Whenever he found something that looked a little off-- he would make sure to explain WHY it looked off and what would need to be done to remedy. He was clear on what needs to be fixed (for safety) vs. what would be a nice to have that made the decision making easier and clearer for us as buyers. If I could give zero, I would. Had my home inspected. A circa 1900 home. The inspector said he was familiar with these homes, which are common in the Merrimack Valley. He missed visible asbestos tile in our closes and entrance. This was immediately confirmed by our flooring contractor and then tested. Confirmed. He also missed the extensive termite damage. While he identified a small area, when the Termite Contractor came, he showed us a very visible area of infestation. Moverover, there were three bees nests and evidence of mice... also easily visible with a slight probing of the basement ceiling. Do not hire this company ever! If I had known these things during inspection, I would not have purchased this home, which now will cost approx. $100k minimum to get up to a decent home to live in with kids. read more

My realtor gave me the name of a few different home inspection companies to get me started with the process, and after I reviewed them myself, I chose ABC. This is my first time buying a home, and I'm really happy with the way my home inspection went. First, scheduling with ABC was so easy. I called on a Monday morning, and had an appointment set up for the very next day. For the actual inspection Michael was on time, he was pleasant, and very patient with all of my questions. He took his time and I felt that he did a thorough and complete job. He explained everything to me in layman's terms so I wasn't confused, and noted everything clearly in his report as well. For the first home, the inspector was Dave. He was very thorough, and explained what he was doing as he looked at everything in the condo, and what he found. He emailed me a detailed report that same afternoon. After going through it with my realtor, we ended up deciding not to move forward with the purchase. For the next condo, I called ABC again. The job ABC did on our current home was so poor I feel compelled to leave this review. They missed (which cost us thousands to repair for a brand new construction home): Improperly installed roof. Architectural shingles nailed like a 3 tab which caused the new roof to blow off ($12,000). HVAC not vented to the outside. You didn't need to walk the well-lit attic for this. It was blatant. Nothing connected anywhere, and an extra 12 feet of useless venting that needed removal ($2000) Flooring installed upside down with nail holes exposed Joists too tight (popping sound with hot water) Outlets not working ($300) Vent in kitchen does not vent anywhere Bathroom vents don't work Shower floor improperly pitched which led to leaking and mold. Had to be remediated and the entire shower replaced ($6,000) Do NOT use this shabby company. read more

My husband and I worked with ABC Home Inspection Inc twice. We received exceptional service both times. Scheduling: After a last minute schedule change at the seller's request, I called the company the day before, and they made the effort to find an inspector, even though it meant giving up 3 hours in the middle of a Sunday afternoon. Reporting: The reports are very thorough, although they are hard copies, not emailed PDFs. The important thing was that both inspectors were willing to answer questions and to explain things as they went through the house. I don't know much about wiring, plumbing, structure or construction, but the inspectors took the time to tell me what was missing, damaged or not up to current code, and whom I could talk with (i.e. the lower level fireplace was cracked, check with a structural engineer) to fix the problem. Quality of Inspection: These inspectors checked plugs, the roof, the eaves, the crawl spaces, the heating/plumbing/wiring/etc systems, the foundation, the siding, the deck, any signs of pests, the water pressure & drainage, windows, ceiling leaks - pretty much everything. They were knowledgeable and meticulous. Misc: Both inspectors were also very friendly and easy to talk with. They both encouraged me to ask questions, and followed up with related notes in their reports. If they did not feel that they were qualified to advise, they would say so - for example, they noticed the mold in the attic, but recommended we speak with a mold specialist in order to treat it. Price: The price was fair - around $300-$350 for 3BDRMs, although don't quote me on that, since it may vary with sq footage or location or something. In any case, it was competitive (compared to other inspectors) and I consider it money well spent - you do not want to stint on your inspection & wind up with a $30,000 problem after the P&S! Recommendation: I would use this company again. I strongly recommend you work with them if you are buying a home. read more

