Based on my experience, Kokopelli Vacation Rentals has a very toxic work environment. Employees are frequently belittled, overworked, and undervalued, which appears to contribute to the high turnover rate. The company also appeared to have issues paying vendors in a timely manner, and vendors often struggled to receive compensation for their services. I also observed ongoing concerns regarding property maintenance. Many homes seemed to require repairs, and issues such as ants, moths, and other pests were recurring concerns. With staffing shortages and constant turnover, guests often struggled to receive timely assistance when problems arose. Customer concerns, whether large or small, did not always seem to receive adequate attention or resolution. Overall, I found both the employee experience and property management practices disappointing and would not recommend the company based on my experience. read more

They rented us a home and when we arrived in the middle of the night during the holidays they said it was no longer available. They offered no help in finding us another place. We had a signed contract and had paid months before. They literally left us stranded in the middle of the night with no options or help. If I could leave a zero rating I would. read more

We booked a small condo thru Kokopelli in Santa Fe right off the main Plaza. The property was very well appointed and tastefully decorated, but unfortunately, the air conditioning was not working, and so after a very uncomfortable night, Kokopelli moved us to another property. It was a nice unit, but not close enough to walk to Plaza area so needed to Uber. Management was very responsive, and did refund the first full night and then some for Uber costs. We were disappointed though, really liked the cute little condo right off the Plaza. But, would definitely rent thru them again. read more

I would not book a rental property through this company again. I booked through VRBO (and was charged all mentioned fees through VRBO, including taxes twice?) and then the day before checking in, the company texted me saying there would be an additional $150 pet fee. Via text they referred to as a 'hidden pet fee' and took my CC info from the VRBO booking and charged it separately for the additional fee - I never gave Kokopelli my CC information directly. They told me I should have booked directly though them instead of VRBO for more accurate listings (how would I know to do that when I was on VRBO looking and they were not listed as the owner?). read more

I retrospect I feel very fortunate to have escaped booking a Kokopelli managed property as well as we did. Nine months in advance of a trip to Santa Fe with 8 of our friends, I Viewed a 5 bedroom, each with a KING bed, 5 bath property in Santa Fe, I received a price and quote for the property. Two days later upon returning to AirBnB to book, the price had increased by nearly 15%. I asked if the original price would be honored or at least could we negotiate something in-between, Kokopelli's response: "We are not able to offer discounts or negotiate rates with bookings through AirBNB." We decided to book as options for this size unit were limited. This property had three separate units, each with its own 5-digit code to open the doors. After the check-in time had passed, Kokopelli still had not provided the entry code(s) for our property. Finally after asking for the third time that day did they provided ONE entry code. When this code only opened one of the doors, I had to reach out to them yet again for the entry information for the other units. Finally, after waiting an hour to gain access to all of the units, they provided the required door entry information. Once we gained entrance we discovered that one of the bedrooms did NOT have a KING, but a queen bed instead. Because of the wrong size bed, I respectfully requested the equivalent of 1 nights stay for 1 of the couples staying there; the equivalent of approximately 1/30th of the full price of the unit. Kokopelli's response: Because you booked with AirBnB and not directly with us we can only offer you 1/2 (50%) of my request; a $150 comp on over a $9000 stay for false information and the wrong size bed. The AirBnB reviews for this property are very good, and the property was nice and worked out fine in the end. However, I found YELP reviews for Kokopelli after this adventure; 67 of 80 of the reviews were for ONE STAR, you should read them prior to consider a Kokopelli managed property. I will never stay in a Kokopelli managed property again. read more

Booked a property weeks in advance for a large group of 8 and. They called me 3 hours from check in time to let me know the property was no longer available. This left us and our group pretty much stranded with little to no options scrambling to find other accommodations last minute. The worst part is they wouldn't cancel the booking through Airbnb resulting in me having to wait hours and hours to get a refund before I could try and find another place. Do not book with Kokopelli they are extremely unprofessional and unreliable. read more

