I snagged a wonderful deal last minute for my last night in PDX. I'd called Jody upon leaving the Lion and the Rose just a few minutes after I'd already planned to drive back home to SEA. After a brief vmail, she called me right back and mentioned the Suite was available and I believe offered me a discount for running solo. I totally dig Irvington now with all these classic vintage homes of various sizes, styles & grandeur. The APLI is run solely by Jody whom is very friendly and kind. Not too long after my phone call, I was paying for the night and getting the tour. Once we got to the 2nd room inside the Suite, I joked to her about the old-school CRT TV (which is placed about where the old wood chair is now in the online photo). She had fun and totally played along. Shoes off policy is awesome. You're welcome to use the nearest chair for handling them. I believe she mentioned at least partial access to the kitchen. Located in the quiet neighborhood of Irvington among many beautiful old Victorian homes, this is an amazingly beautiful house! All the rooms are meticulously appointed, perfect for the era of this gorgeous old home. The owner hostess Jody, is warm and hospitable And serves a delicious, complete breakfast. Loved this little gem of a B&B in the heart of Portland's up-and-coming NE neighborhood. The location is ideal. Close to many great restaurants, Lloyd Center and the light rail that takes you into downtown. At night, the streets are quiet and the neighborhood feels safe. Unlike Nob Hill, there's plenty of on-street parking. The house is a restored Victorian with a large front porch and a private cottage in the back. The rooms are comfortable and well appointed with antiques of that era, but also had modern amenities such as a TV and DVD player hidden in the armoire. Even the pillows and sheets were wonderfully soft and comfortable. My only critical comment is not about Jody and her wonderful home, but rather the misleading coupon that Groupon ran. Not every room has an ensuite half-bath even though Groupon mentions it. Not a big deal for us, but if you were expecting it, you might be caught off guard. The breakfast was very good. Generous portions with French toast and eggs done to perfection and delicious coffee in a French press. The place settings were amazing with period glassware, incredibly ornate china and gold flatware. Despite the fancy surroundings, the entire house was inviting and homey. Sheri and I lost track of time and spent a couple of hours seated at the dining table talking with Jody and other guests after we finished breakfast. Jody, the owner, is rightfully proud of her home and is a gracious host. I admire her ability to keep up a house this size and make it into such a wonderful urban retreat. I stayed at this B&B with Victorian decor for a weekend. The walls and ceiling seemed thin as I could hear footsteps, but considering it's an older home, it may just be old wood. However, I didn't really hear the other guests' voices. And I slept well in the comfortable bed and soft sheets in the Den bedroom on the first floor. One of my remote controls didn't have a battery but was remedied the next day. The fireplace didn't work at all during the time I stayed and Jody was courteous to get me a space heater instead. The room has no bathroom but next to one that has a clawfoot tub. There's a shower upstairs which I used. The shower head is hand held and I couldn't secure it overhead, which I prefer. The shower door also did not close well, which annoyed me a bit as I don't like stepping onto a precarious, wet floor...there was not a rug, however I used a towel instead. There are purple towels available in the bathroom downstairs and green ones just outside the 2nd bathroom. Also, there seemed to be no hot water coming from the sink in the downstairs bathroom at 2am. I don't often mosey around that late but hot water would be nice to wash my face with when in the convenience of a B&B. Breakfast was simple and tasty on each of the two days I was there. I had pressed coffee, scrambled eggs, pancakes and fruit on day one and quiche with fruit the next day. There seemed to be no private parking, though there were a few available on the street (thank goodness I still know how to parallel park in tight spaces). read more

