Booking with absolute charm was the worst customer service experience I've ever had. I am in the wine industry and have stayed with them a handful of times expecting it to get better, but each time it gets worse. This last stay, the A/C unit was not working in the house but when we called the company to ask if we could switch to a different site they instead threatened to charge us more money. We had to repack our things and look for a different hotel to stay in at 11pm since absolute charm was so unaccommodating. No one seemed concerned about providing a positive service experience or even apologized for the inconvenience they put on our trip. Even the locals I encountered said they've heard their customers complain about booking with this company. A manager never once offered to speak with me, apologize, or offer me a refund for my time. For the rates this company charges, you would expect excellent customer service and customer retention, but this clearly is not a priority for absolute charm. I will definitely be notifying my fellow industry members and friends to never stay with this company. read more

Do NOT use this service or stay at the ACE OF HEARTS. My husband and I stayed at the ACE OF HEARTS - - and the owner spied on us or lived next door. CREEPY. And to top it off, there were many unnecessary extra (and hidden) fees. It was the first and last time I'll stay at ACE OF HEARTS and/or use ABSOLUTE CHARM for any future visits to Fredericksburg. My boyfriend and I had a wonderful weekend stay in the Arbor Cottage. It was clean and very close to Main St downtown Fredericksburg. We had a few issues the first night with the private hot tub and cable but the home owners were very responsive and came to fix everything very quickly the next morning after we called. The check in and check out process was extremely easy. The access to the larger pool and public hot tub was great as well! We will stay again!!! read more

We recently rented Idle Wild from Absolute Charm.I submitted a review to Absolute Charm and they never published it, nor did they contact me to address my concerns. It is a major pain to have to go to their office and pick up and drop off the keys. Something that isn't an issue when using one of the big vacation rental sites. First off let me say we are frequent visitors to Fredericksburg but have always used well known vacation rental services and have never encountered a problem. Idle Wild is a cute cottage in a somewhat run down area of town. The houses are hit or miss either neat as a pin and cute to run down with trash all over the lawns. It is fairly far form the center of town and it seems the further away you get, the more sketchy the neighborhoods become. Unfortunately, Idle Wild is smack dab in the middle of one cute charming house, and one somewhat run down one where the owners do not take care of their property. Most unfortunate was that the backyard of the neighboring run down house was literally 2 feet from the screened in porch. The owners of Idle Wild have made no attempt to put up a fence or bushes to hide the neighbors unsightly backyard full of children's toys, a makeshift pen for their new constantly barking puppy, cans of spray paint and their game area where the men played washers every night from 5:00 until 1am, drinking and swearing loudly in spanish and english. So, we really didn't get much use out of the screened porch which is one of the main reasons we rented this cottage. The cottage is cute and as pictured, however, it is tiny. I'm glad it was only my husband and myself. We never could have fit four people in there, although there are two bedrooms. We had to use the queen bedroom for our stuff and to get dressed as there is absolutely NO room in the King bedroom to even store your bags.The room is far too small for a king bed. In fact, you have to walk sideways to get to the far side of the bed. The bathroom is not much bigger with no counter space and barely enough room to turn around in the shower. The kitchen is basically equipped but the coffee maker took 1/2 hour to make 1/2 a pot of coffee and the creamers they leave for you have gone bad. If Absolute Charm were an honest company, they would print ALL the reviews, not just the glowing ones from people who do not know what is is they should be expecting from a $150 a night rental. I find it hard to believe that NO other renters have encountered what we did,Yes, this rental is on the cheaper side for Fredericksburg but we could have rented a hotel room for much cheaper and had a better experience. Lesson learned, Home away, VRBO, Flip Key and the like are eating these people's lunches for a reason! Will not be surprised when Absolute Charm goes out of business. read more

My friends and I were looking for a peaceful get-a-way for New Year's Eve and we found the perfect place! The Andees B&B (booked through Absolute Charm) was brand new and so beautiful! Located 20 minutes outside of town in the country, gave us the quiet, rest and relaxation we were looking for. The owners are absolutely delightful and have gone to great lengths to make their B&B one that is top-of- the-line. Their attention to every last detail did not go unnoticed. The continental breakfast was so much more than expected, as was the champagne, snacks and the little "extras" left in the guest rooms. The owner Tim was so kind to build a fire in the fire pit for us each night. It is truly a beautiful, serene environment that was just what we were looking for. I have no doubt that this place will be fully booked in no time and we can't wait to return. read more

