Before I signed my lease with Select (Roseville) I Yelped them and was incredibly concerned with the reviews. I've dealt with shady landlords in the past and was not looking forward to doing it again. But I loved the apartment and the location, so I decided that it was better to just come to terms that when time came to move out, it might be a fight, but it was worth it for the place. I had a great experience with John and the Select team. My move-in was quick and easy. When the heater broke, they replaced it. When I found rat droppings, they sent someone out immediately (and solved it). I have good credit, good rental history, paid my rent on time, cleaned the carpets and left the place cleaner than when I moved in, and I got my full security deposit back. So in regards to all of the negative reviews, I have to come to the conclusion that if you are a good and respectful tenant then you will have a positive experience. read more

I leased a townhouse through Select Property Management for approximately two years under circumstances that required me to secure housing quickly due to frequent job-related relocations in law enforcement. Upon taking possession of the property, I immediately observed numerous deficiencies, including heavily worn carpeting, severely deteriorated kitchen flooring, outdated appliances, loose and improperly secured bathroom fixtures, damaged cabinetry, non-functioning electrical outlets, and closet doors that were barely operational. Additionally, despite representations that water, sewer, and garbage services were included, I was never provided with standard trash receptacles throughout the duration of my tenancy. The property itself presented ongoing maintenance issues, including a heater that repeatedly failed during winter months, recurring plumbing backups, and a garage door that eventually became inoperable. Throughout my tenancy, I made reasonable efforts to address minor issues independently and only contacted management for matters beyond my ability to repair. When it came time to vacate, I anticipated a reasonable deduction from my $1,600 security deposit--potentially in the range of $300 to $500--which I would have accepted without dispute. Instead, I was informed that the entirety of my deposit had been withheld for conditions that were pre-existing at the time I moved in. Due to the urgency of my housing situation at the outset, I did not complete a thorough inspection or document the property's condition as I should have. That oversight has proven costly. I am currently renting a house managed by Select Property Management, and I am shocked at how bad they deal with unforeseen circumstances. The house had flooded prior to me moving in and they guaranteed it had never flooded before and they were genuinely shocked. The house and the flooding issues were then "repaired" and ready to move in. I was assured there would be no more flooding issues so I rented it. It just rained and nothing more than a normal rain storm, the house is FLOODED and when I called they at first would only text me and acted surprised. When I insisted they call me I became upset at the lack of support, then the agent HUNG UP ON ME. Her text to me later- call my renters insurance. Since then I have not had any representative of the owner come to the house to see what the issues are or to meet the repair companies. Service requests are ignored repeatedly forever, no communication when I attempt to follow up,. Their bookkeeping is severely lacking and I'm overcharged. They take your money and give vague job orders. Supposedly maintenance my yard with a service 150 a month for 2 years. It was all dirt and mud. No grass whatsoever. They tore out two trees and supposedly repaired the back fence. They rarely did drive bys. Complaints from neighbors to police, 2022-2023 and partial 24...Police verified that many calls were made noise, drugs....I brought to their attention and they said looking into it. They accepted partial rent payments without asking first... Unfortunately some of the staff are amazing, but they work in a ghetto management. Pictures to follow. read more

Renter beware: Be VERY careful between what's indicated by the representative and what's in the lease. For example: Before the lease, "Are there remotes to the gate?" They answered "Yes, there are remotes." After the lease, "They are not included in the lease." Before the lease, is JOHN(not their real name) part of the HOA?" Their answer "JOHN wears many hats." Reality, no, JOHN is NOT associated with the HOA. They are VERY careful about NOT LYING, but their answers are deceptive at the very least. Recently I had an issue with the smoke detectors, they are in need of maintenance due to dust, while the lease clearly says maintenance is performed by the landlord, they are telling me that they won't provide it. I wish I'd never heard of SPM, even the safety of their tenants isn't a concern. read more

