I found them here on Yelp and I obtained 3 quotes for the job. I had the quotes reviewed by an independent contractor who told me L&R's quote was what the job should reasonably cost. I called 4 references who all had a similar and very positive experience. Lawrence always communicated with me about schedule which had not been the case with other contractors. They were there working on my job every day, not showing up once or twice a week like some others. Any fluctuation to schedule or budget was discussed and agreed upon by both parties. We had a couple of unexpected plumbing delays but that was due to the original build not being up to the current code. I changed direction on a couple of design decisions and Lawrence was right there with me. The work was exceptional and the end product is amazing. I have had the nightmare contractor experience so was very cautious. This was exactly as the process should be and I plan to have them back in the fall to do more work. They tore off our old exterior stairs structure and siding, waterproofed the entire wall, and installed new siding and a stairs structure that is far superior to the old one. Their integrity and work quality are off the charts. The owner, Ahmad Khreshi, did thorough research before starting our well-planned project. I was impressed by his knowledge of current construction techniques and dedication to doing the job right. There were several problems that required Ahmad to think outside of the box, one being how to install siding under our existing power lines conduit which was mounted to the exterior wall at six different points. Several times, Ahmad's crew discovered water damage due to poor work by our developer. Ahmad was extremely flexible in adding repair of that damage into his work plan on top of the bid-upon work. Ahmad was kind and fair, listened to our concerns, answered our questions, kept us in the loop, worked with us on timing, and gave us a couple breaks. His crew was extremely professional and respectful, taking off their shoes when they had to come through the building and isolating interior work areas with plastic sheet dividers. When our project was completed, Ahmad send us the following. I've never worked with a contractor who followed up with an offer of help like this: "Remember, you can always reach out with any technical building related questions, in any trades. We converted two rooms plus a hallway into a master suite as well as split two large upstairs rooms into three. We had structural concerns and lots of logistics to work out and I wouldn't trust anyone other than Mike to draw up the plans to make sure everything is safe and up to code. Al oversaw the projects and was in constant communication with us and regularly was on site to make sure everything was going smoothly. If anything wasn't 100% correct or what we had discussed, he would make sure it was remedied. Big shout out to Franz who even showed up to work the day after his wife had a baby! The M3 team worked late days and on weekends (with our consent) to meet their deadlines, even when the county held them up with permitting issues they still worked hard to finish within our timeframe. We even made major changes to our plans after construction had begun and they were able to pivot and help us get more square footage for the upstairs bedrooms. There were also numerous curveballs that they handled with ease (ya never know what you'll get with an old house). We used KDC to renovate our Kitchen, Master Bathroom, and fix some other issues around the house that involved tiling, plumbing, drywall, etc. We first started with KDC on the kitchen, where we had them install all new countertops, and replace our cabinets, basically a whole kitchen renovation. They handled everything and had people for plumbing, tiling, painting, electrical. Everything was handled for us with minimal involvement other than picking out materials. It was one of the easiest experiences where we picked out what we wanted in their showroom and had their project manager coming to the house to review progress on a consistent basis. With how smoothly the kitchen went, we had KDC fix our guest bathroom where things went just as smooth, and then do a whole renovation of the master bathroom. Similarly, we picked out all of the materials in their showroom and the results were amazing. The quality and craftsmanship is very detailed, with new cabinets, tiling, moving different fixtures to new locations, and installation of everything flawlessly. They even alerted us to a cheaper countertop option that still met our needs. All in all, it seems like KDC worked on half the house and did some in a timely and expert way. We've recommended them to friends and happy to do so for others. It was refreshing trusting someone to do a great job with minimal supervision and we're thrilled with the results.

However, once they got my signature and deposit it was like pulling teeth to the get the actual project scheduled. I'm also a long distance owner, coordinating the project. So it's especially hard not being in the state. I even flew to VA to chat with them but they ghosted me. Apparently only the owner of the company, Rafael, can only schedule projects on Fridays but he's not available most Fridays to chat. Not the person you start the project with. She can't schedule projects. I really regret going with FKBD for the project. I especially regret it because I paid a premium for the labor, and decided to go with this company vs another younger, cheaper company (VA Creative Renovations - Chris is great - check them out) because I thought they would be on top of the project and get it done quickly and get it done well. Apparently not. There was a lack of follow through and communication. When I did ask for timing and submitted my tile choices with Susan, who was my project manager, she had to call over to Rafael, then he'd call me all grumpy for interrupting his day. Seems like there's a control issue. Then when the project was supposed to start there was an issue with the tile I originally chose, even though I had submitted my design choices weeks prior. They said there was a delay with the tile and they had to change the project start date. Meanwhile I'm trying to coordinate with my tenants. Luckily they are the nicest tenants anyone can ask for. All in all they did a great job on my bathroom - eventually. You just need to be really on top of them.