I rented an apartment in Santa Fe, NM, for five days in early November 2023 that was managed by Kokopelli and Vtrips. While the apartment was clean, in the location, promised, and had a lovely view, dealing with the management company was the only negative thing about my trip. I emailed a couple of times several weeks before my trip to confirm some details and did not hear back. I called them and was able to get my question partially answered. Then we had to pick up the key at their office across town from the apartment and drop it off at the same place, which was not convenient. The apartment was supposed to come with access to a pool and hot tub, but there was no information on its location provided in the apartment, in the emails I received, or through the online portal I was told to use. I called Kokopelli again to find out where the pool was because of the conflicting names for it. I called the office during business hours and left a voicemail. I called the main number for the office and reached a very curt man who told me that I was at the right recreation center and that no one had ever had a problem with it before. He told me the manager would check into it and call me back. The next day when I dropped off my keys, I asked again about the pool since I had never been contacted by the manager. The woman assigned to me who had never returned my emails or voicemail informed me that there was a different recreation center that I was unaware of. Apparently there was a slip of paper in the large envelope that contained the keys that had some information on the pool. I mentioned how the information in the emails, the online portal, and what her colleague had given me contradicted this. In a very loud voice, she repeatedly cut me off and told me she was going to teach me how to better get information when I rent apartments. In a very patronizing tone, she told me that I needed to look at all of the paperwork I was given, and to ignore any other contradictory information. Both she and her male colleague, who had been so curt to me on the phone yelled at me until I left their office. Although I had reserved the apartment through the booking.com website, Kokopelli was responsible for all the details and manages apart menus in other states. I will make an effort never to rent from them again. I have rented apartments all over the world in languages I do speak, and some in places where don't, and I have never encountered such terrible service or communication. read more

They take your money and are not responsive to the space or to any of the neighbors who may be unfortunate to live next to one of their properties. I rented a house from them and had a bunch of problems. Before I moved in I gave them a list of things that were wrong with the property. This included a missing lock (impossible to lock the house), overall dirty and unkempt house, and the fence started falling down. They absolutely refused to fix anything in less than 2 months, and most stuff went unfixed. The house I rented had electrical problems that caused the main breaker to blow when it rained. It took them 7 weeks to fix, and the only reason they fixed it was because I had to abate rent. If you talk with them they always blame it on the owner of the property. When I moved out they couldn't give me a move-in sheet (it was never filled out) but kept $1,000 of the deposit due to problems they said weren't present with the property when I moved in. Be warned: They will use your deposit to do property maintenance that is not required. Stay far away from this unethical company. read more

Not the greatest renter experience in my opinion. Getting your rental problems addressed takes time, sometimes over a year, and not very competant in my experience... with lots of lip-service, but no action. The office staff is very friendly, but seem somewhat overwhelmed at times and I went through three property managers in the year where they managed my apartment. If I was a property *owner* looking for someone to manage their properties, I would not reccommend Kokopelli. If I was a renter, I would make sure you keep all your paperwork in case someone drops the ball at Kokopelli. read more

They bother you constantly and their staff is in need of an intensive customer service training, they are rude, inexperienced and they treat their tenants like if they are doing them a favor. I will never ever consider them again or recommend them to anyone. I think that even your worse enemy don't deserve that kind of treatment. Let me give you and example. They fixed in my property the irrigation system that exploded during winter because they fail to close the water ( after they actually came twice to handle that). They left it running Indefinitely because they didn't programmed the timer correctly and the water bill came for almost $300 when the average was $70 a month. Not sure how these people expect to rent to anyone that doesn't have any connections in New Mexico. I went in to rent a beautiful home and was qualified to do so except Kokopelli decided they didn't want to give us the house to rent because they needed an in-state guaranteur. We offered them the first two months, security deposit, and last four month's rent up front and they still said that we could not rent the home because the guarantuer could not be out of state. Even after checking our nonexistent criminal records and exceptional credit scores, they said no. *Good luck renting your home to people who want to park a big ass RV out front.* The people are rude, don't seem to know what they are doing except Tanya, and my real estate agent that showed me houses just unlocked the doors and didn't do shit. Avoid at all cost A cleaning fee of 210 dollars after a 6 days stay, for a 600 sqft apartment in Santa Fe is absolutely ridiculous. Cleaners make 20 dollars an hour. 10 hours of cleaning seems excessive unless.... ohhh theyre just stealing your money Furthermore they tried to blame this on the property owners, despite the fact that this fee applies to all the properties they manage. So clearly this has nothing to do with the owners Its a shame they have a monopoly in the Santa Fe area, but we have just decided to vacation somewhere else in the future. read more

