They are horrible people to deal with for everything, from repairs to move in and move out. Stay away. You are constantly treated like a criminal, I know this because I rented from them for 2 years. She was OK at finding me a tenant, which is why she gets one star instead of none. But she has gotten progressively worse at communication, and now that she owes me money, she has completely disappeared.

It turns out they are exactly the kind of people I needed protection from in the first place. Instead of simplifying my life, they have become the very source of my stress. The owner is incredibly rude and unresponsive. She does not care about her clients or doing the job she was hired for. I have seen both sides of their operation, and it is a predatory "fee-harvesting" scheme that hurts tenants and property owners at the same time. They specialize in nickel-and-diming tenants with fees that provide zero value, while simultaneously failing to provide the basic services they promise to owners. For Tenants - Watch out for these ZERO value, high fees: Excessive Pet Fees: They charge a $150 "Initial Admin Pet Fee" plus a $50 "Monthly Admin Pet Fee." As an owner, I can confirm I never received a dime of these monthly fees, and Blue Door provides no actual pet-related services to justify them. The "Resident Benefits Package" Scam: They charge for a service that promises to deliver air filters every 90 days. This NEVER happened at any of my properties. Lease Admin Fees: Once you go month-to-month after a year, they tack on an extra $25/month fee that the owner never sees and does not provide the tenant with anything additional to show for it. For Owners - Why you should stay away: Ghosting and Poor Communication: It takes weeks to months to get a response from them. Their standard reply is "we will get back to you," but they never do. It took me 6 months to get answers regarding a mistake they made on a cooler that cost me over $350--a mistake they refused to reimburse and then lied about making until I called the plumbing companies myself. Poor Management of properties: They constantly forgot to pay the HOAs on both of my properties, causing late fees and my time in having to follow-up and remind them. Then they acted like it was my fault even though I had all the emails and sent them all the information. I was constantly having to remind them to do their job and they acted like I was annoying or dumb even though I was paying them every month to take care of these things. I had to educate myself, stand up to them, and fight for them to even perform the basics of their job. It was costing me a ton of money, stress, and time. Double Dipping: Even when a tenant stays over a year, they still hit you with "commission/placement" fees on top of their monthly management fees. Hostile Exit Process: When I finally gave up on Blue Door and realized I could do everything they do (background checks, Zillow listings, etc.) for free on my own, and without having to remind them to do it, they made it incredibly difficult and miserable to terminate the contract and take my properties back. They made me beg them for the security deposits for months and still charged me management fees after I took back my properties and reminded them they needed to be removed. I ended up having to go to BBB, the NM Realtor Commission (NMREC), and get a lawyer involved just to get the money that was owed to me back. Blue Door is not a management company; they are a fee-collection agency that will make your life miserable. They take the tenants' money, the owners' money, and then fail to do the job they were hired for. Then they make it tedious to fire them. Save your money and manage your properties yourself on Zillow or find a reputable firm. I am so thankful to no longer have to deal with the rude Melanie McLaughlin and her awful company Blue Door.

Lease says there's a 3 day grace period for rent but if it's one day late they hit you with fees. Alan violates the lease agreement when he wants to so that it accommodates him. Our water didn't work for 4 days from a repair they failed to complete and they only repaired it because we threatened to sue. From 2018-2023 we had to deal with them giving us the run around when we needed repairs. They would often come into the house without notice and legit took items from us, and when we installed cameras SURPRISE they stopped stealing from us. These people took jewelry, cash and damaged our closet door where the cash was. For well over a year our dishwasher, front door, garage, and disposal was broken and when we requested it to be repaired, we never received any repairs. They'll always say "we'll put in a work order" but I doubt it takes 3 years to fix something, then again, their maintenance person is a complete imbecile who would always make excuses for his lack of knowledge of repairs (we're sure he's like the slower family member they HAD to give a job to). We ended up purchasing a new dishwasher, microwave, and door, then, the idiot maintenance guy who only showed his face when it was something THEY needed had the audacity to threaten us with legal action if we removed OUR purchased items when we move. We took our stuff anyway because for one, the maintenance guy was an idiot, and because I'm sure they would have used our purchases to justify not repairing what they needed to for the next unlucky victims. They're crooks who never keep they're word. These people are going to be sued for sure, if not from us, from someone else who's tired of their lies and dissatisfaction. Their properties are mediocre for what is charged, crooks is putting it lightly. Overall please avoid this company, you'll be slapping yourself if you rent from them. I truly hope they go out of business, get pregnant, go bald, get a UTI, and have an unhappy life. This is coming from the chilliest person who never complains about anything, but these people are on some serious drugs or on a mission from the dark side to make the world a more horrible place than it is. Beware because again, you'll slap yourself for getting involved with these fools. Photo attached is what you'll get if you give this place an ounce of your trust.

    The absolute worse ring of theft there is. Laptop stolen…read morewhen their contractor came to do work. Also they will accept your money and not fix their PROPERTY properly. My toilet is moldy and I was told to basically leave. Not only will this mold cause sickness but mold will kill a person, in which they have no remorse and would rather move another family in. The air didn't work for an entire month and not just the air - the property is is infested with bugs and ants. Again as an army veteran this is NOT acceptable. I'm home bound but can't live in my own home due to mold. And what make matters worse you can smell the mold overtime. They even sent a molly maid to scrub it who barely spoke English to avoid replacing the toilet. How is the other bathrooms toilet new but the master bedrooms toilet is ancient ancestry old. So many things I can go on about but it's not worth my time or sanity. Being that I moved out of a moldy home and back into one makes the situation worse.. and the fact they are aware, makes me furious. Poor veteran- poor me- rich rental property lol
