I lived at the Mitchell for two years and it was a good renting experience. I never had any issues with bugs or neighbors, my apartment was clean when I received the keys, the appliances were updated and nice, and maintenance was always on point. I received my security deposit back quickly which you would think is normal, but many apartment companies make it impossible to get it back. Communication with the office was always prompt and seamless! I would recommend the company! The only issues I didn't like about my time renting there was to do with the homeless population around the property and the location, which cannot really be helped by the company themselves. If you are looking to live at the Mitchell specifically, be warned that homeless camp in front and back of property as well as all down the street day and night, and you always need to watch your back. Well, as you can tell from my first review, I don't just complain to complain. I moved in with a good attitude but once again unethical scummy companies force me to change my tune. Leasing office (at least at my property - "Lucia on 15th" on Osborn) is unbearable to work with. They give an attitude over any little thing even if it is their fault. No notice for maintenance people they randomly decide to hire to fix something. They will just show up banging on your door demanding to be let in. Final straw was being locked out in the middle of the night for over 3 hours because "somehow" the electronic lock code to my door was changed. So the landlord essentially changed my lock, locked me out of my property, and had no emergency line or anyone to call. Good luck if there is a more serious emergency like a flood! Had to get an emergency locksmith for $200. You would think after illegally blocking me from my apartment they would be reimbursing me for the locksmith right? Nope! They have now decided to ignore all my calls and emails and refuse to explain how any of this happened. For $2,500 a month there are MUCH better places in the area. Look elsewhere! read more

We have only had the pleasure of working with Anthony and Zeke, but they have both made our move-in process very easy! Anthony dealt with our weekly questions and Zeke was very informative upon move in. Their process of communication is very timely and I think is why we felt more comfortable with this entire experience. Before touring our unit Anthony gave us all detail on when touring was available and always kept us updated rather than us needing to reach out. If I could give zero stars I would. Paid for parking spot was always taken. No communication. Cats owned by tenants urinate all over the property. Smoking on property. No lease rules were ever enforced. I was bullied out of this property by the tenants, Wayne and the entire Acora company. My lawyer laughed when he found out I move in there-- they have move in specials because they can't keep tenants unless you break the rules. Please stop editing my review and removing my photo. I have been waiting a long time to write this review. When I first moved into an Acora managed property, my experience was positive. Unfortunately, that changed dramatically during Arizona's rainy season. After heavy rain, my home flooded. Because standard renters insurance in Arizona generally does not cover flood damage from rain, I had to replace damaged furniture at my own expense. I reported the issue, documented everything with photos, emails, and maintenance requests, yet I experienced delays and a lack of communication. Before the issue was resolved, another storm caused an even more severe flood. Once again, my things were damaged, and I paid out of pocket to replace them. Despite repeatedly bringing the issue to management's attention, I was never reimbursed for my losses. I made it clear that maintaining a safe property is Acoras legal responsibility. I also stated that if the issue remained unresolved, I would seek legal action. I was advocating for my home and my rights as a tenant. When it came time to renew my lease, I was informed that Acora would not renew it because of my alleged "mistreatment of company staff." I was never provided with any documentation or specific examples supporting that allegation. This decision came only after I persistently requested that serious maintenance issues be addressed and asserted my rights as tenant. I was a tenant who was never a second late on rent , took very good care of my property, a previous homeowner of six years and this experience reminded me of why I will avoid renting at any cost. If you value responsive property management, accountability, and professionalism, I would strongly encourage you to carefully consider your options before renting from Acora. This team is incredibly incompetent, rude, and their manner of business is completely unacceptable. read more

