Grime on windows left by previous occupants. Housekeeping failed to wipe it down. Management didn't care.

Checked into Peppertree Atlantic Beach Resort today and got to clean up this mess left by the previous occupants. Housekeeping clearly failed to do their job. Management didn't care. My family has had a timeshare here since the 90s. It's gone way downhill since Festiva took over. Please do better! We pay yearly maintenance fees for a reason!!!

This is a short 4 minute walk to the beach. The rooms are new and very nice and clean. Full kitchen. balcony, and an indoor pool as well as 3 outdoor pools. Lots for the kids to do and enjoy. Remember to bring your own bed sheets and comforters. Bed is super comfortable, as well as the pillows provided. Convenient to great restaurants as well.

I am a long time peppertree devote, but I have watched things slowly go down hill. This year is the final straw. I wish I could give no stars. The furniture is torn and dirty. The ceiling in the bedroom is falling down. There are no spreads in the beds. The box mattress is there for all to see. The fridge door does not latch. We are spending nearly 800 for the week. If it were not for the beautiful beach and weather, if leave and cut my losses.

So...This place wasn't half bad. It was actually really decent for the price and all the amenities that they provide. Tennis courts, play grounds, across the street from the beach, clean, full kitchen with dishes provided and close to restauratns. The ONLY bad thing was that you can only check in at 4 pm and you check out at 10am. You pretty much have to clean up after yourself on check out which is weird. If I have to strip the sheets, clean the kitchen, and take the trash out...why does it take them so long to turn over the unit if we're doing all the work?? Oh well...still would go back. It's close and I so enjoyed it!

Very happy with my stay at the Atlantic Beach Resort (Peppertree)!! It was such a beautiful facility and was so clean and relaxing. There are three pools (one indoor), a baby pool, splash pad and hot tub. They have a mini golf area, basketball court, tennis court, grills and fire pits. They have laundry facilities on site for use as well. The condos are beautifully renovated by the apparent new management. It was super close to the beach with private access right across the street. They have luggage carts and elevators which was so nice for those living on upper floors. Extremely pleased by the week away at the Atlantic Beach Resort! Would totally recommend!

My family has been coming here since the late 1980s. Truly a jewel on the Emerald Coast. I've watched Peppertree resorts grow from the original five buildings to what it is today and have truly enjoyed watching it expand and take care of so many people. I enjoyed walking the beach I enjoy eating at places like the Island Grill and I like the tranquility that I find when I come to Peppertree I enjoy the amenities I like looking out from the third floor and having a view. I can highly recommend if your family is looking for a place to quietly get away from the hustle and bustle of places like Myrtle Beach or Virginia Beach then you want to snuggle into Peppertree resorts at Atlantic Beach The check in is always easy whether I make it before they close or the security officer that's rolling the grounds checks us in like the elevators all in all a great place to escape to As a producer at an actor I very much get around the country and this really is the place with my family taught me to appreciate and to go to for a nice relaxing vacation.

Read between the lines when renting a Spectrum property!! They told me, after we arrived at the…read moreproperty, that their policy is NOT to provide any basic supplies like dish soap, hand soap, sponge for cleaning the kitchen, more than one kitchen towel, and no extra trash bags (in our case, we only had one trash bag for seven people for four days!). At the high price point we were at, that is completely unheard of and very unprofessional. We have stayed in many similar homes across the country and have never seen such a cheap policy. So be aware - either plan a trip to the store when you get to a Spectrum rental, or bring all your own supplies from home! I'd rather be on the beach than running to the store for basic supplies - that is why we pay the higher prices! And it is not clear on their property descriptions, at least the ones that we saw, that you need to bring all your basic supplies from home. They did come out and fix a repair that needed to be made so we appreciated their efficiency in that area, and thus the reason for the added star.

Make sure you have enough Data because wifi connection is awful. The furniture is uncomfortable. Broken couches and all. The doors of the different rooms didn't shut well. Air conditioning worked well downstairs but upstairs was pretty warm.Had two remodeled bathrooms which were nice. Needs new refrigerator. Washer and dryer were brand new and worked well. Needs comfortable outside furniture. Parking could be a problem if you have more than two cars. I don't recommend this place unless they make such changes.

I have been coming to Sands Villa for about 30 years and have owned several timeshares. We…read morecurrently own three weeks. There were times a just a few years ago that we were very unhappy with management and the board. Timeshares were not a priority at all to them. Over the past several years a lot of great changes have been made and I am back a very happy owner and would not consider selling my units. We have a new board and a new president that takes this property and timeshares serious again, even better than it was many years ago. They have hired a new management company with a really good property manager (Matt Bruner) that is on top of the issues that come up. With the property being about 30+ years old, there are a lot of issues, but Matt stays on top of them. We use to have some security issues, but since they added secure gates along with on-site security, that problem is almost non-existent. The board has made some great changes to get the timeshares in much better shape along with getting them financially stable. We are not completely there yet, but we are really getting close. They have a great plan and are aggressively implementing it. Thank you Greg, Matt, and the rest of the board and volunteers.

