    The beach is only a bridge's walk away from the resort!

    So we come here every year because my boyfriend's family has a timeshare. It's a really gorgeous place since it's in Atlantic Beach. They have a large pool with lots of seating, tables, and umbrellas around the area (it's also a smoke-free zone by the poolside). There's a snack bar and a large water slide with water tubes. We're within walking distance of the beach! There's a bridge that leads us to the beach, and hoses to spray off sand when we come back. The beach has a lot of different, beautiful shells, and you can even find shark teeth since the Atlantic Ocean is warmer and more habitable for them than the Pacific Ocean is. The water is beautiful, blue, and clear, and the clouds are lower than what I'm used to, but it makes for some beautiful pictures. I was also able to take night walks by the beach while feeling safe -- it was quite therapeutic. There's a lot of amenities including mini golf, tennis, coloring pages for children, and more. Any of these equipment can be lent/given out to guests at the main office. They also have books/pamphlets with recommendations on attractions and places to eat nearby (there's one in the units as well). Always have your wristbands with you, especially when asking for things at the office, and while you're at the poolside, because they do check. There's also a good pullout bed in the couch in the living room. Each unit also has 2 bathrooms, 3 bedrooms, a kitchen with pots/pans/utensils/cups/glasses, a sizable living room and dining table, and a balcony. Everything was clean besides the balcony sliding glass door (it was blurry and smudged compared to last year). There was also a spare pillow and a sheets in the master bedroom, and a spare blanket in the room with a twin bed that had another pull out twin mattress underneath. Unfortunately a lot of things went wrong on this trip compared to last year. For some reason, our washer was shaking a lot, banging into the dryer, and at some points moving so much that we had to sit on it to stop it. It was loud enough that it sounded like someone was breaking into the unit, so we had to close two doors to muffle the noise. We also had problems with the stove -- mainly the front left burner. We kept having to wiggle the metal burner around a few times for it to work as it sometimes turned itself off (sometimes even after the first wiggle, while cooking). That burner in particular was pretty unreliable, took awhile to heat up, and sometimes even got hotter when I turned it down. The other burners worked but took long to heat up as well. There were also less amenities than last time -- no Tupperware, only one extra trash bag, only 1 measuring spoon, and 3 measuring cups. Our other family members' unit's refrigerator also stopped working a couple days in and their food spoiled. Someone had come to check on it but didn't fix it fully, said it looked fine, and let the ice box drain into the fridge. Some of the outlets were loose and one of them pulled out of the wall, but thankfully everything was sealed in the outlet box so it wasn't dangerous for the kiddos. All in all, the price of our 1-week stay for 13 people across 3 units was pretty good because of the timeshare. For those who are booking units for one-off vacations, though, the price is a little more than double what we spend. This is still a really great and beautiful resort to spend time at, but a lot more things went wrong this time around and it would be unfair for those who paid that much to have to deal with all of these issues. The family whose fridge broke thankfully could rely on us, but without another unit available, they couldn't really keep food refrigerated that week. I would've given them 4-5 stars last year but this year I'm rating it at 3.5 stars out of fairness for the regular prices. Hopefully, this doesn't happen again and all of these issues get fixed! I am more than happy to give a higher rating next year when issues like these get resolved.

    After driving five hours with a quick stop at Food Lion, we arrived at this condotel made up of both timeshares and individually owned units. I had contracted with a realtor and had agreed to contract terms only needing to get the key for entrance to the unit. I did not give my credit card at the front desk as this condotel has such a seedy reputation. After we began bringing our luggage to the condo, the manager came to us and demanded we give her our credit card. I told them that was not part of the contract. She made a scene about how this unit was remodeled and they had taken such great care in the work that they needed a credit card for security. She then threatened me in front of my family and said she would call the police if we did not give her a credit card. I told her to call them. I told her we already checked in and to leave us alone. They had our realtor call us. I told the realtor to give them her credit card if she wanted to. She did. What a way to start a beach trip!!!! We took pictures of the "remodeled" unit 250 and have provided them for this review. They were so worried that we would damage their unit and it looks like the other units that have not been remodeled. The bathrooms are still nasty and the faucet knobs are caked with dirt. The outside deck has numerous rusted out areas and the carpet is ill-fitting. There are roach traps which are unsafe for families who have small children. The walls have been caked with uneven drywall compound. Perhaps they wanted to charge my credit card so they could have a real renovation. I do not trust these people and I encourage all readers to not give them access to your credit card. These units are rented at a retail price of up to $1700, so they should be in much better shape. As the poor, unfortunate renters like us have found, they look like some rent controlled apartment. I am happy to not have rented them for anything close to $1000. The photos I uploaded show the dust buildup of decades. Anyone with respiratory problems should stay far away from this place. As bad as the "remodeled" unit is, the actions of the trailer park employee were worse. The poor reputation of this place is well deserved. Nasty units, nasty employees, just a terrible place.

    We bought a timeshare here in 1986 and we have been coming here every year since with our family. Now our kids are bringing our grandchildren. We have a two bedroom condo that sleeps six and a few years ago we bought another 2 bedroom. It is a great place to vacation as we are right on the beach and have 2 pools. Our kids and grandchildren love the slide at the pool. It is a timeshare so we have the option of trading them but our kids love coming here and we have fallen in love with the surrounding area. Especially Beaufort, we love to shop and have dinner there plus they have lots of different boat tours and charters. This year will be our 30th year at The Place at the Beach! I have to add SPM management company is a positive and a negative. Negative: they can be arrogant, disorganized and unprofessional. Positive: since they have taken over management security is vastly superior, maintenance is much better, they added amenities , totally updated and remodeled the units in the last two years and the overall look and feel of the property is far superior!

    I have been coming to Sands Villa for about 30 years and have owned several timeshares. We…read morecurrently own three weeks. There were times a just a few years ago that we were very unhappy with management and the board. Timeshares were not a priority at all to them. Over the past several years a lot of great changes have been made and I am back a very happy owner and would not consider selling my units. We have a new board and a new president that takes this property and timeshares serious again, even better than it was many years ago. They have hired a new management company with a really good property manager (Matt Bruner) that is on top of the issues that come up. With the property being about 30+ years old, there are a lot of issues, but Matt stays on top of them. We use to have some security issues, but since they added secure gates along with on-site security, that problem is almost non-existent. The board has made some great changes to get the timeshares in much better shape along with getting them financially stable. We are not completely there yet, but we are really getting close. They have a great plan and are aggressively implementing it. Thank you Greg, Matt, and the rest of the board and volunteers.

After we got on the road, my husband asked if I checked the reviews. I didnt. Well, when I did, I was horrified to learn that we were gonna stay in the Bates Motel! We stayed in the Fairway Villas. It was a small one bedroom unit upstairs. I was very pleasantly surprised when I opened the door. It was clean. The full kitchen is more of a kitchenette, but its fine because we were only in for a long weekend. The gave us enough supplies to last us including 2 loads of TIDE for the washing machine. The bathroom is older but clean. The bed was comfortable and the pillows are nice. The patio furniture on the screened patio was covered in pollen but thats just this time of year in NC. We travel alot and I would most definately write a negative review if this place was as bad as I read about, but we enjoyed our stay and I would most definately come back.
