Lee Completed: September 1930 740 Park Avenue combined the efforts of Candela, who most likely focused on apartment planning, and Arthur Loomis Harmon, who probably styled its sleek exterior. (In a similar streamline moderne style, Harmon's firm, Shreve, Lamb & Harmon, designed the Empire State Building, which was under construction when 740 Park was completed.) Setting back above the 12th floor on the building's Park Avenue side, 740 featured a distinctive two-story base of corrugated stone, a body decorated with shallow pilasters, and stainless-steel doorways with elaborate geometric decoration. The building originally contained 30 apartments and its first tenants included builder James T. Lee, whose house had stood on the site. Lee's granddaugher, Jacqueline Bouvier-later Kennedy Onassis--spent part of her childhood in the building, and, in 1937 John D. Rockefeller Jr. created a triplex apartment for his family.

And to add the cherry on top I have a month I have since moved and left my apartment in perfect condition and super did an inspection to confirm all is great I have not yet received my security deposit back !! Stay away from this building The ownership company is Monticello am And management company is Lisa management Stay away from any buildings they are associated with Nico Ortiz is in charge of ownership and never replies emails and does not care of tenants Don Castaldo is the worst property manager in existence!! Yes, there are issues but what residential property doesn't have issues. Most often it's the tenants that are the problem. Management is dealing with tenants that don't appreciate living here. Yes the elevator breaks sometimes but they immediately try to repair it. Sometimes it's waiting for a part before it can be repaired. That's not their fault. All and all the building is great. Location is awesome, staff friendly and Don, the manager is doing the best he can. I requested a two year lease because I like where I am. This is the best deal in this area as far as location, cost and response to any tenant issues. Keep up the good work and thank Don for a job well done.

It's a convenient location and it's perfect for me to have Central Park steps away ( I love running) and have access to the ABCD and 1 train two short blocks (I am a real estate agent so I feel I can get anywhere in Manhattan in less than 30 min) so it works perfectly. I have put many happy clients in the building as well and always offer my honest opinion. The only drawbacks I have to say, which does not mean it should earn less stars, is that the award winning health club is $3500 for one person and $5000 for a couple for the year. It is STUNNING however I still cannot justify the price when I can go to Reebok where it offers more. It would be nice if they offered summer memberships so I could be on the roofdeck in my own building. Overall, it's a great full service luxury building, amazing staff, and I've been very happy living here!

They made us pay the full annual price for it and they are not offering all the services. The club still has reduced hours, we can't enjoy the pool and the roof in the late afternoon with the nice weather. The governor and the CDC allowed in person fitness classes and in person swimming lessons but they are not offering them. I asked many times and I can't get a reasonable answer. The room where the pool is located is colder than the other rooms. It is unbelievable that we still have our fitness classes on zoom!!! The communication between the club and the members is the worst. One of the fitness instructors left 2 weeks ago. The members haven't received any comunication about this. So if you go to her zoom classes nobody will be there to teach and you don't know why. We haven't received any comunication of who is going to teach her classes. What a shame. Many people come to live in this building because of the club. I complained to the building manager and to the club manager but nothing has change and they don't have an answer.

I cannot think of one con that we've experience during our time here. Our cozy little studio overlooking Lexington avenue is most certainly "home" and besides our own efforts to make it so within our apartment, the Monterey itself provides countless reasons to always have a place in our hearts. MANAGEMENT The management is absolutely phenomenal. Since day one, Vincent (manager) and his team have been extremely accommodating, helpful, efficient, organized, prepared, sharp and best of all, genuinely happy, smiling faces. I have tremendous respect for all of the guys up front and most of them I've built strong enough relationships with to consider them my friends. LOCATION You can't beat the location. It takes literally 40 seconds from leaving the building to swiping in on the 6-train. It speeds up the commute, makes winters and rainy city days less frustrating and my favorite part is on the way home when your train pulls in to 96th street you're already "home". The neighborhood itself is also wonderful. Three quality grocery stores, a starbucks, a barbershop, CVS, restaurants, a wine store, central park (5 minute walk), and the absolutely wonderful Catholic Parish St. Francis de Sales is right around the corner and has become an integral part of our lives.   EMPLOYEES Every employee in our building is an an absolute pleasure. They truly care about the residents and it shows day-in and day-out. It's really great to come home to a smiling face and a helping hand on a daily basis. They handle all of our packages and keep everything organized with an online portal. They provide printouts if needed, secure backups keys if locked out and handle guest and delivery arrivals. Constant and efficient communication helps us so much. CLEANLINESS The building is so well taken care of, even the garbage rooms smell amazing. A lot of time and effort goes into making the building look amazing at all times. One of our favorite parts is the fresh, beautiful flower arrangements at the entrance every week. REPAIRS/REQUESTS Anytime we have a maintenance request or need something repaired in our apartment, Michael is there within a few hours, sometimes minutes with a big smile and solve. Sometimes it's shocking how fast things get done around here. It's very comforting. ROOFTOP The true gem of this building is the rooftop area that allows you to get some quiet time and feel like you are taking a step away from the craziness of the city. There's nothing better than having a dinner on the terrace on a warm summer night or laying out for some sun on hot summer's day. It's very big and allows for fun weekend guest entertainment. Plus, it holds a very special place in our hearts as this is where I proposed to my fiancé with a candle-lit, late-night proposal. I try to be polite and make their job easier but they just do not care. No greeting, no eye contact, either on the phone with someone cracking up and have me wait for no reason or if they see someone they know, they would just have them let through before me.... And always some smirky comments. It came to that I have to call my sister to come down so I dont have to react with them. She tells me that other tenants are getting complaints from their visitors too. One day I heard janitors talking about me, thinking I dont understand Spanish, in elevator, Ill save you to comment but very rude and disgusting. Something went wrong in management 10y ago. I very rarely leave reviews, just want to warn people.Save your selves the trouble, avoid this apt building!

She has a husband and three small children. I was there today for a visit. When my daughter and I walked up to the building entrance we were immediately greeted by a smiling doorman. My daughter proceeded to the desk and gave our friends name. The reception called her and she gave permission for us to come up in the elevator. She's up in one of the highest floors! You enter her apartment from a hallway, straight ahead is the living room with windows all around facing South down First Avenue, East facing the Hudson River and North looking up First Avenue. It was definitely spectacular. I took a lot of photos. I did get a photo of her floor because it is a beautiful wood floor. With three children they have four bedrooms and I believe they have four bathrooms! The place is humongous. I say if you can afford a home like this then Leighton House is a great place to live. There's a play area for the children too. I'm certainly glad I finally got to visit.