It was beautifully maintained, clean, well stocked, and decorated with a local flair. We listed our house for rent through Kokopelli Property Management for three months in the summer while we would be traveling overseas. We had so many problems with them that we felt compelled to prematurely terminate our contract with them before we received any reservations. We would not recommend anyone using Kokopelli Property Management to rent their home. We had to revise the descriptive narrative for our listing 3-4 times because of inaccuracies by their marketing Department. We needed to continually monitor our listings and bring these to the attention of the manager by emails and meetings in his office or they would not have been changed on Kokopelli's listing sites. While the manager did acknowledge and work to to remedy these continual mistakes, that did not happen in a timely and satisfactory manner for us. Also, we felt that we had to do the work of their marketing department to research the comps for other similar listings in the Santa Fe area. Kokopelli repeatedly listed our home way too high to be competitive. This monitoring took up a lot of our time. It should not have been our job to do the agency's work. Without our persistent dogging of the correct representation of our home and the price listing, it was apparent that no one at Kokopelli was tracking and initiating any questions about accuracy, competitive pricing, or most of all our satisfaction as their customers. The whole process caused us a significant amount of stress and anxiety. read more

I'm not sure why Yelp requires you select at least 1 star. I am the owner of the house that Juan U. reviewed on. Kokopelli is borderline criminal. If you have come here and read these reviews and still want to do business with them, then you deserve the same level of horrific service they deliver. They broke my drip system and then billed me for it. If I had the time and the damages were much more, I would love to litigate. This case wasn't even questionable - is was their fault completely. I have emails and work order snapshots to prove it all. WE're talking blatant disregard for logic and ethics on Kokopelli's behalf. What are the odds that my previous tenant posted a 1 star, and my current tenants (that I just called to inform them of my firing Kokopelli) think they're horrible as well. I just fired them today. I've been paying those crooks $160/month for 2 years for nothing but headaches, and dealing with their pathetic service and this past year - sleazy ripoffs. Folks.. I just finished wrapping up a vacation rental deal I found on line with Kokopelli Property Management. Marcia was VERY helpful and polite to me and found many properties that fit my family's needs for our upcoming vacation. The website is very easy to navigate around and my rental even had a virtual tour feature that really sold this property. It was amazing to get to see ALL of the house and not just pictures. All in all a great experience! I will update this review after our stay. I hope that it lives up to what Ive experienced so far. read more

I rented a really nice adobe duplex in Santa Fe off West Alameda from this company for over 3 years and Kokopelli has always very pleasant to deal with. Their responsiveness with repairs, even when they were simple or cosmetic, was fast and efficient. The people they sent over were always friendly, professional, and did a good job. When I bought my own home and moved out, I was concerned about getting all of my security deposit back. Yet after the inspection, they were kind enough to give me the chance to correct a few issues and receive my full security deposit back. Their late fee is $100 for one day late which seems insanely high to me. However, after being late once, I never was late again. Maybe it's that high for a reason because it certainly shocked me into paying on time! The bottom line is great properties and great people. Used to enjoy working with them before they were purchased by a company in Florida. Pros: Super prompt at charging your credit card even before they send a contract or confirm your reservation. Cons: After charging you they send numerous emails threatening cancellation before they even send the contract for your signature. They have no local knowledge about rentals. The check-in procedure is almost impossible after hours (after 5 p.m.) They don't even pretend to know or care anything about your reservation - just your payment. **Our most recent rental was poorly maintained. We dealt with the sticking front door, non functioning windows (with big notices that they must be opened when showering), the lack of parking (contrary to the description). However, when you flush the toilet and it comes out the shower drain, and maintenance says they aren't available, that is over the top. It is almost impossible to ruin a visit to Santa Fe but they came very close. Thank goodness for the Inn on the Alameda- they saved the day. read more

