I requested briefer lease than the owner expected (which was a special request to pay up front instead of month-month). I'm disappointed and frustrated. I rarely leave a negative review; however, I am compelled to give a fair warning to anyone who is leasing from Landseer Property Management. My tenant experience with Landseer was unsatisfactory from start to finish. Throughout my time renting an apartment near the Plaza, the property was not maintained without a struggle and much effort on my part. Service requests were always eventually completed, but they were endlessly delayed. I was even mocked a few times by my property manager for wanting the apartment to be taken care of properly. Because the apartment was an older building, I tried to be reasonable, but I was paying high rent, and expected basic things like plumbing, and heating to work, and the grounds to be maintained. My experience with Landseer at move out time was an infuriating lesson in how a property management company can be unfair and even shady. I paid my rent on time each month and was a an exceptional tenant. At move out time I left the apartment immaculate. I took photos and videos for proof. Prior to move-out, I requested a move-out walk through and it was denied. I was insured that as long as I left the apartment clean, I would receive my full deposit returned after moving out. Despite my efforts of everything wiped down including sinks, tubs, counter tops, walls, window sills etc, entire place vacuumed, mopped, no trash left behind a portion of my deposit was withheld for a cleaning fee close to 200 dollars. When I called to ask about the charge they produced photos of a single hair in the bathroom sink, a single crumb on the counter top, and a smudge on the refrigerator. They said that I left things behind, which is true, I left a bottle of cleaning product. The photos look staged. This isn't about the money, but about the principal of accountability and fairness. Tenants deserve better. If you are renting from Landseer Property Management, insist on a walk through at move out time, or expect to be charged a cleaning fee. You risk losing a portion of your deposit no matter how well you maintain the space. read more

I'm a current customer of Landseer and am, unfortunately, locked into a two year lease. The property is wonderful but they are terrible! They took weeks to get us a notice regarding weeds on the side of our house (that we didn't even know was included with the property), so we only had a few days to remove them. Their contracted repair company took 4 months (& three separate attempts), at replacing our bedroom blinds. The most recent incident is the most unacceptable...they auto drafted my rent payment twice and are claiming they have to wait an entire week to correct the issue and cut me a check. In the mean time I'm out over $3000 and they nonchalantly blew it off without any immediate resolution. Terrible customer service and communication...I would NEVER recommend them to anyone! read more

I wish I could give this company 10 stars. They have been amazing since we moved to Santa Fe. We had a rental with them and then issues with the relocation- they worked with us, it took a few options but they ended up finding us the most perfect rental. We love it - we have helped landscape the backyard and think of this as a home. Any time I have had an issue Don and the staff have been so helpful and made sure my issues were resolved. I tell everyone about this company and they are the best in Santa Fe--I won't rent from anyone else until I buy a house. read more

Enjoy being ripped off? Then rent from Landseer Management. The one star can be for the workmen who came out to do maintenance tasks - pleasant and capable. It's also true that Landseer worked with me around my unconventional hours (I was a day-sleeper until just last month); they scheduled our maintenance for afternoons whenever possible. That said, this is a company that sank to new lows in their effort to justify keeping nearly 75% of our deposit ($1383 of the $1850). They took photos after we left, in which some substance appears to have been smeared on the outside of the microwave. And to top that, they took a photo of the contents of the recycles box we had left -all flung onto the floor as though we had left it like that. The funny part is that they had ALREADY taken a photo of THE VERY SAME articles sitting in the recycle box! It was an effort to make it look as though we had left more stuff at the house than we actually did. In their brilliance they (oops!) sent me both photos. Glad I made that folder of photos mine; I'll make good use of them later. So... Six and 3/4 years of paying the full rent on time, straight through Covid (ok I forgot it ONCE for a day or two but then I cheerfully paid it WITH the added 10% before they even added any penalty to our bill). And this is how they treated us. We left zero damages, only some clutter in the house and some weeds outside that my husband had cut. And the oven needed a very light cleaning which I hadn't had time to do. So of COURSE we anticipated that they would keep some of our deposit for those reasons. But not 75%... Don Hurst actually wrote that we had left the house "pretty dirty" - note that Jeff Browne (before he retired) had teased me about being such a clean freak when he did the yearly inspection, and a former owner had called me "an immaculate tenant". Other than Mr. Hurst, no one has ever tried to imply that we do not keep our home clean. Naturally, he couldn't answer when I pointed out that their photos did NOT show "dirt" so he took refuge behind the skirts of Tanya, who incredibly enough claimed that it had taken "several trips to the dump" to dispose of what we left inside the house. Presumably she hopes we are brain dead: what we left would not even have filled one standard pickup bed ...some cleaning products, plastic bags, paper bags, a couple of straw hats, a few items of boxed food, a pocket comb, a small box of recycles, a radio and one contractor bag of cardboard and packing materials. I could go on but I think the point is communicated. Rent from ANYONE before these guys. read more

