We were extremely pleased with work performed by DPS in a bathroom and kitchen following flooding damage. While we were referred to DPS through our insurance company, I would not hesitate to contact DPS directly in the future for further work. The quality of their work was top-notch, but more importantly, the communication and reliability of the project manager and the work crews was exceptional. I have used a number of different contractors for numerous projects in and around my house over the years, so have much upon which to base this review in comparison. DPS provided the highest quality overall work with the best communication I have ever experienced. The project manager assigned to our job, Daniel Tepe, was extremely professional and is an excellent communicator. He has a remarkable ability to articulate the repairs needed and explain options to the customer, while also keeping work on track. We were pleased with the professionalism, timeliness, hard work, and skill of the various crews. In addition, work that was subcontracted to Alexandria Carpet One and BK Electric was also well-done, timely, and top quality. My insurance company referred me to DPS when we had water damage to our finished basement due to a failed valve in our dishwasher. From start to finish DPS handled everything and kept me informed of the progress. They submitted estimates to my insurance, scheduled the various tradesmen, and even handled a change in scope after an electrical inspection uncovered additional damage. The project manager, Isaiah, kept me in the loop at every step and answered all my questions. He inspected the work as it was completed and wanted to be sure I was happy with the progress and quality of the work. DPS were recommended by my insurance when I had a dishwasher leak that caused damage to the rec room ceiling below and water soaked kitchen subfloor that had to be replaced and flooring reinstalled, and cabinets that required replacing. Right before the holidays, our neighbor's hot water heater pipe burst and completely flooded our basement from wall to wall. We were completely devastated. As soon as DPS got the call, they reached out to us and we immediately scheduled a meeting to get started on the repairs. Absolutely the worst service ever employees arrive late and leave trash along with no cleanup. Had a half of gallon of paint spilled on my staircase and uneven painted lines around the borders. Contractors were very unprofessional and never responded back in a timely manner to get jobs or estimates done as well. I highly recommend DPS after working with them on the restoration of the multiple walls and doors in my apartment that were affected by water damage from the apartment above me. They clearly explained the nature and duration of the work to be done. Carefully and fully protected my furniture from as much dust as possible including cutting the drywall outside my apartment. Sean, Mario and Carroll did a very commendable job in putting our lower level room back to order. A leaking water pipe dropped the ceiling and soaked the walls requiring a tear down, taping, sanding and 2 coats of paint everywhere. Mario and Carroll showed up each morning at 7:30 am, as promised. At day's end they cleaned any mess ready for the next day. I would recommend DPS to anyone requiring work under their property insurance claim. read more

Thank god for DPS! I was really stressed when our refrigerator water line leaked, damaged the floors in the kitchen, and the ceiling in the basement was also messed up. Our insurance company referred us to DPS. They repaired and/or replaced the kitchen cabinets, kitchen floor, and basement ceiling -- a pretty big job! The DPS team was fantastic during the entire process. From the initial estimate to job completion, they were prompt, communication was great, and they did a great job putting my kitchen back together! We've used DPS for several projects at two homes for over ten years. Most recently we had our entire main level and lower levels repainted, including crown and chair moldings and new baseboards installed. The floor that was installed started to sag and come apart after 3 years. Contacted them and was told ohh well, your just outside the limit of our warranty. Seriously, a $9k floor failing after 3 years... like wtf! This company is shady. read more

We used DPS as our insurer also recommended them. The roofing repair was stop and start and what should have taken 1.5 days took 4-5. The biggest issue is the damage to our lawn and landscaping. Whatever chemical/tarps they used completely destroyed sections of our lawn. We had shubs that were in very healthy condition which now have to be replaced. Many of our neighbors had roof repairs and none had any lawn/landscaping damage. We also continue to fine bits and pieces of roofing materials all over. read more