They've got too many apartments that they own over the city and multiple cities and They are just ruining every fkn building they own with this bullshyt they have. The complexes are nice but I submitted a request for my washing machine to be fixed on March 2nd. They sent out a man who started it and said "yep it's broken", called management company right in front of me and told him it needed replacing. Then, ABSOLUTELY NOTHING. No call, no follow up. I have been forced to use a laundry mat for over a month now. I look back on the resident portal to find they marked my work order as "completed on the 9th of April". I rarely leave public reviews, but my experience with Acora Management has been been beyond frustrating and unprofessional, and I feel compelled to share it to help future renters make an informed decision. I've been a tenant at Arcadia Palms since 2023 and recently moved from a one-bedroom to a two-bedroom unit. Despite doing everything on my end to coordinate the transition, I was hit with unjustified fees -- including a "late key return" charge. This issue began on May 12, when I toured the new apartment with a leasing agent named TJ, as documented in our text correspondence in the first picture below. After expressing interest, I asked how long tenants typically have to move between units. TJ stated it's usually about a week. Based on this information, we completed the paperwork, and Bridgette (the property manager) asked when we'd like to move in. I confirmed we'd like to do so over the weekend that being May 30th - June 1st and paid a prorated rent accordingly as both my fiance and I work 8-5 on weekdays. This is shown in messages provided below through AppFolio, their official tenant communication system. On Friday, May 30, we received our new keys from another employee, Zeus. To be sure, I reconfirmed how long we had to move out, and Zeus echoed the same timeline -- a full week. Based on these multiple verbal assurances, my fiancé and I began moving over the next few days. However, on June 2 at 12:26 PM, I received a message from Bridgette (see screenshots) insisting the keys be returned that day. Naturally, I was confused, as both TJ and Zeus had assured me I had until June 6 (1 week from picking up keys). I responded to her message immediately -- and received no reply. Soon after, I noticed late fees were added to my account (screenshot below). I brought this to Bridgette's attention and visited the office in person. She claimed my message never sent through AppFollio, despite me showing her the timestamped proof directly on my phone. I found this extremely questionable. Even after providing documentation and screenshots supporting my timeline, including our lease agreement in the email chain (which makes no mention of move-out timing or penalties), there was zero attempt to show flexibility or take accountability for their lack of clear communication. This is not just about a single fee -- it's about being treated with fairness and respect toward tenants, something Acora Management seems to severely lack. Unfortunately, this was not an isolated incident. Earlier in my lease, I was charged repeated late fees even though I had automatic payments set up. After raising the issue, I received no clear explanation -- just a generic apology and a waived fee (screenshots from email exchange with Bridgette below) There are also serious safety and operational concerns that have gone unaddressed despite multiple complaints. For example, the main gate has no dial pad entry, making it nearly impossible for delivery services like FedEx, Amazon, or UPS to access the property. I had an important package from my employer returned twice due to this. When I raised the issue, nothing was done. I have spoken with other tenants of the property have even gone as far as to send the property manager links to amazon for purchase of one. More concerning, there have been at least two incidents involving homeless individuals entering the premises, swimming in the pool, and loitering for extended periods. In one case, I personally witnessed a woman trespassing and urinating on the premises. Acora Management never notified tenants or followed up on my report. Photos provided of email, homeless person and today there remains a pee stain on the sidewalk Lastly, tenants should be aware of a persistent cockroach infestation. I had been warned by a friend who lived here two years ago and encountered the same issue. Upon moving into the ground-floor unit, I took precautions by treating the apartment, yet I still encountered roaches shortly after moving in. In conclusion, my experience with Acora Management has been marked by poor communication, lack of transparency, and a disregard for tenant concerns. If you're considering renting here, proceed with extreme caution. Get everything in writing and be prepared to advocate aggressively for yourself -- or, as in my case, involve legal counsel for basic resolution. read more

negative stars if i could. they have "fake" cameras set up on property so they tenants can feel safe but nothing is actually in place. my car got stolen and broken into numerous of times. one time the fire alarm went off for AN HOUR, the firefighters couldn't get into the office to stop the loud purge alarm bc it wasnt updated in years and we never got a reason for it, a sorry, nothing. funny enough a week later, fire extinguisher were finally placed in all outdoor units and all the right stuff got put up. im sure the city gave them a big violation. i literally have pstd from the situation. imagine being woke up from a purge alarm from 11pm to midnight and all the tenants are outside confused and scared. also the pool the ONLY amenity was nonstop green, shut down by the city numerous of times for health code violations, so 9/10 wasnt even safe to use. also - my unit that we made move out ready they are trying to charge us $3k for paint and carpet. we lived there for 3 and a half years of course you are going to have to replace the carpet and paint. its normal wear and tear. it also didnt get repainted when we moved in & i mentioned to that to the guy who moved us in and he said oh you guys dont get charged for paint. oh and scorpions everywhere. pest control where? read more

Addendum: Acora workmen entered my unit today 11/11/24 and left the front door unlocked. I came home from vacation to an unlocked home. Completely unacceptable. This management company creates rules, but doesn't follow them. They entered my unit today without my consent, without notice, and without any warning at 7:30AM, as I was about to take a shower. Notice sent by Acora specifically stated that individual units would not be entered until 8am, which is when I would normally be at work. In the past, they entered the unit similar to the above while my teenage daughter was in her bedroom. She hid in the closet and I raced home while calling 911. Other times, packages have been delivered directly into my garage without my authorization. No one should be accessing my unit like this. I will not be renewing. I'd rather give my business to good genuine people. PS Colin's response below fails to state that the notice Acora sent for entry into the units was for a time period *different* than the time that my unit was entered. Instead of showing integrity, apologizing, and admitting they made a mistake, he tries to pin the blame on the customer. This is not only poor business, but poor character. PPS Acora sent window washers into the units this week. When I returned home from work, all of my blinds had been left open, and 1/2 of the lights in my unit were left on. Again, just complete lack of concern for the tenant. read more

