Dog run is disappointing but Mansfield Dog park is excellent and 12 minutes away by car. Overall this park is a bit pricey though with significant jump this year without warning. Monthly cost includes water and electric plus subpar internet. Flooding is minimal and so far few power issues. Have been here one year, and give it four stars.

They offer a fully stocked convenience store with snacks, drinks, and alcoholic beverages. They have clean and private bath houses. Laundry rooms, a swimming pool, and also on-site propane. Personally, one of my favorite things about this place is the drinking water they have. It's a five stage filtration system that dispenses water by the gallon. I usually come here to fill up my 18 gallons of water bi-weekly, and I never had an issue paying with credit cards or cash and coins. The water tastes clean and crisp, and the pump dispenses fast. They also sell ice here as well. The customer service is great and friendly, and I'm always greeted when arriving. This is a must stop for your gallon of water needs, and it's especially convenient when living in the surrounding neighborhoods.

Place floods super bad and they have about 5 - 6 spots that just get filled with water, trash and broken glass. The poor airport gets all the trash that they leave out and floats away. Every weekend is a shit show with the flea market and good luck relaxing on your days off. This is a nice RV Park for the money. Not too big, not too small, but just the right size as to be…read moremanageable. Roughly 35 lots or there abouts. City water and waste and a dumpster. If you are a long-timer you can get DSL from AT&T but it's sketchy AF. They have a decent shower facility, and BBQ Pit, as well as a small Garden Park area. It's kept clean, and the neighbors are all quiet. When I moved in, they had three rules. 1. No kids 2. No work trucks 3. No large dogs They require you have a self contained rig. No tents have been used since I've been here. Most of the Residents are log timers. A few have 20 years history here. I've been here almost 5 years myself. It's a stones throw away from AT&T (The Cowboys) Stadium, less than 2 miles. Also Six Flags Arlington, and Ranger Stadium, and the Water Park. Also it's not far from the local Mall. Plenty of food places close by as well. They keep the grass cut regularly. The only drawback, and for me it wasn't a deal breaker... is the railroad tracks at the very back of the RV Park. The trains really aren't noisy at all. Just a little background noise at night. It often lulls me to sleep, in a white noise way. The rent is reasonable, and has only been increased to offset city taxes. Management is not intrusive unless you give them a reason. Follow the golden rule here, and it will go well for you. Standard shore power box. 50amp, 30amp, 220 & 110 outlets and a concrete patio pad. Your Rig parks in the dirt, so bring your wheel boards if you plan on staying long term. The turnover is not large here, but it does rotate every now and then. Spots stay filled for long periods, but they do open up, and go quickly. If you want to stay here, be quick if you have a reservation and you get the call to move in. Make it quick or they'll rent it to someone else.

Wow. The lack of professionalism here was shocking. Firstly, we get to the lake to check in for our…read morecabin that we spent nearly 400 dollars on for TWO nights (very expensive in my opinion) and we get informed AFTER we check in that we cannot swim because there was a sewage leak DAYS AGO. When we asked why we weren't informed about this when it happened, or at least before we checked in, they claimed they were "advised to not contact any guests" ???? I tried to be understanding of what they can't control, and move past the lack of kindness from any workers, however throughout my stay here, it only got harder for me. After driving hours, and spending money on gas and groceries, we couldn't just go home. The second we get to the cabin, I spot the lifeless roaches EVERYWHERE. After cleaning up, I noticed the dishes all have food on them and were clearly not properly cleaned. So we again had to clean each dish. The bedroom door was broken off the hinges and wouldn't close, giving us no privacy whatsoever. The tv didn't work at all. Now onto the actual lake. We were rightfully angry and disappointed that we travelled to stay in a lake cabin, and we weren't warned about the sewage leak, however we tried to make the best out of it and enjoy the view and the nature. This mindset lasted a good 2 seconds before we saw the amount of trash. The piles of trash hidden behind trees and the cans and plastic on the shore was astonishing. The final nail in the coffin was coming back to our cabin to find the walls and ceiling COVERED in tiny bugs that seemed to be coming from the sink drain. We proceeded to try to get rid of them, and brush them off the wall and kill them, however they kept multiplying. We packed up and left immediately after this. The service we received, the price we payed, and the lack of communication we experienced was unacceptable. I don't recommend staying here.
