Alamo has been managing our property in Fairfield for many, many years. We've always been happy with their month to month management. They've been extremely responsive to our tenants when something needs fixing. They jump on it right away. They also have a wonderful list of companies to do anything that needs doing which save us the hassle of getting quotes. We are assured of good prices and workmanship because of their ongoing relationship with Alamo. Now, however, they have really exceeded our expectations! Now that we have to sell the property, they have been invaluable in coordinating between the tenants, our realtor and all the contractors. I haven't had to do a thing!! I rented from Alamo Creek for 3 years. Had it not been for the fact that we had to move, we'd still be with them. They were a pleasure to work with. Tina and the ladies along with Gil and the rest of the guys are awesome!!!! They were always in top of anything that went wrong (which wasn't much) and they were always so pleasant. They did a yearly inspection to make sure everything was in good shape, and if it wasn't, they fixed it. Communication was always great. Contacted this company regarding a home rental & spoke to a woman named Jessica who is incredibly unpleasant: spoke fast, curt and was rude. She didn't want to take the time to go over her listings and rushed me off the phone. Ironically, I have an another family member that was also looking for a rental so because of Jessica's curt attitude, she lost two deals for her office. When I called back and spoke to a Tina on behalf of my daughter for an apartment rental and mentioned on a sidenote about how unpleasant Jessica was, Tina was just as ignorant. She proceeded to proudly announce that I "didn't need to tell her how to run her office." The employees of Alamo Creek Properties is incredibly unprofessional. Alamo Creek managed a rental home for me for a number of years. After a long time tenant vacated, they also managed an interior renovation of new flooring, baseboards and paint. When I had a major problem with the contractor, Alamo Property refused to resolve the issue with the contractor. It is written in the Property Management Agreement that they will manage and supervise the work, but any problems or mistakes by the contractor shall be the property owners responsibility to resolve. I ended up having to file a complaint with the State Contractors License Board to seek restitution so I could have the work redone by another contractor. The claim was acknowledged by the state, but enforcement was not available to me because I had no legal contract with the contractor. This fine print in your management agreement can have expensive ramifications, $9800.00 in this case. Just be aware and read the full contract that you are signing. To avoid a small claims court case, or filing against the contractors bond company, the contractor only offered approximately 50% of my claim. read more

Anything I needed to have repaired, it took them less than a week to come out, observe and repair. When, I lost my job, they worked with me to make my rent. We applied with Alamo Creek in November of 2016 after being without a place since July. We went and viewed a beautiful home located in Vacaville with Jennifer Medill. After completing the application process we were told what we already knew, we had the income but our credit needed help. She had asked us if we could get a co-signer, but we had no one. So she informed us that our "application was good for six months" and when/if we paid off all our collection accounts, keep the receipts and contact her. Well, lo and behold tax season rolled around and we did just that. We contacted her at the beginning of March 2017 after paying off about $3,000+ worth of debt, and seeing a beautiful 3 bedroom condo on their site. I emailed her all the receipts she had asked for and she "allegedly" got the application process started. After not hearing anything for about a week or so, I emailed her to check in with her. She informed me that she needed another receipt that wasn't included in the original email, which I contacted the collection agency and they sent it to me via email, so I sent her that as well. Another week goes by... and nothing. So my husband contacts her via phone and asks her about the status of our application. First off, she didn't even know who the heck we were. Upon reminding her that we were the ones who initially applied for the 3bdrm condo, and that "I" was the one sending her all the info she had requested, she then told him "she needed updated income information." Now keep in mind, I sent that with the very first email two-weeks prior. So I called her and she wasn't in, that's when I proceeded to contact her via email and find out JUST what it was that she needed. I also explained to her that me and my family were currently living in a hotel, and time was of the essence. She replied to my email that "it takes time to process an application." She informed me that she needed a "settled in full" letter from another account. Me and my husband then used $329 (the remainder of our savings) to pay off an account that we originally were going to pay in payments. They send us the letter and I forward it to her. Now, Fast forward to April 16th, which is a little over a month since we first initially contacted her/applied for the 3bdrm condo. I receive an updated alert from Trulia stating that the 3bdrm condo which was in the "Pending Application" process has now been re-listed on the market. I contact Jennifer Medill via email, and she replies with an email stating that she needed more information on four accounts. The same