It's impossible to miss the Acora signs strewn across the valley. I was always curious, but didn't know much about who they were or what they did, until talking to a friend about wanting to move out of the "massive chain that changes management twice a year" apartment type. A friend of mine referred me to Colin, who connected me with TJ. TJ reached out to me right away, was friendly and relatable, professional and knowledgeable, and super helpful. As we went more into my ideal move and the options he had in mind, TJ made it clear that he was listening, and would do what he could to help me find the perfect spot. And that he did. I only had to tour one of the several properties I had told him I was interested in before making my decision. After talking about previous experiences, and why I wanted to move to a smaller complex, he was candid and advisable. The process moving forward was seamless, and felt personal because I wasn't emailing back and forth with a questionable chatbot. TJ shared what he knew about the building and neighborhood, walked me through the resident portal, and left me with resources that will help me beyond move-in. read more

Stay away! These guys really don't know how to communicate. I lived at their 15 Melrose location and we had a plumbing issue that affected the whole complex. We were without water for days. They did give us a credit, but only after the issue was fixed, which took a couple of months. On top of that, they use third-party companies for maintenance, which makes getting anything fixed a pain. Especially if you work a normal 8-4 job. Super frustrating. read more

I currently live at The Mitchell and have experienced multiple maintenance issues since moving in. About 4-5 months into my lease, my washing machine developed a significant leak and needed repair. My A/C also leaked about two months after I moved in, although that issue was relatively minor. More recently, on 2/17, my water heater leaked badly. It was difficult to shut off and get ahold of anyone, and I was concerned about the potential for serious damage. I later learned that a similar leak had previously occurred in a neighboring unit and caused significant damage to the units below, requiring drywall and kitchen cabinets to be replaced. The water heater ultimately had to be replaced, which required me to take time off work. Then on 2/28, my A/C stopped working entirely just as the weather was starting to get hotter. The A/C was out for six days. A portable A/C unit was eventually offered several days later, but I was hesitant to use it because the contractor mentioned it would require leaving a window unsecured, which raised safety concerns. While the repairs have eventually been completed, the frequency of maintenance issues and the delays in resolving them have been frustrating. I hope management can improve response times and preventative maintenance so future residents have a better experience. read more

The entire team was very communicative, clear, and answered any and all questions I had - even the silly ones where I just needed to read a little in order to find the answer. Bridgette got my lease transfer docs put together and processed so fast, and I was moved from one unit to another within a couple of days! Everyone is so friendly and easy to work with, I will only rent from Acora in the future! I moved from a studio to a one bedroom at the same property. I looooved my studio, but needed more space as I work from home. I was *shocked* at the value of the one bedroom - it's beautifully updated and clean, and the layout is perfect for my use. I sometimes read negative reviews on here, so I figured I should chime in and mention that my experience with Acora has been overwhelmingly positive. They were actually a big improvement over the previous management company (Valley Income Properties). I've been in the same studio apartment for nearly 4 years, 3 of which have been with Acora. The few times my apartment required any maintenance, they had someone show up within a day and complete the necessary repairs. If you pay your rent like clockwork, are respectful of other tenants and aren't drama prone, Acora is an extremely easy company to deal with. They also seem to do a good job of screening tenants, as I've barely encountered anyone sketchy in the entire time I've lived here. Just pay attention to the part of town you're looking at moving to. Some complexes in less desirable neighborhoods may have issues related to the local environment that are difficult for these management companies to control. I've been renting apartments in Phoenix for 30 years, and Acora is definitely one of the better management companies in the valley you can get. If I had to suggest one area for improvement it's that they should make it easier to transfer to different complexes they manage once you have established a positive rental history in their system. I like my apartment though and might just end up staying here forever lol. read more

I laughed sooooo hard !!! I've been alone and single for YEARS. Ain't nobody staying here overnight Turns out my neighbor doesn't like me or something cause he went and told on me. I'm someone with chronic illness, they've allowed there to be no AC for over a week and the ac is nearly a weekly issue because they refuse to hire a professional team to handle it. If a property is managed by Acora expect to have no air or water throughout the e tire summer. They leave their tenants to suffer in the Arizona heat with no communication. We have been without water so much that we have to fill the bath to flush our toilets. The air has been out so often that the tenants are writing a formal complaint. I starting renting in old town with a different property management company and then acora took over. The interactions with the management are cold and inhumane. There is no wiggle room with this property management company even if you have an unexpected family emergency they are not willing to help out nor do they care. Then while I was reading reviews for this company I'm looking at the managers response to the tenants and he is blasting people's personal information on the internet about their credit scores, how often they were late on rent and their financial status. That is so unprofessional and cruel honestly to do to people that are renting from you. There's no compassion, empathy or care for any of their tenants. This is not a company I would ever ever rent from again. There are a ton of awesome property management companies out here that are flexible, understanding and actually care about the people that live there. If someone posted a yelp review that was negative I would try to make it right for that tenant not respond with insults and blast personal and financial information all over the internet. Like please have some class and some respect for other humans. You wouldn't have so many bad reviews if you were kind and had integrity.
