it's been difficult in general to keep garbage and waste removal consistent for the last 4 years. It just gets worse and worse. It's a constant battle with garbage build up and roaches. Now the fire alarm... I call it in and am told that he (Rich the newest person in charge of maintenance) can't get someone today and has an I'm bothered, dismissive message and lazy tone. I remind him it's hazard and he says, "not really". So I text a retired maintenance man who said immediately he'll send someone today. If I didn't know that retired guy and how he's such a good guy and knows the company... who knows when the fire alarm would be addressed. read more

In 2017 my family and I partnered with A-1 to help manage our two properties in Sacramento. From 2017-2019 the service was excellent. Since there has been a change in staffing working with Ashley has been a nightmare. Late rental deposits, no communication on late payments and fees, no communication on maintenance services. We have sent her over 6 emails and have yet to get a response. I DONT recommend this company to anyone expecting to have peace of mind with them managing your properties. read more

My parents & I have lived in the same rental duplex in Citrus Heights for like 18 years, A1 Property Management starting managing it maybe about 5 or so years ago. For like 3 years now we have been having problems with our AC & heater not working. It only works once in a while, most of the time it will make noise like it's trying to turn on but it never does. Sue has had someone come out & look at it twice but it has yet to get fixed. The guy said it wasn't working due to the air filter needing to be changed so we changed it. We end up getting charged for the maintenance call because of the filter "being dirty". Well it was NOT the air filter because a year later it STILL DOES NOT WORK. Summer is now approaching & it's 102 degrees out & we have NO AC. My parents are older, my dad is in poor health & our duplex being 92 degrees is UNACCEPTABLE. This is an emergency maintenance repair yet they aren't responding to our voicemails in a timely manner. We also don't even like having to call with repair needs because Sue who works in the office is very rude & unprofessional. read more

After working out an early end to my lease with the property owner and us providing instructions to A-1 as to how to disperse the remaining security deposit, it finally took a threat of suing to get a check sent to us. Clearly A-1 has no problem ignoring weeks of phone calls and putting people off as long as they don't have to worry about consequences. The people who work here are appallingly rude, and do not even let you finish the first sentence you say when you call them. One of the women I spoke to implied that I was stupid... This is in a less than four sentences of "conversation." If that's how they behave for basic inquiries, I don't want to know how they treat tenants! Yeah, they owe me half of my deposit!!! I emailed Ashley about my deposit and she never replied back. When I first moved in spring of 2017 the apartment I rented in Downtown Sacramento had mold in bathroom, the gas stove was dirty inside, some of kitchen cabinets were dirty inside, fans were dusty and half of the lamps burned out. I have pictures. So when I moved out in September of 2018 I cleaned everything - blinds, fans, floor, cabinets, stove and bathroom; however, they charged me a cleaning fee and wrote me a fake receipt of a cleaning lady without her phone # and her address, just her name and the amount they "paid".In addition, two late fees magically appeared on final move out statement. If they will not give back the rest of my deposit I will have to get some legal help. Advise, take pictures and have as much evidence as you can on your first move in day. The owner Debbie, the office staff and manager Sue are very polite, responsive and get major challenges done professionally and in a timely fashion. I would not be able to work at all if not for Debbi and her team taking care every step of the eviction, repossession, and tons of repairs. Do not rent from A-1 PROPERTY MANAGEMENT Company. I lived in my rental for over 4 yrs and they kept half my deposit saying it wasn't cleaned thoroughly. I moved out almost 2 weeks earlier then i had planned. A Pre inspection was scheduled. Instead it was considered a final inspection and I was not notified anything needed to be done; I was informed the place was clean and i would get my full deposit back. I'm currently fighting them for my remaining deposit. This company is horrible to rent from. Fence was down 7 weeks before they sent someone to fix it. Then when you move out they try to make the renter fix items that wear broke previously. Pretty much if you report it broken you broke it. We lived with the rear sliding door constantly locking us out due to the frame was deteriorated. They contacted the owner and he said replace it, James decide to have a guy jerry rig it so it would kinda work. Crappy company I would never use them again. Especially on my own rentals . On that side they don't show for four month walk through like they are supposed to. They are fine with your unit being the worst looking one in the neighborhood. Find another manager. I was renting a studio downtown a few years ago from A1. I waited so long to write the review because I wanted to make sure my account was settled. My apartment had a huge hole in the walk-in closet what was poorly covered when I moved in. I mentioned it to the lady at A1 when we did a walk through when I first moved in. Who said she would document it. When I moved out I was charged my deposit plus some for the poorly patched hole and was told there was no record in the walk through!I fought them on it but they refused to give my deposit back! On top of that the reason I was leaving was because black mold kept building in the windows even with ventilation. I was told it was just dew and they refused to fix it! Dew is water on the windows, black mold is black and fuzzy. I know the difference! So after months of back and forth on that I moved out. I sadly I never got my deposit back and paid the extra money as they threatened to send me to collections. **Do not use this property management!!! They scam and you will not see your deposit regardless of how clean you leave the property!** read more

