I can barely change a lightbulb, and for years I put off buying because I didn't want to deal with the hassle of knowing how to fix things. But then I fell in love with a house, and everything changed. My realtor had set up a home inspection with another company, but when I looked them up, I saw tons of negative reviews. I figured that this would possibly be the most important investment I could make; I am not equipped to deal with a house that has lots of hidden issues. After seeing all the positive reviews for this company, I switched over. I could not be more pleased that I did. Dana explained everything in great detail and in language I could understand, and he went through the house with a fine-toothed comb. This home is a renovation, and everything is brand new, so my realtor expected us to be done with the inspection fairly quickly. Dana spent more time than he had to, explaining things to me, telling me about things I'd need to think of in the future regarding owning a home, and taking pictures of everything so that I have a record of where things are and what they do. Working with him allieviated all of my fears around us missing something that would end up becoming a huge expense to me. I felt like I had a favorite uncle looking out for me and making sure that he was giving me the guidance I needed in a process that is totally unfamiliar and kind of scary. I plan to be in my new home for a long time, but if I ever do decide to go through this process again, he will absolutely be the one I hire as an inspector!

It felt great to know I was getting the best assessment possible of my new home's condition. After closing on the property, I discovered during the permitting process that the entire electrical system had to be replaced to meet building code requirements--resulting in an unexpected cost of approximately $52,000. When I contacted Alpha Inspection, I was told they "do not perform code compliance inspections." That response was shocking. The report I received largely consisted of observations that were already visible to anyone walking through the building and failed to identify or even warn about a major issue that led to a massive financial loss. For a $2,000 inspection, I expected far more than a surface-level report with no real value. Even more concerning is the complete lack of professionalism in their follow-up. After I spoke directly with the owner, he told me he would investigate and call me back. That never happened. I waited a week, sent a follow-up text, and still received no response. As a business owner myself, I understand that mistakes can happen--but ignoring a client after such a serious issue is unacceptable. This experience has cost me $52,000 in unexpected upgrades and left me with zero confidence in the value or accountability of their services. I strongly advise anyone considering Alpha Inspection to think twice and to hire licensed specialists separately for critical systems, because this inspection did not provide the level of diligence or responsibility one would reasonably expect.

Highly recommend him if you need a home inspection as a buyer! Now, for the lengthier review. My agent provided me with a list of home inspection companies, and after reviewing each company's website, GHHI stood out. I quickly understood what the inspection included, that the team had the necessary qualifications and certifications, and that they were a BBB accredited business with an A+ rating (I verified!). My husband and I had a laundry list of inspections we wanted done, and GHHI was able to provide most of them for reasonable, additional fees; at the time of this review, they also offer wood destroying organism inspections, radon air tests ($150), and comprehensive water tests ($250, includes water quality and radon). The total cost of the home inspection + all add-ons for a 2-story home with an unfinished basement was $1,125. This felt incredibly reasonable, and it was also very convenient to schedule so many inspections with one company. I've only had one other home inspection experience as a buyer, and while I remember that report being detailed and somewhat helpful, the inspector did everything himself for 3+ hours, so we had no context for the details he shared and we felt quite disconnected from the process. Jared (the owner of GHHI) takes a totally different approach, and I'm here for it. Jared arrived early and started to walk the property, and once I arrived, he explained his style and how he prefers for folks to walk with him. I was impressed with how thorough he was and his multi-tasking; not only was he performing the inspection, but taking photos and notes, educating me, and answering my questions. As an aside: I'm interested in learning about my future home but this is absolutely not my wheelhouse, and I think Jared did a great job of explaining things in layman's terms. The inspection took roughly 4 hours; I had a septic inspection at the same time, and Jared was very accommodating (and helpful!) when we needed to stop and chat with that inspector. Jared conducted our home inspection in the morning and we received the report that night! I appreciated that photos were included (for evidence purposes but to also jog my memory) and a rating system was employed. A Table of Contents made it easy to jump around. I think the report provided helpful general information as well as notes about recommendations and issues. While the amount of text was more on the concise side, I felt it was adequate and professional. Jared really went above and beyond during the inspection itself, so I think a review really needs to take that process and those conversations into account. I will take Jared's combo approach, which includes a thorough inspection with the client + conversations + a report with photos, over another inspector's approach that is quite removed and only includes a report. Again, I highly recommend Green House Home Inspection, specifically Jared. He was incredibly personable and ensured the inspection process was educational, and dare I say, enjoyable!

It's great to have an explanation of why something is an issue and possible solutions to mitigate. I'm very experienced in construction codes, and I still learned a great from Dan during the inspection. Dan and Jared went the extra mile to secure a water sample, after an issue prevented sampling the day of the inspections. Green House Home Inspections is first class company.

Specifically, inspector Scott Molander, who through his constant professionalism, calm demeanor, and impressive knowledge of all building components and systems has helped to educate and make crystal clear to both my buyers and sellers alike what the physical plant condition of the property is, at a specific moment in time. Scott is so dedicated to his craft. I have observed him while conducting numerous thorough and detailed inspections, explaining in great detail to his clients, each component or building item, along the way. For buyers, his ability to explain systems, proper care, and maintenance is invaluable. It is as though he helps buyers better understand the life expectancy of each component, what they need to calendar for future service calls, and most importantly, how to make sense and prioritize what might need immediate versus long time budgeting, repair or replacement. For Seller's, he has been instrumental in identifying critical safety items that they may not be aware of that pose health or safety issues so they can be addressed right away. As a respected realtor for over 32 years, I have worked with and provided top-level service to many trusted and valued clients, first-time buyer's, investors, luxury homes, and down-sizers.     First, let me say that we did not actually use them for the inspection. I had conversations with…read moreoffice staff that were perfectly helpful and informative. However, their price to do the inspection was $2,000 (yes, two THOUSAND dollars) more expensive than any other inspector I contacted! That certainly earns a 1 star rating from me. I'm sure they are great at what they do -- but that price was simply not even close to being competitive. The home we are interested in purchasing is huge, very expensive, and we need an extremely high quality inspector. We contacted several different inspectors and talked about the complexity of the inspection we would need. Most bids were in the $1200 - $2000 range, and Paul Cornell was going to charge $4,000. All of the inspectors could see the MLS listing of the property, pictures, etc., so we were sure they understood this was a BIG project. I certainly hope we don't regret our decision to go with another inspector, but I feel we did our homework to find the qualities in both the reporting and the inspecting we need, and are paying a lot for an inspection, but not $4000.