I will NEVER use Diversified Property Service, Inc. EVER again... We had water damage to our unit just before Thanksgiving and we are still dealing with not having a bathroom to this day. It is just a few days before the New Years and they are not done and continue to break stuff while they are repairing the initial damage. My New Year's resolution is to inform all who read this to use ANY OTHER COMPANY. Our entire experience has been painful from the beginning. They damaged our toilet, vanity, mirror, washer and dryer connections and our walls. During the drywall repair they had to sand and that caused a ton of dust to go everywhere including our carpets. We had to fight to get our toilet repaired and we are still fighting about the entire service. read more

DPS was the only reason my family and I had to live in a hotel for three months while only four lines of a thirty page Repair assessment was completed. They were recommended by our insurance and it went well until we signed the contract with them. Their representative intentionally left the timeline section blank under the auspice that multiple homes were damaged simultaneously during heavy rains. We immediately asked for the contact information for several others we would have to work with like flooring and other specialties. We were stalled for over a month, then told they only work with one or two companies and to use their people or find our own "which may not be covered by the insurance". Every attempt to contact Dan was unsuccessful and resulted in short and ambiguous phone calls every 10-14 days after repetitive phone calls, texts, and emails that never addressed any question asked. They were highly knowledgeable and made us aware that they may have to contact our insurance for additional funding for complications. In the half day of work completed, they had to submit several "supplements" and request an assessor. These things were brought up the first day of meeting the rep, although no work was scheduled for over a month after meeting the repair assessor from DPS. Two months after agreeing to use DPS, we contacted the insurance to update them on what was going on. They sent an email requesting the paperwork. After an additional month of contacting DPS about everything, we contacted our insurance to follow up. Their records indicated that they hadn't received any communication (even after calling DPS and emailing for the documents) since the initial contract was signed almost three and a half months before. We severed the relationship and hired a different contractor. DPS then sent an adjusted bill claiming approximately half of the amount for the Repair for work that was never done. Three weeks later, they admitted to only completing less than 5%, yet claimed an additional 10% of the total repair cost due to "the small spaces that had to be accessed". Don't use DPS. They will stall your project, intentionally underbid, and leave you stressed until they are given complete control over your home. Try getting assessments from others and do your homework. We blindly followed the recommendation of insurance and our house is still being repaired. read more

Run!!! DPS is absolutely the worst group of contractors that we have worked with in over forty years!!! What was scheduled to be a two week job turned into a three month job and is still not complete! Every aspect from the rude, belligerent, inept wall paper hangers, to the painter who never showed up on time... if ever, to the cabinet makers who couldn't hammer a 2x4 together, let alone rebuild a cabinet or even order a new one after three months of not returning calls has been an absolute nightmare! All I can say is DON'T LET THESE CLOWNS IN YOUR HOUSE! We have had to fly in our daughter from out of state twice to help us clean up, oversee, call and communicate with people who barely speak English. I cannot believe that our insurance provider listed them as our preferred provider or that they have an A plus rating from the BBB! Of course they have not had ANY reviews (they must be submitted for review...hmmm) on BBB since 1/19/99...so what does that tell you? If I could give them a negative rating I would have. My experience is consistent with the previous two reviews.... I had some roof damage and damaged drywall from storms recently. Got the quote from DPS that led me to believe drywall would be replaced in addition to shingle repair on the roof. Every element of this repair was flawed. The shingles do not match on the roof repair. They did not even replace the damaged drywall in the ceiling. They just retaped the drywall seam and repainted. The Project Manager completely forgot to include one of the bedrooms that was damaged in the quote so they had to retroactively go back and add that to the work. They failed to apply the right paint color. It took 3 days to complete a 4-5 hour job. Now that the job is complete, I have now noticed scratches and damages to walls, stair-case railing, and mantle where they were moving scaffolding around like a bumper car. For clean up at the end of the project, one of the crew members walked around with a Bounty paper towel wiping up dust, paint, etc. when in actuality all he was doing was smearing the dust and paint all over the floors. My house is a mess as a result which is surprising considering they didn't even replace the drywall in the first place. I cannot recommend this contractor. read more
