I have also enjoyed the little treats they give us from time to time, like free doughnuts and coffee. The apartments themselves are pretty nice, not too cramped and the bathrooms are really great as the components are separated letting one roommate use the toilet while the other showers, etc. The only problem I have had so far living here is the wifi. It's horrid. Even during non-peak hours, it's slow. Once, it took me around 3 hours to do an assignment that should've taken an hour because of how slow the internet was. My neighbors have said the same things and have even gone as far as to get their own internet, which is something I may have to do soon if the wifi issues continue.

And they ordered new parts to fix the faucet. The location is great. It is well managed and clean. The managers are nice and Fransisco is awesome. Beware that it was built a long time ago so the drawers are old and squeaky. The shower faucet leaks a lot to the point that it fills a bowl. Also, the main reason we chose Aggie Square is because they were advertizing their fast gigahertz internet. However it is much slower and unreliable than standard apt. We contacted the management multiple times about this but they suggested we download some kind of address software and buy a wifi extender. The wifi speed was unusable so we bought a extender for $30 but it didn't do much because the wifi we were trying to amplify was not reliable to begin with. They recently did a update on the wifi which was supposed to make it better but now I cannot connect my laptop to the internet at all. I have attatched the speed evaluation in my apartment. I wish the management would really try to fix this issue because it is making online school really difficult.

Human decency isn't really a thing anymore I suppose especially if it affects their day. There were barely any maintenance issues and when they happened, they were resolved quickly. The apartments are nice (I miss the in-unit washer/dryer), the amenities are great, and the office/lounge is wonderful. Literally the only issue was sometimes the printer didn't work and that wasn't a big deal, I could just print on campus. And I really, really loved the manager and front desk staff. This place is near the freeway so be prepared for car noise and lawnmowing noises sometimes in the morning. Also, my apt. was near the Cesar Chavez parking lot, and they (not Lexington) have a weird sound that plays on speakers whenever someone enters the property. It's a voiceover saying "you are trespassing". It wasn't an issue for me, just kind of funny and something to be aware of if you have an apartment near there! Thanks for a great experience, this was the best complex I lived in during my time at Davis.

Let's start with the pricing, which is modest and affordable, especially considering the incredible facilities. For the 2024 year, I managed to get my own private bedroom and bathroom in a 5x5 apartment for $1,099 per month. I'll talk more on how Sterling compares to other housing options in Davis at the end of this review, but first, let me talk about the details of the apartment. Apartment Features: The 5x5 unit (their most affordable option) is incredibly spacious, much larger than any other apartments I toured in Davis. Each bedroom comes fully furnished (at no additional charge) with its own private bathroom, bed, desk, chair, and plenty of storage. My unit even has a spacious walk-in closet! There are 2 large windows that allow you to let in plenty of sunlight. The private bathroom is massive, modern and with all-new fixtures. The common areas are equally as modern. The living room is large and comes furnished with comfortable couches, a coffee table, and a big TV. The kitchen has a huge island with 5 bar chairs for entertaining, plenty of cabinet space for all five residents, and new appliances. The in-unit washer and dryer are also large and new. While you can hear noise within the unit (e.g., someone cooking or talking in the living room), it's better soundproofed than any other student apartment I've visited in Davis. The walls between apartments are thick, so I never hear my next door neighbors. Traffic and train noise are nonexistent, even though I live on the south side around 300ft from the tracks. Amenities: Sterling's amenities are the best! There's a pool and a heated jacuzzi, study areas on every floor, and a large main study area with private rooms and free printing (30 pages/month). The game room features a pool table, and the community kitchen is perfect for hosting events. Wifi is fast everywhere. The gym is my favorite amenity. It's huge, well-equipped, with most equipment you can find at the ARC. With dumbbells up to 75 lbs, mirrors throughout, and great views of the pool, it's convenient and saves me time and money from driving and parking at the ARC. There are also BBQs scattered around the property, making it great to host gatherings. The secured parking garage is spacious, with plenty of spots even for general parking pass holders like myself. There is also a bike garage. Staff and Management: The staff at Sterling are fantastic! Shoutout to Angelina and Jonathan, who have been incredibly helpful and friendly every time I need assistance. The leasing office is open daily, and maintenance requests are addressed quickly (usually within 1-3 days). The team is polite, accessible, and always willing to help. Location: While Sterling is a bit far from campus compared to pther apartments in Davis, it's manageable with a car. For bikers, the nearby bike highway to the West on the overpass works well! Pricing Comparison: Sterling stands out as the best value for student housing in Davis, especially with how new and great their amenities are! Other apartments for the 2025-2026 year charge upwards charge of $1,400-$1,700 for private rooms without private bathrooms, or $1,059 for shared bedrooms in overcrowded units like Identity, which accommodates up to 12 people. By comparison, Sterling's pricing and modern buildings are unbeatable. I moved in mid-Fall quarter of 2024, and initially hesitated to renew my lease due to being new. But after a month, and after touring other apartments for the 2025-2026 year, I realized how much better Sterling was. Unfortunately, I missed the opportunity to lock in the $1,099 rate for the 2025-2026 year but was offered a reasonable $1,229, which is still far better than any other private bed+bath in Davis for 2025-2026. Learn from my mistake, sign up for Sterling asap (spots always run out!) and renew your lease early! This place truly offers the best student housing experience in Davis, with affordability, luxury, and convenience!

