Wow. You will never find a more wretched hive of scum and villainy. Live in a CGP-managed apartment. Was originally managed by another company, but switched to CGP maybe 6-8 months after I moved in. As the poster below writes, they property manager turnover is insane. I think we have had at least 7 property managers since they started managing the apartment. And each one complains constantly about how much they have to do and how they're just learning the ropes so "bear with them" while they get up to speed. I think it's all an act so they can avoid actually doing anything. That or maybe they're so stressed from working at this awful company that all they can do is complain to their residents about how hard their jobs are. My apartment (at Antone Corp) is falling apart: chunks of ceiling falling off, closet doors falling off tracks, cabinet doors peeling and falling off, gross old carpets and floors and lousy with termites but the grounds are well maintained and the rent is reasonable for San Diego. I was quite happy living here until today because I'm a grad student and I'm happy to put up with a dilapidated apartment if the rent is decent. Also, one of the primary reasons I live here is because my work requires frequent stretches of travel of long duration (up to 2 months), and I have a place to park my car when I'm traveling without worrying about being towed. Today my car was towed from my assigned spot because they suddenly decided to tear down the carports when my roommate was out of town and I was leaving for a work trip. I don't have a copy of my roommate's keys and she was out of email and phone contact. Also not sure if I'm legally allowed to move her property without her knowledge or permission (leaving it in a place for a long duration where it could be towed as well). I also went out of town shortly thereafter, and would have had to leave our vehicles on the street or at the local grocery store (what the property manager said to do) where I certainly would have been (rightfully) towed. I communicated this right after receiving the notice to our new property manager Greg (I think he's been here three weeks) and he said he'd talk to the owner and get back to me. He didn't. Until yesterday, when they emailed me to tell me I had until 7am this morning to move my car. I told them I'm out of the country and can't move my car with 16 hours notice. Today they emailed me to tell me they towed my car. I complained to the regional manager Maegan and was told that it's "not their problem" if I can't move my car because I'm out of the country. She said that they're not legally required to give any notice at all, and the notice posted on my door was sufficient. You're telling me that I'm not even allowed to go away for a weekend without risking getting my legally-parked car towed from my assigned spot? I'm sorry, I thought I was renting an apartment, not in prison. Maegan also said something about a section in the lease that says they only need to give 24 hours notice to make repairs, but later said they're not required to give notice of repairs at all. I repeatedly asked her to tell me the sections of the lease where these things were stated (I've read the lease and none of what she was saying was in there) and she would misdirect to something else. I asked her how she suggested I should have moved the vehicles when I'm not in the country and she said I could have contracted my own towing company to tow my vehicles somewhere else. What? Also how am I supposed to see a notice on my door when I'm in a different country? Did I miss a clause in my lease that only clairvoyants are allowed to live here? And oh my god, the notices. Barely a day goes by when I don't come home to some random notice posted on my door. This company has felled several forests with the number of notices they print out. They have apparently never heard of email (except when they're claiming you've violated your lease for not moving your car at their whim). One person three buildings over smokes weed once and there's a notice on everyone's door about the smoking policy. We're not even allowed to have one potted plant near our door because of "fire hazards". Just empty beige hallways. One of our first CGP property managers (Tammy) kept saying we never gave her a copy of our key and we needed to provide a copy. We gave her at least three copies. She lost all of them. Then she claimed her irresponsible assistant accidentally threw the keys away. She didn't have an assistant. Every new property manager also contacts us to tell us our dog is not allowed to live with us. We don't have a dog. To this day I have not figured out why they are so convinced we have one. I could go on forever but I should stop. I'm pretty sure this whole car thing is just a way to piss me off so I leave and then they can jack up the rent. Well, it worked, because there's no way I want to continue living here or any other CGP property after this. read more

