We rented 3364 Paseo Segunda in Santa Fe (Stoneridge property) the week between Christmas & New Years, 2024. We had many issues - these were the main ones: 1. MICE - we found mice had been a problem for a while based on droppings. 2. We had to walk through the 3rd bedroom to get to the 4th bedroom. (Adobe has since updated their website to reflect this.) 3. A water pipe burst in the 4th bedroom bath. We had no water for 24 hours. We mopped up water for nearly an hour before we could find the turn off valve. 4. Wi-Fi was unreliable. 5. Dish TV did not work. 6. Air flow in 4th bedroom was very poor. Most of these issues were not the fault of Adobe Destinations. They did, however, give us a 10% refund, but all of us felt this was insufficient. Note - we submitted a review to Adobe Destinations, but needless to say, they have not posted it on their website. We enjoyed Santa Fe. But, I would not ever recommend this property to anyone. read more

Excellent experience. We bought a new home in Santa Fe which was not completed when our home in Sonoma sold, so we needed a long-term rental. Contacted Adobe Destinations and spoke with Marilyn. Explained the situation -- that we needed place for two to three months, maybe longer. And that we had two cars. And pets. Marilyn was wonderful. While on the phone, we went to the website. She "showed" us several properties online that would meet our needs. She gave additional info about each property. We decided on a charming casita. The application and payment process was painless. Communication prior to our arrival was good. Check-in went smoothly. And the casita was indeed charming. And efficient. Many amenities like nightlights, a well-stocked kitchen, plenty of towels and linens, a washer/dryer, cable, internet, room for two cars in the driveway, and a great "welcome" binder that told us all we needed to know. We only had one issue. One evening, the power went out on one wall, affecting the television and internet. I couldn't find a circuit breaker box in the house, and it was dark outside. And it was a Friday after hours. I called the number. The answering service took my information. Within an hour, Patrick called. He walked me through finding the circuit breaker box. I used a flashlight, as the box was around the back of the house. And fixed the problem in a minute. Elaine in the office was an angel in many ways. We couldn't be more pleased with the service and the property. I highly recommend Adobe Destinations. read more

We rent many homes in Santa Fe and this was by far the most challenging experience. The house was adorable yet poorly maintained. They are ill prepared to manage properties. From front door combo not working, to dirty house and bathroom to tv only having 2 options for sound.....not to mention overflowing trash cans upon arrival and massive bush/weed blocking the driveway. The list goes on and on. They also do not post reviews on their website. My review of our experience didn't post....shocking So unfortunate. read more

I have been dealing with Adobe Destinations since 2015 and have always had professional and positive experiences. Elaine has been quick to respond to any maintenance issues and Marilyn has always handled payments and financial matters with efficiency and professionalism. The maintenance workers that they contact with are awesome--my dishwasher and heater weren't working but Marilyn and Elaine had them fixed before the end of the day. DO NOT USE THIS Company! It was a maintenance nightmare. This company doesn't deserve any stars!!When I arrived to pick up keys it was suggested I drop off luggage and leave until house alarm could be shut off. Repairman suggested my father hide alarm box until someone could figure out how to shut off. Homeowner had to call company to shut off. Took at least 2 hours. Central heating didn't work, it took 3 days to get cable box replaced in main living room. Repairman too busy to show up or call. Outlets in kitchen malfunctioned. When I left her a message I received a defensive response via email rationalizing maintenance issues and defending repairmen who need to be replaced. She said she was sure I had to deal with maintenance issues at home. We didn't spend $3000 on a vacation to deal with maintenance issues all week. She didn't have the professionalism to call me but rather hid behind her staff because she was "in and out" and apparently too busy to call me. $297 was credited back to me. which hardly compensates for a nightmare. Elaine only bright spot through all this. I will expect property management owner to post a defensive response rationalizing and minimizing my experience. She doesn't have the professionalism to address issues via direct contact. If she does post a defensive response or apologizes it's too little too late. read more

Like other reviews stated total waste of time and money. Incompetent rude defensive. Don't rent your house out to this unprofessional woman. They Lost our garage door openers and keys. We have finally hired a professional group and the difference is amazing. If we hadn't had a house manager working with our tenant she would have moved out after the first few weeks. Don't even bother. We rented a casita for a week but when we arrived around 9:00pm, there was a notice from the city that the water had been turned off! And sure enough, once we got inside -- no water, no toilets. Our experience with the woman on the phone was completely unsatisfactory. She was rude and no help at all as if it was entirely our problem and we should just deal with it. No offer of a hotel room, no assurance that the problem would be taken care of, nothing. We packed up the car and booked a hotel and ended up staying in the hotel for our entire stay -- not what we had anticipated. We were there for business and were tied up in meetings most of the next day, but that didn't stop her from dogging us about returning the key when it was convenient for her. Repeated emails, phone calls, etc... warning us about returning the key before she had to close the office. What a tool this woman is. Steer clear. The properties look lovely, but the management is not friendly or even accommodating. read more

