The worst quality & unprofessional realty service we've encounter. We rented the property via the net and assumed we were receiving this unit in a decent condition. The property was given to us in a filthy condition. The realty company was informed immediately & the issues we encounter with the trash in the yard and the dirt & grime were never fully resolved. Once our lease was up the Pam Harris the owner tried to "intimidate" us to sign another lease by verbal threats of immediately increasing the rent by 10%. We refused to bend to this intimidation and then she immediately became more aggressive by demanding to know when we were leaving. This property is in such a disgusting condition that the neighbors are hoping they will sell. They've also informed us they had a difficult time getting renters. This (IMO) is why they are trying to squeeze every penny out of us they can. On top of this, getting things fixed is never a smooth process. I continually have to send reminders. We gave our 30 day notice & Pquail realty's response was we need to pay rent past a 30 day notice because of the day of the month we sent our 30-day notice. This office has treated us very poorly on top of renting us a home that was previously occupied by a mechanic who worked on cars at the unit (we are informed by the neighbors & all the oil dumped in the yard & not cleaned). There's also car repair debris throughout the yard. We have never been late paying rent & have taken really good care of the unit. I would not use their services as ( in my experience/opinion) they look for every opportunity to do the bare minimum & while wanting more & more. The owner is extremely unprofessional in my interactions with her. She has accused us of removing items from the yard that were gone before we moved. This shows me that she didn't assess the property upon receipt of it. She also lack professionality by preferring to bicker rather than act on resolutions. I am leaving a two-star review for a couple of reasons. First, it took almost three weeks in the middle of monsoon season to fix three major leaks in the roof. The leaks were so bad they filled up three trash cans and the paint on one of the walls bubbled because of the water. I also felt that the wiring may not have been up to code, with some of the fans being attached to dimmer switches. Finally, I often felt like communication was difficult and I would have to call multiple times to get someone to address my concerns. read more

Pam needs to reaccess Ray. ) There is a new leak in the kitchen ceiling, it's where the rectangle light was removed and patched 2) the light above the kitchen sink we can't get to work, tried new bulbs 3) dryer isn't drying (takes forever) 4) the drawer in the master bath fixed by Sol never stayed fixed 5) the blower above fireplace isn't working 6) outside light not working 7) when using more than one outlet the breaker switch in the garage gives way and has to be reset - be specific 8) when using an outlet in the laundry room it sparks like it's going to start fire 9) when water is used the toilet in the linked bedrooms runs and leaks 10) heating system not working correctly - Since moving in won't go above 62 on Thermostats 11) doors are hard to close (expanded and are too big). 12) Vent on stove leaks grease down walls from previous tenants 13) Laundry room smells rotten, particularly in mornings I called after a week of no response to the above issues and Ray basically raised his voice so loud that it felt like he was yelling. Then berated me that these issues were taken care of and I must be wrong. He told me her personally talked to the person whom was to due these repairs and they were done and I must be lying. Pam is sensible, calm and would never treat anyone like this! read more

Do not rent a home from these people. I ended up in a house that had been neglected by the owner, and had all kinds of issues (overflowing toilet, leak in skylight, mice in between floors due to probable holes in deck, off track/broken closet doors). Some were repaired, some were not. The morning I turned in the keys, I removed every weed. They still took 500$ out of my security deposit for weeds, and cleaning a pond (cleaning the pond was never specified in the lease. To me, that is a professional's job and should have been specified), repairs (after I'd moved but still had the lease, someone came in and broke a towel rod which I reported), and missing light bulbs/doors back on track (as mentioned above, I reported the doors). Also, they were very rude and condescending most of the time. Stay away! read more

Unprofessional and Rude Where to start. First off they are extremely rude and unprofessional, when dealing with them. Pam took the approach that the owners have no rights on their own property and the renter can do what every they want, regardless of what is in the lease. Second, they allowed the renter boyfriend to move in and be put on the lease. However we were entitled to a rent increase, but Pam refused to increase the rent. Third, Pquail allowed the renter to change the locks without the owners permission. Pqual never asked us the owners for permission. Fourth, Rio Rancho has leash laws and it was in the lease that all pets have to be on no more than a 6 foot leash. The renters animals kept chasing cars pulling into the driveway, ending up under the our cars, neighbor yard and cause injuries by jumping me from behind resulting in injuries that put me into the ER and damaging my surgically repaired foot. However, PQuail owner refused to enforce the lease and in fact sided with the renter. Animal control had to get involved because PQuail refused to do anything. In addition, Pam dropped us after this incident claiming the that us the owners were the problem. Fourth. We had to hire a private attorney to evict the renter that PQuail put in. On the final walk through that Pam did she said everything is normal wear. I don't consider 103 holes in one wall normal wear and tear, along with the smoke detectors being pulled off the ceiling and the wires handing. Along with the built in shelves in the bed room closet being pulled off the walls, the broken knob on the refrigerator, the bent pipe in the laundry room, and the broken blind in the bed room (I will say it on the blind only Pam help us get it fixed as we did not have a vehicle big enough for it). This was not normal wear and tear by no means. To repair the damages it cost just over 2 thousand. Fifth. While we the owners were waiting on estimates to repair the damage PQuail insisted that we return the renter full deposit. In fact they tried to get us to release it the day of the final walk through, however we made it clear that it was not going to happen. We were entitled to 30 days to get the estimates and to determine what percentage of the deposit if any had to be returned. But PQuail made up their mind that the renter was going to get all but $100 from the deposit back. Six, dont bother putting a review up on google reviews, as PQuail uses that platform to verbally attack anyone who writes anything negative shift the blame from them. read more

