To make matters even more complicated, we were trying to conduct most of the transaction from out of state. From the second we contacted him, I felt like Tim was someone we could trust. We knew a little about Albuquerque, having lived there several years ago, but we had no idea what area we actually would want to buy in. All it took was one phone call with Tim where I described the type of house and the lifestyle we were looking for, and he hooked us up with a number of houses to look at. Our first day in, we spent the entire day looking at houses. Despite the fact that my husband and I had a million questions about everything, Tim took the time to research and answer everything we wanted to know. I also loved that when we asked him for an honest opinion on a house or neighborhood, he actually gave one. There was none of the, "well its your house..." type of talk. I appreciate a straight shooter when it comes to making such a large investment and his expertise, particularly when we were looking at repair costs on older homes or homes with rental attachments, was invaluable. Tim also never made us feel pressured to make a decision on a house. My husband and I saw several that we liked on that first day, but not one that we thought had that "I'm home" feeling. The following day, Tim took us to another house that had just come on the market. It turned out that the last house was "the one." Tim immediately got to work (on a Sunday!) and by Monday, the house was ours. He stayed with us and kept us updated (sometimes daily if we had questions) on the mortgage process. Even after the house was done and sold, he kept in contact to make sure that the agreed upon repairs were being completed. If we ever move again, we will definitely be using him!

My wife and I joined them while Tim was showing the homes and we all were most impressed with both Tim's knowledge of local market conditions and of real estate rules in general, especiall all the new ones. Our friends ended up buying a $500,000 three bedroom home through Tim and got an exceptional deal, although they have a bit of cosmetic work to do. But oncve that is done, the home should be worth perhaps $100,000 more due to its commanding view and wooded location. Although we did not personally deal with Tim, we sure will when we move to Albuquerque to join Fred and Janice.

Upon further investigation,we realized the review was from 2009,& the management has changed. Debbie handled our first property & had it rented quickly. As we travel frequently,Debbie (& Lorraine) have taken care of issues that have arisen from appliance delivery,to an overflowed Toilet & faulty heater situation. Everything was done in a timely fashion with little involvement from us. We would highly recommend using Del Mesa to manage your property,and to show how pleased we are Debbie is presently the manager for our second property.

    I have had Del Mesa Property Management manage one of my rental homes for two years, and I feel I…read morenow have enough experience to give a fair and honest review. During that time, I worked primarily with Debbie and Sarah. While things ran smoothly on autopilot, whenever issues arose their communication and professionalism fell short. One example: Debbie scheduled AC and refrigerator repairs without ever seeking my approval, even though she was required to do so. These repairs totaled over 500 dollars, and I only discovered the charges on my statement the following month. That lack of communication is unacceptable. Property owners should not be surprised with significant expenses. Another serious issue happened when the last tenants moved out. Debbie did an inspection and said everything looked great, but I was skeptical and asked to perform my own. She agreed and told me to pick up the keys to do so. While I was inspecting, the toilet flooded and I needed an emergency plumber immediately. When I called Del Mesa, Sarah refused to help, claiming that once I picked up the keys, I had taken possession and they were no longer responsible. That was never true. I was told to pick up the keys solely to do my own inspection. I felt intentionally misled and left to deal with a disaster on my own, even though the issue clearly stemmed from tenant damage under their management. I had to pay out of pocket for an emergency plumber, then file an insurance claim for flood mitigation, which required tearing apart the downstairs and rebuilding. This cost me 2500 dollars through my deductible, plus at least a month of lost rent. According to Mr. Rooter, the toilet issue should never have passed Debbie's inspection in the first place. The inspection itself was far too lenient. The house was left dirty, with dead bugs, grime, and a yard in terrible condition with fallen trees, overgrown weeds, and general neglect. Debbie offered no help in getting the property cleaned or the yard restored in time for the next tenants, who were moving in just seven days later. I had to urgently hire and pay for cleaners and landscapers myself. She also missed smaller but important issues, like a broken bidet, which I had to point out. Throughout all of this, Debbie and Sarah showed zero accountability. Instead of owning mistakes and helping resolve issues, Debbie often responded to my emails with curt one word answers, as if I was bothering her. Overall, Del Mesa's handling of my property has been extremely poor and unprofessional. They left me with major problems that arose entirely under their management, and provided little to no support when it mattered most. I would strongly advise looking elsewhere for a property management company.