Dishonest. Don't trust anything on your move in inspection will be honored or documented. Messed up our move in date so after driving 14 hours we had to scramble to figure out how to get our keys and get in the house. They didn't record all issues/damages caused from prior tenants and negligence of the property manager caused us to pay when we moved out. SCAM SCAM SCAM!!!!!! I've never dealt with such an unprofessional management company. I applied for a home with 3 adults all of us who have great credit history and stable Jobs with verifiable income. Before I even viewed the place they asked me to submit an application and pay a fee. This is the first time I've ever been asked to fill an application before seeing the place. The lady said it was because of covid and we really liked the place so I agreed to do it. She asked us so many question which we provided all of the responses to. After a week she said we were denied. When I asked her why she couldn't go into detail but said if we were denied we can't get our money back. She said we would get our money back if we decided not to move in. So you make people fill out an application, pay and then you can't provide detail as to why they were denied so you can't give us our money back. She didin't work with me at all. I asked her for a supervisions email and she never provided it she told me to call the main line. They are so shady. Ppl are using covid as an excuse for anything. They just don't want you take the time to show you a house and they want to to apply and pay so they can pick and chose who they want for the house. If 3 adults with good income and credit can't get approved then who can or better yet we don't fit the "criteria" for what they are looking for. It does appear to be a fee scam. What a stupid way to earn $35 bucks at a time. I've been dealing with Rachel Miller at SPM. Completed two applications for myself and partner, paid my fee and they seem to have lost the other. So until I send in second application and pay the fee, we cannot even see the rental property. Meanwhile, they have removed the property from Zillow and their own site. I called and one agent said it was rented while Rachel tells me it wasn't and they have applications on it. Rubbish! Do not fall for them. Why would you need to pay a fee just to see if it's a rental property you are even interested in? Well, they got me for $35 didn't they! read more

Upon arrival and move in I gave property managers walk thru info, the place had dried feces on the floor, broken blinds and paint in terrible shape floor to ceiling. I do have a video walk thru and pics to prove this. Upon departure they actually charged me for all the items I had previously told them I observed upon first walk they. I would not rent from them again in any circumstance. I paid 15 days early every month and left the place better than I found it. There was only 1 garbage can for 4 apartments. I was also charged $115 for trash that I left on the curbside on the trash day assigned to us! Incredibly unfair. If you rent from them please beware and be safe. I mean no disrespect to management, this is the truth. You treated me unfairly. If there was a way to take you to court I would. read more

I have used Select Property Management for 10 years. They manage two properties in Roseville for me. They are exceptional. John the manager is professional and efficient. He provides practical advice and is very prompt in doing repairs using quality people that charge reasonable prices. They have found great tenants. I have worked also with Sharlotte and Stella and found them to be equally competent and responsive. Speaking as an owner, I like to keep my properties in good shape and my tenants happy. I applied for a property at Select Property Management from a listing that I found online. After applying they had requested all of the criteria which I provided before the final deadline. After waiting a couple days I hadn't heard back from them so I inquired on the status of my application and they told me I had been declined because one of my forms was missing a single entry, which I had no idea. They charged me $70 in application fees and wouldn't refund me my money and had already moved onto the next applicant. An email of the declination was sent after I called them and they had already moved on to another person at that point. This place is one giant money racquet used to collect application fees from people. Very unprofessional staff that have a careless attitude unwilling to help out. Extremely disappointed and I probably should have looked at their reviews before applying. I will be leaving reviews on all of the other sites as well to make people aware of what they are doing here. read more

The worst company I have ever dealt with and I'm supposed to be their client. They were supposed to get my home rent ready and lease it for new tenants and they didn't because it was too much work...wft? ok. They placed a lock box on my front door right away for their vendors. Then they delayed the work because of "internal" miscommunication issues. That's when they decided it was too much work I guess but no one informed me. As a landlord I lost valuable time and money.My big problem now is that I can't get them to remove their lock box from my house that I already rented on my own. I've talked to supervisors and was promised a letter stating the contract I signed was void and I have yet to receive it any correspondence. I've left multiple messages and have not received a phone call back. Very disappointing. I do not recommend anyone to do business with them. read more

