I started working with Summit in late 2018 as the manager of a four-unit property that we purchased at the same time and have appreciated every step along the way. Summit seems very mindful of existing tenants - making repairs quickly when necessary, and balancing price increases with market and tenant interest. my apartment had sewer damage. I could no longer live there for five valleys had taken the walls separating my apartment from my neighbors apartment. I paid my rent like summit demand I do, and I waited for two months with no walls to my apartment. Summit personal never came to check the damages or see the repairs. I threatened to sue them and they paid me thousands back from wrongfully charging me rent while the apartment was inhospitable. Five Valleys didn't seal the toilet correctly after repair to the flooring. Summit made me fight them for my money back, those employees are lazy and evil. read more

The worst landlords I've ever dealt with, everyone in the office was nice, but completely useless. The house was a disaster, the siding was falling off, washing machine barely worked, heating was absolutely terrible and outrageously expensive. We literally couldn't lock our front door, I had to install a latch myself after our door blew open in -12 degree weather because the strike-plate was broken. No one in the office was useful, eventually I had to just start calling the repair contractor guys directly because it would take them days in the office to get anyone. There was a pit, filled with water, in the back yard that we told maybe 5 different Summit Property employees about that they never fixed. They came and inspected once every 3 months (way more than any other place I've ever lived) but never fixed any of the issues we told them about during inspection. The only reason they fixed our door was that my wife emailed the owner of the company directly. Believe the bad reviews. read more

Admittedly, it was a bit disheartening to see all of the negative reviews for Summit after paying considerable application fees. That being said, my partner and I were pleasantly surprised by our interactions with them. We just rented a 1 bedroom 1 bathroom from them. We didn't get the original property we applied for, but they informed us that our application and paid fees could go towards any of their listings within the next 90 days. A few days later they posted a new listing that caught our eye and we locked down the apartment with no issues. Allison, Marlee, and Karly were all incredibly friendly and responsive throughout the entire process. Thanks to them we were able to find a new home that we're truly excited for. read more

Very little communication, I received a call saying that I was approved 12/7 and I would receive my lease within the next 48 hours. I paid my deposit and I was given a move in date of 12/15 however, there was no lease nor communication via email or phone. Finally, on 12/12 I called several times and was told I needed to send an email to the property manager, Erica. I sent the email and there was no response. I called again the next day (day before move in) and was given the run around until someone finally sent the lease. My move in date was today 12/15 and upon arrival (8:30AM) I was told I cant move in until 3PM. This information would have been nice prior to hiring movers, and having the UHaul parked outside , ready to be unloaded. I asked how come I wasn't told this? The representative told me that I should have received a welcome email with the details. I never received the email. If I could stop this lease right now I would. UPDATE: Upon entering the apartment it smelled like smoke, the cabinets and doors were hanging off the hinges. The drawers in the bathroom were falling through the base. There were blood stains on the toilet seats and the roof was leaking. DO NOT LEASE HERE PLEASE ESPECIALLY IF YOU HAVE CHILDREN!! read more

