If I could give them 0 stars I would. DO NOT RENT FROM 901!!!! First, when I loved in I asked before I signed the lease if water/garbage was covered in rent bec it was hard to understand. Lisa the mgr said yes(have it in email!) I signed once confirmed. It wasn't. Second, the day I moved in the bathroom ceiling was all water damaged- it wasn't when I viewed before signing. They never told me what I would be walking into! The contractors fixed it my first month in, but it damaged within a couple weeks again and even worse this time! I made a meeting with Lisa. She came over said she'd get back to me in a week. Never did! Sent her multiple emails, she didn't respond for months! Can't get the contractor to respond. Living with a damaged unit the entire 8 months I've been there. Has 901 offered anything? Of course not! I asked if I could end my lease early with no penalty bec of it...Lisa never responded! At this point, I'm just waiting til October when I can move out and get my deposit out. Thinking about talking to lawyers bec I'm afraid 901 is going to charge me for repairs that aren't mine. I've tried to take as many pics and cover myself as best as I can. I just want to get my deposit back and move the hell out!!!! read more

I rented from 901 Real Estate Services for a year and experienced ongoing maintenance issues that were never properly addressed. Several windows leaked repeatedly, which led to water damage on the walls and blinds. Towels placed around the windows would become soaked within minutes, and the humidity level in the unit stayed high enough that I had to purchase a dehumidifier to keep it under control. Despite multiple reports, 901 Real Estate Services was unable to effectively work with the HOA and the leaks were not fixed during my tenancy. Incompetent scam artists with an extremely high rate of turnover that makes life difficult as a long term renter. Your experience will change every 6 months, because of the heavily revolving door. They are essentially whipping boys for HOAs which seek to harass and explicit tenants. Contrarily they are lame ducks whenever you have problems or concerns. I am writing this Yelp review from a condo with no A/C or working bedroom lights. On move-in day, I met with Lisa, the property manager. She was brusque and unfriendly. She did not introduce herself or ask how I was doing. It felt like I was teaching someone how to shake hands when they meet someone for the first time. When I arrived at my condo, I noticed the walls needed a fresh coat of paint. There were scuff marks, handprints, a forgotten command strip, pencil marks, and a paint chip throughout the condo. When I informed Lisa of this, she blamed someone else and told me she hadn't seen the condo. I later complained that the property manager hadn't even been to the condo. She said she had "been in the condo just not in there right before [I] moved in." So it's unclear whether she inspected the condo between me and the prior tenant. I believe the condo was vacant for about eight months. Now, it has been a month since I moved in. So far, the blinds have fallen off the wall, the bedroom lights won't turn on, and the A/C has stopped working today. I would love to go more than ten days without making a maintenance request. Further, it took over three weeks for my blinds to be replaced. It has been ten days since I informed management that my bedroom lights are broken. And management hasn't sent a technician to my condo yet. Oddly, they still asked me if my lights had been fixed. I am so surprised that this company's Google rating is 4.9 that I question whether the reviews are authentic. On a positive note, once management finally got the ball rolling on fixing my blinds, the maintenance was quick, and they installed all new blinds that were better than the last. Also, they seemed genuinely concerned when I complained about the service. In conclusion, this is the slowest property management group I have ever dealt with, the most problematic apartment/condo I have ever lived in, and sadly, my first negative review of a property management group. read more

Do not rent from these people. In 2 years, they have raised rent by almost $500. Then they call and ask why you're leaving and let you know they'll be showing your apartment right away with little notice. But you have to give them a 60 day notice. Their move out policies actually break the law, you just have to get a lawyer to fight them. I promise you, the Biltmore is not worth $1200. Tyler Willis is the absolute worst. I rented an apartment from this leasing company, and they were terrible. They only gave us 1 set of keys, and after going to AAA key and lock us 4 other places, no one would duplicate this old building key. There were 2 of us, and we had to constantly deal with who had the key/let other person in. There was a call pad to buzz people in, but they never set our phone up during 2 years. Also, you need a gate clicker to get in and OUT, we only had 1, and this was a constant pain to switch. There was no code pad, you had to have the clicker. Some days I had to pay for street parking b/c I didn't have the clicker. We had blinds in our den (facing inside with neighbors walking by) that would not come down and people could see into our den/kitchen. It took 901 Real Estate 8 months to repair this. We had a parking spot with a large storage cabinet that was locked and the company NEVER gave us a key, we never used the storage, which we badly needed. In May 2023, I noticed someone had bent one of the parking lot gates, allowing anyone to slip into the lot. People keep clickers in their cars, which gets you into the parking garages, which have elevators into the building. This is completely unsafe in downtown Memphis! I reported this in April and when we moved out in late July, it had not been fixed. This company does not care about their residents' safety, quality of living inside the building, or building upkeep. I never saw anyone mop the entrances or areas around the atrium halls and there was water consistently dripping from the ceiling outside our apartment. I was so glad to get out of that place, and it's sad because the building was really airy and unique. However, the tall ceilings, beauty of the actual apartment, and the inside fountains were totally negated with the lack of safety and building neglect. read more