Absolutely HORRIBLE. We arrived to a room with many problems and when I called Gretchen refused to show me another room saying she'd give me back our money and we'd be on our own. Panicked and already feeling as if our romantic getaway had been ruined and we'd just need to go home, we called the home owner who personally found us another place to stay since AC wouldn't. He saved our trip when AC didn't care enough about their customers to do so. We had big issues we the other place like it wasn't clean, hot tub had gross film, bugs in the coffee pot, the path to the door was so overgrown you had to walk through bushed to get in, the Internet didn't work. They wouldn't even taking $10 off a night or even offer a simple apology. Horrible people, horrible business ethics. I will suggest the owner of the home who did so much to help us and save our trip, as for Gretchen and AC, I will tell everyone I know to never do business with them. read more

Stayed at Kadens Cottage. Booked two nights, payed for two nights, only could stand One. Cottage. No way. Converted two car garage, garage doors still attached. Photos on the advertisement did not reveal the garage connection.. Room dark, no ventalization, TV barely worked , snowy like 1955, bed advertised Sleep No, hard and real uncomfortable . Door knob came off in my hand when we arrived. No shower, hand held wand. Could not endure last night. Beware!! You won't get a re-fund or any sleep. read more

My Husband and I stayed at the Lincoln Inn Bread and Breakfast to celebrate New Years. We had a wonderful time and room was cute and clean.

We were referred to Absolute Charm and booked one night at the Queen Anne's Julia Room. "NOT IMPRESSED" We got to the room for the night late and began to be very disappointed in the accomodations. One of the pillow cases had stains on both sides of the case. The shower water would only get tepid, so the bath tub had to be used. The bath tubs stopper would not hold the water. The towels were stained and thread bare. The transom window did not have a cover on it, so the light from the outer room was in the bedroom all night. Dirt on the floor in the corners in the bathroom. We enjoy staying in B&Bs also to know the history of the house. The only history was from the website which said the house was built in 1904. When I called Absolute Charm, they apologized and said we should have called even at 10:30pm....They have offered us a $20 refund - DISAPPOINTING! read more

At the last minute my husband and I decided to go to Fredericksburg over the labor day weekend. We went on the www.absolutecharm. com website and of course most places we liked and that were in our budget were booked. Then we saw the listing for the Rockyhill B & B. When we booked on the Wednesday evening all of the suites and cottages were still available. We stayed in the Cowboy Suite bc it was the only lone standing building. When we arrived on Saturday we saw that all the units were booked. Rocky hill is on 290 near the wineries. It was about 7 miles outside of Main Street Fredericksburg. The Cowboy suite is just one room with a bed, 2 recliners, a small coffee table holding a small refrigerator, 2 wine glasses and a few silverware. There is a TV with satellite an armoire with an iron, ironing board and blow dreyer. The restroom has a large stand up shower with plenty of towels. One night we sat out in the court yard and had wind, crackers and cheese. You pick your key up in town at 3pm and can leave it in the room when you check out by 11am. Pros: The area is quiet and peacefull. There is coffe,tea and sugar available. You are given a $6 voucher per person for breakfast. Several restaurants to chose from. Ex. Andy's, ?Rathkeller's?, Sunset Grill (my fav), a few more. Some places let you use the voucher for luch or dinner instead of breakfast. Cons: Lighting in bedroom could be brighter. The sign on the door rattles at night and is annoying. Curtains could be longer and wider. The mattress could stand to be updated. read more

We stayed at buckhorn cabin for our 5 year anniversary (a surprise for my wife) and we loved it!!! This rustic cabin is pretty cool. Absolute charm was warm and friendly!!Nice people and made us feel welcome. The bed in cabin was awesome and the hot tub was a great amenity. It was a stay vacation for us however we felt a million miles away in the charming cabin. If you need to get away call these guys! read more

