TERRIBLE! Do not use them. We are spending 15K on repairs for Structural issues that Chris didn't see. He notes on our Inspection Report that he entered the crawl space - but clearly he either dudnt or he didn't go all the way in. The back of the crawl space had VISIBLE structural rot at the plates - not behind insulation which he is claiming. Our contractor told him they saw the damage before they removed insulation but Chris ignored that and told us to go ahead and file a claim- because he is not responsibl e. He right in one aspect. He is IRRESPONSIBLE and untrustworthy. We are at 15k and counting in expenses. read more

Do not hire this company. Completely missed a rotted wall plate. The exact issue they were hired to detect. Chris was responsive and came to look at the damage. Twisted my contractors words around and washed his hands of it. Cost me tens of thousands of dollars. DO NOT use this company. read more

Going after his license. He has no business being in the inspection business at home. Not only did he miss office code violationsBut his inspection of the electrical was a total failure starting with improper wiring And the breaker panel as well as the main panel where The homeowner had done illegal wiring and tapping. He missed a real missing on the steps coviolation. He said everything was fine but the new homeowner found severe water damage and rotting floors doors that would not open or close. Missed water that had been leaking creating mold on drains. Ignored shut off alarms that were rusted in place and covered with gook.. The new home owner will have to completely revamp the electric at a cost of nearly $4000. We'll have to replace all the floors due to the fact they are water damaged and warmed and when you walk on them you could clearly feel it to delete not to mention Doors do not open and close due to the swelling of the floor. All windows showed signs of air leakage. The air conditioning plenum Box Was not boxed on all 4 sides with hard board Is allowing air to enter the house from the underside. Did not question why reflect a foil was placed on the undersign. read more

Chris was incredible. He inspected our new home top to bottom, literally. He got up on the roof, crawled in the attic, and left no spaced uncovered. He found a defect that others who inspected the home didn't see. All the while, he was showing my husband and I everything he was finding, giving suggestions on how to fix something if needed, and providing candid feedback on whether or not this was a solid purchase. Where to begin with this BS inspection agency. I purchased my home back in October 2014. My real estate agent recommended Chris H and A-pro for the home inspection. $525 later, with a few minor discrepancies that the original home owner took care of, I moved right in to my new home. I had an electric dryer, and there was a 240V outlet in the laundry room. I plugged my dryer in, and of course, no power. I had an electrician do a service call, and he explained to me that the outlet wasn't getting any power at all. He even showed me at the circuit panel that the previous owner, since he had a gas dryer, used the breakers that were meant for the dryer, for the above ground pool (which the inspector didn't look at AT ALL EITHER). I checked my inspection report, and it clearly stated that I had a WORKING 240V outlet. So, after $250 service call from the electrician, I called A-pro to make a claim for reimbursement. Chris H's response: "It's not my job to check every outlet." Really? Not only did he not check the ONLY 240V outlet, but he said it was working in his report. About a week of arguing through my real estate agent, A-pro finally caved and sent me a check for $200, with the contingency that I would sign away my rights to come after him for anything else that he missed. Unfortunately, I agreed to do so. Fast forward a year and a half, I recently have been looking into solar panels. My roof is roughly 10 years old, not exactly old, but 20 years is a lot to ask for a 10 year old roof. I had a professional roofing company inspect the roof. The laundry list of things wrong with my roof made my jaw drop. According to the roofers, the problems I have with my roof (dry rot, poor ventilation, wet plywood, leaks, split banisters, mold, bowing of some of the plywood) were way too much to even consider putting panels up. Furthermore, this has been an ongoing problem that the building inspector should have caught. He didn't, and now I am going to have to pay thousands of dollars to replace my roof. Thanks a lot, Chris. DO NOT use this company. If your real estate agent recommends him to you, tell them to F off. Find your own inspector, someone you trust to do the job right. I would rather have spent $1000 on a solid inspection, than $525 for a go ahead on purchasing a home that needed serious repairs. AVOID A PRO IN BAYPORT AT ALL COSTS Edit: Response to Business owner's comment A direct quote from his report: "During re-roofing, it appears that the old roofing materials were removed before the installation of the existing roofing materials. Better than average quality materials have been employed as roof coverings. The steep pitch of the roof should result in a longer than normal life expectancy for roof coverings." From your report, it sounded like you approved of the quality of the roof. In response to your "Special note," You took pictures of the panels, so you had easy access to them. The outlet in question was in plain sight, without any obstruction. You not only didn't do your job, but you then stated that it was working in your report. But the worst part about my whole experience with you, was that you wouldn't make things right after your mistakes. Your customer service was awful. read more

Chris was great! He was thorough and fair throughout the whole inspection. Even when certain things looked very bad in our inspection he made sure not to speculate or speak poorly but to recommend how we could get the issue inspected further. He demonstrated what he was looking for so I understood what he was looking for and why. Beware! Real estate agents and potential customers...Terrible inspector that is an expert in killing the deal. This review is not based on just one occurance but two home inspections that this company was hired for. Both deals were off hours after the inspection was completed. Other inspectors were hired and provided no issues with the house. A pro home inspection services implied issues with the house and insisted that there are major concerns none of which multiple other inspectors agreed with. This company is the kiss of death when trying to negotiate a deal with a well maintained property and two willing parties. Very unprofessional service that overstepped his job duties as an inspector and implied issues without proper knowledge or without suggesting a professional contractor properly evaluate his findings. This company likes to play professional contractor while stealing money from multiple deals that were left flatlined after his unprofessional inspection reports. Can't find a rating low enough to describe the experience. read more
