You're better off living…read moresomewhere else I experienced ROACHES in apartment 9107 within 24 hours of the lease, I thought it was a one time thing but as time progressed the situation got worse. I would spend hours and multiple days a week thoroughly cleaning only to be unable to escape the roaches. I would reach out to management and they would get services for pest control but it never worked, the roaches kept on coming. When I asked to be switched to a different apartment, they said I wouldn't be able to due to my lease agreement and they even admitted that it was just my building (not just my floor, not just my apartment) that had the issue. Ok....... well do BETTER and fix it?! My fridge was always going off, so I would have to throw food away every other week. I would call maintenance but they said to just watch the temperature... how about you fix it or replace it instead? Management said they would change my fridge, give me a voucher, and reduce the rent because of it but they never did even after I kept reminding them. My closet door didn't even reach the door stopper... They withheld my security deposit because they needed to clean the carpets, paint the walls, and clean the apartment.

The apartment was in excellent condition when we moved in here two months ago and feel very safe here at nighttime. There are security patrols that monitor the complex and the outside parking area. It feels like a small town community where everyone knows everybody and they are very friendly. It feels like a break from the hectic fast paced life in Santa Clarita and here it feels like life just slows down and so relaxing. I was perplexed by the negative reviews from a couple of years ago and just want to say it is not at all like that living here.

The details: I think the apartment itself is fantastic. When we moved in it was clean and overall fully ready to move in with a few minor maintenance tweaks that Fairways took care of right away. We have had no issues in the time we've been here with loud neighbours, our assigned parking spot was only taken once, and a quick call to security sorted it out right away. The real star of the show is the maintenance King, David! I'm glad to see that other reviews are praising him because he really is the best and deserves all the awards and accolades. The facilities such as the pool/hot tub, BBQs, and gym are all nice and generally well maintained. The not so good is really just one thing which is why I can't give it 5 stars: My wife and I like taking walks in the morning and evening and it seems like every single grass patch is generally obliterated with dog poop and it's disgusting. It's gross, carries disease, and attracts vermin. The real reflection is on the dog owners who can't bend over and use poop bags that the apartment complex SUPPLIES all over. I think Fairways needs to step up their game and either hire a full time poop cleaner OR better yet, fine these dumb dog owner who don't have a shred of decency or respect for others.

We loved walking our dogs and talking to friendly neighbors and using the gym and pool. Rudy is an amazing maintenence tech and was always super helpful and fun to talk to... gonna miss him very much! Resident relations do nothing but gaslight saying a toxic illegal unlicensed commercial diesel truck isn't violating anything. Wanna live next to Commercial Waste Truck? Paying 2-3k to basically get sick and die. Zero enforcement, lots of passing the buck among the front desk clerks. A no integrity operation. AI is used for issues, so imagine, you're in your new place and something happens. You chat with an AI. Then the next day employees that pass the buck.

Unfortunately, we were forced to move out due to serious and ongoing safety issues involving an upstairs neighbor. This neighbor made false accusations against my wife and me, including claiming that we tried to hit her with a car during a week when we were not even home. These accusations were later taken to small claims court, where we won and the claims were proven false. Despite this, apartment management did nothing to address our repeated safety concerns. The neighbor continued to harass us--taking photos of me, my wife, and even my baby daughter, following us, and vandalizing our vehicles. We installed Ring cameras for our own protection because we were genuinely afraid to go outside. The situation escalated after we made noise complaints due to loud music very early in the morning (around 5-6 a.m.) and late at night (1-2 a.m.). After that, the harassment worsened. Management was fully aware of what was happening but still allowed the neighbor to renew her lease and took no meaningful steps to protect us. Because of this ongoing fear for our family's safety, I broke my lease and moved out in December 2025. This was heartbreaking, as we did not want to leave, but we felt we had no other choice. Rent here is very expensive, and for that price, tenants should expect their safety to be taken seriously--especially families with children. Sadly, that was not our experience. The lack of action and accountability from management ultimately drove us away. Don't move into 28140 apartment 103. Your going to live under her . Her name is Jessica Ornelas. She's trouble