After I had booked the room, I read the reviews and was somewhat worried. When we went to check in, all the ladies there were very nice and helpful. We stayed at the City Hideaway, which is in the backyard of the City House. Overall, we were pleased...here are the good points: 1. AC - worked great. 2. Close enough to walk to downtown. 3. Full sized coffee pot and fridge. 4. The property backs up to Barons Creek, which was nice. We would sit on the patio in the mornings and drink our coffee and in the evenings drinking our wine. There were deer on the other side of the fence and lots of birds singing background music. 5. I am marking this as a plus, although some people might not think so...we did share our patio with the people in the main house. We all got all along so it was all good. Bad points: 1. There was a dying wood roach on the floor. Ewww. But this is Texas and I know those little buggers live everywhere and maybe he got there once the maid left. But never the less, I don't like them so they are getting hit on this one. 2. The bath mat in front of the shower looks like it had been chewed on by a dog or something. The owner should be able to spend $15 and get a new bath; it makes the place look trashy. 3. The ironing board. I travel with my clothes in a bag..not hanging up. So needless to say, they need to be ironed. The 'ironing board' provided was this sad little table top thing that was nearly impossible to use. Yes, I know regular ironing boards take up more room, but they really need to get one. 4. Although the drive way could have been an issue, it was not for us. They tell you to park in the drive way, so you have to share it with the other people in the main house. If you are not on the same schedule, you could find yourself blocked in, having to wake them up to move their vehicle or vice versa. 5. Since we were not in a true bed and 'breakfast', we received coupons for breakfast or lunch. But the only places they were good at were restaurants on East Main. We are on West Main. I guess we could have driven there, but we liked walking to downtown. All in all, we would probably stay there again. I really liked the fact it was close to downtown and the backyard, although it could be a lot more inviting. It also had a charcoal grill, which is nice. read more

I will not review the B&B we stayed at here. My sole review is for the quality of service that we received from the management company Absolute Charm. Put simply, it left a lot to be desired. At check in they neglected to tell us that doors on some properties lock behind you. Picture this - 3 "oldish" women head to the back patio with a bottle of wine, no phone and no key. At a little after 10 when someone needs to go to the restroom - SURPRISE - The door locked behind us and we are LOCKED OUT! Again we have no keys or phones or shoes. After the sheer panic subsided - we walked to the street and noticed a couple of neighbors walking their dog. We explained our problem and they offered to help. They called Absolute Charm . . . no answer and no emergency phone number provided (we had an emergency phone # - inside the locked house!). The wonderful neighbors tried everything they could down to an including a locksmith and the local police. Some didn't answer and some couldn't help. After searching every corner, ledge, rock and tree in the pitch black night we found a hidden key shortly before midnight and were able to regain entry on our own. ADVICE: TELL GUESTS when they checkin that doors lock behind you - don't put it in the fine print and leave them to discover it on their own afterwards. PUT SIGNS ON THE DOORS to alert guests. PUT EMERGENCY CONTACT #'S on the exterior doors and windows so that guests and POLICE know who to call. On another note - when you give out the restaurant coupons for $7 breakfasts please give a coupon for each meal. When we tried to redeem the $14 coupon for just one breakfast we were told that we could only take $7 per meal per person - totally understandable. When there are three people that equals $21 but with the $14 coupons you must present 2 (totaling $28) and they will not give change - so we lost $7 each and every day. read more

Me and my boyfriend spent 2 nights at the Rockview Cabins to celebrate our anniversary. I originally picked these cabins because they were close to Enchanted Rock (the reason we mainly came to Fredericksburg); however, the cabin's close proximity to the historic downtown made our 2 days there much beyond Enchanted Rock. The cabin itself was simply lovely: comfy king bed, fridge, stove, all tools needed to cook ourselves dinner one night, a fantastic bathroom with whirlpool tub. The deck was fantastic with two swinging chairs with a simply breathtaking view of Enchanted Rock. At night, it was really funny to be gazing at the stars only to hear the sound of pack of pigs running about. The only downfall of our time at the cabin was when I was stung by a small scorpion in the bathroom. I called the owners of the property and the nice woman rest assured me that I would be fine, and was extremely apologetic. Considering the great time we were having, I couldn't be mad. The drive in the property, while a bit of a drive, was scenic and hilarious when we would bump into cows during the drive. Because we loved it so much, my boyfriend will now be bringing his family to these cabins in July. The cabins aside, the Absolute Charm staff was very accommodating and sweet. They took care of us and the meal vouchers took us to great places for breakfast and dinner. We'll be back! :) read more