accounts which I provided receipts for IN THE VERY FIRST EMAIL, that had been removed from our credit reports. She then tells me that me and my husband would have to "apply again in order to verify that these accounts have been removed." A statement that she could've told us to do over a month ago. Instead she dragged out the process knowing that the answer would still be "No." She never called me back, and would not respond to emails unless I sent multiples. Very disheartening when you're in a position such as us. I work and my husband works, and we had worked VERY hard to improve our credit, with the hopes of finding a permanent home. I'm not necessarily angry, I'm more hurt then anything. Now I'm back at square one and out of $300+ dollars that could've been used to sustain us until we find a permanent home. I would not recommend Alamo Creek properties to anyone that is in dire need of a place to live. They lack communication skills, are extremely unprofessional and very callous. This business has A LOT to learn when it comes to customer needs/retention. There is a reason why Solano Property Mgmt was voted best property mgmt for 2016. They're prompt, professional and don't waste your time. I should have listened to the reviews and never trusted anyone in this office! She communicated with me regularly and would return my calls or emails promptly. I ended up relying on her judgement regarding the tenant selection and the tenant turned out to be terrific. Of course I'm going to get upset when you people are so flaky about calling back in a timely manner. Which you never do. As for that crappy valve it WAS leaking before and the gardener said it was and that he'd ask the owner to get it fixed which took almost two months so yeah at a certain point my husband shut off the backyard sprinklers so we weren't wasting water Also we never bullied the gardener in fact, I only talked to him once or twice the first month living there lmaooooo I asked Esmeralda if we could do some yard work ourselves since he'd only mowed the front lawn and she said no we can't and that if we wanted work done we'd have to pay extra and have it approved by the owner. So I just gave up and had nothing to do with the gardener. Every time my husband or I talked with Esmeralda she was always so defensive. And that's not our problem it's her's. As for showing the house the day we were moving, even your colleague that showed the house ( who was awesome btw) said he didn't know why you guys insisted on showing it then and not just wait till tomorrow. We were both very sick and I had pneumonia not that you'd care, and he didn't have to but he apologized for being in our hair which he really didn't have to do. Also my husband patched all the holes Esmeralda claimed got taken out of the deposit and your colleague that showed the house on our last day told us not to bother cleaning the carpet because you guys do it anyways before you rent it out again. But Esmeralda claimed that was another thing that was taken out. So what? We're just automatically losing some of our deposit for that? As for the check. Don't blame me for something that could have been prevented. I asked if we could just pick it up, but you guys wanted to send it out. Not my fault. Btw YOUR WELCOME for the 200 $ security door we never asked to be paid back for. You guys also never got back to us about the owner approving it so once again we waited and waited then about a week later I called and Esmeralda was like "oh yeah, the owner approved it" Hello call us back and let us know jeeze, of course you'll probably have an excuse for that too. You're bully yourself with your passive agressive "apology" to me. Is that part of your job? Bullying customers? Besides what do you care what I think? As you said you rented the house out right after we left. You're not hurting for business. But I'm sure you'll probably be having some complaints from them soon and you'll probably treat them as terribly as you've treated me. As for Esmeralda being a nice person, I'm sure she is with you but as I said she was always so defensive with my husband for no reason when he was asking simple questions. You can say that's BS but did you sit in on every conversation? No, so then you don't really know how she's treated us. I would not recommend anyone to rent from Alamo Creek Properties. Their staff is never available and unfriendly. We had the worse experience with them ever. We moved in and disclosed to them that we had a pet, paid the deposit and we were shocked when the owner of the house came by and told us that were were NOT allowed to have a pet and then the owner decided to call Greg, who is the manager of Alamo Creek Properties, and he evicted us just a week and a half after moving in. So even though we did the responsible thing and told them about the pet and paid the extra deposit, they kicked us out just a week before Christmas. So far so good, we just moved into a place managed by Alamo. We've had no problem with them and they've been very helpful and kind to us. We had just sold our house and had been looking for a place to rent for he last two months. We viewed a property managed a property we viewed previously but decided not to rent . We were down to the last week before we had to move out of house and we're getting desperate we asked if the previous property was still available and it had already been rented.This turned out to be a blessing in disguise because they had a house that was going to be listed the next day. Since we already had an application we got to look at it and we decided to rent it. It is much better than the other property and very well located.