They are slow to respond, don't get back to you in time, don't handle issues with any sort of care. We had mice for the better part of the last year we were there. Called several times. Their solution was to call the exterminator who put sticky traps down. They caught 3 mice. But when the whole complex is infested with them, and they're traveling throughout, more needs to be done. They didn't care. They asked US what we thought should happen. Not my job. Get rid of them however you see fit. It never happened so we moved. This company has terrible customer service regarding repairs. Last summer, me being 7 months pregnant, it took them one month to replace our AC system in July. They told us they only work with "select vendors" and we had to purchase our own portable AC for the time being. More recently, our 20 year old stove top went out, can only use the tiny two burners. We let them know back in January. Three months later with back and forth non sense with them we purchased a different stove top ourselves. They are almost impossible to get a hold of - we would never rent from them again and if you have a rental property to list go elsewhere. read more

Grass valley/Penn Valley branch: I see a lot of negative reviews; but I realize there are multiple branches. We have rented from several property managements and to each their own issues. However, our experience with Select Property Management has been easy, professional, never neglected of repairs needed, and very thorough. We had the honor of working with Jill, and she was the best property manager we've had. If we needed something, she took care of it. Paying rent was also simple through an online portal as well. I would and have recommended this company to anyone in need of a rental. If looking for a local place in Nevada County, ask for Jill Spaliero. We are scheduled to move out, and have kept our home in great condition. We anticipate our full deposit back. Being a good tenant is indicative of having a great manager. ****WARNING!**** ****WARNING!**** This company is sincerely dishonest, and is even running a SCAM! You should refuse any rental where they are involved. They STEAL your deposit (read what others have said - very similar, hmmmm) with manufactured charges, because they know the only recourse is for you to obtain an attorney, which would cost you more time and money than just walking away with the loss. Meanwhile, they threaten to impact your credit negatively if you don't comply. Disgusting and completely illegal and unethical! We just paid the ass-clowns off to end this chapter with them, not worth our time. This rental was a very nice/upscale house in Folsom, which we kept immaculate and even added improvements out of our pocket over the 5 years we were there. They refused to replace the original 15 yr old carpet that was old and breaking down for the 5 yrs that we lived in the house (reporting it each year to them, yet being ignored), and then turned around and charged us $800 for cleaning and repairs to it, caused by normal wear & tear (though it was going to be torn out and replaced) and a made-up dog urine detection charging us $500 on that alone (we had no pets). They also charged us $150 for the old/original and rusted garbage disposal, that was taken to the dump (2 years prior to us vacating - yes not joking) with all of the other ruined appliances and cabinets after the kitchen flooded and had mold detected. The kitchen was remodeled by the owner (very nicely), and to put the old garbage disposal in was not even an option. YES, I'm serious! To deduct these "charges" from our deposit years later, after we had already vacated is a 100% SCAM! Hell will have a special place for the leadership and staff of this shady organization. We will NEVER work with them again...no matter what. You should not either, unless you love such abuse....we hope they all choke on chicken bones! read more