My husband and I stayed at the Enchanted Haus (formerly Peyton's Loft) and absolutely fell in love with the place. Great location and everything was just as advertised. We received breakfast coupons which was not expected so definitely an added bonus. The hot tub was fantastic. Any time we had questions, someone always answered from the list of numbers we were given. I highly recommend this place. My wife and I stayed at Chardonnay Hideaway at the end of March. This was basically a shed with a dirty bathroom. The bed was the worst I can remember sleeping in. The mattress was so old it had visible body indentions and was so soft it was like sleeping in a hammock. I would have dragged the foam topper off onto the floor but there wasn't enough floor space. The bathroom had black grunge or mold around the baseboards and in the shower. The coffee maker had stuff in it I couldn't scrub out. There is no closet but a clothes rod behind the door without any hangers. The property is behind a nice bungalow house but is bordered on one side by a motorcycle repair shop with the associated Harley Davidson noise and pitbull guarddog. On the other side is the parking lot for a beer garden and at 4:30-5AM the garbage truck rumbles by your window and empties the dumpsters next to your wall. No sleep after that. You can try the "Call for any problems" phone number and leave a message but after 5 tries with no response we just quit. I wouldn't pay $50 for this place if I needed to get out of the rain. The advertisement looks great because they show the bungalow house but it is basically an outdoor shed without the charm. read more

We stayed at Cherry St B&B, when we arrived, we couldn't figure out how to turn the fan on, so we called the number on our map. It happen to be the owner, Jeannine Jordan, who lives 7 hours away, and didn't mind telling me this several times during our conversation. She kept saying it works just jiggle the on & off switch, she was very rude. After I told her nothing was working she gave me her daughter's number in Fredricksburg. I called her and she told me which switch it was and it finally came on. The bedspread and pillows were beatiful, but there was a note that this set cost 2,299.00 to be replaced and it would be charged to our credit card. Why would anyone put such a costly item in a place that many people stay in. We took it off the bed, folded it up and put in the closet, till we left on Sunday. There was one roll of toliet paper for 3 nights stay, I did go over to Absolute Charm and asked for more toliet paper and more wash clothes, only had three. The hot tub they showed in there pictures on line looked so nice. The only problem they forgot to tell you, the only to get to it was out the front door, up a driveway and than across the yard to use. FALSE ADVERTISING!!!!! For my Bday, I decided to go online and book The Buckhorn Cabin through Absolute Charm. I reserved a weekend in October for $139.00 per night without problem. A week later, I receive a call from Absolute Charm stating that oops, so sorry, that there was a computer problem and The Buckhorn Cabin was in fact $350.00 per night and that I would receive their bill via email. I stated unfortunately for Absolute Charm, I was paying the $139/night, what was advertised. I finally asked to speak with the manager, it was a matter of principle -Absolute Charm as a business, should be obligated to honor the price advertised. Boy was I wrong! Kristin, the manager stated that October was very busy and that $249 per night was the lowest the homeowners would go on the price because the $139 would not pay their mortgage and they could get someone else easily to pay the $350/night! I advised Kristin that this was Absolute Charm's mistake and that they should make up the price difference. Kristin stated that I could cancel the reservation, pay the $250/night, or they would try to find a B&B in the $139 price range. I did indeed cancel my reservation and I will never rent a B&B through Absolute Charm. I am sure The Buckhorn Cabin is beautiful and absolutely sure the only thing Absolute Charm and the owners of The Buckhorn Cabin care about is the money in their pockets. We stayed at Ella's House which is managed by Absolute Charm. It is in a great location just a few blocks off of Main Street, and the house was clean and comfortable. The pictures are very accurate except that there is no umbrella in the backyard area near the Jacuzzi. However, our stay in Ella's Haus was NOT great. When we checked in, we were told that the home was actually being sold and the buyer wanted to do a final walk through during our stay. I asked if there was anyway to do the walk though after we left, and we were told 'no.' Just after we had unpacked our car and started to get settled in, we heard guys outside moving things from a storage shed into a trailer. While they were there for several hours making a good bit of noise in the early evening during the time we were putting hour 2 year old daughter to sleep and hoping to relax in the hot tub (we brought a baby monitor), we assumed this would be a one time thing that night because the house was being sold. Unfortunately, they showed up again the next night. We called the management company (Absolute Charm) to complain, and we were told that no one was supposed to be there but they would check with the owners. The next morning was the very urgent walk through occurred - 8 people who were friends of the buyer wanting to look, not the actual buyer trooped through the house. Then, that afternoon some different guys showed up and started moving stuff outside during our daughter's nap, and a few hours later the original guys from the two nights before showed up again for a while. We called to complain yet again, and were told we could move to a different rental house. However, this was the last night of our stay and we felt it wasn't worth it to spend the last afternoon of our vacation packing up all our stuff, unpack it at a new place for one night, and pack it back up again in the morning to leave. Guys showed up again that evening for a few hours. To top it all off, workers showed up at 7am the final morning of our stay to rip off and replace the roof of the rental house next door. It was very loud. So, what you should know about this rental is that it is actually one of five rental properties located right next to each other that all have the same owner. There is a one very large house across the street and then Ella's Haus and three other small rentals are very close together on the other side of the street. The little houses are so close to each other, that you don't actually end up with very much privacy. Additionally, even after the sale the properties still appear to be managed by Absolute Charm which is what I would be most concerned about as a prospective renter. When making it clear how disappointed I was in our stay at check out, I actually learned that they (1) knew that the sale was going to close during out stay before we even made the reservation, (2) had moved most of the other guests with reservations at the five properties to different properties but had not moved us for some reason, and (3) knew that the roof on the house maybe 20 feet from our bedrooms would be replaced during our stay. I do not believe a property should ever be rented in those circumstances without spelling the situation out clearly to the guest. Absolute Charm manages over 100 properties in the area so they (1) should have had the experience to know better and (2) had plenty of alternative accommodations to offer. Our stay was from Tuesday afternoon - Friday morning when many rentals are vacant. Rather than offering to move us at the end of our stay, they should have offered to move us when we checked in. At check out, we received a small discount. However, we would have preferred to pay full price for a peaceful vacation. read more