I have lived at La Casa Balboa for almost two years. Before I agreed to this lease agreement I asked N.P. (Community Manager) if this property is a Smoke-Free apartment and If my unit had a former Smoker before me. N.P. stated, "this is smoke-free in each unit but we do allow smoking in designated areas, I explained to her if it's not smoke free I would not agree to the lease agreement. At the beginning of my second month in my apartment, I noticed the smell of cigarette smoke. In the third month I filed a formal smoking complaint with my Landlord ( Capital Growth Property,LLC) and stated that my elderly next door neighbor was smoking within her apartment . I also stated the smoke was causing severe respiratory health problems for me. I received an email from N.P. (Community manager) the next day which stated, "Thank you I will handle this now." This smoking problem continued until March 30,2019 and I got news that N.P. was fired and the new Community Manager will start April 10, 2019. On April 28, 2019 I filed a 2nd Formal smoking complaint letter with my landlord (CGP). The new Community manager D. P responded on April 30, 2019 and stated, "I understand that you have concerns as to residents smoking around your unit. Unfortunately it is not a simple process to rectify these types of violations." And after one month D.P was fired and a new third Community manager would start June 1, 2019. February, 2020 Covid-19 enter the picture- Fast forward to 8/9/2020 & 8/13/2020 I sent a third and fourth formal smoking complaint with my Landlord (CGP). And I received a response from the third Community Resident Manager N. and she scheduled an appointment with me to visit my apartment and make an inspection of the smoking complaint. so N. (CRM) was able to view and smell the smoke coming from the elderly woman's apartment. On or around 8/25/2020 N. (CRM) called to inform me that a 3day notice was sent to my smoker neighbor but due to Covid-19 she can't be evicted from her apartment for violation of the no smoking policy within the apartment. As a result I have developed severe respiratory problems. I have been consulting with my doctor about the second hand smoke from my neighbor. He decided to prescribe a steroid inhaler to mitigate the excessive coughing and prevent accumulation of liquid in my lungs, due to cigarette smoke. read more

Recently received our security deposit back from Capital Growth Properties having rented an apartment from them at Beach Colony Apartments. I had absolutely no problem with the property itself during our time there and on site management was pleasant and attentive. Here's the kicker though: the $500 security deposit that we put down is now $22. I'm not overly concerned about the money but rather the principle of the thing. In addition to the cleaning fee (which I fully expected) we were charged an extra 200 for 'painting' and another 116 for 'utility services.' The painting was odd because I actually made an effort to repaint the place and the prorated utility fee was someone double our usual monthly bill for half the time period. A lot of shadiness for some pocket change. It's not worth it to fight it but hopefully someone else reads this before stumping up substantially more deposit cash. read more

My husband and I rented an apartment under the management of Capital Growth Properties in the North Park neighborhood (Alabama St.) of San Diego from July 2015-August 2016. We were led to believe during our pre-move out walk through inspection that we would be receiving the majority of our $950 security deposit back. We had taken great care to maintain the apartment, and no issues were brought up by the property manager during this walk through. She did mention that if a cleaning crew were to be brought in, we may lose $80 of our deposit. Great! We spent an entire week cleaning in preparation for our move, and we felt confident that we would be receiving our deposit back in full, just as we had at the 4 prior rentals we had lived in throughout the years. When we received our check, we had only been given $360 of our $950 dollars. I had to request an invoice--it was never communicated to me that we would be losing some of our deposit. The invoice said something along the lines of: Cleaning fee: $126 Repainting: $395 So, not only were we misled about the cost of the cleaning fee, but we were also charged to repaint the apartment? That's strange considering our property manager had said only some minor touch ups in paint would be necessary...Looking into CA tenant laws, we should only be charged 1/3 of any repainting charges. I doubt we will get our money back, but at least we can save future renters the trouble of dealing with a dishonest company. read more

