I've done a number of real estate transactions over the last couple years and fortunately for me, I used Coastal Pacific for the two transactions that turned out to be the most challenging. One transaction was a property sale using a 1031 exchange. Justin and Susan were instrumental in making sure every detail and requirement was addressed and adhered to. My most recent transaction was the sale of my primary residence where material information that jeopardized closing was not provided by the buyers' agent until less than a week before closing. To say that I was stressed is an understatement. I did not know from one day to the next if the transaction would fall apart or close ... up to and beyond the closing date. Throughout the transaction, Justin kept me informed. He told me my options; he listened to my concerns and frustrations and he tried to get my questions answered by the buyer's agent. He was realistic yet not pessimistic. When I needed space during the most critical days of waiting for the buyer to perform, he gave me space while working steadfastly to affect a successful outcome. Justin listens. He has invaluable experience in the industry. He is professional, responsive and part of a super team along with Susan and the title/lender/escrow companies they have done transactions with successfully over decades. Teresa is the consummate professional. Not only that, but at every turn she provided the positivity I needed when we were turned down several times. She is so knowledgeable in not only the rental market, but purchases and the real estate market in general. She is so communicative, which is a must in this fast paced environment where literally every hour that passes is critical and decisions need to be made quickly. She reached out to agents and owners and got me in front of people I otherwise wouldn't have, and I am happy to say we have secured a rental! Was originally managed by another company, but switched to CGP maybe 6-8 months after I moved in. As the poster below writes, they property manager turnover is insane. I think we have had at least 7 property managers since they started managing the apartment. And each one complains constantly about how much they have to do and how they're just learning the ropes so "bear with them" while they get up to speed. I think it's all an act so they can avoid actually doing anything. That or maybe they're so stressed from working at this awful company that all they can do is complain to their residents about how hard their jobs are. My apartment (at Antone Corp) is falling apart: chunks of ceiling falling off, closet doors falling off tracks, cabinet doors peeling and falling off, gross old carpets and floors and lousy with termites but the grounds are well maintained and the rent is reasonable for San Diego. I was quite happy living here until today because I'm a grad student and I'm happy to put up with a dilapidated apartment if the rent is decent. Also, one of the primary reasons I live here is because my work requires frequent stretches of travel of long duration (up to 2 months), and I have a place to park my car when I'm traveling without worrying about being towed. Today my car was towed from my assigned spot because they suddenly decided to tear down the carports when my roommate was out of town and I was leaving for a work trip. I don't have a copy of my roommate's keys and she was out of email and phone contact. Also not sure if I'm legally allowed to move her property without her knowledge or permission (leaving it in a place for a long duration where it could be towed as well). I also went out of town shortly thereafter, and would have had to leave our vehicles on the street or at the local grocery store (what the property manager said to do) where I certainly would have been (rightfully) towed. I communicated this right after receiving the notice to our new property manager Greg (I think he's been here three weeks) and he said he'd talk to the owner and get back to me. He didn't. Until yesterday, when they emailed me to tell me I had until 7am this morning to move my car. I told them I'm out of the country and can't move my car with 16 hours notice. Today they emailed me to tell me they towed my car. I complained to the regional manager Maegan and was told that it's "not their problem" if I can't move my car because I'm out of the country. She said that they're not legally required to give any notice at all, and the notice posted on my door was sufficient. You're telling me that I'm not even allowed to go away for a weekend without risking getting my legally-parked car towed from my assigned spot? I'm sorry, I thought I was renting an apartment, not in prison. Maegan also said something about a section in the lease that says they only need to give 24 hours notice to make repairs, but later said they're not required to give notice of repairs at all. I repeatedly asked her to tell me the sections of the lease where these things were stated (I've read the lease and none of what she was saying was in there) and she would misdirect to something else. I asked her how she suggested I should have moved the vehicles when I'm not in the country and she said I could have contracted my own towing company to tow my vehicles somewhere else. What? Also how am I supposed to see a notice on my door when I'm in a different country? Did I miss a clause in my lease that only clairvoyants are allowed to live here? And oh my god, the notices. Barely a day goes by when I don't come home to some random notice posted on my door. This company has felled several forests with the number of notices they print out. They have apparently never heard of email (except when they're claiming you've violated your lease for not moving your car at their whim). One person three buildings over smokes weed once and there's a notice on everyone's door about the smoking policy. We're not even allowed to have one potted plant near our door because of "fire hazards". Just empty beige hallways. One of our first CGP property managers (Tammy) kept saying we never gave her a copy of our key and we needed to provide a copy. We gave her at least three copies. She lost all of them. Then she claimed her irresponsible assistant accidentally threw the keys away. She didn't have an assistant. Every new property manager also contacts us to tell us our dog is not allowed to live with us. We don't have a dog. To this day I have not figured out why they are so convinced we have one. I could go on forever but I should stop. I'm pretty sure this whole car thing is just a way to piss me off so I leave and then they can jack up the rent. Well, it worked, because there's no way I want to continue living here or any other CGP property after this.

Painting is considered normal wear and tear under California law, especially after over a year of tenancy. Worse, I formally requested a move out inspection one month prior to my move out date but this wasn't offered until April 29th, just one day before my lease ended which denied the chance to address any concerns. Renters: be cautious. Know your rights. And document everything if you're dealing with the company.

She provided information we needed to rehome our son's cats. She sent us a photo and information regarding his vehicle. Patti always responded quickly. When we arrived in San Diego, Ryan Blanco met us at the apartment to provide access. Ryan also responded quickly to all of our communications. Our son's security deposit was processed right away, with details of which expenses needed to be deducted. Ryan also let us know about mail which had arrived after we left and followed our instructions for each piece that was received. Both Patti and Ryan made an extremely difficult experience that much easier. Their compassion and professionalism were very appreciated.