At first I read through the reviews and thought I'll take a chance and call them about a potential home for my husband and I. The First Lady I talked to, Ashley, was very nice. She answered all my questions I had and was just very down to earth. Well I called today after the holiday weekend to ask about viewing the property with my husband since he did not get to see it before we put our application in. When I called a lady named Sue answered the phone and from the moment she got on the phone her demeanor was rude and condescending. I understood that the property had one other application in besides us. But my husband wanted to see it and he only has one day off a week. Sue told us rudely that the owner would tell them who got the house by the end of the day. One, that wasn't what we were asking. Two, if you want to do business with someone having customer service skills should be high on your priority list. read more

Disrespectful management to put it as nicely as I possibly can. Neglectful with repairs (even refusal to do certain necessary repairs that violate safety of the dwelling). The guy they sent to "fix" our window literally just used a few pieces of tape to hold it in place. The guys they sent to work on the roof left a bunch of trash and debris in the yard, including rusty nails, one even went through my shoe and barely missed my foot! Took months to repair the fence surrounding the property, which was completely falling down, boards missing, etc. After renting with them for 2 years (always paying rent on time), they were trying to have us sign another lease... instead, they lied to us, took our money, and then evicted us for no good reason after asking for some repairs. They refused to repair certain things, we even asked if we could repair it ourselves and got told we weren't allowed to do anything. They also refused to deal with a bug/ant/cockroach infestation in a reasonable time frame. They kicked me, my husband, and my newborn baby out without sufficient time to find a new place to live and literally laughed at us after court when we tried to appeal the wrongful eviction. Debra, the main property manager for the company was the one who appeared in court, mocking us, denying things we had physical/photographic evidence of. Apparently the judge didn't care too much about property management violating our rights as renters and of course, sided with the property management. After we left the courtroom, Debra immediately started laughing at us and talking shit to us... I really couldn't believe a grown woman was behaving the way she was. Sue, the head of maintenance, was equally as rude to us literally every time we had a conversation, belittling us and showing up to the property unannounced, making very disrespectful remarks. When they sent us the eviction notice, Debra literally slid the paperwork under the door, rang the doorbell and took off running to her car. I opened the door and stood on the porch watching her do that, as she turned to get into her car she made eye contact with me and then sped off. I could go on and on about the bullshit we dealt with but the point I'm trying to make is, these assholes fucked us over and got away with it and I really hope karma returns the favor. I pray that nobody else has to deal with these dickholes and go through what we went through. I would never suggest renting from these guys and I feel sorry for anyone else who has had or will have similar experiences. Rent from people who are honest, kind, compassionate, responds to things in a timely manner, and treats you with respect. Not these dim-witted, lying sacks of shit. read more