The Beauty Queen and I were in Portland for the weekend. After hunting around for a great B&B, I spoke with Jody on the phone. She had a private cottage in back of the B&B with it's own amenities and with a king size bed available on short notice. She arranged a wonderful morning breakfast for us which was delightful. The Beauty Queen remarked how the eggs were cooked to perfection and had been lightly seasoned by a pro. The French Toast was delightful. As was the french press coffee made piping hot each day. Our hostess was very attentive and read us perfectly. I would definitely recommend this lovely and charming B&B to anyone looking to stay in Portland's Irvington neighborhood. We were five or ten minutes at the most from all the local sites we wished to see. The neighborhood was absolutely precious. Both the Beauty Queen and I remarked about how we couldn't hear any noise at all from the street from our little cottage. After a day of seeing the sites, the quiet was most welcome. read more

Stayed at the Painted Lady in January with a friend. I had a Groupon deal for the Master room ($54 for a $109 value), but it was booked for the night I was looking to use the deal. I emailed the proprietor Jody and she was kind enough to say I could book an alternative room and pay the difference. Went for the suite ($129 for the night I was booking). Jody emailed in advance to say she would be gone when we arrived, and would leave a key in the mailbox, which she did. Arrived at about 3 pm on a Saturday, and was impressed initially by both the house and location- the Painted Lady is an impressive victorian that is literally right off a busy Portland neighborhood. We were within walking distance of the Rose Garden, lots of good restaurants (I recommend the Cadillac Cafe), and even the mall. This was my first stay at a bed and breakfast, so I wasn't really sure what to expect. The lack of security (keys in the mailbox to the front door, no outer door locks on bedrooms) initially threw me off but our stay was one night so I figured what the hell. Parking was interesting... There is a driveway that could fit two cars end to end, and limited street parking. I noticed a lot across the street but it appeared to be private. Once inside, I found the decor to be nice, if not exactly luxurious. Our rooms were comfortable with space heaters and a mini TV, but I suppose with that sort of bed and breakfast you are not looking for flat screens and whatnot. There is one bathroom for the upper bedrooms, and it is not overly secure either. In fact, the shower stall door refused to stay closed during our stay, making showers pretty awkward. Other than that, the experience was as expected- I have family members with Victorians so staying in an older home in and of itself is not new to me. Having slept well in comfortable beds, my friend and I got up Sunday morning for breakfast, which was half of a bagel with a poached egg, spinach, and sun dried tomato sauce along with french pressed coffee. It was pretty good, and we had a good conversation with both Jody and a couple staying in another room. I was a little confused by the bill, but chose not to pursue it- I was charged almost $50 instead of the agreed upon $20. In the end I figured $100 or so (deal plus additional charge) for the location and breakfast for two wasn't a bad deal; however, I probably could have gotten a similar deal at the Red Lion and had my own bathroom. read more

My girlfriend and I had been meaning to have a B&B weekend in Portland for a while. We decided to book a room last minute on a three day weekend and found most spots were sold out. Fortunately for us, A Painted Lady had all rooms available. We quickly snatched up the least expensive room, The Master for $89 a night. We made it to the B&B around 8 pm on a Friday night and were greeted by Jody who is friendly but not overwhelming. The location was very easy to find as it is only two blocks from Broadway on the Northeast side. It is close to the Lloyd Center and lots of dining and shopping and it has great access to I-5 and Highway 84. However it is tucked away in an adorable neighborhood where noise is not a problem. Parking on the street was quite easy. Upon arriving Jody let us know we were the only guests for the night and gave us free reign to explore the house. It is heavily decorated in Victorian decor but still manages to have a cozy feel. I highly recommend The Master which is the best room in the house (and the least expensive!). The downstairs has one bedroom and a bathroom with a claw foot tub. The upstairs has three bedrooms with one bathroom that is shared that has a shower. We were the only guests so we had no problem not having a bathroom in our room. The bed was LUSCIOUS. Jody put an extra heater in our room so we could combat the cold weather. She also was quite generous with the heat in the rest of the house. Overall it was a very comfortable stay. On the first morning we were served fluffy scrambled eggs, pancakes, fresh fruit, orange juice, and tea. Breakfast was similar the second morning with toast instead of pancakes. There was a hot water kettle available and an extensive tea collection which we used throughout our visit. There is also a mini fridge in the dining area that we used to keep our dinner leftovers. We will definitely be returning here in the future as it is the best B&B value in town! read more