Our children give us a gift certificate for Absolute Charm B&B, we have enjoyed it till recently. We stayed at City House Hideaway and were not very pleased. It is cute but for the price we paid, we expected better accommodations. There are 2 arm chairs that were very wobbly and I almost fell out of one of the chairs. NOT comfortable chairs and we didn't sit on them again! The wash cloths had holes in them as well as the rugs in the bathroom. The shower was a joke, hardly any room to move around-so don't drop anything. Also called the number that was provided to see about chair cushions for the outdoor furniture, you guessed it, they didn't have any cushions. I think the B&B management should go and check out these places they rent to make sure the places are comfortable and safe for guests. Too over priced for this property. read more

My boyfriend and I booked a two night getaway with Absolute Charm B&B and stayed at the Spring Creek Cabins (Peyton's Place). We had an absolutely amazing time! When we arrived to our cabin, there was romantic music playing, which really set the mood! The hot tub was very enjoyable. The view was beautiful and all the different animals to see coming and going to our cabin. Everything was perfect and turned out to our satisfaction. When we picked up our packet and key to our cabin with Absolute, we were greeted with very friendly service and the lady who helped us was very helpful and made us feel welcome. We definately will be booking the same cabin with them again! read more

Our stay was terrible. We drove 7 hours for a long weekend getaway for our anniversary. While we enjoyed the scenery, the history of the town, the restaurants, the cabin we stayed in was inhabited by some very unwelcome guests. We stayed three nights in Rockview Cabin #2 and started noticing strange bites after our first night there. By night number two and getting up the next morning my husband was covered with over 100 bites and I had them as well. When we got back home we went to the doctor and was immediately diagnosed with scabies. For those that don't know what they are they are mites that live in bedding and live off of a human host. They bury up underneath your skin and lay eggs and then you live with them for next 6-10 weeks. We went through washing our linens every day, towels, 3 rounds of antibiotics, and more. The most Absolute Charm would do is say sorry and that was after trying to get them to respond to us for 2 weeks. Not a letter of apology or refund my deposit. We will never stay with them again. For a hospitality company in the hospitality industry they were very unprofessional and very unhospitable. I have more courteous help from the Holiday Inn Select. read more

