I enjoyed the first month I lived with ADEA, but after that the issues started to arise. Maintenance turn around is anywhere from 5 days to 5 months. One of my work orders regarding snow coming through under my doorframe wasn't taken care of until the following Summer, which was almost 5 months following my work order submission. The overall property is also terrible. There is an area where tenants can bring their dogs to use the bathroom and it reeks, especially during the summer. With that, tenants let their dogs poop all over the grounds, and no one picks it up. The laundry facility that tenants can use is disgusting. Almost every washer has loads of dog/cat hair in the basin and I've found literal dirt chunks in the washers. The parking lots are atrocious: we have 4 massive trenches in our parking lot. There is also an abandoned car in the lot that has been there since I moved in, which was over two years ago. Overall, these people either 1. don't seem to care about the upkeep of their property, or 2. can't afford it. read more

I have to say I've been quite impressed with this place. I've rented in the same place for years now, and Adea stepped in and took care of us orphans, after our last property management came to its abrupt end. They don't micromanage us. They just have simple basic understandable expectations that are reasonable. I was able to keep my pre-existing renters insurance. I have found the staff to be very kind respectful and responsive. Just got threatened by than one of the senior members with higher rent if we don't clean dog poop right after snow melts completely. All this after they take away the provided poop bag station and bucket to drop off bags and have and bigger amount to take. They keep expecting more and the rent will probably go up regardless of what we do. It's sad that their rent is already disgustingly high and now we get threatened with higher rent cause they don't wanna pay a little money to have some poop bags stocked up.... read more

They are trying to rent house not up to code telling me I'm wrong, when I bring up the house isn't a 4 bedroom because it doesn't have a means of egress in two of the rooms. The answer I got back was ...everyone does it. When asked about cleaning she became shorter and snapped that they did but when I showed pictures to prove it wasn't all I got was I don't have a answer. So I contacted the owner of the house and sent him full information on how poorly the company acted and how they are not up keeping the house and sent pictures. If you don't want to deal with people change your career fields don't treat people nasty or like it's a bother because we came to your establishment. I haven't rented from them and that is exactly why I am leaving this review (and at two stars). Repeatedly, I have emailed and called them because I want to apply for a location, but they have yet to respond to my questions. I do not want to apply until I have certain questions about the property and the application answered...which is completely understandable, right? Anyways, I've emailed. I've called, both during and after office hours. I've left messages. Now that I am seeing the reviews about their properties, I may just go elsewhere. Bummer. It would probably be helpful to get more reviews from renters here, I'm not sure how they are with new prospects but they've always been fair with me. I've rented from them for a long time, they take care of problems in good faith and none of my nearby friends and fellow renters have ever really complained about them. The office staff is a little home-runish, meaning they seem to be in a clic of some kind with one another. Could be a little more professional, but other than that they are on good terms with me. I've never had any serious problems with them, which is saying ALOT in case you have never had to deal with college town property management. Several other places here are amazingly rude and unethical once you are on a lease. Caveat emptor! read more

Our HOA has employed ADEA to manage our HOA. Unfortunately, I am experiencing them to be very shady at their business practices. In my case a lien was placed on my personal home for a measly $165.00 and yes I was late paying. However, a LIEN...spare me people! Then ADEA added $90.00 to the lien to collect for themselves. Keep in mind this is 50% of what is owed and way beyond the legal, posted and fair amount of 10% per annum. 10% per annum should of been assessed at $32.00. No, not this shady company. Plus please realize if a HOA isnt paid and a lien is applied...they can assume your home and have it sold! I truly believe this is what this very deceptive company had in mind! read more

This rental property leases buildings that are not up to city code. The house we stayed in had repeated plumbing issues, the hot water heater was rotting when we moved in and provided about 6 minutes of hot water. The toilet was constantly clogging, the tub wasn't draining, and the provided washer was overflowing 3 minutes into its spin cycle. After the third time we reported these issues, Sweet Pea plumbing came in to check out the pipes. Turns out they were clay and constructed poorly, the kicker though, is that the washer pipeline was not connected to the house's plumbing but was actually a 6 foot pipe that ended in the back yard, which is definitely against city code. No wonder it wasn't draining. The owner of the house came after the third time we reported these issues and suggested that we "keep a bucket in the bathroom" to avoid having the repeat toilet issues. He also asked us if "plumbing issues follow you wherever you go" and insisted that none of these problems affected the previous tenant. The heating bill was over $200 a month with the heater turned down to 60 degrees. Based on the horrendous state of the plumbing, I wouldn't be surprised if the electrical in that house wasn't up to code either. We received our deposit over 30 days after our move out date, and we were charged for lawncare long after we moved out. After quite a few letters and emails back and forth we were finally offered a reasonable deposit, almost 2 months after we moved out. Rent from Garden City or Missoula Property, those guys are both way better to deal with. At least there when I walk in to pay my rent (on time) someone looks up and greets you. read more

