These people are very unknowledgeable and from the reception to some off the loan officer just want to make the commission after they get the money don't bother asking them for help because there costumer service is the worst because they got thier commissions and you are history you pretty much have to set everything with the lender and they said it could be done biweekly which is another lie or lack of knowledge by a loan officer who doesn't care what they promise because they don't even know what the lender can or cannot do but that will be your problem because they don't care after they got their payout I would avoid this institution at all cost because thier just nice until they got your money horrible costumer service read more

Some bad/unfair practices I see in their letter: 1) Never mentions that their offer is optional. 2) Its very difficult to know where the offer came from. I had to hunt in footnote. 3) They tried to push me a 5/1 ARM at marginally lower rate to replace 30-year fix. Don't highlight the nature of the loan being offered anywhere but footnote. 4) Do not highlight that my loan will get extended to another 30-years by re-financing with them. Some predatory language from the letter aimed at trapping users: 1) It is important that you call our Loan Department toll-free .... within 5 days of receiving of this notice. 2) "PLEASE COMPLETE BEFORE JUNE XX, 2018" 3) PLEASE COMPLETE: STEP1:... First one seemed to have moved to a different company, second one was no where to be found and third decided to be a no show to our appointment, never following up with us. I'd just like to say that I would never do business with a company who sends out deceptive mailers like the one I rec'd today. There's not even a company name on the envelope or anywhere prominent in the letter. Only in the very fine print at the bottom. Letter is designed to trick the reader into thinking it's an official notice from their current lender with instructions that it's important to call within 3 days of receipt of the notice and use a special pin. Completely unethical, and really should be illegal too. read more

I emailed a guy who I had worked with in the past to see about refinancing my current loan. A day later I got a call from a different employee stating that my guy is out of the office (for an extended time, with no return date set). I asked where he went and the guy said that he would be happy to help me. Red flag right there. Any way, I went along with it. Almost got to application submittal, and decided to try a cell phone number that my guy had given me. Come to find out my guy had gone to a different company. Hate being lied to. Just be upfront. Biggest waste of my time. Four months to deny me? Glad I was approved in July and sent the same documents over and over and over while voicing my concerns that one creditor was ruining my credit, hence why I needed a consolidation. Also, there were three people handling my account and not once did I have a clear definitive answer on the terms. Then I was told we will for sure close by the end of the month, so it's ok to not pay Oct. Well guess what? We didn't close by October and that was a reason I was denied. Hilarious. You know how you get those annoying letters in the mail saying lower your interest blah, blah, Well I had been shopping for one anyway and what caught my eye was my name was spelt correctly on the mailer. I called and started the process only to be told it would not work, I did not qualify. But the guy was nice so I kept his number. Six months later I called and reach Michele Berman, that guy I originally was talking to was no longer working there. Michele Berman was aggressive, but not pushy and she reminded me of New York. Her voice sounded like my next-door neighbor who happens to be Jewish. Her voice has a sound and quality that I resonated with and bottom line she kept her word, the Good Faith Estimate was honest. I had the pleasure to work with Todd Zelcer, he was refer by my wife co worker. Todd kept me update with the whole loan processes and also took his time to give me a break down of my saving. Originally I wanted to do a conventional loan but since I started a new business, I dont have any work history. I also have too my debt to income ratio. When I call other loan officer and they told me I dont qualify but Todd gave me options, who doesnt like options. I can pay down my debt or do the new FHA streamline. So I decided with the streamline and it save me close to $300/month. He was very helpful all the way and even answer my email/txt on the weekend. You can tell if someone love their job and hes one of them. Always so chippy and happy, he also gave me the most lender credit. I already refer him to couple of my friends and family. Word of mouth is the best advertisement but I got to show him some love and put him on yelp. A++ in my book. Be very careful! This place is a bait and switch. My experience was horrible. I dealt with Bobby, I was looking to refinance and pull some cash out. I have received a letter from them, I was given a quote and it looked pretty good, so I agreed to have them run my credit. Then I was given a better estimate, which was about the same. I specifically asked Bobby about the price and if it would change. He insisted he was being honest and the quote he was giving was 100% accurate. He then sent me the paperwork and as I was reviewing it I noticed there was a fee added for a point on my interest. I then called him and he said he was unaware and it was incorrect. strike one.. The next day we used a different lender and sent me over a new estimate, which I was okay with it. The next problem was the appraisal, Bobby was valuing the house too high, which I told him several times, but again he insisted it would come in at that price, and if it didn't we would still be okay. I told him I wanted to hold off on the process until the New Year.. He then became extremely pushy which was a bit uncomfortable.. Strike two.. I made a mistake and went along with the loan, and the appraisal was below the price as I had told Bobby. Keep in mind, I spoke them him on the phone about the value before I PAID for the appraisal. And if he was sure, because this was coming out my pocket, He said YES. Well it didn't happen that way, now I am stuck paying a appraisal, The estimate on the loan now is 4k more of what we agreed. HUGE SHOUT OUT TO TODD ZECKLER AND DENISE PRICE! I've been dealing with Todd Z & Denise P at Activus and they've been super. I can't express how nervous i was about approaching refinancing my condo b/c I got hit pretty hard with the housing bubble; I bought at the height of the market in 2006 and was underwater until now. My local banks wouldn't touch my refinance. I've always been able to make my mortgage payments thank God BUT because i was underwater, my loans (I did an 80/20) were underwritten by the CEO and COO of the credit union so not Freddie or Fannie backed, AND my credit has never been stellar so I was up sh*ts creek w/o a paddle. Then when I started researching lenders and mortgage refi's, I was put in touch with Activus. Todd called me right away and I think I asked all the right questions, answered all of his, and his answers definitely helped calm my hesitations about working with a company I hadn't heard of. There are so many shady businesses in this industry so I definitely had my guard up. Todd crunched the numbers with me on the phone, he checked my credit and assured me that it was definitely a "sweet spot" number and he gave me several options for refinancing both my mortgages into one fixed rate. Once we started the process and began doing the loan, Todd & Denise were on top it. They are in touch with me every step of the way, walking me through the process; when the appraisal wasn't ordered right away, Denise was on the phone that day, within 24hrs I had an appraisal scheduled.