Over promised, under delivered, under communicated. I take responsibility for not doing my due diligence on the company, however the overall service was awful and a waste of money, we had communication issues and late payments. I own a home in Downtown Albuquerque with a casita in the back. We originally reached out, met with a member of their team which he told us he could have the place rented for 1700 per month, we signed with them and they charged us a 200 dollar marketing fee, no big deal. The gentlemen we signed with then ghosted us, and P Qual didn't bother to contact us, when we contacted them, they had said that member no longer worked there and apologized for not reaching out, and they could actually market the property for 1200 instead. Within 4 weeks we had tenants. Things were good, tenants paid on time, until I moved out of state, I was managing the back unit on my own, and it became difficult due to PQuail's bad communication practices, every time I would contact them, I was speaking to someone different, and talked to me like I was such a inconvenience to them. When the tenants would put in a work request I tried having someone ready to fix what ever issue, however it would take PQuail 3-4 days to figure out a time. I had issues with payments, one month they had just removed me from direct deposit, and I had to call for them to deposit my money. The following month, I had the same issue, so I called them, I spoke to someone who informed me they had mailed me a check to the property they managed for me, this wouldn't be a issues however I live out of state, the lady I was with on the phone made it sound like it was my fault, and that I needed to wait until the check was returned to them for them to pay me, luckily the issue was resolved before my mortgage payment was due. When my tenants from the back unit moved I had asked PQuail to access the casita and give me a quote on how much I should rent it for and their reply was "I wouldn't quite frankly the casita scares me". When the tenants moved out, they took a very long time to do the move out inspection, and they told me it would take up to 45 days to put together a report, which they never provided. I recently received a email from them with a invoice from a work order that I never approved, when I asked about it, they said they were not sure why they didn't run it by me, but I was still responsible for the bill, and the tenants deposit did not cover that work order. I flew in to town to look at the house, I found some discrepancies that should have been charged to the tenants, the main one being one of my closets was missing it's doors! To add to all of this, the gas company shut off the gas because it was never transferred back to me. Over all the service was bad, and I wouldn't recommend this company, especially if you will be out of state, you might as well manage it your self. read more