Our contract got ended as the duplex was purchased by another company. We had only positive experience all these years. The management was always nice, responsible and thoughtful. The reparses were done always on time. Jamie, the repairer manager always took orders very promptly. She was always polite and considerable. We could have repairers in the same day. Select Property Management HAS NO regard for the health and safety of their tenants. As long as they can collect $$$ from you that is all that matters. As many people have stated, when collecting $$$ they are quick to collect, but when in need for repairs, or issues with the home, they can careless. Our AC unit went out during a heat wave and the home was well over 95 degrees. We get that things take time, so we gave them ample time to try to get the repairs assigned. We were pretty patient, until the mind games started. We were told that it was assigned. Then it was cancelled. Then we were informed that it was our responsibility to call the AC company-to find out they never assigned our work order to anyone. Then we were told the home owner refused. The games went on and on. Then we were told, don't worry, call back and it should be taken care of, only to find out, no one did anything and sat on it. Things started escalating when my daughter was exhibiting heat exhaustion symptoms and I started to have contractions from the stress of the extreme heat. We were unable to find proper accommodations due to the fires, couldn't use our renter's insurance because we need a diagnostic report stating that the AC unit was out, so we desperately reached out for help. Jaime Luna threw it back in my face that that was why we had renter's insurance. I explained it to her that they cannot process our claim until a technician comes out to do a diagnostic. She told me to wait it out till she hears back from the homeowner. The story continues to change from one to another. Eventually, we were told repeatedly that this is not emergent nor is this is health and life/death issue so there was no urgency to get assigned to a technician and matters like this is normal and can take up to 2-3 weeks. I don't know what person in their right mind would think that living in a house over 95 degrees for 2-3 weeks is normal or ok. Over a period of a week they continued to manipulate the situation from one excuse to another. It even got to the point where we were told that this is normal and that living in a house over 95 degrees is ok for young children and pregnant women. Furthermore, despite a heat wave, pandemic and the continual rising temperatures in our house, Rachel Miller specifically told me they can careless about the health and wellbeing of a young child and my health as a high risk pregnant women and that I am responsible for my own health. So if my daughter and I were to have a heat stroke or any thing were to happen to use because of the extreme heat in our house, that is my problem, not theirs. Rachel Miller basically laughed at me and told me that it is my responsibility for my own health and even wrote me an email all about it. To further make things worst, they had the audacity to texted me and tell me that it is my responsibility to "manually" water and keep the grass green in scorching temperatures over 100 degrees, when their repairman was the one who broke the sprinkler system. It is obvious, the health and well-being of the damn grass is more important than the health and well-being of my child's health and me and my unborn child. Steer far and clear from this place. This place has poor business practices and will rape you for every penny you got. I wouldn't be surprised if they'll kick you to the curb in the dying heat. Despite taking really good care of the home we are renting, based on the interactions we've had with these people, I highly doubt I am going to get a penny back for my deposit. read more

We were provided pictures, and an itemized list of the issues they were aware of with the home. She gave us 75$ off our first months rent, because the house was not cleaned to her standards prior to our moving in. One of my regret this year is when I hired Select Property Management (Leilani Rosenblatt) to manage my properties. They are my worst nightmare and continue to be my worst nightmare. I cannot wait to wake up from this endless nightmare. Select PM (Roseville Office) is still holding my renter's rent (since August 2016) hostage. We are now in the middle of December and they have not send me my renter's rents. Let me start with the story on how this nightmare begins. Select PM (Leilani Rosenblatt) and I parted way at the end of June 2016. At this point, I have expressed with Leilani how unhappy I am with her lack of services, her lack of following through with what she said she would do, and her lack professionalism. I was in her office to reconciled all expenses and a the end of our conversation, she stated that the final bill and statement will be send to me within the next two weeks. I waited for more than a month (with numerous emails and phone calls to her to find out what happened) they still have not send me the remaining fee. After confirming that the Roseville is the office that will be sending me the remaining balance, they sent me the check end of September! My renter is part of a Section 8 program, so part of the rent is paid through the agency (yes it usually takes the agency about 2-3 months to transfer the information over). Unfortunately, the information was not transferred fast enough and part of the rent was sent to Select PM. I called and asked them to send me agency portion (from August and going forward) of the rent. At first they promised to mail the check to me as they acknowledge that Select PM is no longer managing the property. By that time I have a new PM company on board and have asked both companies to communicate with each other to resolve this issue. My new PM company have followed up with Select PM on numerous occasions with no responds from them. Long story short, I called Select PM (the Roseville office as Leilani is not the one holding the rents) in November. A guy (I forgot his name) picked up the phone and once I gave him the address, he knew of the situation. He asked if he can put me on hold right away. I have a suspicion that something wrong will happened shortly. He came back on the phone within 5 minutes and said that a manager will call me back if I can provide my phone number. I told him that I can wait on the phone if he can get his manager because I knew that the manager is in office if he had to put me on hold in the first place. This guy refused to get his manager. At this point, I was furious with his attitude and basically restated my frustrations on how his company has not send me the renter's rent. That they are stealing money from me as they are no longer managing my property, yet they feel entitled to keep my rent. After I finished telling him how I think it is unfair, unjustified, and unreasonable that his manager refused to come to the phone and talk to me, yet feel that it is ok for them not to send me the rent for over 4 months, this person stated (and I quote) " I cannot help you because we are not the one who manage your property".... Well HELLO YES! you are not managing my property anymore so PLEASE give me BACK my rent!!! Why do you feel you have the RIGHTS to keep the rent is BEYOND me. I don't understand how someone would think it is within their RIGHTS to hold someone else money when they have not EARNED it! read more