This is what a bed and breakfast should be. The home is quiet and warm and very inviting. The proprietress, Jody, was polite, inviting and very friendly, making us feel right at home. We stayed for a full week to enjoy Portland and took advantage of the train station within walking distance and several bus lines that ran near us. There were also very close shops, coffeehouses and a few bars. The room we stayed in (The Master), had a shared bathroom but we rarely had to wait to use it. The best part of the B&B was the fresh, home-made breakfast! Scrambled eggs, french toast, pancakes, something different every day served up with fresh fruit, coffee and juice. Jody is an excellent chef and I hope that I have the opportunity to visit again soon. read more

Perfect venue for a family reunion. We used all five of the bedrooms and enjoyed full use of this lovingly and beautifully furnished Victorian. Jody was wonderful, letting us use the kitchen and make the place our temporary home. The location is just a few blocks from shopping, restaurants and coffee shops, great for quick morning walks. Really enjoyed the period furnishings, front porch swing...all comfortable, as were beds. Quiet family neighborhood. Farmers Market two blocks away on Sunday. Very pleasant. The proprietress, Jody Runge, was the coach of the women's basketball at UofO--and I enjoyed visiting with her very much. When I was still in just-looking mode, she showed me around, then poured me a glass of wine, and we sat on her porch swing and told lies and commented on the weather. She is the main reason I would return. I have the phone# in my cell phone. She's very close to Lloyd Center, which is next to the light rail. read more

Well, I always say that a restaurant has to get at least one Oh My Gawd! out of me to earn a 5* review. The Painted Lady got four or five OMG's, and plenty more MMMMM MMMM MMMM!!!s. Service is impecable. Attentive, accomodating, without being patronizing or condicending or excessively hovering. The food is, for the most part, insanely excellent. A miso custard scallop dish had my GF ready to rush the kitchen to obscound with their entire supply. A goat cheese cheese cake with huckleberry sauce was mind boggling (goat cheese in cheese cake? Hell Yes!). Each course, from bemuse to the post-desert confections was superb, with the exception of one dish that was merely very, very good. Oh, and the wine parings were, with one exception, spot on, wonderfully delicous, and ample in the pour. The only less than stellar comments that I can make are that it was VERY expensive (but NOT out of line for the service and the quality/quantity of food), making this a Special special occasion destination, and that it's so far away from Portland city core. I mentioned to the Hostess upon our seating that a former co-worker was a friend of the proprietors and had highly recommended the restaurant. As we were finishing up our last precious morsels, the chef came out to greet us and thank us for our patronage. A very nice touch! I'm saving my pennies for our next special occasion and our next trip to the Painted Lady. read more

We had never heard of this B&B until the Groupon came out, and now we are so thankful to have found it. The hostess was warm and inviting, as was the atmosphere of the home. We stayed in the Master, and our room was beautiful. Wonderful quilts, soft sheets, impeccably clean. We slept like babies, never even hearing a peep from the other guests (unlike every hotel we've ever stayed in). Breakfast was a wonderful cheese and leek quiche (homemade and better than I have ever had it, it was absolute perfection) and fresh fruit with coffee and juice. This was our first time at a Bed and Breakfast, so I thought that it might be a little awkward dining with strangers, but the other guests (regulars at the Painted Lady) were just as delightful as the hostess. We ended up staying at the lovely dining room table, laughing and conversing with Jody (the hostess) and the other guests long after our breakfasts were eaten. The rest of the morning was spent exploring the house, and marveling over the immaculate detail of every aspect of The Painted Lady. Upon returning home, we immediately began making plans to return, and found that in the "off season" The Master room rents for only $79 a night. That is better than some awful motels we have had to stay at while traveling. I would recommend this B & B to anyone. This was such a wonderful experience, and we intend to make it a tradition. read more