    Lease Issues Prior to Move-In…read more I am submitting a formal complaint regarding our tenancy with Blue Door Realty. Prior to lease execution, we were informed that renovations would be completed within one week. The work was not completed until more than one month after we had already taken possession of the property. As a result, we incurred several nights of hotel expenses, which were later reimbursed through a one-month rent credit. Maintenance and Habitability Concerns In August, the property's air conditioning system failed and was not repaired until March. During the initial move-in inspection, we also identified an upstairs window that would not latch or properly seal, creating a security concern. Despite repeated maintenance requests, this issue was not resolved until March. Remediation and Health Impacts When the window was replaced, contractors identified mold in additional windows, leading to a remediation process lasting approximately six weeks. During the final phase of remediation, we were required to stay in a hotel for one week due to strong chemical odors. We informed management that a household member has a documented disability and that the fumes created a health concern; however, reimbursement for this displacement was denied. We were also instructed to place support animals and a pet in the garage during remediation. Following remediation, the shower was removed and remained unusable for approximately one and a half weeks. Throughout the remediation process, start to finish was six weeks, management declined to engage alternative vendors to expedite repairs. Security Deposit Dispute After move-out, our security deposit was returned within New Mexico's required timeframe. However, the refund check could not be processed due to a legal name change following divorce. When this was communicated, management questioned the validity of my identification rather than assisting in resolving the issue. I explained the legal name change and referenced prior email correspondence, which had not received a response. We were informed that a $100 administrative fee would be required to stop payment and reissue the check. We were unable to locate any lease provision authorizing this fee. Management further stated they considered their obligations fulfilled and would not provide further communication unless the fee was paid. General Concerns Throughout the tenancy, communication was inconsistent and maintenance issues frequently required repeated follow-up before resolution. While some issues were ultimately addressed, delays and lack of responsiveness were persistent.

As most of you…read moreknow I really dislike leaving a bad review but let me tell you, after the nightmare I've been through dealing with this property management company the last couple years it definitely needed to be brought to attention! If I could give zero stars, I definitely would because they don't even deserve the one star. Oh how I wish I could get in a DeLorean to go back in time to tell myself to never sign that dotted line. For starters good luck trying to get ahold of anyone in that office on the phone. No one ever answers and eventually you're left at a dead end to a voicemail telling you to leave a message which 9 times outta 10 they'll never get back to you on right away. Maybe a week later, it depends how they feel. If they have an urgent issue with you, they don't ever call. They'll text or email you instead then they'll take their sweet time getting back to you. God forbid you make a mistake getting the rent in a day late and a buck short. Phew man they'll put you on blast posting a nasty pay or quit letter on your door demanding they get their money right away out in the open clear as day for the entire complex to see as they walk past with no discretion at all the very next day. That's about the quickest their gonna jump at getting anything done. Flooding apartment? They'll sit on it for a whole day but boy miss that rent and they're right on your tail like uncle Sam when he don't get his money. A year after my first lease they tried giving me crap about my pet birds that they allowed me to have when I began my lease by trying to change it a quarter into the second year lease. They began texting me to try and get me to not only a "pet deposit" on top of the high first deposit I'd already given them at the start of my first lease but also a fee they called "pet rent" on top of the rent I had been paying to have my birds in the apartment. They tried to tell me that it was never put on my lease that I had pets and you bet your sweet keester I called them out on it until they finally dropped it after I wouldn't let them change the lease agreement. Have an issue that needs immediate attention with maintenance? It's like playing the magic 8 ball with Rhino, "try again later". They'll take their sweet time to get a third party contractor to do it. I remember the AC went out in my apartment. It took them well over a month with the blazing heat to get it fixed with 3 visits! I had a smoke alarm in the apartment with a sealed battery for some reason. The battery died, and of course I couldn't change it myself because again it was one of the sealed battery ones. They emailed me inquiring about it like they didn't believe I couldn't change it myself until again a third party contractor came and saw what I was talking about. Ive had my vehicle broken into, and there was a shooting outside of the complex last year and they offered little to no concern about the safety of the complex until 2 weeks later after I'm sure multiple complaints before they finally hired a third party security company that rarely if ever checks on the property. More vehicles have been broken into since and again they offered little to no concern at all to help improve the safety of the complex. Speaking of the complex, they have done a poor job upkeeping the property. The pool is just a dry hole in the ground with a fountain as dry as the Sahara desert. Love cockroaches and spiders? The complex has been swarming with them for months and they'll done very little to take care of the issue. Also beware of porch pirates. I've had packages stolen right from my door, and the property management basically offered no little to no help to address the issue. I've had to take matters into my own hand by installing a ring doorbell camera on my front door to combat the porch pirates. Since installing the ring on my door I experienced less theft at my door ironically. I cannot begin to stress enough stay far way from Rhino Realty Property Management. It's been a nightmare I've dealt with these past few years. I believe it's safe to say I will never do business with them again. Don't let them fool you with their pretty smiles and tall tails. They'll con you like the people trying to reach you regarding your cars "extended warranty". If you see a property managed by them don't just walk away, RUN!!! I don't care how nice the property is, it's not worth the headache.

They are horrible people to deal with for everything, from repairs to move in and move out. Stay away. You are constantly treated like a criminal, I know this because I rented from them for 2 years. I talked my neighbor and a few friends out of dealing with them and they went with a different more reputable rental agency. Saved them a lot of grief. Would give them negative stars if I could.