I am currently a tenant of Capital Growth Properties and have never been so infuriated in my life. I waited a day to write this review because I didn't want that to fuel my review. Where do I begin? Well we have a store front property in the Rancho Bernardo Plaza total square footage 1200 and the rent is $3,805. My wife, in her previous job paid that for the same square footage, however, the property was on the beach. Secondly they charge you for promotions when you we have not seen a dime of promotional output. The next thing I cannot stand with Capital Growth is that our HVAC unit, fixed by them a month ago went out again. The property flooded all within a matter of 6 months (mentioned from the previous tenant). They have construction going on right behind the property which I am sure is the cause of it yet we, not the construction company, are getting charged for it. We run a bakery we cannot bake in 80' weather. We called the offices no one picked up. They said press 0 for emergency we did twice and no one picked up so we finally left a voicemail. They are costing us money as I type this because our business cannot function. On top of that, when I went down there to the business to meet them face to face, they were some of the most unprofessional people I have ever met. Not friendly, not willing to help, not sympathetic with the situation. The front desk person, however, was friendly I do appreciate that. Not to mention they said we were responsible for the previous past tenants unpaid portion of the bill. Um no we certainly aren't. They asked me to collect that money. Lazy and unprofessional yet again. But by now I wasn't surprised. It gets even better.... the property flooded Tuesday and Wednesday of this week. It also flooded less than 6 months ago due to the negligence that the company has in regards to fixing the main line which the plumber instructed needs to be done. Bed aware this company will do the bare minimum to fix whatever needs to be fixed instead of spending the big bucks to replace what the techs have said need to be replaced. Which in the long run will cost you more out of pocket. We have been tenants for going on 3 months and our rent has been 3 different prices. They said they do not provide invoices, a direct quote from Mary one of the workers. So one of your tenants who pays you for your service cant get an invoice but you are charging them different prices every month? Something seems super sketch about that which is the reason I went down there in the first place. Sure enough we are paying for stuff we aren't even receiving. If we were locked into a contract I would be out of there in a heartbeat. This place rips you off, they are extremely rude and unprofessional and have no sense of urgency to assist you or help with any of your needs. I would never recommend this place to anyone. This is probably the worst property management company in San Diego. I've been at one of there locations here in Pacific beach for over eight years. Always paid my rent on time which is now 2,700 per month. We've had numerous rent increases since they took over the building. My carpet is worn and over twenty yeas old. I ask them if they would replace the carpet at least in the living room. They replied for over three months that they would look into it. I kept calling, and finally after three months they said that it was not in the budget. I've paid over 220,000in rent to these idiots with no respect or accommodation through out the entire duration of my stay. read more

Jefferson House 1 - stay away Shady and rude manager. Horrible communication - seniors should not be told one thing and then something different is done and rudely brushed off after ignoring calls and messages. Don't expect them to do anything they say they will do. The only thing they are good at is ignoring people. Get everything in writing and don't believe any words manager says as its all bs. It started out as a very nice place for 80 + senior widowed military mom to live with nice events but new manager made it not enjoyable any longer. Really for a senior focused home and the rent they charge, it should be a nicer place and a nicer experience. read more

I previously wrote a review of CGP that I later deleted after they fixed the issue I was having, but I wish I hadn't deleted it, because the issues and disorganization has only continued. If I could give them negative five stars, I would. To sum it up: after you sign your lease, they will never help you ever again. It will take them at least 3+ months to address any issue you may have. Apparently writing them a yelp review after asking them the same question for 3 months is the only way to get them to respond. Since my last review, we have a new property manager (shocker, as turnover at this terrible company is remarkably high), named "V" and she's just as incompetent. My most recent issues were with my lease renewal, in which I had to point out several typos in the lease (in May), and then in July they finally sent me the corrected lease to sign. Currently, there are several errors on my bill, that state I owe utility fees (our utilities started being billed through an outside service about 6 months ago so they should not be on there at all) and an incorrect rent amount, and late fees for me not paying these incorrect fees. I've been asking to get this corrected since August, but here we are in November and all I've heard is that they're still looking into it, if they respond at all. There also was a request put in for a pest control spraying in the hallway by my unit for spiders, and they went to the wrong unit. They repeatedly say they mailed out noticed that never arrive. They don't respond to direct messages if you need anything but will post notices on our doors if they need anything (like a rent increase). With the previous property manager, I was charged double rent due to an error on their end "losing" my payment, and once when I called to give a good review of a maintenance worker who had been at my unit, they responded with "is that all?" and hung up. Why am I with this company you may ask? Well, when I signed my lease 2 years ago, my property was under different management (much better), and unfortunately switched to CGP shortly after. I like my unit, but dealing with CGP has been the worst customer service experience I've ever had. read more