This company has nearly monopolized a very competitive rental market and makes finding a home a nightmare.

I signed a 12-month lease with Landseer to rent what seemed to be a lovely apartment at 663 Bishops Lodge Rd near Ft Marcy. After 1 1/2 months, I gave notice. The following is a list of the problems with the apartment, some of which were handled promptly, some of which took a very long time and a lot of follow-up on my part to get handled, and some of which were not even resolved by the time I moved out: When I first moved in: o The thermostat was dead, so I replaced the batteries. o The gate remote was also dead. This took 9 days to fix, but I had told them it was no rush. When it came back to me, it came with a broken piece that made it more difficult to operate than it would otherwise be. o The breaker panel was painted shut. If I had not noticed this, that could have been really bad in an emergency situation. This just took two days to get fixed. o The faucet on the kitchen sink leaked at its base. It actually sprayed water out the side. This took 11 days to resolve. The property managers told me they were waiting on the HOA to shut off the water to the complex; the HOA told me they were waiting on the property manager and plumber to supply information on the plumber's license and insurance. It seemed to me there was a lot of waiting going on while I lived in the apartment without a working kitchen. I was instructed to use the vanity sink. That's not hygienic, but also the bowl is so small that I couldn't really clean a plate or a pan there. And even though I scraped food crumbs off the plate into the trash, there was still enough stuff going down the drain that it soon clogged. Meanwhile, I still had no working kitchen sink. When I called the property manager to ask what we needed to do so I could have a kitchen sink to use over the coming weekend, she said, 'Oh, it'll be a lot longer than that.' o There was a gap between the counter and the backsplash right behind the kitchen sink, so when this leak was happening, water would just pour into that crack. I mentioned that this would be a great place for mold to grow, and it took 48 days to get resolved. o The dishwasher had 1/2" of standing water in it after the first time I used it. That took 12 days to fix, but then the air gap for the dishwasher was still clogged, so it leaked more water out into that same spot that needed caulk, and it caused the sink to back up, so the only way to use the kitchen sink was to turn on the disposer anytime I wanted water to drain, and I still couldn't use the dishwasher. The air gap took another 25 days to get fixed. o The vanity sink had a drain stopper that was stuck in the shut position. That only took one day to fix, but then it was stuck open. That took another 8 days to get fixed. o The shower dripped water when the tub filler was being used. This wouldn't really matter except the water pours right on the tub filler and then splatters outside the tub. The plumber tried a couple of fixes and then thought a new shower head might be needed. I offered to buy one, but I never heard back from a voice mail or an email I sent the property manager. Right before I moved out, the third plumber to look at the situation told me that it would be a major fix and they'd do it after I moved out which was 51 days after they were notified of this issue. To be fair, I'll mention that in the middle of this time, I had told the property manager that this was not a priority for me since we had more pressing issues, so that may have encouraged the delay. Later: o The heat didn't work consistently when the temperatures dropped. It would often work during the day, but not at night when it was most needed. I slept dressed from head to toe with three blankets over me. This took four days to get fixed. o The closet light fell from the ceiling when I pulled the pull chain to turn it on. This took 11 days to get fixed. When I finally ran out of patience, the owners understood the circumstances and allowed me to end the lease early. Landseer, on the other hand, did not take my experience into account and insisted on charging their normal fee of one month's rent plus tax to market the place earlier than expected. This is a fee that makes a lot of sense in most situations when tenants want to terminate a lease early, but considering that the problems with the apartment (and the time it took them to be resolved) were in Landseer's control, this fee seems unfair to me. I would think that Landseer might have wanted to do anything in its power to make things right by their tenant. read more

