BEWARE as the other reviewers are saying. We tried to rent a home that was managed by this company (actually two different homes) and it was a nightmare. With the first home, I really stayed on top of it after losing out on other rentals and had to wait over a week for a showing until the current renters moved out. When I finally had my appointment to see it, there was another person there looking at it as well (I thought it was my appointment). The home was everything I was looking for so I raced home to submit the application and fee. In the next few days was told that the homeowner "chose the other applicant." Running out of time to find another rental (we sold our home and had to be out), I found another property managed by them that I was told had no other applications or interested parties. It had been listed for rent for a while because people were concerned about it not having a fenced yard (but that didn't matter to us). I was told we had a good chance as there were no other applicants or interested parties I was told the concern could be my small dog so I sent an explanation along with a picture of her explaining she was an indoor dog and having no fence didn't matter. In the process, I was then told that we didn't have all of the documents in our file) like bank statements showing deposits and the last two years of tax returns (funny how they never mentioned this when we applied for the first house). I then submitted the bank deposit info to them and a Profit & Loss statement to back it up. I told them that I didn't have last years tax return completed yet (it was being worked on) so I offered the P&L statement. I called to check on the status the next day and the girl who works the files was out of the office (when I spoke to her the day before, she never mentioned she would be out of the office the next day). I was told she was the only one who handled the processing so I would have to wait to speak to her. So another day goes by and I called again the day after (Friday)and she said she would get back to me after contacting the homeowner, but she never did. Then Monday came still no word so I call again leaving a message. I was told the homeowner still hadn't gotten back to her so she tried him again. Two more days goes by and no word. Then she finally leaves me a message that she needed to speak with me and after playing phone tag for another day (and being on pins and needles) she tells me the homeowner declined our application! So it took a whole week for them just to tell us NO. I asked why and was told it was because we couldn't "prove our income." I said, I gave you what you asked for (bank deposits) and she said they were only deposits and didn't prove anything! (This is what she asked for). She also said that she asked me for tax returns and I told her we didn't have any. I said, "I NEVER TOLD YOU WE DIDN"T HAVE ANY TAX RETURNS!" I said we have filed every year except for last year that is being worked on. She then said we didn't file the other years (they weren't even due yet)!. So obviously she told the homeowner we didn't have tax returns and that is why he passed on our application. The girl argued with me insisting that I told her we didn't have tax returns and I asked her if I could speak to the homeowner and she said "He won't take your call, that is what he hires us for." I then asked her to speak with him to clear things up and I sent her a letter to forward to him explaining the "misunderstanding." I never heard another word from her so my husband contacted the owner of the company (Teri) who said she would reach out to the homeowner and get back to us. My husband even explained we were running out of time to find a rental home. WE NEVER HEAR A WORD BACK FROM TERI. Very poor customer service, mismanagement, poor follow up, and follow through. The only things this company is deserving 5-star ratings for is lying to clients, shafting tenants, threatening people, using bully tactics, harassment, and retaliatory actions. Stand up and take notice people, of ALL of the """overfilling VAT of 1-star reviews""" this company has amassed, and understand that THERE IS A REASON FOR IT! Not a couple, not a few... A TON! Sure, there are a few decent reviews sprinkled in here and there, but even a blind squirrel finds a nut sometimes (if they're not just flat-out "planted" reviews). And every one of those complaints are all true examples of what this company dishes out. A company doesn't get that many bad reviews unless there is a very serious problem. Their unprofessionalism is profound. Their tactics are illegal. And they act as though every renter is a forth-rate malleable ball of ignorance. They will care nothing about your rights, and they will lie to you, and they will violate your privacy and your sense of peace and security in your own home at every-single- turn, and they will do it REGULARLY!!! Action property retained over $1K of my deposit and sent poorly made "receipts" for work done. they stated that the blinds were broken and they had to replace. I went back to the home and was invited inside by the new renter and NO WORK WAS DONE. The blinds were the exact same. I took pictures and have all documentation. VERY SHADY - watch out for "RC". An email from him said, "Go file a suit and try to get your money back, I don't care what you do. I don't care if you have proof. You are not getting any money back". F- read more