I have had the displeasure of dealing with ADEA for the last 14 years as my HOA hires them to maintain the condo complex I live in and where own a unit. They are not responsive, show a genuine lack of care in practice of business. They hire contractors who do sub par work and don't take care when problems arise. Their condo guy only works afternoons so it takes forever to get anything done when he does bother to get back to you. They poisoned my cat by spraying the grounds without notice or flags of any kind. Then they refused to cover her vet bill. They are the worst people you will ever have to do business with in Missoula. Don't rent from them or buy a property managed by them. These people are monsters. read more

Adea is a dishonest company with poor customer service. They take advantage of people with disabilities. They denied opportunity for final walk through, and verbalized full return of deposit. After taking 8 weeks to return a deposit they deducted a significant portion from deposit based on made up charges. The manager is disrespectful and talks down to disabled tenants. read more

I wish I didn't have to give this company any stars at all. I would rather live in a card board box then rent from them. Everyone who works here is rude, unhelpful, and snobby. They make it extremely difficult to look at their rental properties, and the application process is a chore! Since my husband and I were moving here from out of state they made us have a co signer. This would have been fine, but they wouldn't allow my husbands parents to co-sign for both of us even though we were married. They gave my sister in-law the run around when she went to look at the apartment for us. We finally gave up and went somewhere else. You would be wise to do the same. read more

The worst place I've ever had to deal with from start to finish. The front receptionist had no idea what she was doing when I came in, the rest of the staff were incredibly rude, when I applied for an apartment with someone that was currently living there the process took forever. After 3-4 months of me living there I was informed that she had 'found' the lease after cleaning off her desk and I had to come in and sign it or I was going to get kicked out. She made it sound like that was my fault and when I went to sign it she said "wow I didn't think you would even show" and then informed me that if there was mold or asbestos and I happened to get sick from it, it wasn't there fault. She also informed me that deposits are exchanged between tenants. Something I was not at all aware of and would not have applied in the first place if I had known but it was too late and I didn't have the money to move again. The apartment was shit. Old ass building and car port that was falling apart and their way of fixing it was to throw shit on top. A window in the living room broke and they never sent someone to fix it. After I moved out the person that lived there totally screwed me over with getting my deposit back and they would not do anything. I highly suggest you look elsewhere. read more

To the ADEA Board of Directors, I am extremely outraged by your mistakes this summer of 2016 regarding the sale of my condominium at the address of 1914 C Wyoming Street. Due to the lack of proofreading skills on a survey to be filled out by you for potential buyers, your inefficiency cost me $3500 from the first potential buyer. Due to your financials being in the red, it scared off a second buyer who had offered a full cash purchase. Your poor business practices have caused me to continue making the mortgage payment for yet another month, after understanding that one of the potential sales would close. I lived in the condo since October of 2009 and often complained about maintenance that needed to be done, such as a broken picnic table that needed repair for over two years and porches that needed to be repainted. Dead tree removal rarely happened, as well as the shoveling of snow from condo driveways. As the property management company you are responsible to care for the entire exterior maintenance. Obviously the condos have not been cared for. My realtor asked you to replace the outside screen and you told him it wasn't your responsibility. That is untrue. Let me remind you that according to the condo contract the owner is responsible for the "walls in" and ADEA is responsible to maintain the exterior upkeep. Where has my monthly $110 HOA fee gone? To be more precise on a larger scale, where has over $9000 of my money gone in the last seven years? Acknowledging that a minimal monthly amount of the HOA fees go toward water and sewer, you are still roughly collecting $65,000 a month at the Orchard Village Condominium complex and there have been no improvements in the property. According to public record, your financials are in the red, which translates to a poorly run company. To reiterate, your poor management of the Orchard Village Condominiums has resulted in the loss of sale in my condominium. Immediate action on your behalf should be taken in order to clean up these inexcusable actions, so that owners like myself can successfully sell their condominium properties. read more

This company is the least helpful business I have ever had the misfortune of dealing with. I rented a property from them for 12 months and then the lease renewed. After graduating college, I received a job offer that required me to move out of town so I informed the company that I needed to break our lease. We called many times to ask what the repercussions would be for breaking the lease (since they wouldn't allow month to month after the year we already spent there) before I accepted my job. They said we needed to give a 30 days notice. So I went in and gave the notice and left. The next day Crystal (the embarrassingly unhelpful staff that was assigned to help us) called to tell me that we were required to pay rent until the house was rented (9 months worth?) and in my panic they promised they would "do everything they could to get it rented as soon as possible". My roommate and I were the ones who were in charge of showing the house because ADEA said they 'didn't have the resources to show it" ??!? We were also in charge of putting adds up online and everywhere we could in order to get their job done. It took 2 weeks shy of 3 MONTHS to get the property re-rented. Absurd how incapable these people are and how much they lie to their clients. I truly wish I would have never rented from them. read more