This company is completely unprofessional. Jacob Couch and Tanya Kil represented this company terribly. Jacob was not at the rental unit at the time for the showing and then denied me to rent all together when he was called out for his unprofessional behavior. This feels like prejudice. I was approved to rent back in January 22 at +$400 the current monthly rent and now suddenly I'm "not a good fit"? Suspicious behavior and action from this company's employee, Jacob Couch. When I called Tanya Kil to understand what happened she was defensive and incapable of speaking to me about what happened in a professional manner. read more

Our family is moving to Santa Fe from out of state and they were nothing but helpful with a FaceTime walkthrough, helping to guide us through all the HOA rules, electronic signatures for our lease and helping to get our keys to us. If I could give Landseer ZERO stars, I would. There is nothing in the least positive to say about this company. They appear to be managing too many properties to give anyone anything near decent customer service that we all deserve. The owners must be making a lot of money. I rented a unit from Pinon Properties which sold the unit to Landseer. I had been renting for 3 years. I was on a month to month lease when I had a baby and needed larger place. So I informed Don that I would no longer be renting. He informed me that since it was the middle of the month that I was on the hook for another month rent. He assured me when he did a walk through that the deposit would be returned as long as I returned the place to him clean and in good shape. They then decided to raise my rent on the last moth. Kept my deposit and sent me a bill for things I never used. Chimney Sweep. When I never once used the Chimney and told him so. Along with that was fees for early water termination. When he was the one who told me not to forget to turn off utilities. Also, charged me for damage that was done. Prior to me moving in. When I told him I would send him pictures. He told me I didn't have to and things would be fine. Apparently not. I would definitely NOT recommend this company in any way shape or form. read more

Don Hurst is a joke. He mislead me on a property, and failed to tell me that the application fee would be 100$. He showed me a property (which smelled of cat pee, had dirty carpets, and tons of nails in the walls) and then said that he had "numerous other properties" that I would qualify for but that I would just have to fill out the application to get the process started. (This was not the case and I should have been refunded the application fee, however I have not been) I heard many negative things about Kokopelli/Landseer Management but wanted to give them the benefit of the doubt. I am so disappointed that I did so. I would not recommend this company to anyone. Incredibly unprofessional and misleading. read more

This business does NOT even deserve one star, but that was the only choice I had. DO NOT RENT PROPERTY FROM THIS BUSINESS!! We rented a home from them for 13 months and gave them a $3500 deposit and a non refundable "pet fee" of $250. We just received 687.00 back. We left the property cleaner than how we got it. Paid for damage we didn't do. My dogs scratched one door! One door!!!! We don't have any recourse because of the tenant/management laws here. We paid for an estimate!! ESTIMATE!! Work doesn't even have to be done and they can still charge us!! Can you believe this! We hired a professional cleaning company and landscape company. The video we have shows that we left the property beautiful. They'll just get away with burning us out of our deposit. We will absolutely never recommend anyone to landseer management!! You guys should be ashamed of yourself! STAY AWAY FROM THEM!! We don't deserve to be treated like this and have most of our deposit kept. Shameful! read more

They had many great, well-cared for properties to choose from. Very professional management company. I have used this company to manage my rental condo in Santa Fe for about 10 years and would recommend them. Our property manager, Jeff Brown is the most conscientious manager we've had to date and the tenants seem to like him as much as we do. My only negative of this company is that once per year upon renewal, they charge 50% commission for that month (very fair) AND the 12% monthly fee (not fair). Despite that complaint, I'll continue use them as long as their professionalism remains. Jeff Brown is an outstanding manager and definitely recommend him. read more

Having scheduled a 3:30pm appointment earlier in the morning on 11/30 to meet w/Don Hurst, I showed up 3 minutes early, and to my surprise and disappointment, he admittedly scheduled another showing of the property at the exact same time with another prospective tenant (who showed up with him in the same vehicle). Upon arrival and seeing the place, I was prepared to have him show me better possible options to consider, but upon realizing the situation, I turned around and promptly left.