This place is absolutely awful. They are unresponsive and/or rude anytime we need anything. We have to inquire multiple times about emergency situations. We've been tenants for nearly 5 years and they've raised our rent the last 2 years 30 days before we have to renew the lease. I asked why they don't give more notice and Terri said "that's the law, that's how the world works" as she laughed because I was upset. After looking for a house in Roseville for 3 months we finally found the perfect match. We called Action before it was even listed on their site so I knew we were the 1st to call. The girl on the phone sounded very put out having to talk to me. She took my info and said she'd call me once they set up a viewing time. A week went by with no call.... My husband called and another week went by with no return call.... After a month I checked and the property was rented! The other thing that is just so wrong is they let multiple people apply and choose the best. You can then use your app fee toward another house which locks you into renting from them and not getting the house you intended to get. Ok the day of the appointment I received a call in the am to confirm. I confirmed. On our way I felt we will be few minutes late so I called the office spoke to the person who answered and told her I'll be running late. She said it's ok she will inform the person meeting with me. I arrived 15 minutes late ( I admit my mistake) no one was there. Called them and was told she left because she has another appointment. Now I can't say it wasn't my fault but it happens all the time that you can run late but you communicate with the person you are meeting and that usually is all what it takes. Specially in this field when I don't get to choose the time and date of showing. Anyway I asked for the next showing which was few days after. My husband needs to go to work so he didn't come. Didn't love the house and for the price I felt I can find better ones so I passed and requested to see a more expensive one that they had in their listing as well. They said they will have a showing for it in few days. I confirmed I'm going. My husband took the day off so that we won't run late again. The day of showing they called me in the am and said the house is no longer available as they have an applicant!! Now wait a minute. I thought you accept all applicants first and review them all then choose the best candidate. What happened to that rule?!!!! In this particular case they decided to go with the first few applicants who applied in the first showing and decided to cancel the showing!!! Is it just me or they just changed their policy of giving all applicants a fair chance to apply then choose. Note that the house was listed 3 days ago from that day they called me( posted 3 days ago on Craig's list)!!!!!!! Terry, I would be glad to get a comment about this. read more

We call Action Properites to set up appointments to view two different properties. The first house was still occupied so they had to contact the owner first. Two days later, we still have not received a phone call back to arrange a time. For the second house, we arranged a time and arrived early at the property. The showing agent never arrived! When we called to inquire, we were told that our name was never recorded in the appointment log. We are still looking for a house to rent, but will not be using Action Properties! read more

Do not rent from action properties ever. Terri Alcala will lie to you and give you a bunch of BS. We complained about possible mold in the home and she said she couldn't smell it. Ridiculous.They do not respond to emergency calls even though they have an emergency service phone #. The owner of the home was great, but Action properties does not know how to manage rentals. If I could give this company (or Terri) a -5 star rating, I would. Do NOT rent from this company. They lie, cheat, and steal, along with hiring repairmen to do the same. They would NOT repair dysfunctional A/C unit, then proceeded to justify it by saying, "it's working to capacity". I hired my own home inspector and the unit was found deficient in 4 areas, in addition to cooling the attic...Seriously? Additionally, I gave them $500 pet deposit and they are now saying I didn't have a provision on the contract stating I have a pet. Hmmm, not only do I have a pet, his name is on the contract! Be VERY careful to take accurate notes as to what the condition the property is in before moving in. They try to blame pre-existing deficient conditions on you! I put in applications online and paid the application fee. Never received a call from any agents about viewing properties or whether my application was being processed, denied, etc. They were more than happy to take the $35 application fee. Stephanie is the one person who returned my call and would not apologize for lack of customer service and for my frustration about not being contacted. I was upset that a property I had put in an application for had a viewing the day before and I wasn't notified. They never called to tell me about it! We rented from action properties for 2 years. I would recommend to any renter to take pictures before moving in with detailed notes and when you move out. Any requests make sure you get in writing. We did not get a full refund of our deposit because the owner and agency were dishonest. We took excellent care of the property, never were late on any payments and were honest renters. We tried very hard to rent one of their properties! They did not show up for the appointment even though they knew we were coming from out of town. We called them from the property and they said they thought it was for the following day but in any event the property was rented. We forwarded them their original email with the correct date but got no apology or offer to help find another property. Then the following day, they called to make sure we were going to keep the appointment. All of the sudden it was not rented. I applied for a rental on July 3rd. I was in contact via email with Madison regarding my application and documents she needed. I submitted everything asked. I got verbal approval on July 8th and when I emailed for an update on the July 9th, my application was declined because the owner was "not comfortable" with my income. My rental application was in first, my previous landlord raved about our history, I submitted all documents requested, have sufficient credit scores, met all the income and reference/history requirements. I even offered an application for a cosigner. I have requested from Action Properties my $45 fee back, but they refused. This is not about the minute fee - they strung me along, gave me verbal approval, and most importantly, gave no significant reason to decline my application. Based on some of their YELP reviews, I am not the first to be declined for unsure reasons. I was very interested in looking at a rental. I could not find a time that worked with Action's "schedule", due to the fact that I was told that the typical latest showing is 4:30 during the week and they usually show around 11-2 or 2-4, and not on Sunday at all. Well, people work. OMG!!! How else are we supposed to afford the rent and give them all the documentation required to sign the lease... This is about a Very unprofessional front office person. The actual Property Manager was very nice to speak to and very professional, but that is not who I am ranking. The front office person when asked if I could talk to the owner actually said to me, "well she makes all the rules anyway." Great rules, show homes when people are actually able to go see them as a family, not while at work. That would be my advice to a company that is supposed to help and serve others. read more