I hired Pam H. on January 11th, 2021 and ever since than have had one issue after the next with her and her company. After having my tenant there for almost a year without incident now my tenant is mad and moving out. Pam had advised us for this short time she was employed that it was all the tenant and she was merely trying to smooth things over with her. We have since hired a new management office after only a month of having Pam handling our home. On the very next day after being terminated the tenant advised the new realtor that Pam had called her and had over an hour conversation with regards to us and how horrible of people we are and slum lords. She went on to tell the tenant that we are the ones making her follow the lease she signed and that she completely understands and agrees with the tenant that she does not have to follow it due to COVID. Even though Pam was calling me and telling me that shes tried to work with the tenant but she is simply not listening and now threatening a lawsuit if we don't comply with her demands. Then going on to tell me she could place a 72-hour notice on the door to get her to show the house. The tenant paid rent on the 1st and our signed contract with Pam states we would receive accounting information along with payment by the 8th of every month which did not happen. She took money without telling me what it was for and ignored my phone calls, emails, and texts regarding the substantially less amount of rent we were supposed to receive. Our house is vacant as of March 1st and Pam had advised me she would be listing the last week of January. I called on Feb 3rd and asked why it was not listed and she stated "oh ok I'll do it now". The way she listed my home made it look like a scam and had incorrect information. No pictures or information about the home just incomplete sentences. I was also advised to call the office if I had any questions and that everyone in the office has the same information, which I did and was rudely told by Lyn I have no idea what you're talking about its not my house its Pams and hung up on me. I was than advised by Michelle everything I needed was in the portal of which I knew nothing about. Once getting into the portal it was completely empty. Nothing of what her company stated is true. After multiple ongoing issues I advised Pam and this was the email she sent to me in response. I am just blown away by the incompetence of some employees, it's amazing how there is no quality of work anymore. With that said I will be taking care of this property personally myself. I took a few pictures of the front of the house and ask the tenant to send me some pictures of the inside of the house. Just from the outside of the house it's going to need some work there is at least two screens that need to be replaced . Where to start.... I will give them this. They were EXTREMELY quick in finding me tenants which I do appreciate. Now for the rest of my year with them. First flag: My tenants moved in during the month of September, October came along and the team sent me a text asking who I wanted to use to change over the swamp cooler. My issue with this is that I do not have a swamp cooler and the text showed me that they send out mass messages and do not bother to just do a quick glance at my paperwork. Next: communication. This is the WORST communication I've had with any company. Don't try to call, no one there can help, they cannot answer your question and tell you they'll call you right back. Now, when they say "right back" they mean within 72 hours. It's always Pam that calls you back, I feel bad that she has to do everything even when they are called a "team". The communication was so bad that when I told them I didn't want to renew the lease with the tenants I had Sara and Sarah and Michelle and Pam all call me or email me unsure of what I was doing. One of the girls told me I confused them saying I wanted to sell my house. Not sure how this was relevant to my email stating the lease would end and so would my business with them, but nonetheless it was "confusing" for the team. I was so fed up I went into my lease and found my tenant's email address and contacted her myself to make sure she knew I was not going to renew so that she had time to find a new place. Turns out she did NOT know that I wasn't going to renew. However, she was VERY nice and her and I kept in contact the remainder of the lease agreement since PQuail didn't know how to be the go between. Lastly, I was bothered with how I was not getting any type of information on how to end the lease and my business with them. I called many times and nothing more than a note from Michelle saying "Pam will call you". Now, going back to the fact that the tenant and I became friends she told me everything. My tenant called one day to see when the final walk through would be so that she could get her deposit back and Michelle's response to her was, "we don't know yet, we are trying to get the owner off our backs". I was not a fan of her bad mouthing me to my tenant. Especially since she was acting as if I'm unreasonably rushing for answers.... I gave PQuail a 6 month notice that the lease would end and not be renewed, and my tenant gave them a 6 week notice that she would be terminating the lease early. All in all, this was a hassle, unorganized, and stressful. I thought I was paying them to de-stress my life. One more thing, I asked for them to explain my deposit and how it was used and why I was less $100. It has been weeks and the reply I initially got was, "We'll send the check out once we send out the tenant's". So, I guess I'll never know. I'm assuming it's their monthly fee for September, but that's just a guess. read more

It gets worse with Pam Quail. After yelling at me yesterday when I caught her in a lie she made an appointment to go to the property to inspect claims she had made of damage. I was informed by the tenant that she had left 5 minutes before the scheduled appointment time. I was also informed by the tenant that all of the damages asserted by Ms Quail were of her own fabrication. The tenant never felt that they were issues that the owner was responsible for. Ms. Quail had asserted that damages due to a 'flood' had existing prior to the tenant taking occupancy of the house. The tenant admitted that a clean out had backed up while they were in the house. Ms Quail stated that there was major damage. Inspection showed that there was minor staining on the baseboards. Ms Quail also stated that there was buckling on the floor. The floor is a floating laminate floor on a concrete slab. There was barely a noticeable flex in the floor at the location indicated. This is not something unusual for installations of this type. This can be as a result of an irregularity in the concrete as well as a change in temperature or humidity in the residence. Clearly Ms Quail was trying to take advantage of an absentee owner to extort exuberant concessions during a sale. While Ms Quail was acting as a property manager for the home owner she entered into a contract with the tenant to act as a buyers agent thereby conflicting herself. This shows a complete ethical lapse. read more

We put in an application online on February 11th for a house located at 6905 tree line. (Still currently on their website accepting online applications) We were told that we were the first to apply and the first to look at the property. We kept having to call to check the status, when finally today we got a text saying it was rented by the owner. I will be asking for my application fee back. Most places are first come first serve and usually go according to the application. Not sure why they accepted applications if the owner knew who they wanted to rent to. At the time of us putting the online application we were under the impression that it was for rent. This place is very unprofessional and has such odd hours, plus the manager says she prefer text over calls. I will not be recommending this place to anyone. read more

The staff is wonderful. As a homeowner who has a rental property, the staff at PQuail takes care of any issues. Also they screen the applicants and make sure we don't ended up with someone who is going to destroy the rental. Also you can always get in touch with the staff either in person, phone, text message or email. I like how the owner Pam Harris goes the extra mile to help the homeowners. She made the process of switching property management company extremely easy after the one we were with was charged with embezzlement. Also Pam and her staff helped us with the renter that the former property manager rented our rental property to know that the renter could not afford the rent. *** BE WARNED*** Worst property management company in New Mexico. They are two faced. Say anything and everything to get a signed lease, and then once you are in hit you in everyday shape of form to get you as the tenant to pay for their repairs. Pam is the leader in their gang of uneducated misfits. She will use terms like "we will get it done" and "I'm a good person". She will lie on everything and even try o get out of following a contract. Suggestion is don't work with this company. If you do make sure everything is done in writing and you document everything the second you enter the home.
