However, we both know the difference between fact-based informative mailers that are also business solicitations and fake "official"-appearing-and-sounding ones that mislead readers in an effort to get them to open the envelope and respond. The former might get you less business, true, but the latter screams scam to some and impels others to respond because they don't realize there is nothing "official" about your communication that goes so far as to mention the lender, etc.. In today's hot real estate markets as a buyer, you really have to put together a dream team that works with you towards your goals. On one hand, you've got to choose a real estate agent that will keep your best interests in mind, whether that be fighting for seller concessions or repairs, or building rapport with listing agents to probe for information on key aspects that a seller is looking for in an offer. Secondly, you've got to bring your own A-game and ensure you've got all your ducks lined in a row with regards to credit worthiness, funds for a proper down payment, and the motivation and constitution to relentlessly search for your dream home, and be ready and willing to submit an offer at a moment's notice in the interest of time. I was empowered to offer shortened contingency periods for the Appraisal and Loan, which helps to compete with even all-cash offers. It's possible my particular loan was a super easy one for them, but they gave a clear to close in record time. It was so unbelievably quick that I'll refrain from specifying exactly how many days, because let's face it, everybody's situation is different and I wouldn't want this review to misrepresent their service levels. The point of this long winded review is that I was undeniably impressed by all aspects of how they approached my home purchase. My agent was impressed with how on-point they were with all their communications. Folks, even the listing agent was impressed with how confidence inspiring they were and how that helped in putting my offer at the top of their short list. I should stop here. This is our second time using Kurt and it won't be the last. Towards the end of the processing portion of our loan, Kurt and his team found out that if we did not pay off our previous loan before the 1st of the month it would end up costing us an entire months worth of interest and mortgage insurance. Not only did he immediately notify me when he found out, but knowing that it would be impossible to fund our loan by the 31st, he negotiated with the bank and had them agree that if we funded on the 1st they would not charge the additional months interest.
