haven't seen any roaches or rodents. I've noticed a couple of crickets here and there, but that's manageable.

If you end up in a unit along Jake's Way closer to the train tracks, at one point during our tenancy someone shot into the apartments from the street. So pray they put you on the other side. The dumpsters are always overflowing and pretty gross, so many roaches in the garages and parking lots, and one of the sprinklers was pointed at our patio and sprayed our window every night so we couldn't store anything on the patio. From a couple months into our move in to the time we left, the unit living above our garage had plumbing issues causing leaks on the ceiling and walls of the garage and onto our cars. Every time we brought it to the attention of the leasing office, they'd tell us they can't do anything cause the unit would deny them entry and they'd patch it for it to continue leaking a week later. Having sewage on our cars isn't exactly enticing when you have a newborn. But that's not all folks! The ladies at the leasing office don't have a great record log or communication system. When we moved out, we were sent information for prorated rent since we left mid way through the month. The amount was paid and we got a phone call from another gal, Tara(?) who was telling us we owed them money for the remainder of our rent. I had to explain that we were moving and were quoted for a prorated amount and she said nobody added that to our file so she'd put it in our notes. The icing on the cake is we never received our deposit. When I emailed Yesenia and Alexandra, nobody replied (shocker! Kind of like when I'd email about our garage biohazard ) so I gave a call and spoke to Yesenia. She let me know our check was mailed out on June 3, and asked if we provided a forwarding address. I let her know we did since I was looking at the email to Alexandra with it noted - which Alexandra responded to with Yesenia copied, saying thanks for providing it. After being put on hold, Yesenia let me know that they didn't have a forwarding address so they had mailed our deposit check to the unit that we moved out of. Ya, let me word that again, but slower: they mailed our deposit check to the unit we moved out of, 2 weeks after we left. She let me know she'd have to contact the current resident that moved into our unit to see if they received our check and then contact upper management to see if they could reissue a check to us. I insisted that we pick it up from the leasing office ourselves cause I actually have no words. Anyway the pros: location is close to the freeway, there's lot of family friendly/community things in Santa Clarita, and the neighbors are pretty friendly (except for a few that get drunk and rowdy and have friends come over that block everyone else's garage access)

They are kind and easy to talk to and vigilant over safety and cleanliness within the complex. They both exude trustworthiness. When children need to be addressed they are both gentle and firm. I love that the children who live here play together outside in the afternoons, forming friendships and learning to get along well. The laundry room is kept clean and I'm almost always able to do 3 loads at once. Living here has been smooth, fun and safe on the practical level. Maintenance can be counted on to respond quickly to a request and they are such nice guys. On a relational level, this has been one of the friendliest communities we've enjoyed being a part of.

The complex doesn't have special amenities like a pool or playground. The surrounding area isn't the best unless you drive to the Lake or the Sports Complex. There is a Starbucks down the street. But what makes residents love this community and choose to stay here for a long time is a combination of the kind, helpful people who live here and the low rent that makes it possible for students, young couples, and single-income families among others to afford these homes. There is a vibrant community during the day of moms who are home with young children, and then school aged children who play together in the afternoons. Residents are respectful of quiet hours beginning at 7:30pm. The maintenance guys are great and the managers are professional. The neighborly atmosphere is really what makes this place so desirable, though. My car battery died recently and all I had to do was knock on a couple doors to find one of many helpful neighbors who dropped what he was doing to help me jump start my car. If what you value is a safe community of neighbors who know, help, and respect one another, then this is the place for you.

I've lived here for over a year now, and my experience has been overwhelmingly positive. The leasing staff have been absolutely wonderful. They're attentive, responsive, and genuinely helpful whenever I've needed anything. I do want to emphasize that this review is based solely on my personal experience. I'm fortunate to live on a side of the community where my neighbors are quiet and respectful, though I can't speak for every area of the complex. I especially want to recognize Domingo in the leasing office. He is absolutely fabulous and has been an absolute pleasure to work with. He's professional, kind, and truly cares about the residents. We are so happy he's part of the leasing office team and have nothing but the utmost respect and appreciation for him. Domingo has consistently gone above and beyond to ensure our apartment is well maintained and that any maintenance concerns are addressed promptly. He has always taken our concerns seriously and made sure they're handled in a timely manner. He is truly a wonderful asset to the leasing team, and his professionalism and dedication do not go unnoticed. I renewed my lease for another year because of how comfortable I've felt living here and because the leasing office has gone above and beyond to make this a positive living experience.
