We did have a major problem with ants(not our fault) that took a few times to completely get rid of. But I feel management continued to work with us as best they could and finally did get rid of the ants. The place was sold during our time here and I really liked the previous manager. I never spoke much with the new manager but she seems nice. The apartments are beautiful and to me seem perfectly safe. Neighbors are quiet and friendly Tip: make sure you never park in covered parking without your sticker! My car was towed the very first night there because I forgot to put my sticker on. That was my only real issue with the place. It cost nearly $300 to get my car out.

Rv spot was filthy and definitely NOT cleaned prior to our arrival, space full of leaf piles, ants all around the Picknick table, empty beer Carton, framing nail on concrete parking pad, coat hanger and other trash, called office they sent a kid with a blower who did a 50/50 job cleaning up. This was on Friday late afternoon, on Saturday we were expecting to have a great time with out 3 grandkids considering the resort fees they charge on top of the rv site fees. We did have some rain so they canceled everything outdoors! FOR THE WHOLE DAY!! did they open up more activities in doors? Nope! Would they refund resort fees? Nope! It was rather ironic that ALL the extra pay activities that were not included in the resort fees were still open! We were told they have an indoor pool...nope! All pools closed! We ended up going to the activities barn where like I said everything was an Extra charge except the tiny mini golf room which was packed since everything else was closed, no organization in there so it was basically a disaster with at least 10 kids on every hole! They had a bounce house indoor with a sign that says maximum height 48" my grandkids are 4-6-8 so they were playing on it, a grumpy old man (employee) runs off my 50lb grand daughter for being 2" too tall. No exceptions even with all the outdoor activities closed. "Kid friendly?" Spent about $80 extra for the kids to make slime and paint a figurine. Later we decided to try out the Pirate's Cove Arcade. " that should be fun for kids" nope! Walked in and purchased a players card... loaded it with $$$ noticed a sign that says " no refunds" then noticed we WERE THE ONLY CUSTOMERS! 7:50 pm on a Saturday night in an arcade at a so called establishment for kids and nobody here! We soon figured out why.....most of the games were broken or turned off we walked around for about 10 minutes, I asked the kid playing on his phone by the door why all the games were broken he just looked up from his phone and shook his head as to say " who knows" then went back to his phone. We left went back to the rv and prepared to leave for the next morning. So disappointing, we were hoping for a fun trip for our grandchildren and this place turned out to be a wast of time and money. All in all we spent close to $450 for 1 1/2 days and 2 night in this place. We travel in our RV all over the country and this has to be the worst I hesitate to say "resort" so let's just say outdated, unkept over priced and obviously unprepared for inclement weather parking lot. I would suggest driving right on past this place! Complete rip off....

When we first arrive at 4pm we were told by the front gate attendant that our cabin wasn't ready and they didn't know why. Come and check back in an hour to see if it's ready. After I found out our friends cabin wasn't cleaned, I went to the front office I wanted to see what was going on and if they had and they said "we don't know why you were told that your cabin is clean and ready." That's when the communication between the staff started breaking down. We knew coming into this vacation our cabins heater was broken but to our understanding it had only been broken for a week. Come to find out from a maintenance man that was a lie and it had been broken for 3 months. When I asked the manager why wasn't I made aware of this when I booked this cabin 3 months ago because my friends and I would have booked other cabins! The manager had no answer for this. Our first cabin had black mold under the sink and around the bottom of the shower. There were ants in the bathroom and the water from the sinks and shower smelled like rotten eggs. There was no way we were going to use shower or wash our hands with that water. On night 2, the night manager finally moved us to a different cabin in the pirate ship. The newer cabin was clean but the ship was very loud from the interstate traffic and the 40mph winds. There wasn't very much for our kids to do and the property really needs to be cleaned up. There were lots of stray cats. It's just so unfortunate that we wasted our money staying here. After the first cabin and not being able to get our money back it was so hard to somewhat relax and enjoy our vacation.

With the help of both Bethesda and our irrigation company, who services our sprinkler system, our cost was greatly reduced. Leaks are almost always unavoidable, but they do happen and Bethesda has gone out of their way to be helpful. For the dollars involved, we are grateful we are using well water and it has the best taste over most of the other water supply outfits around. Do I wish it were less expensive, of course we do, but overall this is the best water service company we have worked with in a really long time. I did have a couple of issues with tree roots damaging my pipes around the meter and they sent out employees on two occasions to make sure it was not on their side of meter and give me information about the damage so I would not be taken advantage of by workmen. They could not recommend a plumber but I felt they were doing their best to be a good neighbor. I have been here for over 20 years and not had a bad experience yet. Thanks for all you do.

We purchased a house in Feb.2025, the house was moved and set March 24th 2025. Since then we have nothing but lies from JY services. The original setup of the house was not completed, the trim out was not completed, Julio was our first person of contact no longer works for them, then it was Jake that was our sales guy that was the point of contact and he did nothing but lie to us anout everything. Lies include always tell us they were waiting on parts from the factory, but the factory said no one every submitted anything for parts to complete the trim out. I was told that Brandi was a new manager or something to contact her. That was pointless, same lies and BS. Now both Jake and Brandi no longer work there. Numerous request for James/Jimmy Yauger to contact us with zero results. Over the past month I've stopped in to their location to try to catch someone at the office. It looks like the place is basically abandoned, signs gone, junky house are there, etc. No one answers the phone on 3 different numbers I have found for them. I have sent detailed messages, emails, and text with included pictures. They take your money and run apparently. I have tons of pictures and inspection reports from the state and independent licensed contractors, AC company, and other mobile home leveling companies confirming all issues. TDHCA did an inspection and gave a listing to both JY and the manufacturer of the house and gave a deadline for repairs to be made. JY never showed for the inspections or did any repairs set fourth by the state. From what I understnd as of now JY is unreachable even for the state. They approved Bock Aircondition to cut wholes in the wals and floors to complete the AC install basically devaluing the house. Pictures will be include that were taken in the past week unless they have been unchanged from the beginning of this BS. I would not use Bock Airconditioning either, lies and BS the same as JY. Most of, if not all of, the good reviews on google is from friends or family members trying to boost this company rep. This company isn't part of BBB. BBB says on their site, "JY Mobile Home Sales is NOT a BBB Accredited Business." I've seen some of the responces to other reviews from JY on here. No responce needed, let's meet on-site and get this work taken care of one way or another, thats all we are asking for.

The managers gossip openly about tenants, share private information, and even make inappropriate personal requests. I was literally asked to "take one for the team" because another tenant said he'd only stay and pay monthly rent if I would date him -- and management suggested I should go along with it. That is harassment, plain and simple. On top of that, I was falsely accused of my dogs attacking others, when the situation clearly involved someone else. Instead of investigating properly, they just blamed me. When I spoke up after being insulted about my sexuality (I was called a lesbian, when in fact I am bisexual), management mocked me and one of them told me to "shut the f** up."* This is bullying based on sexual preference and is completely unacceptable. The culture here is toxic. If you aren't sitting around gossiping and drinking with the managers late into the night, they'll talk badly about you. And to be clear, they also gossip about the very same people who do hang out and drink with them -- just behind their backs once they leave. No resident should have to deal with that kind of hostile environment. This RV park is full of drama, harassment, and unprofessional behavior. The managers clearly only care about money, not the well-being of the people who live here. Several neighbors have said the same thing. I strongly urge whoever oversees this property to investigate the management immediately, because what's happening here is unsafe, discriminatory, and damaging to residents.