Read the contract carefully before signing a Proctor Contract I had an unsatisfactory experience with Proctor Properties. In their contract Proctor requires the tenant to fully and completely release them from all obligations and responsibility regarding the rental while providing that you are liable to prepay the rent and for any damage to the unit, requiring you to authorize them to charge your credit card without notice to you for any obligations you have for rent or damage. The contract was completely one sided and unfair. When I asked that it be changed to require both of us to meet our obligations to the other, they refused. Read the contract to understand it, especially the paragraph "Release of Liability", before you sign and then make up your mind whether it makes sense for you to sign. read more

DO NOT WASTE YOUR TIME with Adobe Destinations! The owner "Marilyn Proctor" is very rude and dismissive, and has a terrible "customer service" ethic. If you try to give her any constructive feedback about your (lacking) experience, she will immediately get defensive and become quite disagreeable, even hanging up. This is precisely what she did to me, today, after I'd called her company for the first time, in good faith, to find a vacation rental in Santa Fe. I had even believed she might be an old friend of my parents from Santa Fe, attending my wedding out there some 20 years ago and giving us a lovely hand blown vase as a wedding present! I had asked "Elaine" (the woman that took my call) to please tell her this when she passed on the message for her to call me back. I also mentioned that it was very "time sensitive", as we'd decided last minute to try to come to Santa Fe in early October, a mere 6 weeks away. So at this point, I was anticipating a nice return phone call and possibly some catching up with an old family friend. Well, over 8 hours later, I got a very IMPERSONAL call from Adobe Destinations: "Hello Jennifer? How may I help you". Which I immediately asked "Is this Marilyn", and she replied "Yes". I asked "Did Elaine tell you about me"? And she replied "No, how may I help you". You can imagine at this point I was now feeling pretty upset. Not only had I waited over 8 hours to hear back from this company on a time sensitive rental, but the woman that took my call hadn't even BOTHERED to relay my very personal message and possible personal connection with this woman to her (I'd since learned that this was NOT the same Marilyn in SF real estate...but she didn't know that). In fact, they both seemed pretty unhappy and disillusioned (maybe they don't like their jobs or lives?) so weren't bubbly, or personal, or just plain NICE. They were both like robots. So none of it sat with me very well...and I let her know it. I told her very directly, constructively and honestly my experience, and how it had made me feel. You'd think at this point I'd have gotten a "Oh goodness, I'm so sorry that happened and you've had to wait so long. I'll be sure and let Elaine know to always pass that kind of information on to me. So how may I help you". Or whatever. But instead, she got very defensive. She said "We have the best ratings online" and "It's Peak Season, we don't make call backs until the end of the day". Not one apology or acknowledgment of my being frustrated or upset at all, just defensiveness and deflection. She then told me I had spent the beginning of our call "Scolding Her". She actually said that! I told her "No, I didn't scold you. I told you that I was disappointed with your company for 2 reasons, and I then told you what they were. How is that scolding you? I was simply communicating my negative experience and resulting feelings of upset". She then became very dismissive and said "I'll tell you what Jennifer, we'll just let you use someone else for your rental needs, I hope you find what you're looking for" or some BS to that matter and hung up on me. It was incredible. She acted like a silly child. So basically if you have an issue, and you give her constructive feedback, she can't handle it and will become defensive, deflective and dismissive. So again, DON'T WASTE YOUR TIME WITH ADOBE DESTINATIONS! They have a terrible customer service ethic and it trickles down from the owner herself. read more

Adobe Destinations is an agency that rents out homes around Santa Fe; however, the customer service they provide is very poor. We rented a 2 bedroom at Santa Fe El Corazon which are beautiful townhouses near the Plaza. For the most part, the unit we rented looked great but had lots of ants. We also couldn't get access to the unit when we arrived at 2am from New York and Marilyn Proctor, the owner of Adobe Destinations, just told me there was nothing she could do because the code she had didn't work. Wasn't it her job to make sure that the codes worked especially after I emailed her days before to make sure there were no glitches bc I was traveling with an infant!? Then the moment we were settled in the following day, she called me to make sure I was out by 10am on the day of checkout. This woman is unbelievable! She just collects the fees from "managing" the unit for the owner while telling me to get help on my many issues from El Corazon management. They, in turn, told me that Adobe Destinations was supposed to take care of the issues in the unit because they manage the property. So if you want to rent a nice unit from El Corazon, I would rent from the hotel directly and not through Adobe Destinations because you have to go back to the hotel for help anyway. read more