I was dealing with Select Property Management for renting a condo in the 1400 Bowe Avenue Santa Clara. Because of this covid situation they mentioned I have to first pay the application fee in order to view the property and the application fee will be refunded if I am not satisfied. But I didn't like the property for multiple reasons when I viewed the property in person. If I could give them zero stars I would. We applied for a place. Was told our credit and income looked good and to give 30 days notice where we were. The next morning we turned in our 30 days notice and a couple hours later we received a call stating that our credit wasn't good and we were denied. Now hoping we can get our 30 day notice back. Felt lied to and jerked around. Would not recommend. They stated it was the homeowner who denied us, but I don't believe them. Read the filtered reviews and you will see this is common practice for them. Select Property Management, if you read this, I'd like my 50 dollar application fee back since you lied to us and caused a stressful situation where were living at the time. I tried applying for a property rental twice and twice I was turned down because the property had "already been rented." Yet the same property continues to be listed on their website. I have excellent rental history and an excellent credit score. I am a responsible, working professional. In my opinion I've found some property management companies I've dealt with in CA to be lazy, uninformed, non-flexible and rude so unless it's intentional like some diners with the sassy waitress who thinks it's funny this isn't one of those moments. First, I called this office asking if that office had a listing for a property I wanted to tour I saw on CL since it was only their property mgmt name and no phone number. She looks it up and said no I got the wrong property management company. I told her, nicely mind you, if that office didn't have it that's fine I could call the other ones but it did say it was their company and the CL post CLEARLY states it. I was about to end the call when she rudely tells me to give her the address a second time, stopping after each number and letter just to almost dig in like I'm somehow eating grapes while talking (passive aggressive at it's best). When she cannot find it again she says I'm mistaken and I misread it. At this point I probably should have let her go but I hated the fact she act so condescending when I was nothing but cordial. So I sent her the link while on the phone and tell her while I'm not the smartest man on the planet I can read. Then gives that long pause... then (this is classic) says oh.. well it just might be another office. You think?! I asked that from the beginning and instead of just nicely telling me it might be another office you insult my intelligence like I'm rocking a bicycle helmet while riding the short bus. Overall, my #1 issue are employees who talk down to people or condescending since NO ONE should have a job that treats people who call in when there are MILLIONS of unemployed who love to have their job if they are so unhappy. So what you work in Roseville, that gives you some sort of superiority complex? Never step over people trying to push yourself up since those same people are the ones feeding your families and the only reason you have a job. Don't expect your deposit back. Getting us into the apartment and signing the lease was fine. Getting repairs and such was fine. But they charge you for everything on moving out. I'm fairly certain it's illegal to charge on normal wear and tear. We were even charged for light bulb replacements and battery replacements upon move out even if they still work. It's absolutely silly. So if you don't mind losing that deposit then go for it. read more

They sent us our "Estimate" deposit check back 21 days after our final inspection and move out, the exact time CA law permits. We have left several messages for Charlotte who was in charge of our property and remaining amount. From what we were told "Check is in the mail"... We left the home cleaner than when we moved in and in perfect condition for the next renters. Luckily we never had to deal with Select during our year tenancy or I'm sure it would have been a nightmare. They are withholding an amount for a repair that was noted on pre inspection and was never done. Their customer service is the worst I've ever had to deal with and returned calls are not an option.
