    The "dirty sink!!"

    We had three lease terms with action properties for a townhome in Roseville, CA. The townhome they state was updated but has the cheap paint / landlord special all throughout with bad patch jobs from previous tenants despite "new painting" listed in lease, obvious hole patches one being huge in the living room (wondered if they charged previous tenant for paint but then just did a crappy patch job lol). The floor chipped in multiple places. When you need maintance they call in for some guy named Mike to come do repairs. Mike is not a very friendly guy and makes weird comments. We've complained and asked he not come in to do repairs before and they still send him; I think he's probably the husband of someone at action properties and that's why they do business with him. Alicia is also rude and ignorant as to what is going on, I requested a phone call because she sent an email requesting a receipt for tile cleaning when we moved out. I told her we did not get the tiles professionally cleaned as it was not in our lease (and I had emailed action properties regarding this and was told I did not need to have them professionally cleaned) Alicia argued with me on the phone saying carpet and tile was in the lease. I think your workers should read the leases before arguing with tenants because I happily emailed her proof it was not in the lease and she was wasting her time arguing. I read that lease thoroughly and her trying to use intimidation tactics is pointless. They also want to charge us $180 for cleaning despite the place being cleaned prior to move out. (We moved out 7/25/24 and the place was listed 8/03/24) NO repairs / cleanings had been completed prior to them listing but they took $600 from our security deposit because there was dust on the microwave/top of fridge, and claims the backyard we trimmed was overgrown??. We moved out 2 weeks before they bothered to do a move out inspection not a surprise dust settled. They also listed previously stained / damaged items in our move-out report that were literally listed in the pre-inspection report. They are trying to wring out any money they can from us. They also never even sent us final totals / receipts, despite it now being weeks from initial email of them taking our funds. They have low stars for a reason, if we weren't desperate during covid we would've def done more research into rental companies.

    Rebuilt rv gates

    Upon moving into a house managed by action properties. I went to open the rv gates. The rv gates had been obviously rebuilt with new wood. But all but fell on the ground. Taking the adjoining fence with it. That had a ratchet strap? I rebuilt the gates myself placing new posts in concrete and completely rebuilding the gates themselves. I received no compensation whatsoever. And the next year the rent was raised. Each year a portion of the dilapidated fence would fall or come apart, shingles would fly off the roof. I would report a maintenance issue. A vendor would call look at the fence. Nothing would happen. Elderly neighbors on either side. One gentleman just replaced his side of the fence. He said he knew that action properties would not be any help. The other neighbor on the other side was an elderly widow with a dog. After weeks of action properties vendors quoting thousands of $ to replace the fence. And no progress. I replaced most of that side of the fence. The nice widow made me take $ for half the materials. I had to 'shame' action properties into 'matching' the $ for half the materials. I got $200 additional to haul off the old fencing. Again no actual compensation for labor. And the rent increased. In the 3 1/2 years I lived there. The rent increased $400. From $1950-$2375. 5 months into the 4th year action properties said they missed $50 a month in the tenant portal. And wanted all 5 months $250 at once. Action properties is trying to raise the rent to $200 a year. Comparing this home that really needs remodeled to homes that are beautifully remodeled. As though they are comparing apples to apples. The deposit they asked for when moving in was excessive. Which even though I have replaced much of the rv gates, side gate and fence, 28 feet of side fence. They are threatening to keep. I had asked to be month to month, but they just raise the rent and force another lease. When action properties announced that they made a mistake about the rent portal being $50 short for 5 months and that they intended to raise the rent again another $200+ at the end of the year. I can't afford the aggressive rent increases. I had stage 4 cancer last year that I battled. And was not late on the rent. But in this economy there are far nicer homes. That stay within their price range. I've used many of my resources to do what is necessary. Action properties is acting like a predator management company.

    The houses under action properties are beautiful. I am concerned with viewing of the houses the brokers may not show and im not sure how that practice will carry over into living under their management. They aee a bit hard to contact. Maybe it was an emergency and thats why the didn't make it. But if i was the owner of the home i would be a bit peeved my broker didn't show up.

There was one lady whom suppose to work with me named Stephanie (long story, but let me make it short simplifying thing), she mentioned she talking with owner for the past approximately 4-5 months , therefore no result. That how I was about to get Dan which I finally meet him. He fired that lady, Stephanie, then got another person. That all good. I rather reach out to Dan for any quicker responses. He is the main person. So, things happened, got things settle, and made a good deal for me for one month. It wasn't a bad deal and got most of the thing fix like ceiling fan in living room, replacement 2 fans/light upstairs, fix heather, eh, it was all taken care off. Alright then, that my simply journey story. I end up staying another year but more likely stay here 3 more year for the kids school. All that thing being happening, henceforth one I recommend go through it, however always get Dan or each out to him. Someone might help, but he is the one you actually need to take things care of. We've been trying to get in contact with them for about a week and a half through calls, texts, and even by visiting their office in person, only to find out that no one is actually there. The contact information listed online didn't seem reliable, and we were given different numbers to try instead, which only added to the confusion. I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.