    Update after management response: Their response still leaves out the main issue. The documentation…read morethey provided only says grease buildup was found. It does not show tenant misuse, current resident responsibility, or that it went beyond normal wear and tear. A sink working at move-in does not prove the drain line was internally clean, especially when they confirmed they do not do in-depth inspections before move-in. In my experience, residents are charged based on assumptions, even when there is nothing clear to support those assumptions. Future residents should document everything, save every email, and be prepared to dispute charges.

There is no wonder why people literally wait 12 hours to reserve an apartment in-person on lease day. Pros: -The management is professional and responds quickly to maintenance requests. -The apartment complex is clean and the apartment itself is spacious. You really get what you pay for. -Laundry facilities, pool area, fitness room, and clubhouse are all great and clean. -There's enough car and bike parking. You get one permit for each bedroom. -Sacramento Elite guards the complex at night -Located right next to bus lines -Located right next to In N Out Cons: (honestly these are not even the worst problems you could have with an apartment) -You can hear noise from neighbors walking outside and upstairs -The train constantly blows the horn as it passes (but you get used to it) -Bikes get stolen constantly (this happens everywhere in Davis) -There is a large homeless and drug addict population near the train tracks and In N Out (like you literally can see them shoot drugs)

    DO NOT LIVE HERE -- Save Yourself the Headache…read more I lived at The Spoke for two years, and I genuinely wish someone had warned me about how bad it truly is. If I could give zero stars, I would. Let me start by saying the apartment I was given looked nothing like the one they showed on the tour. I was told it was a "600 sq ft" unit, but after measuring, it was barely 400 sq ft. At move-in, the shower head was broken, cabinet doors didn't close properly, and there was rat poop in the kitchen. They slap on what's known as the "landlord special" -- a thin layer of paint over existing damage without actually fixing anything. They'll even charge you for any of these pre-existing issues unless you find and report all 50+ of them during your move-in checklist. During my stay, the water was shut off over 20 times -- yes, twenty -- including on undergrad graduation day. No warning, no reimbursement. Washers and dryers constantly broke down despite them replacing the machines and even switching companies. When you call the office, they'll shrug and say it's a "third-party issue" and there's nothing they can do. The trash situation is a joke. You can only throw it away during office hours because the trash bins are next to a homeless encampment by the railroad tracks. Speaking of that -- yes, there is a homeless camp in the parking lot. Not a few people -- a full-on camp. The leasing office? Absolutely unprofessional. The property manager refuses to speak with residents and sends all complaints to the assistant manager, who is just as dismissive. Staff at the front desk are mostly teens with summer jobs who act like they're doing you a favor just by answering the phone. Also, they tell tenants there's a pet weight limit, yet have dogs themselves well over that limit living on property. When I moved out, I had already vacated in May -- and they still charged me for prorated utilities in June, July, and August. Then they tried to tack on a $400+ "utility fee" unless I threatened legal action. If you submit too many maintenance requests (which you WILL), they'll block your number. Not kidding. And that $250 deposit they advertise? Don't count on seeing a dime. They'll "automatically deduct" $450 from everyone's deposit for a "cleaning fee," regardless of the condition you leave the place in -- meaning you owe them money no matter what. Total bait-and-switch. After living in Davis for over 7 years, this is hands-down the worst apartment complex I've ever stayed in. Everything about it -- from the misleading tours, to the constant maintenance issues, to the shady billing practices -- is one giant red flag. AVOID THIS PLACE AT ALL COSTS. Don't let the model unit fool you -- The Spoke is a scam from move-in to move-out.