If I could give them zero stars, I would. STAY AWAY FROM SUMMIT PROPERTY. They steal money from you whenever they can and justify it with ridiculous reasons that they say are legal. I ended my lease a few months early because I had to leave Missoula sooner than I expected, and was communicating with management via email the entire time. I was aware of the fees for canceling my lease etc etc, so I knew they would be using my deposit to cover these fees. I moved away, and they found someone to take my apartment in a matter of weeks. However, I NEVER heard from them again regarding the rest of my deposit so I assumed they had used all of it for their RIDICULOUSLY high "fees" and that was that, since they never contacted me again. Fast forward two months, and I get an email from my credit report company saying I have TWO collections on my credit and that it has gone down. I looked into it, and apparently Summit Property claims that I owe them money and that I never paid them, so the filed collections on my claim and my credit report dropped 40 points. Of course I was furious because they never attempted to contact me ONE SINGLE TIME. I contacted them right away and the employee I spoke to, Kari, was rude and unhelpful, saying that she wouldn't send me any paperwork etc until Monday ( I had contacted her early Friday), and insisted that she sent me SNAIL MAIL of my bill. I had told her that sending mail to someone who was moving without a known forwarding address was pointless, and that they had my email and phone number on file but never once tried to contact me. She didn't seem to care. STAY AWAY FROM THIS COMPANY. They literally steal money from you whenever they can, and will charge you for every single little thing. So many issues with the property when we moved in and they had to come back in to clean and fix repairs. Have had many other issues threw out our time there like the roof leaking, front door knob fell apart, patch the had on the bathtub peeled up, the fence falling apart, hot water tank leaking, ect that they would never come and fix because it wasn't important to them. The one time they came they replaced out kitchen faucet and the worker had no idea what he was doing and ended up flooding the entire house. so I had to spend my own time and money to fix these other things. This company had so much promise and we are so disappointed with the manner in which we were treated. We paid $100 in application fees and were called and told congratulations on approval for a rental home. We are a family with 3 young children and are building a brand new home and desperately needed a place to live for the winter while our house is under construction. We were told to sign a sight unseen addendum and that then the letter would come through and we could pay a large deposit to secure the house. We received the approval letter and minutes later as I was on the phone with my bank, USAA, sending money to this Summit Agency an EMAIL from them came through stating that they rented the house to someone else. Luckily my bank was able to immediately stop the transaction because we would have been out a few thousand dollars. We have a family member who has been a property manger for 20 years and as we suspected this is highly unprofessional. In our past experience we would be on a list and given x amount of hours to secure a deposit...and then go to the next family. Not a matter of minutes. I hope no other families are subjected to this. Very disappointed with their lack of professionalism and disorganization. I had called about an apartment for rent and was told it was available so I put my application in and paid the fees that day, only to be told immediately after that it was already rented. I called and requested that my application and fees be applied to a different unit and waited over a week to hear back. I received an email stating that the unit was rented (it was the original unit that I applied for and had already been told it was rented, which prompted me asking them to put my app towards the other property)! When I called and asked about it I received a big list of excuses which boiled down to "not sure what happened, there must have been an error or mix up but your application was never attached to the other unit." So I basically wasted 10 days waiting to hear back and also wasted $90 in application fees!! The staff was rude, unprofessional and severely lacking in organization. Unfortunately, it is a tight rental market so you may not have much of a choice when looking for a rental BUT, if you do, AVOID this property management company!!! read more

Stephanie is a property manager there and has the mental understanding of a walnut. She constantly contradicts herself, ignores her tenants for days to a week and then is about as rude, unhelpful and demeaning as she could possibly be. DO NOT RENT from summit if you can avoid it. They don't contact you when they should and then it is your fault that things haven't happened in a timely manner when you are stuck waiting on them. I didn't look at the reviews for Summit before I rented a unit from them. If I had I probably wouldn't have rented from them because there's a lot of doom and gloom in the review section. But my overall experience was positive and that's why I'm here posting this because it might not be as bad as you think. The unit I moved into was kinda dilapidated but had a garage which is what I wanted. The previous tenant had lived there for many years I was told. I was very detailed on my move-in inspection sheet. I was also told that the carpeting was going to be replaced and that the walls were going to be repainted. The walls were not repainted when I moved in. Not too big of a deal. I cleaned the unit better than it was when I moved in. I was worried that I wouldn't get all of my deposit back but I got back every cent. Not everything was great though as it is a property management company. My biggest complaint is that they were always wanting into my unit. They came into my house no less than 6 times in the 13 months that I rented from them. They had summer, fall, winter, and spring inspections. And smoke alarm checks, Furnace filter changes etc. They were my most frequent uninvited house guest. If you plan on making meth, having pets or roommates that are not allowed I would think twice with Summit. In closing if asked if I would rent from them again I would say yes if I had to. But I am trying to buy a house now and hopefully will never have to deal with a property management company again. read more