We recently purchased a home and our realtors recommended ABC Home Inspection. Mike D. quickly scheduled an inspection (right before Thanksgiving) and it was a great experience. Mike was extremely helpful and knowledgeable. As a first time home-buyer he was very patient and told us right away to follow him through the house and ask questions at any point along the way. We were selling our family home recently. The buyer used ABC home inspection. The inspector, whose name I will not disclose, left every single light on in the house (basement, closets, bathrooms), literally every light. just RUDE. Things were misplaced in our home, including our bed sheets that were rolled up and left in a ball on our bed. The bedroom ceiling had panels that could be pushed up, so we think he stood on our bed to check inside the panels, but we can't be sure. We felt violated and angry when we got home and saw the state our home was left in. The women who writes back to these reviews is rude and defensive - never apologetic. that should say something, right?! avoid. read more

He arrived 45 minutes before scheduled to survey the exterior, and by the time we arrived he was already inside the garage with our realtor. The total length of the inspection was nearly 6 hours, very thorough. I would not recommend ABC home inspections. I called and asked for a certain person, Andrew said he was not available but that I would love Dave and that everyone uses him again. I will not be one of those. I had the inspection on a Friday afternoon, David said I would have it on Sat. I called Sunday night because I still hadn't seen the report. THey said it does look like it was done. THey could not find it. But that she would let them know. I called again on Monday to discuss that I still had not received it. Andrew finally got me on Monday afternoon. After reading through most of it, I realized it was for a condo that had 4 or more condos associated with it. Mine was definitely a 3 condo bldg and he knew that. I called Andrew again and said it was incorrect and that I had wasted all my time reading it because it was incorrect. He then sent me another one on Tues. At this point I did not have any confidence that it was correct but I didn't have time to go through the house again to make sure it was accurate. Andrew assured me it was, but he had assured me other things that were not correct. At this point I had to take time out of my work day to reread it and try to get the cond assoc to agree on the changes we wanted fixed. Everything was rushed. I hope when I move in there are not any problems based on something that should have been caught in the inspection. After all the extra time my realtor and I had to put into this, I asked for a refund. Andrew never responded to any of my emails. Based on the unprofessionalism, poor customer service and inaccuracy of the report, I would never use this company again. There are many others out there who would be a better choice. read more

ABC home inspections did a home inspection for a property sale my customer is involved in. First the inspector caused damage to sheet rock in there home by putting 2 holes in there sheet rock to look behind in to the walls, second he forced a brand new counter top that was just installed off a brand new vanity. Have no clue why some one would do that for a home inspection. I have been in construction for over 40 yrs and never saw a home inspector cause do some thing like that. My customer contacted myself and another company to go over the inspectors report and substantiate the inspectors findings of other issues he found on the property. There were a few i have to say that the inspector got right that were not of a serious nature and are easily fixed. To be honest there were many things he pointed out on my customer's report that he was dead wrong about to say it kindly . This inspectors knowledge of the building code in n.h and the town the property is located is lacking to say the least. The report was full of assumptions and not fact according to the building codes. I don't have a pony in this race but I wanted to say something about how this inspection was done. I have dealt with numerous home inspectors over my 40 plus yrs in contracting, I have never been shown a report like this that had so many findings that should not have been on this report. A report should never say maybe this or maybe that can happen over time this only scares a possible buyer away who doesn't know any better and goes by a report that was not fact based and done wrong on many levels. Many home inspectors are very good but many people need to realize that when they hire a home inspector to look at a possible home they are interested in buying for the most part they are not licensed electricians, plumbers, and contractors . In this particular case I am sure this person who did the inspection meant well and wanted to do a great report, but in the end his report was full of false information that was substantiated not only by my company but another independent company that looked over clients property. In closing this inspector got a few things correct in his defense but missed on so many that should not have been written about on his report they had nothing to do with the structure integrity of the home. People should always get a second or third opinion from qualified licensed contractors to go over a suspect home inspection report as my client has done so you are educated about what's a real issue based on fact. This person from ABC home inspections unfortunately missed the mark on many things. read more