This inn is unsatisfactory in terms of cleanliness, hospitality, quality of rooms/bathrooms, and basic necessities. On one of the bedrooms we rented there was no inside door knob which meant if you closed the door, you could not open to get out. Fortunately, there was a rope ladder for window exit. Our upstairs "suite" had no heat nor extra blankets. Regarding basic expectations, towels were piled in the stairwell and appeared to not have been used for ages - stiff and dusty; no bath mat, dirt everywhere - shower, base boards, lace curtains, lamp shades, windows and likely mold in shower, etc. However, on the guest bath sink was a a dried out container of Lysol wipes that I suppose were meant to be used for us to clean the bathroom prior to bathing! The bathroom drawer contained all sorts of used toiletries from various hotels, including used soaps. There were 2 hair dryers, neither of which worked. Carpets were stained. No cups or glasses in the bathroom so had to use your hands to take medication or brush teeth. I was told I could make some coffee in the morning if I wanted since we were not paying extra for breakfast.. Could she not have been up by 8 to make a pot of coffee? In the one bath the exhaust fan was so full of dirt and dust that it could in no way have been effective. Mirrors were smudged and dusty. There are 2 1/2 bathrooms in the guest part of the house with 5 rooms (this includes one bathroom with shower and downstairs bath with one claw foot tub with a nozzle the size of a penny and no shower option in the tub.) For the 4 rooms upstairs, there are 1.5 baths with a shared shower. If one selects the downstairs bedroom, you are stuck with only a claw foot tub with no shower option. The neighborhood around this place is full of dilapidated old Victorian homes. The website says the inn location is "minutes" from the Pearl District. In actuality it is a 10-15 minute drive across the bridge (and longer with traffic). To say this was a disappointment is a HUGE understatement. This place was totally AWFUL and UNACCEPTABLE. Finally in order to confirm this reservation it took me several unreturned phone calls and several unanswered emails. read more

- we paid a little extra to rent out the cottage so we would have more privacy. It was nice- king size bed, couch, bathroom and kitchenette. Comfortable. -coffee but no coffee cups. I found some dirty cups in the dishwasher but there was no sponge to clean them with - breakfast first day was quiche and grapes. She mentioned she would leave some quiche and fruit to snack on in the fridge later on. Breakfast was not served for the rest of our stay. The website does say the price includes full breakfast. When I texted her to ask (because the entire inn was rented out and locked so that was the only way to get in touch) she said she left two quiche for today and two for tomorrow. So the same tasteless quiche for 3 days- not really what we had hoped for. So we ended up having to spend money to go out and eat breakfast. This was a little misleading - water wasn't going down shower drain, told her about it and she said she would look into it but nothing was done or said at all read more

My lover and I stayed in the cottage which was so cozy and quaint. It was very clean, as well. Both Jody and Josh were so helpful and accommodating. The neighborhood is quiet but only a couple of blocks from NE Broadway which has a large selection of bars, restaurants and public transportation to get you anywhere in Portland. The real deal. This house truly is a restored gem. Jody has done a wonderful job decorating this home. It's peaceful, warm and beautiful..just like the owner! My husband and I enjoyed eating breakfast with her. So easy to talk to and she makes delicious eggs. Cream cheese and half and half is her secret. I'm going to try to my hand at the eggs tomorrow. A painted lady Inn offers a unique and special experience to anyone looking to visit Portland. I think this is one of the best neighborhoods for setting up a home base for a Portland vacation. The other fun neighborhoods are often a frustrating ordeal for parking or getting to public transit easily. Quality lodging in this town can prove quite expensive. This place is absolutely a great quality at a very reasonable price. We recently purchased nights here for some out of town guests of mine. My partner and I live in a beautiful brand new apartment here in Irvington that is...the size of a tiny matchbox. Jodi's B&B allowed us to extend the most comfortable hospitality to our guests and I heard the breakfast was lovely! I will definitely be working with Miss Jodi again. read more