REALLY LISA???? You're asking the community to rent an apartment from your low-rated agency (all reviews are negative that I could find) , in your words "site unseen" based on 6 terrible photos that don't fully show or display the apartment. Then when I asked if there is any flexibility with lease terms given the high risk circumstances under which they're asking people to blindly rent their properties, LISA rudely replies, "NOPE, we require 12 months". Deep breath* These assholes. My god. So I bought my condo in 2014 and I had asked that the owner fix a window in the unit before I moved in, however it wasn't fixed when I moved in. My relator said it would be taken care of and she would let me know when the worker could come by. So, one day she calls me at work and was like how do you like the new window? I was in disbelief. The rental company that managed the unit for the owner before me, none other than summit, entered my unit while I was at work and fixed the window. WITHOUT MY PERMISSION or KNOWLEDGE. The relator brought over the envelop they retained without about 10 keys in it. SO, I knew better. I really did, when I moved and needed to rent the unit out, but my relator who I trusted, recommended them and they had apologized, etc. I signed one contract with them that ended on Dec. 17, 2016. Chira, who is just a special cupcake, suggested that I have a renter sign a 6 month lease from last December until the summer and then another 12-month lease in the summer. She claimed it was hard to get renters to move in in the Winter, and that would help. In August, I received an offer to sell the condo and I let Summit know about the upcoming sale. I reread our contract and asked about the next steps. I didn't hear much, but the contract states that it ends within 60 days of notification of sale. Furthermore, our contract terminates as of Dec. 17 of this year. The new owners last minute decided not to use Summit as their agency (smart dudes) and the day after the sale I receive an e-mail from Chira demanding I pay the remainder of the owner fee from the 12-month lease signed by my former tenant. This is an agreement I have never seen, much less signed. Furthermore, they are retaining a $300 contingency fee that paid them at the beginning of our contract. So to put this in perspective, they owe me $300, but are demanding that I send them a check for about $450. Our contract ended on Dec. 17, but I am continuing to receive harassing emails from them. Applied through summit after waiting several days between most emails for a period of 2-3 weeks we finally were sent an approval letter and lease agreement specific to a property we had picked out we responded immediately that we could pay our deposit and that they had prorated rent in the agreement for days before we had keys to look at the place let alone start renting. However once again we're not responded to until Early The following morning when we got an email from summit telling us the property had been rented out to someone else overnight. This company seems to be extremely shady if not fraudulent. It is almost as if summit is just in this for application fees as the made it a point to brag in a follow up email that they were currently processing 300 applications. read more

My initial impression of Summit was fairly positive. They responded to maintenance requests in a timely manner and were pleasant to work with. I had been hearing rumors of other people working with Summit that they'd had experiences of them being petty and not very candid with extra charges, but I hadn't paid it much attention. However, upon the closing of my lease my feelings toward Summit changed. We realized a big reason they were responsive to our maintenance requests was because the owner was very willing to fix things around the house. Either way, that was truly positive with the company. However, there were a few very sketchy things upon closing our lease with Summit that showed a different character, and gave me an incredibly sour taste about their integrity. 1) They offered to renew our lease with no increase in rent, and we declined because we had decided to move out. We saw our property listed on Craigslist for $200+ more per month than we were paying. Didn't affect us, but struck me as they told us that rent wasn't increasing and I'd marketed the place as the original price to friends who were looking for housing. 2) Security Deposit | There was such a lack of clarity around what we needed to do to get our security deposit, it truly makes me angered and feel taken advantage of when I think of it. Sparing most of the details, we spent days cleaning originally, and then once they did an inspection we did another round of cleaning, tending to each of their requests. They ended up charging us for 9 extra hours of cleaning (I truly can't see how that would be necessary given the state that we left the house), as well as other hidden charges that they had previously assured us (verbally) we wouldn't be responsible for. They seemed very petty throughout the process. Learned the hard way to not trust anything verbal. They kept half the security deposit which was completely uncalled for. Hopefully the other reviews saying similar things will give weight and trust to my experience as well. read more