This was the worst booking experience ever. I had great difficulty getting to the right person, right office, or getting the same answer twice. When I did finally get in touch with the right person, I was told things that were not correct, and when I expressed my dissatisfaction, the Santa Fe office had the attitude of "Oh well." I received no apology for all the confusion, wrong information, or miscommunication. At this point, I had spent hours trying to figure out what was going on. Their properties are listed on several sites which give different information so you don't know what is correct. My credit card was charged a second time without notice and without my permission. That information was either wrong or it was just ignored. I was told a deposit was needed then to pay the balance when I arrived. Then I was told to pay the balance within 30 days. But they charged my card two days after the deposit. I had told them I would pay the balance as soon as I changed the preferences on my rewards card and I was told no problem. Of course, it was not true. When I asked the Santa Fe office for someone above the office manager, they refused to give the information. read more

Me and two roommates recently moved to Santa Fe for college (another mistake we made, but that's another story), and, of course, housing options in Santa Fe are not easy if you're on a budget. We ended up settling on a Kokopelli Property near the college on Zia Road. Don Hurst was our agent. The first thing that really shocked me was the presentation of the house. They literally just gave us a key and told us "There might be a little smell." He really undersold it. The stench was horrible: A mixed flavor of cat piss and a rotting corpse. And they were advertising it like this! But, I digress, we liked the home otherwise. We told them the smell had to be completely gone by the move-in date. The first thing I wish I would've known was to take pictures. The house, while not in disrepair, has plenty of holes and problems with it, not to mention, the yard was a mess at the move-in date. 3-foot high weeds everywhere, overgrown bushes, and a "garden" of weeds and...I honestly couldn't tell what was a weed and what wasn't. Especially in the backyard. Turns out the fact we didn't document this cost us a headache with our security deposit, as Kokopelli claimed "The yard was expertly taken care of at the move-in date", a bold-faced lie. About a month in, we realized our keys couldn't open the garage door into the house. Turns out, the garage has a different set of keys than the front door! Who knew? And whatmore, they didn't give us these keys OR the garage door opener during move-in. And something tells me they never would have if we hadn't noticed it. During the course of our lease we had a handful of wear'n'tear incidents and just old-age stuff occur. This shouldn't be an issue because of our lease, right? Normal wear'n'tear is covered as well as anything that breaks which isn't our fault! Well, Kokopelli's repair service is pitable. It usually took 2 weeks after reporting a problem to get it fixed. And in the case of our garage, which stopped working in March of this year, it took a grand total of nearly 3 months to get it fixed. 3 MONTHS! We're paying for something that we can't use! Yet it consisted of waiting 2 weeks for them to send out their repair man who took one look at the thing and told us, "Yeah, not sure why they sent me, I don't know how to fix garages." So ANOTHER 2 weeks go by before they get another of their cheapo repair companies who come by to say, "Yep, there's something wrong with it." Guess what happened after that? Almost 3 weeks before they sent ANOTHER guy out who worked for a garage repair company, did some tests, found the motor was totally busted, and left before, GUESS WHAT: ANOTHER 2 weeks to go by before they FINALLY fixed our garage door, which had been part of the rent in the meanwhile. Speaking of repairs, the house itself wasn't insulated too well, which meant summer months were hot. It could easily be up to 91 degrees in the house. Being a native Arizona-dweller, I know that is not livable. I also noticed that there was a swamp cooling unit on the roof, which interested me. So I checked our lease, and, wouldn't you know it, there's a section which protected us! It said the owner was obligated to pay for any mechanical errors INCLUDING air conditioning. So I contacted Don about it, to which he replied, "Nope, it's advertised as no cooling". I thought this was a cop-out, so I pursued further, reminding him that this LEGALLY BINDING LEASE would hold up in any court. He still refused, claiming that I didn't know what I was talking about. Comparing the costs of the repair to a court fee, I just threw my hands up in the air, told myself "F*** IT!" and just went ahead and repaired the unit myself. Cost about $100 and 5 hours of my time. Of course, I got the thing working with no extra help. I saved the receipts and brought them into Kokopelli, telling them I did the job for them and I expected to be reimbursed. Not only did they not, they tried to weasel out of it by telling us the owners "flat-out refused" to repay us in any way. YOU'RE THE MIDDLE MAN. YOU HAVE TO MAKE YOUR CLIENTS PAY UP WHEN DUE'S DUE. Before the move-out date, I once again attempted to get back my hundred dollars by bringing in the receipts, and telling them I wanted the money I spent on their repair problem. Don proceeded to talk to me like a child, using slow speech and waltzing around the problem like I didn't know what he was talking about. Utterly disrespectful. On top of that, they told me shutting down the swamp cooler was a requirement for moving out! UNDOING MY REPAIR! At this point, I just decided pursuing it was not worth the cost of legal fees to sue or the headache it was dealing with Kokopelli. If you're looking for a home to stay long-term in, DO NOT, use Kokopelli. They don't give two craps about their customers and would rather defend their stingy owners than give the leasers what they were promised in the lease. read more

