First are the things I did wrong: 1. I didn't get any other bids so I spent the entire project wondering if I was paying too much. 2. I didn't understand KVN is a contractor only - the trucks that come out to do the work are going to have different company names on them. That information is clearly stated in the contract but, related to #1, I didn't read the contract closely and missed it. So I spent most of the project wondering how much more I was paying to have someone act as a go-between with these other companies. 3. Because of #1 and #2, throughout the weeks it took to remove old siding, put up new siding, put up the gutters, and paint the house I was always on edge and quick to anger when something went wrong. Notable missteps by KVN: 1. There was some miscommunication about a small part of the house that they considered porch and I considered house. When we realized this, first day, I could see their position and asked how much it would cost to add that part. I had three different people tell me they'd get back to me with a cost - they never did. 2. Whoever they used for gutters had to take them down and install new ones twice - it was the third install that finally worked. KVN didn't catch the first errors (but maybe they would have if we hadn't checked first) but they did tell them to redo the 2nd install before we were even told it was done. 3. The painter painted the windows shut. We didn't know that until after everything was signed and paid, so we just fixed it ourselves. But the contractor is responsible for the work of the subs - so I'll call this their mistake. What KVN did right was they seemed to genuinely want me to be a happy customer. I didn't realize how much that mattered until a neighbor was having some work done and I saw first-hand the difference between having a contractor who is hoping to leave the customer happy (KVN) vs. one who just wants to get paid (the neighbor's). Made me think I was ready to write a review, I hope it was fair.

He was able to find the issue within 10 minutes and sealed off the area in 20 min. He found there were other areas on our roof that could use some preventative care. He later supplied a reasonable quote and offered to come back the following morning. We had other options but knew we would go with him. The job was finished the next day in about an hr. Leak is gone, and roof is further reinforced. The weather this week in particular has been a cold, windy, and wet one. There was even a light dusting of snow the night before Victor came to work on our roof. We appreciated his proactiveness, and friendly demeanor in our situation. I'd recommend him to any of my neighbors who may have similar issues.

The renovation was complicated by wood beams which needed to be kept product and paint free. J&R spent much of the first day on prep work (plastic sheeting to confine dust, floor coverings, tons of taping) which really paid off. We had three different major projects to get bids upon and Julio was one of the several construction company representatives who responded to our calls. He was on time for our in home meeting and impressed us with his attention to detail while considering the work and materials needed to complete the jobs. Julio was able to give us a comprehensive bid on each of the projects (flooring, siding and construction of an external awning/sun shade) detailing a prospective time schedule if we chose to hire his company. He was also able to offer us a discount if we decided to hire his company to complete all of the projects. This made good sense to us as it would save confusion in resources like dumpsters, vehicle parking, porta potties, ETC if we had different entities working at the same time. The work contract was easy to understand and there were no surprises throughout the whole process. Julio also provided all the necessary legal documents to show he had proper licensing and insurance for his company and workers. All the individual workers who Julio sent to our home were professional, courteous and efficient. The building supplies were ordered properly and we were promptly notified about the impending deliveries The demolition and removal of our old poor quality siding was done quickly and skillfully and at the end of every workday, the workers cleaned every bit of scrap and all the sharp nails and pieces of wood that would have been a hazard to us and out pets. The siding crew that wrapped our stripped house was great and the crew that cut and attached the Hardie board siding was amazing in their skillful technique. The painters did an excellent job and got everything right, down to the smallest of details. The awning project was initially not what my wife expected but Julio quickly understood and directed his crew to make the necessary improvements getting it just right. The same work ethic and and attention to detail was applied to the removal of our old, worn-out and stinky downstairs carpeting. After stripping the floors bare, the cement was leveled and prepped for the tile we had chosen from the business that Julio had recommended. The relatively big area was tiled, sealed and new baseboard was attached. During the entire renovation project, Julio was in constant contact with us and he was onsite at least once if not several times a day while the workers were present. The payment plan was clear and simple with no unexpected surprises at the end. I would highly recommend J&R NW Construction for anyone considering a construction or renovation project in the Portland area and would definitely hire the company again for any future projects.