Lived at one of their properties for 8.5 years. Toward the end of living there we had 4 water leaks in a 3 month span. We thought we were being given rent credit for the amount of days the repairs would take. However just received the move out paperwork and they gouged us $350 in "back rent due". I had a feeling this would happen.. as the manager on site would "forget" everything. She tried to charge us rent several times despite the rent credit we were being given during the repairs. I would have to correct her each time and her reply was always "oh yeah I forgot". The one star they do get is for letting us out of our lease early without penalty. We enjoyed our stay for the most part but when it comes to repairs.. they do cover up jobs and don't ever really fix the root issue. The water damage around our patio door happened several times during our 8.5 year stay. Also any interactions with the corporate office is a waste of time as they don't get back to you - experienced this several times over the years. If you want a cheap place to live.. it's great. But don't expect quality in the buildings or staff. read more

I was a former tenant at The Village Apartments on Home Avenue in Carlsbad. I lived there for 1 1/2 years. There was a turnover of on-site property managers. Just after I moved out, the resident manager was either removed or resigned. As a result, the security deposit paperwork didn't get completely processed. After some brief e-mails and correspondence with a former neighbor, I reached out to Linda Sovel. She was very empathetic and (more importantly) made sure the paperwork was expedited. They have raised the rent 3x and now are charging for trash , water and sewer . There are no amenities except a laundry room . This place is an absolute joke. I was denied my initial application and when I went to pull the application, I was told to wait. Instead of sending me my deposit back, and allowing me to search other apartments. I was stuck in 2 week cycle of no responses from the agent. I was told to keep waiting as they have not heard back from their senior VP. What a joke. I waited and waited only to be further denied. This has affected my chances of securing an apartment in time before my new job begins. Stay away from these rookies. read more

Capital Growth cares less about the appearance of the buildings & property where I rent office space and are only interested in charging tenants the rent while neglecting everything else. The buildings need fresh exterior paint, parking lot needs resurfacing, light pole bases are rusted and the poles are about to fall over on people & cars. The landscape is looking shabby all of a sudden and there is always trash all over. I could go on and on. Capital Growth is the worst of the worst. Please stay clear of them if you can. read more

Im currently a tenant at their Oakvilla Complex in Carlsbad CA. They have been so disrespectful over the years and I will be moving when my lease is up. When you call the manager of the complex, she never answers the phone or returns your calls. I recently had a plumbing emergency and it took 10 hours for the manager to get back to me. She has been so disrespectful and rude on many occassions. Ive been a longterm tenant, 7 plus years and pay on time. You would think they would try to accomodate you when you've been there so long. Well nothing has changed - in fact it's gotten even worse now. Another rent increase - now $2700 - a year after the other 2. That's about a 35% increase over 2 years?! And the service is just as bad as before. We get a new 'assistant property manager' assigned to us every few months and nothing gets followed up on. Just new snarky emails and memos. I've asked for the tree outside my balcony to be trimmed numerous times over the past few months and nothing happens. Terrible customer service. Buyers (tenants) beware! Unethical practices...promised to refund some of my security deposit for the carpet since the property manager during the initial "walk in" assured me the company was going to change the flooring for wood floor anyway. The company management ended keeping the whole $800 to fix their outdated apartment. I left this apartment very clean even though during the full 2 years I lived there, the apartment was plagued with cockroaches and was mentioned to the manager on site several times, they failed to send an pest control technician. When I received the statement detail of how the security deposit was used, I was socked not to recuperate a dime so I called the corporate manager, Mr David Cohen. Right away, he was discriminative towards me pretending he couldn't understand me since English is not my first language (I am a French native but lives in San Diego for 14 years). Under the Civil Rights act of 1866, I should have been treated fairly and equally. Rose, the property manager on site and the corporate manager, Mr Cohen run a "bait and switch" operation praying on people's money. If you enter in this complex apartment...be ready not to pay your last month because you will NEVER see you security deposit back. I like to say I am a honest and clean person, but it doesn't pay to deal with unscrupulious companies. read more