Make sure you buy travel insurance. My sisters and I purchased a weekend get away for our dad and step mother. Schedules were checked, everything was a go an they were looking forward to it, then her mother passed away suddenly. I called to see about canceling or rescheduling and was advised rudely that I should have purchased travel insurance, nothing they could do - that's the policy. I understand you need a policy so people don't cancel for any silly little reason and then you end up with vacancies and that's bad for business. I think what's worse for business is heartlessness. It's a bed and breakfast and should be more personal and I really thought a HUMAN would understand her MOTHER PASSED AWAY! They don't care and have absolutely no empathy at all. That should be there name - Absolutely No Empathy. I will never go there and intend to spread the word. Rude staff - AVOID Absolute Charm. read more

Belcher Cabin booked though Absolute Charm. Beautiful, rustic cabin but has a huge problem, the door locks. Upon arrival, we had problems getting the front door unlocked but with a little patience, we finally got the two locks to open. Later that evening around 1000 pm we went outside to sit in the hot tub. When we tried to reenter, we discovered the back door had locked behind us. No phones, no clothes, and dropping temperatures, we had no other course of action but to break one of the small window panes to open the lock. Upon calling the next day, I was informed that even thought the lock was old and defective, it was my responsibility to pay for the window. Was told I should have read the fine print on the paper they gave us a check-in which did state that some of the locks at the B&B locked behind you so to take your key. At check-in, the attendant did go over the sheet with us telling us the directions to the B&B and who to contact but said nothing about the locks. The following day in the daylight we could see others had experienced the same problem because it was quite obvious they had used knives, etc.to pry the door open based on the gap between the door and the lock. Also, the owner of the cabin had prominently displayed signs at the windows telling us not to open the windows. If she would have a similar sign by the door, this event would have never happened. Bottom line - FIX the problem if you know you have one! read more

If I could give negative stars I would. I called to make a same day reservation since their website will not allow you to do it. The woman I reached was kind at first and stayed on the phone with me for about 20 minutes looking for a place that was available. Their system would not tell her which places were still available so she had to click on units one at a time. She finally said she would keep looking and call me back. About 45 minutes later I had not heard back, but found a place on their website that looked like it might be available. They put me on hold for over 20 minutes when I called back. I ended up hanging up and booking through all seasons, and she never called me back. I realize that a same day request was annoying, but I hope they realize their ridiculously rude behavior has cost them several reservations. I am in Fredericksburg at least once a quarter, and will be returning in October with a large group. We will not be using Absolute Charm. read more

This review is regarding the responsiveness and integrity of Absolute Charm in general, and the condition of the Butterfly Cottage in particular. My husband and I often enjoy staying in B&B's, and have done so in Fredericksburg several times, so for his birthday weekend, in November, I booked a cottage with this agency, which I had not used in the past. I never will EVER again. Our stay at the cottage was fine except that it was musty, dusty, and just generally not very well cleaned. At night we did not sleep well. Well, just a couple of days after we got home, we were itching and scratching like crazy and discovered that we brought home some very unwanted souvenirs: BEDBUGS. This most definitely is something we have never had and did NOTpick up anywhere else. I called the agency to let them know that I don't WANT anything from them, but they need to know that that cottage was not clean and was infested with bedbugs, which we now have, and they should not allow people to rent it until it has been treated effectively. They said they would be in touch with me. We have heard not one thing from them....only a mass email suggesting that we purchase a gift certificate for a "thoughtful Christmas present" etc. Um, no. Oh, and by the way? if you want to stay there, it's available! It's open and they are booking people into it. It is not simple to eradicate these pests either; so far we've spent $650 for a pest control specialist, not to mention thrown out and repurchased several expensive pillows, as well as $182 altogether at local commercial laundromats for cleaning down comforters, quilts, towels, etc. That's so far. Tomorrow the pest control guy returns for a THIRD time to tear down furniture, remove drawers, and treat the entire house again. THat's because although the adult bugs are dead, now their eggs have hatched and we're still being eaten alive every night by the little bitty ones. So, another half-day off work, removing pets for four hours, and trips back to the laundromat. Let's hope this is the end of it. BEWARE. Do NOT trust these people. read more

