The building has two beautiful archway that lead to a private courtyard as you walk by you can actually take a glimpse inside. Next time I'm in the neighborhood I'll take a photo. It's really not that impressive to see as far as I'm concerned. The Ansonia Building farther south on Broadway and West 74th Street is architecturally more pleasing to the eye.

The amenities could be different now, but in the past they had an Ok gym and a relatively small pool. (you can do lapses but it's not an Olympic size) I was on the 50th floor so my views were nice. Some of the apartments look at the Central Park and Whey are even better. washer/dryer in every floor. Maintenance crew were on call 24/7 which made up for the expensive monthly fee. Most of the lower floors (maybe up to the 30th or so) is for businesses and they have a separate entry located next to your entrance. I loved living in that building however my issue was its location. I've never liked the location since it's right in between 6th and 7th avenues and every time you step outside you are in the middle of a rush of people and tourists. Finding a cab is a challenge and if you have a big dog then you have to realize that there is absolutely no grass patch big enough therefore you must walk to the Central Park (which is close-by) That may be acceptable for you, but being a lazy bum such as myself it was a hassle to walk my German Shepherd who was a lazier bum then I was. If you have children this may be one of the better buildings in mid-town. Granted it's not upper E. or W. side, still there were many couples with children and/or young babies in the building. (they even have a game room) Over all I think it's a great condominium to live in.

On a sunny day you'll see plenty of people sitting and enjoying a coffee or lunch around mid-day, walking their dogs in morning or evening. It never gets too crowded. There's a fountain ("Four Seasons" by Sydney Simon*) in the middle with bronze female statues representing the four seasons on whose backs rests what looks like a globe or perhaps a symbol of the cyclical nature of the seasons. A beautiful building…read more I grew up in it. It's one of the last buildings built during the heyday on CPW. It's style is what sets it apart: it's clad in a beatific off-white, beige brick, with its 90th street corner curved. Even though it was built 'post-war,' the apartments still have the exposed beams, & (thank goodness!) thick plaster walls (no gypsum board). In the mid-late 80's, a building was to b erected on the corner of 88th & CPW (a school had been in that location). The architects who 'designed' the building you currently see on 88th did a LOT of studying - & copying - of 295's architectural hallmarks, including it's shape (almost a cheap looking carbon copy), as we as the curved windows.

Good location and great doormen however unfortunately that doesn't make up for the horrific…read moremanagement company nor the state of the building. The building is in desperate need of renovations, hasn't been updated in decades. Worn and dirty carpets and wallpaper. 20 floor building that is often without 1 of (only) 2 elevators due to safety and constant need for repair. Contrary to what they will tell you, the building does NOT EVEN HAVE A DEDICATED SUPERINTENDENT. They fired the last one without even informing the residents and have not replaced. Rudin never takes accountability, often does not communicate with tenants, and, worst of all, RAISES RENT NEARLY 15% ANNUALLY- condoning the increases on the basis of being 'one of the few rentals on CPW.' This year, tenants are leaving in droves. I'd rather live 1 block away from the park in a building with amenities and functioning elevators than deal with this management company. Be warned.

I've lived here almost 9 years and have to say it is a great building. The views are just…read morespectacular; either from any apartment, which all have views of NYC skyline or from the pool area which has full unobstructed views of the entire skyline. There is a 24/7 doorman and security, onsite super + maintenance crew, gym, parking and as mentioned a heated pool, beautiful gardens and in the summer a community herb garden. The building also has its own NJ Transit bus which picks up in the morning and does drop off at night. Plus, 2 other free shuttle options 1 which brings residents to the Hoboken Path train the other is the Weehawken ferry shuttle. Another big bonus is the new Trader Joe's just down the hill from the building a definitely perk.