There's not much I can add to Zabs Z. Be very careful. They told me that I would love where I was staying and that it was historical. Well, if historical is a euphemism for slum they got it right. They tend to bend the truth. I was told that the park nearby would be great for my dogs. The park is a mess. Graffiti, debris, drug trafficking, and a gathering place for the homeless. If that's a great park, then Honey Boo Boo is a great beauty. One of the owner's emailed asking if he could call me and discuss my concerns. He never called. In fact, I never heard a word from anyone from Kokopelli during my entire month stay. read more

We went into their office to find a long term rental and were all but ignored. I did not take it personally since the other people there were being ignored too. The office was getting quite crowded with ignored potential renters actually. After waiting for a half hour, we were given a list of available properties. When I tried to get further information on a few, I was told we could see them the following week, and would get our questions answered at the showing. So we filled out the paperwork, requesting showings, and have never heard back 2 weeks later. The houses are still on their website for rent. Yet they do not return phone calls or e-mails. Nor could they answer questions like: is there a bedroom on the main level? Is there a garage? While waiting, we got to witness the tirade of a furious renter in the office too. Apparently he did not feel like his repair needs were ever met and nobody would call hime back. A friend listed his property with Kokopelli and learned that they own a lot of their own properties, and will only work on renting yours once all theirs are full. He owns several properties in town, all very nice, and now manages them himself. So owner or renter, enter with caution. Customer service and communication are not in the mission statement of this organization. read more

The customer service is awful - no one knows what the next person in the office is doing so you get conflicting stories about the properties. I wasted an entire day waiting on keys they told me they would have to see a property after driving 1.5 hrs to view. They weren't apologetic and even went as far to tell me that there were other applications received so why bother! This was after I was told that they wanted more than one application!!! I wrote the owners and let them know how horrible their staff is! Just read the reviews and decide for yourself if you want this hassle! No thanks! read more

Over the years, I've had a temporary vacation rental from Kokopelli, and a long-term rental. The vacation rental was a disaster. I was accommodating an international group for one of Santa Fe's big summer events. None of the gas appliances in the house worked, including the 2 hot water heaters. We arrived on a Friday afternoon of a 3-day weekend, and were told that we'd have to wait until the following Tuesday for a repair person. No functional stove, oven or hot water for 4 days! My guests asked me if no hot water in summer was normal for America! (This is standard in parts of Eastern Europe.) The plumbing in the only bath that had a tub/shower was not aligned with the tub, so that every time someone showered, the bathroom floor would flood. Electricity in the living room was faulty, so when we entertained, we had to confine guests to the kitchen. Contract stated a cleaning person would come in weekly, but none ever came. The vacuum cleaner was broken, so we couldn't clean the place ourselves. Homeowners left dishes for our use that had all been broken and glued back together. When dishes came unglued in the dishwater, we were later charged for replacing their "heirloom" dishes!!! The long-term rental was only marginally better. Advertised as having air conditioning, it only had one window unit that was woefully inadequate even for the "great room" in which it was installed, let alone the rest of the house. Drains were clogged, faucets leaked, the stove top didn't work, and the heat gave out in the depth of winter. The agency took nearly a week to send a repair person, while I lived with no heat. My privacy was limited by the frequent comings and goings of repair people, one of whom was consistently rude and inappropriate. Most of those interruptions could have been avoided by doing an inspection prior to renting to a new tenant. When I called them to schedule their carpet cleaner prior to moving out, and explained I was trying to schedule cleaners and movers in time for the end of the lease, I was told rudely that they would have the sheriff remove me if I wasn't out in time! The account manager hung up, so I had to call back to follow through on scheduling the carpet cleaner. After moving out, they charged a hefty fee for "repairs", most of which consisted of replacing door and window screens that I had left in the garage, where I'd found them upon moving in, and re-hanging closet rods that were fallen when I moved in. This business is a real racket. I've been a landlord myself for 20 years, and never had to send in repair people, except for one issue caused by the tenant. Once in 20 years. I treat my renters much better than this. Kokopelli just doesn't care. read more