Do not use this service!! I went to their site and found a property that was suitable, but I had one important question about it. I called and spoke with someone at AC who proceeded to answer my question to my satisfaction. I then booked the property based on their information. What a mistake!! The morning following the booking, I left to go out of town on an unrelated trip. Upon my return, I discovered a voice mail had been left on my home phone telling me that the answer I had been given to my question was WRONG. I called AC and let them know that I would be unable to use the property as it no longer met our criteria. I was completely exasperated as I had spent a very long time searching for just the right property, and the thought of going through all of the time and effort again was daunting, to say the least. I received no apology for the fact that they had misinformed me about the property. In fact, Karen said she "hoped" that management would give me a full refund!! I was certain that they would. Subsequently, I received am email from AC indicating that they were going to "retain" $25.00 of my initial deposit!! Of course, I called immediately and spoke with the manager, Kristen Kitchens, who not only did not apologize for the fact that one of her employees caused this debacle, but reiterated that she wanted my husband and I to pay for it!! The reservation dates were for a couple of months from now, giving them plenty of time to rebook. No amount of discussion with her would cause her to budge from her position that regardless of the error on their part, they felt entitled to our money. Absolute Charm? Hardly. I have used Gastehaus Schmidt successfully for years to book properties in the Fredericksburg area, and the first time I decided to try a new service, it backfired big time! My husband and I made reservations to stay 2 nights at the Lily Suite. Five days before our stay, our 4 year old son was air lifted from Corpus Christi to Texas Children's Hospital and diagnosed with Acute Lymphoblastic Leukemia. I called as soon as possible to cancel (so days in advance) and the lady I talked to was completely and utterly heartless. Zero compassion for our circumstance, ZERO. I explained in detail and offered to have a doctor here in the PICU (where we still are) send a letter and she said, "you didn't purchase insurance, so I can't do anything for you". Worst days of our lives and could really use the extra money for the $100 a week it's costing us just to park here. I did ask for a supervisor and she said, "she's not here, she'll be here tomorrow and she'll tell you the same thing I've said." I've never been treated so poorly. The supervisor did call me yesterday and although she was much nicer than the first girl, she said, "I'll see what I can do." I haven't heard anything yet. I pray that this heartless business sees the need and has a little compassion! Ridiculous! read more

I had no problems booking over the internet. I booked the Abendmahl suite for the pool. When we arrived the place had not been cleaned. Bed was not made, trash was full, wet towels were hanging up,, dirty dishes sat on the table. I called the reservation service and explained the situation. She was more than nice and told us she would move us. Unforunately the only place they could move us was Queen Anne's which is a gorgeous house and the rooms are all nice however we did book a private place and Queen Anne's is not. Luckily we did have the place to ourselves for a night and the next night only one other room was occupied. However considering the circumstances it would have been nice to have been upgraded to one of the larger rooms but that did not happen. I don't blame the reservation service for the Abendmahl suite not being cleaned. It was explained to me that the owners completely forgot we were coming. Mistakes happen. I get it. I just would think a slight upgrade at Queen Anne's would have been nice. read more

The cabin and view were average and for the most part could be an enjoyable time there. In our case that did not happen, we we arrived there were large black ants dead on the floor, counters, bed and furniture as well as live black ants crawling on the bed. My wife was very unwilling to even unpack our luggage. I did call the owner as per instructions from Absolute Charms and was advised by him that he was out of town and that there was really nothing he could do, he did offer to take $100 off the bill if we cleaned the cabin ourselves. My wife found this unacceptable as we should be on vacation, not cleaning a cabin before we could stay, also the fact there was still live ants in the bed. The most troubling issue that upset us the most was the response from the staff at Absolute Charm, when I went to their office they simply said there is nothing we can do and we are sorry, they did not offer to find someone to try and clean the cabin nor remove the ants. I did become upset as this was Valentines Weekend that we had planned months prior and the lack of concern by the staff made the matter worse. It even came to the point the staff became upset and stated to me that no one else in the other cabins have made any complaints. I felt the staff could have been much more understanding and tried to find a solution to the problem other than saying sorry we will refund your money. They showed no concern or care about the fact we traveled 3 hours to get there and now basicaly had no where to stay, I will say that area Hotels were very helpfully in finding us a place to stay for the weekend, a simple gesture the staff at Absolute Charm could have assisted us in. I would strongly suggest to avoid Absolute Charm and go to another B&B that will hopefully have better customer service or even some concern about your stay. read more