I'll cover that experience separately. Overall, the hotel delivered a solid stay. The room--707, oceanfront--was clean for the most part and well-equipped with everything you'd expect: refrigerator, microwave, coffee maker (filter-style pods), ironing board, hair dryer, and a television. Lighting is excellent, with plenty of lamps throughout the room, and there are ample AC outlets along with modern USB and USB-C ports, which is a nice touch. One feature that stood out was the small table with two chairs. It made a big difference since I ended up bringing dinner back to the room, and having a proper place to sit and eat comfortably is something not every hotel gets right. The room itself was spacious with a balcony overlooking the ocean. The view was great, and the setup made it easy to relax and enjoy the beachfront atmosphere. There was nothing wrong with the room--it was a solid, comfortable oceanfront stay. Parking is plentiful and free, which is always a plus in a beach area. One thing to keep in mind for this stretch of the coast: it tends to stay windy. Be prepared for strong winds and quick temperature changes, especially if you're spending time outside on the balcony or walking along the beach. Overall, a good, reliable oceanfront stay with the conveniences you want and a comfortable setup for relaxing by the water.

Fast forward this a few years…read more I've probably stayed here on five or six occasions during summer, fall and winter. Like many have said, and it's the truest thing you can say about this hotel, you cannot beat the location and there is nothing in the immediate area which compares to it in that respect. Out the back door and there is the beach along with plenty of parking. Good/Bad/Ugly Time: Good: As mentioned prior, you cannot be the location. Having the balcony door open at night to the sound of the ocean is nothing short of perfect. When they have their outside beach bar open that's also not too bad for the view and the ambiance. No issues with any of the staff here over the years. If you're so inclined you can walk to the bar across the street (The Wheelhouse) or On the Rocks or slightly further is a very well stocked Dollar General that's only a few years old. It's also a short drive to The Food Lion, a McD's, ABC store and a few others. The key is to ALWAYS watch the hours of operation or else you will find out the hard way that McD's will close at 8pm or the better of the two pizza places in town is only open 4pm-9pm. It's not the end of the world as there are far more choices over in Morehead City. Bad: Yeah, the place is definitely dated. I believe it started life as a Sheraton in the late 80's and I think the AB area and the hotel have taken two fairly direct hurricane shots within the past 10-ish or so years. Am I willing to overlook the elderly quirks (although they are on board with Hilton's new streaming TV requirement)? Yes, without question but if you come expecting new/hip/modern, it's not happening. Also, plenty and I mean plenty of people are smoking various things on their balconies or in the hotel's outside courtyard area. If that is going to bother you.......I can't help you on that one. Ugly: Most of the food they serve simply isn't very good and/or it's not uncommon to find they are out of various menu items from their small menus or drinks from their small drinks list. If you have the F&B credit to play with, I guess do what you need to do but aside from maybe a burger at the outside beach bar, don't do it. Overall, whatever, I like this place because I love the area. It's truly a beach/area for beach lovers who want a quiet/pure/simple experience that's 180 of the crap in Myrtle/OCMD or anything in Jerz. Overall, God-willing, I'll be back.

We rented a "Blue Pearl" property, which Bluewater markets as their highest standard of luxury homes, and our experience was far from it. The elevator trapped my 85-year-old father, requiring a fire department rescue. We reported it, but Bluewater never followed up on its status or repair, leaving him to slowly and carefully navigate the stairs for the rest of the week. On top of that, a pool safety alarm was broken and never fixed despite multiple reports. An exterior door knob came off in our hand, and the stove controls were worn off, making it guesswork to use. A vacation shouldn't be spent constantly chasing the management company for basic safety. After a decade of trust, this experience has ensured we will be taking our business elsewhere.

For example, the upper floor master deck has NO outdoor seating. The 2 car garage we were expecting wasn't available. During the stay the 2nd floor, main living area, AC unit was out and blowing hot air. It was addressed in a day. The maintenance personnel showed up to change filters (heat/ac) with no notice. The washing machine is still broken. Yes we do wash our towels while on vacation. I spent an afternoon troubleshooting the machine because my things were half soaked and half dry. I had to find a laundromat. The beach access is difficult because of the dunes. This is just something that should be listed in the rental information. Public access with a boardwalk is a few houses down the street. We don't consider this a beach house. Additionally, the property was NOT freshly cleaned. It may have been cleaned a week or more prior to our arrival. Dust under beds and all baseboards. The worst is the bugs. Huge cockroach type and other both dead and alive. This is not our first beach house and we've NEVER had this issue. We did arrive early (45 minutes)which is unusual and we weren't even allowed to access the outdoor gazebo or put milk in the fridge. However, The location is good. Off season is always our favorite time of year. I'm not sure we would come back to this property but n we always return to Atlantic Beach.

This will be the only place we stay from here out. We got the King Jacuzzi room, the room has a king size bed and a very, very large jacuzzi in the room. We were able to enjoy a beer, in the jacuzzi and watch the Final Four games. All the rooms are ocean view and beach access is just a walk across the boardwalk. The other kicker is the showers in the room. I was told that some rooms had tubs for families with small children but our room had a huge shower with multiple shower heads that were all adjustable. I've stayed in a lot of hotels around the world that were supposedly a lot nicer than this one, but in the end it was one of my favorite stays ever. We highly recommend the Windjammer.

Could not enjoy deck or pool because of smokers. Also hotel has no pets policy except for service dogs. Clearly the dogs last week were not service dogs A little weiner dog would run free around picnic tables peeing on everything, while their owners sat at table and chained smoked. we were told "service" dogs were booked on bottom floor. there was one on 3rd floor we could hear barking. There should be designated no pet floors for asthma and allergic people.