When you're out of state you have no idea if the repairs are needed and who they contract for the repairs and the prices/estimates are very suspicious and way overpriced. My mother used them to rent her property and in the 24 months that Kokopelli managed her property she rarely received a full rental check from the tenants. They do not have the homeowners best interests in mind. Look elsewhere!!! read more

Recently rented 2 houses from Kokopelli for a weekend family reunion in Santa Fe. Was told houses were available, rental contracts sent and returned, and confirmations that the houses were ours for the weekend. Monday morning they emailed and said they just converted to a new system, and one of the houses was already rented. Best they could do was offer another house 2 and 1/2 blocks away from the other house. They did offer a small discount, but was not enough to compensate for inconvenience. read more

Kokopelli has managed my property in Santa Fe for over 5 years. I got an email from Brant the other day, in regards to my house, and I noticed at the bottom of his email, under his signature, links to yelp and trip advisor, etc. I'd never noticed it before so I clicked on the yelp link....and I'm astonished at the negativity of their reviews. Kokopelli has always treated me with the utmost professionalism, handled problems and issues with the utmost efficiency, and most importantly have always treated me, and various tenants, with the utmost respect and fairness. It is not an easy job to do, but they always execute. And I'd work with nobody else in Santa Fe. I'd wager that half of the negative reviews are fabrications put forth by their competition(they dominate the market), forty percent are just horrible people, and the other ten percent may be legitimate...hey, nobody's perfect, problems happen and mistakes are made, and many years in hospitality have taught me that you can't make EVERYONE happy. Renter beware of these white collar criminals. You will never get your full deposit back. They will charge you ridiculous fees for imaginary line items. $25.00 for light bulbs, lets see light bulb is 50 cents, must have replace everyone in the house. $44 dollars for a garage door open not turned in, yeah right! I That's nothing compared to charging us $322.69 for a release fee, when the property was put up for sale, when we terminated our lease early.Release to who, new property owner? Two days after giving our notice, kokopelli gives keys to our rental ,to a realestate agent the owner hired to sell the dump. The agent showed up at our place, knocked and let herself in. I'm sitting there in my underwear. Now one gave us notice, verbal or written of giving keys to anyone. Then, the realtor was adamant about seeing the property, I almost had to shove her out my rental. She actually tried to get aroud me, to walk the listing , she claims. Oh, hell no!! I immediately called kokopelli, and of course get nothing but voicemail. Called back and let the front desk person know, that you have no right to let any enter our property without notice. Pay no attention to the positive reviews, they are self composed. All the one star review are indicative of living in a property they manage. It took two months to get the patio blind fixed, that was on the move-in sheet. Ants coming in from every exterior wall outlet, had to put food on wire shelve in laundry room to keep ants from contaminating. For the past 5 months, I have been a tenant at a house I leased through Landseer Management, until recently doing business as Kokopelli Property Management. My experience has been that something is beginning to change with them. They seem to be getting it that they have to treat their tenants better or their business will suffer. Although I too have experienced excessive delays and difficult interactions, lately I've also had positive relations with some of the people there, who were both accommodating and respectful. The most recent two jobs they had to do on the property I'm leasing were carried out efficiently and professionally. They seem to be on the right track now. Our property manager, Don Hurst, has been particularly good at getting right back to us every time we have emailed him with a concern. read more

I am not sure why theses guys have any bad reviews, I have found them to be very professional, courteous, and informative. Living in Austin, TX during the summer is no fun and my boyfriend and I like to visit Santa Fe at least twice a year. I have been using Kokopelli Management for all my bookings for over 5 years. They always have the greatest properties available, the nicest employees, and the prices are affordable. I wouldn't even think to work with anyone else and I will continue to use them for the next 5, 10, and 50 years! read more

I almost never write reviews but have had such a positive experience with Kokopelli that I feel compelled to do so. They brought me a perfect tenant in record time for our home in Santa Fe. They have been friendly, responsive, open, and cooperative. I used a competitor of theirs for years that was arrogant, greedy and always sided with the tenants at my expense.
