Manny saved us from making the worst mistake of our lives. We fell in love with a beautiful 100-year-old house which was by all signs gorgeously maintained and cared-for. Our offer was accepted and we we were all set to get into contract as soon as we could get done with an inspection. Manny was very easy to schedule with, making time for us within three days of my first call. He was on site before we got there, and took us carefully through every room and detail, not just explaining everything but also educating us about what he was testing, why, and how. It was going great, with only minor things, until we got to the (beautifully renovated) basement--and then in quick succession he noticed: - the water main was likely lead - there was a blocked-off crawlspace that the current owners didn't even know about, and what he could see of it showed major foundation issues - there was likely asbestos coating AND, - there was cloth insulation on the capped-off wiring. If we had bought this house, it would have been AT BEST a financially ruinous black hole, if not an outright tragedy. Hiring Manny was the best decision we've made in this whole process, and his very reasonable fee was the best money we've ever spent. It was a pleasure to work with Manny in an inspection of an co-op apartment. He was very accommodating with scheduling (and rescheduling when the seller gave us late notice) and was thorough in his work. He explained what he was looking for as he moved around the unit, showing me exactly what he saw, and made recommendations to address or further evaluate the issues he found. (1) Our building was built in the 1950s, and we needed to know how local regulations might affect requirements for upgrades and updates.