I rented from this outfit for two years. Never missed a payment, never late. In the instances where there were issues, I quickly learned that contacting this company came with slow responses, so after a while I tended to lower my expectations and just live with the inconveniences. And after I vacated, leaving the place in pretty much the condition I moved in (except for wiping down a cleaned fridge), they took nearly all my security deposit and mailed me a settlement showing their alleged expenses for all the work they had to do to get it ready again. Total BS. There are many other property management companies to choose from, I would never recommend using this company. I've seen worse, but not in a very long time. Renter beware. Upon my move out, i throughly cleaned the apartment (TWICE) upon request by Summit, in which was not good enough and resulted in $120 for them to "clean" it. I was also charged $172 for carpet cleaning, although i cleaned the carpet with my own carpet cleaner as well as renting one from lowes because they insisted on a receipt. There was a small patch of missing carpet (2 inches) that they said would cost me $300 in damage repair. They also tried to blame the maintenance issues (the apartment was built in the early 70's i believe) and sent me a bill for maintenance repair on just about everything. DO NOT rent from this company unless you are willing to screw yourself over with non stop bills and fees. The staff is ignorant and completely rude to their tenants. Just made an account so I'll post about my experience last summer. This business made me never trust property managers in Missoula. I went to 2 showings for a house. First one they guy was late by problems 40 minutes. A couple families were all kept waiting. It was a dive so we tried another. Nobody showed up to the next viewing. After 30 minutes we called and they said he was on his way. Another 30 minutes go by. No show. I call again. They said he's on his was. 20 minutes. No show. I drive to the office to see what's going on. They said there was no appointment to show that house today as it was occupied. What?! I of course was upset they wasted enough of my time and they lost my trust. I can't remember her name but there is a woman mentioned in other reviews about how kindly she speaks but she's totally full of it. I got the same treatment. I demanded that I wanted all my financial information back. Not a refund. Just my personal information. I was handed a COPY of it. Not the original. They refused to give me back the originals. Why? What are you doing with it? Our business was done. Shady, weird operation going here. Stick with Craigslist. read more

It was then rescheduled for a few days later so he stayed in town, however when he went to the viewing (also confirmed same day via email and phone) he was told the showing had been an hour earlier and the unit already rented. I would never rent from them, for many reasons, but my main reason would be for how I was treated as an employee. I gave a one month notice, to be courteous to another employee who had been injured. I was never led to believe I did anything wrong, and two weeks into that month long notice - I came into work on a monday morning only to find out that one of the owners who had covered my desk took it upon herself to PACK MY DESK FOR ME and acted like everything was fine. Even the other employees in the front office pretended they were clueless! I was told I was being let go two weeks early because they felt "My heart just wasn't in it." I don't know about you, but in my experience...this is EXTREMELY unprofessional, not to mention RUDE! Our entire experience with Summit Property Management was a nightmare from start to finish. We rented a single bedroom apartment at the Uptown Flats and upon moving in the apartment was left filthy with a film of dirt/dust/dander all over the floors and counter. They sent someone to "clean" it but that can be left up to debate. Throughout the duration of our lease we had to put in several maintenance requests all of which were done poorly or never attended to. We even went two weeks in the winter without heat because it took them that long to fix it. Upon moving out we left the appt spotless and in better condition then when we moved in but yet they still found areas that had to cleaned which were taken out of our deposit. Our property manager Chastie Willis was uncordial and made everything our fault refusing to take ownership. I would not recommend SPM, rent elsewhere! read more

We were in a lease for 1yr with summit and $1455 rent. They seemed nice at first and we (three adults) were told that after the lease was up we could do a month to month rent. Wrong! they went back on what they had told all three of us to our faces! So we were not gonna sign another lease. Standard cleaning on move out right?! So we all cleaned the house for eight hours doing painting and ALL the other stuff power washed outside! She (lady from summit) had came out and told us that it was not clean enough! So we did more cleaning! by this time the house was cleaner than when we moved in ! So she nit picked small stuff like a rubber band next to the washer! We had $1900 deposit! She felt that they had to hire some cleaning people to go in after us! they charged five hours of more cleaning time! It so happened that the family that was moving in next are friends of ours! So we went to see them during their move in day. I looked at all the spots where they said needed better cleaning and the reason why she had to hire a cleaning service! NONE of the spots she bitched about had been touched! We took pictures as PROOF! We called the cleaning service several times to ask what was done, they never returned any of our calls! So in the end we did not get all of our deposit back! It was so unfair of them(summit)! So we would not tell anyone to use summit! we have lived in Missoula, MT for 25 years and used most rental agencies in town Summit is by far the worst even worse than ADEA! read more