We rented from Action Properties in Roseville for 3 years. The good is that they have a website that conveniently takes your rent and allows you to report repairs needed. I have always gotten my deposit back in the many times I have rented. I did get most of my deposit back from Action Properties, but you need to be prepared to take them to small claims court and threaten them with small claims court if they will not give you back your deposit after you have reasonably cleaned your rental unit. They tried to work me for over $500 in additional cleaning fees and repairs to the property that were reported as needing fixing when we moved in. You must be careful with them and document carefully the condition of the property when you move in or they will demand payment for things that need repair when you move out. They also require you to have the carpets professionally cleaned when you move out with their chosen carpet cleaners; I do not think this is something they can legally require after 3 years, but I decided not to challenge this requirement in small claims court. You definitely need to know your rights with Action Properties or they will take advantage of your as a tenant. read more

I am a renter. I rented from Action Properties for almost 6 years! Although they seem very nice, GOD help you if you have an emergency. They claim to have 24 hour "emergency" sevices, but really, they DON'T! Your lucky if they call you back in 24-48 hours. We are talking, heating/AC going out, and RAW sewage spewing all over the front lawd and cannot use water until it is address type of situation!! In the time I lived in the property, I paid for HALF of the carpet ($900.00)to be replaced since it was not done prior to my move in and it needed it badly. I paid a contract painter to come through and paint the living room, dinning room, master bedroom and hall ways. I myself painted the other two bedrooms. During my 5 1/2 year stay, the home was inspected TWICE! Both times, "home looks good". Upon my move out (due to homeowner selling), I called Action Properites to schedule my walk out so that I can fix anything that they feel needs to be taken care of. On the day of my walk thru, the partial owner "RC" showed up about 20 minutes late, in an RV, and walked through the property stating that all looks well. I asked so you don't see anything that needs to be fixed, he stated other then the inside of the stove being a little dirty, you should be fine!! Well RC, doesn't seem that way to me. The next day Teri emailed me stating that house was dirty, paint needed to be redone, blinds were broken, and CARPETS needed to be cleaned "per my contract," they were basically taking my whole $1700.00 and then some!! They were gracious enough to let me use my deposit for some of the rent, so there was a portion going to that, but really $600.00 that you taking?! They are insisting that I pay for PAINT ($500.00), but yet the tenant laws state that I am NOT responsible for it! They also stated I needed to pay for a broken blind that was falling apart when I moved it, but because the string broke a few days before I left, they are hanging me for it!! In all, I feel that their lack of maintaince/inspections over the years has now become my burden and they are sticking me with the bill. It looks like this is not the first or second time they have done this, as I know a few of their previous tenants. But the plan is COURT. Let a judge decide what really fair here, since they seem to be a little greedy! read more

I am a homeowner that has recently signed on with Action Properties to manage my property. Prior to signing on with Action Properties, I struggled with a well know property management company for 2 years before my level of frustration with them caused me to look around for another company. Action Properties was recomended to me by a relative that noticed how quickly homes that they represented leased in the area. My house was on the market for a month and a half with my previous management company with only one showing in that time period. Within one week of signing on with Action, my home was shown 9 times resulting in it being leased in 12 days from the time they took over management of the property. I could not be happier. Terri and here staff are everything that I was looking for in a property management company. I am truly impressed with the level of competence and professionalism. From the tenants point of view and trying to rent a property, I would never rent from this company even if they had the rental property of my dreams. I called on a property and was told that i could not put a application in until the property was shown. Which was to be a week from the day that I called. In the interval they had another property which I made an appointment to see the next day. After view the second property, I asked if I could bring my husband back to see it the next day and was told they did not have another showing appoint for 5 days. By the way, we could move in immediately. If I were the owner I would be furious that my property was sitting vacant and it would take them 5 days to show it. I then got to see the first propery only to be told that they had several applications already in after I was told that they couldn't take mind until after the viewing. They then take all of the applications (after charging everyone the processing fee) and then decide on the best one. If I were an owner I would think twice about using them and I would absolutely not use them if I were looking for a rental. read more
