Especially after I declined their offer, they won't stop emailing me with rude emails meant to guilt trip me about not selling my home. Here is the text (copy and pasted) of the email they keep sending me: Bear in mind that I'm a female, I already did their home inspection, I declined their offer politely both in person and over the phone, and I unsubscribed from their mailing list 3 times so far. "Man, I'm confused. I've been offering to buy your house for three straight months now, and you still haven't sold it to us! Would you do me a favor and just hit "reply" to this email letting me know what I could have done better? I've offered to pay cash, cover all the closing costs, close quickly, and take the property "As-Is." What more can I do? I think there may be some things you aren't taking into consideration when determining whether our offer is "fair" or not. Realize ... - you're not paying a 6% Realtor commission ($6,000 per $100k) - you're not paying closing costs (2-4% of sales price) - you're not paying to fix the house up to retail standards (typically $5,000-$40,000 depending on the condition). There is a good chance that you are looking at the wrong houses when trying to figure out what yours should go for. Otherwise, it would have sold by now. We are paying cash with no contingencies for financing, so we naturally have to pay below retail in order to make a profit. I could go on... But I'd rather do it over the phone. Call me to discuss this, and let's see if we can't come up with a win-win deal for us both. I'm sure we can if we put our heads together. My number is (505) 515-0988. Call me now if you can. Thanks! Andy NewMexicoHousebuyers.com (505) 234-5658 P.S. I really would like to buy your house and take it off your hands and mind. Work with me here. " If you are looking to sell your home, I advise avoiding these guys unless your house is in terrible condition, or you are OK with letting it go for a fraction of what it's worth. This company is rude and dishonest, and will never leave you alone.

To make matters even more complicated, we were trying to conduct most of the transaction from out of state. From the second we contacted him, I felt like Tim was someone we could trust. We knew a little about Albuquerque, having lived there several years ago, but we had no idea what area we actually would want to buy in. All it took was one phone call with Tim where I described the type of house and the lifestyle we were looking for, and he hooked us up with a number of houses to look at. Our first day in, we spent the entire day looking at houses. Despite the fact that my husband and I had a million questions about everything, Tim took the time to research and answer everything we wanted to know. I also loved that when we asked him for an honest opinion on a house or neighborhood, he actually gave one. There was none of the, "well its your house..." type of talk. I appreciate a straight shooter when it comes to making such a large investment and his expertise, particularly when we were looking at repair costs on older homes or homes with rental attachments, was invaluable. Tim also never made us feel pressured to make a decision on a house. My husband and I saw several that we liked on that first day, but not one that we thought had that "I'm home" feeling. The following day, Tim took us to another house that had just come on the market. It turned out that the last house was "the one." Tim immediately got to work (on a Sunday!) and by Monday, the house was ours. He stayed with us and kept us updated (sometimes daily if we had questions) on the mortgage process. Even after the house was done and sold, he kept in contact to make sure that the agreed upon repairs were being completed. If we ever move again, we will definitely be using him!

My wife and I joined them while Tim was showing the homes and we all were most impressed with both Tim's knowledge of local market conditions and of real estate rules in general, especiall all the new ones. Our friends ended up buying a $500,000 three bedroom home through Tim and got an exceptional deal, although they have a bit of cosmetic work to do. But oncve that is done, the home should be worth perhaps $100,000 more due to its commanding view and wooded location. Although we did not personally deal with Tim, we sure will when we move to Albuquerque to join Fred and Janice.

I like the small complex and don't feel like I'm in some giant industrial sized one. Manager Josephine is very professional and has always been on top of things. She also DOES NOT tolerate any riff-raff. Some people may get turned off by her, but that's fine with me. The maintenance guy Ken is also great and on top of things. He gets up every morning and picks up trash and on snowy days puts salt on my doorstep before I even leave my house :) The townhome design is nice there is no one above you and it feels bigger than it is. The walls are great and I can hardly hear my neighbors. I didn't know my neighbor had two dogs and a toddler till I met her. My only wish was that my apt had a washer and dryer cause the small laundry room was busy sometimes. Some of the apartments do have washer and dryer hook-ups if available. My utilities are always under $100 a month, maybe the most at $120 in the middle of summer. There is also a petroglyph trail behind the complex that many tenants take walks with their dogs or I have gone jogging there. There is also some beautiful city views from the trail. I have been very pleased with this place and would recommend it.