Our house was inspected by ABC on behalf of a potential buyer. Our agent recommended that we not be in the home while this happened. On return to the house I discovered that the kitchens refrigerator/freezer was switched off at the breaker box. A GFI socket with the house phone connected was not reset so phone was not working. The following morning I prepared an open fire and as I lit it the room soon filled with smoke, on "inspection" I found that the damper had been closed. As a result of these findings I would certainly never recommend this company and I also would never leave these people in my home without supervision. read more

I will edit this review after the actual inspection, but first impressions from the person who answered the phone wasn't that great. She was very short and acted like I was taking up too much of her time. I've called other home inspectors and they at least took the time to ask questions about the property, my email address, my real estate agent name, etc. They also encourage you to ask questions, the person at ABC gave very short answers or told me to just look at the website. I was referred to this company by a friend who said their inspection was very thorough...hopefully their inspectors are more thorough than the person answering the phones. read more

We had our home inspection done by ABC. They were friendly when we called to set up and are moderately priced, which was great. We had high hopes because the inspector was very detailed in his comments to us during his inspection. He was VERY thorough, staying over 2 1/2 hours and explained everything well. All good. But we were disappointed when we got the report (the most important part of getting an inspection, so you have something to show the seller!). It was about 100 pages long because it included a bunch of legal disclaimers that should have been either at the very end or attached as an addendum. We've had many inspections done and have never seen 100 pages of disclaimers. It made it hard to find the real inspection info. Once we did, we were really bummed out that all the great info about the issues with the home were NOT IN the report. He did indicate what passed, what failed and what was marginal, but he didn't provide any detail about what should be fixed specifically and what the specific issues were, etc. What's the point of having the inspection without including that?! Here's an example - there was a screen missing on an intake valve for the heating and dirt and leaves were getting into the system. He recommended replacing the missing screen when he spoke to us. But in the report, it just said "Failed. Debris in furnace." There was no mention of replacing the missing screen. This occured with every item on the report. There are two reasons to get an inspection 1) to know what you are buying and to get a heads up on any issues/costs you might incur AND 2) to negotiate with the seller on what problems they should fix for the sale to move forward. ABC's report helped us with #1 but did not help us with # 2, which is just as important. A buyer can hardly say "trust me, the inspector told me this." The seller wants to see the explanation in the inspection report. We did have the inspection done on the Friday before a holiday weekend, so perhaps the inspector got lazy and just did the bare minimum in the report. Kind of a waste after spending almost 3 hours inspecting it so well. read more

If you are looking to buy an old house in Massachusetts, DO NOT use these guys! They think old houses should meet the building materials and standards of brand-new construction! They look at floors that are not dead level and foundations of stone and scare first-time buyers into thinking the house is going to fall down! Plus, they do not know the new codes...e.g. ungrounded outlets can be replaced with a GFI...they did not know this and thought, mistakenly, that ungrounded outlets are a fire hazard. And re. roof venting, their guy had never seen a cobra ridge vent before, and said, because he could not see the skyh through it, it was not vented... I could go on and on...These guys are a good deal if you are trying to get out of a deal or want to try to get a lot of $ from a seller, but if you want a fair and undramatic evaluation of a house, go elsewhere!!! read more

Highly pleased. I had an inspection done with ABC before with another inspector, and he was good, however I just had one with David Silva and he was beyond phenomenal. I'm buying a small cape and he was there for 3 1/2 hours!! My real estate agent said she got their a half hour before our appointment and David was already there looking at the roof, etc. He did not leave one inch of that house unturned. He was also respectful to the current owners and made sure to turn off lights that weren't already on and to leave their belongings where he found them. He also explained everything without being degrading or rude (the last inspector through ABC I used, was still good however I felt he was a tad annoyed every time I asked questions about things I didn't understand). David explained everything to me in terms I understood (let's be honest, I don't have a clue about electrical or roofing work :) and I felt comfortable and knowledgable about my house when I left. He then sent me a 97 page report with pictures, a table of contents and his phone number in case I had questions about the report!! The report also came the same day, so not only did he spend almost 4+ hours at the house but he typed up almost 100 pages after he left. All around great person and great inspector!! If you're going with ABC, request David. I can't give him a better recommendation! read more