    We did a application for a home at RNB rentals was told we were 2nd in line for the home and would…read morehave a answer by the end of the week if the applicants before us got the home or not after waiting all week on Friday March 13th we were told the house has been rented out and is off market we were asked if there were any other homes we were interested in we told them no unfortunately there's nothing else on their website we were interested in and asked for a refund on our applications no problems there they did agree to give us back our $200 dollars now fast forward to Monday March 16th only 3 days after after we were told the house has Been rented Out we see the home back on the market we hurry apply again for the home and reach out to RNB asking if we can possibly get our spot back as next in line for the home we were told had been rented out we called left a message they didn't answer they listened to our voicemail and emailed us back saying sorry no they go by 1st come 1st serve basis which i totally understand but in a case like this you would think since we were next in line for this home they would have called us and said hey the applicants before you didn't end up working out and will be putting the house back on the market but nope no phone call no email we just happened to see it back on the market now we went from next in line to 3rd in line I feel like this is super unfair because we only took our application off of the home because RNB told us it was RENTED and off Market hopefully they make it right

    I used RNB to manage rental properties for nearly 5 years. They are great property managers. Their…read morecommunication is good, and the accounting system and app folio software they use are top notch. Their flat rate management fees are very fair. I have experienced other property management companies that charge between 8 and 10 percent of monthly rent; RNB's fees amount to much less than that in most cases around our local area. The only downside I found with RNB is related to the way the California law requires them to process applications when finding a tenant. RNB does things by the book, which is generally a good thing. However when it comes time to choose a tenant, the information you receive as a landlord is very limited in order to avoid any chance of perceived or actual discrimination. Separate applicants cannot be compared to each other, they must be evaluated individually in the order that they were received. In my case, this led to the placement of a problem tenant that did significant damage to a property. I have since learned to make my own Zillow ads, meet applicants in person, and use a third party screening company in order to choose tenants. I still use RNB when it comes time to sign a lease with a new tenant, as their lease is solid and covers all aspects of the ever changing laws. All that said, if I didn't have the time, energy, or experience to be dealing with rental properties, I would definitely use RNB!

I've actually rented homes with Invitation Homes before between 2019 and 2022, and my experience during those years was always 100% positive. I never had any problems, which is exactly why I felt confident renting with them again when I was relocating from out of state. Initially, the home we rented this time was unfortunately not in the condition that had been promised. However, the way the team handled the situation was outstanding. They were very understanding and proactive in helping us resolve the issue, and they worked quickly to move us into another residence that was much better and met our expectations. I would especially like take care about us, Shelby, Carrie, Robbie, David, and Alex, who were all extremely helpful throughout the entire process. They were professional, responsive, and always very kind and supportive. Their willingness to find a solution made a big difference for our family, and we truly appreciate the effort they put into making things right. Thank you!!

    Very unimpressed with the care of the home that we stayed in for 3 short months due to flooding in…read moreour own home. The home was available four days before our daughter's wedding, so we took it. The home had a continuous smell of something foul that couldn't quite be identified, so attempted to cover the smell with plug-in air freshener mostly unsuccessfully. Things were broken and/or unusable. We found disgusting things that the previous tenants had shoved under the vanity in an upstairs bathroom (the home was supposedly 'cleaned'). We had to unclog sinks and bathtubs with Draino in order to use them. The refrigerator had to be replaced while we were there and it was our responsibility to coordinate with delivery. When we found cockroaches in the house, and black widow spider nests in the backyard Kristine suggested that we use whatever pest control company we preferred (isn't that what they are there to do - manage the property?). Now, they are trying to charge us $1100 for cleaning of this home. We had our cleaning service to this house every 2 weeks while staying there and left it significantly cleaner than we found it. Wish we could have given them 0 stars.

Then we submitted notice of an early termination agreeing to have the home professionally cleaned, and in better shape than when we moved in. We also agreed to pay rent until the home was re rented. The home was rented only a few days after us leaving, Kristine charged us a $3000 early termination fee. Even tho we gave notice completed a perfect move out and they rented it 2 days later. After reviewing our lease it clearly states there is no termination fee and the renter is only liable for prorated rent until the unit is re rented. I also looked up CA rental laws and it states that companies and lanlords are not allowed to charge a flat rate termination. It is prohibited by law. I sent all findings to Kristine and she threatened to file a collections on us... even tho we paid all of our bills on time??? Then she said "go ahead and sue" "we have won this before". My wife convinced me that the lawsuit wouldn't be worth the time. so we moved on. Months later we found out that the new tenant never changed the utilities into their names. When we came back to Kristine she said "that's not our problem" "we don't verify". I cannot even begin to express the unlawful, unethical, disappointing practices that DK Property Managment conducts, let alone the awful general attitude from Kristine and her team. Do not use this company, read other reviews, search them on the CA website and see how many lawsuits they have had. This company should be shut down.

Unexpected work for months that was never discussed prior to moving in and then blamed the landlord and workers for not even letting us know the work had been finished over a month prior yet we were not allowed to use our premises (confirmed myself with the construction company who said Keyrenters was aware) Upon moving out, they also will keep money for repairs and promise to give receipts (CA law) and then they ghost and block you right after you move. Myself and other tenants have moved strictly because of this company and how awful they are with privacy, communication and unlawfully keeping your money without any proof or receipts (AB2801). Notice how their good reviews only come from landlords because they do not give a shit about tenants AT ALL.
