I had a very disappointing experience with this property management company. I left the rental in clean condition, returned the keys early, and made every effort to fulfill my responsibilities as a tenant. Despite that, I felt they took advantage of my security deposit by charging unfair and questionable fees. The communication throughout the move-out process was frustrating, and I did not feel that my concerns were addressed fairly. It seemed like they were looking for reasons to keep money from my deposit rather than evaluating the property objectively. Based on my experience, I would encourage future renters to thoroughly document the condition of the property with photos and videos and carefully review any deductions made from their deposit. And even after paying almost $500 for professional carpet and house cleaning, these assholes are threatening an $1800 pavement job because the commercial truck that they told me to park in a specific spot was too heavy for their asphalt and created "divots." Let's not talk about how shitty the rest of the parking lot is, I'm supposed to pay $1800 to pave one parking spot? Funny that it's their own maintenance guy and his contracting company that's gonna charge $1800 when all the bids that I got were less than 1200. When I realized they were just playing games with me and my money, I quit wasting my time responding to them and now I'm just waiting for my deposit check back in the mail. 22 days! Management at the Kelly Company is unprofessional, unreliable, rude and extremely negligent and unqualified. In late 2024, they are assisting the HOA pass a 2021 modified CCR. Every month, they beg ballots to be returned to the point of manipulation. The modified CCR was written 3 years ago and did not pass, but the deadline to return ballots is still open??! During the wind storm, on 11.05.24, the very large trees violently whipped back and forth. I urgently asked, via early morning phone call, email and late afternoon phone call to have 40-50 year Oak and Redwood trees to be trimmed near my home. If a large branch breaks, from the wind, I could be trapped in my home or seriously injured. I have NOT, yet, received a phone call or professional email response to my urgent request. However, Cory S. seems to come up with very fake Extremely Timely Responses to Negative YELP Reviews. They hire landscapers that are not qualified to make good decisions. Some of the sprinklers are constantly leaking water 24/7 for 10 years. My immediate living area gets landscape trimming 2x YEARLY but I help pay the $700 weekly paid to landscaping??!! I can get PICTURES!! The last time I called The Kelly Company about these trees 2 -3 years ago, and sent video proof, which I still have, NO ONE contacted me. I have been in contact with KC, since 2022, back then I was in the market for a home. I started my search in Jan 2023 by Sept the rates were too high and I decided to relocate and rent in Vacaville. Most of the staff such as Eva and Kathy have been very cordial and helpful to me in the past, but since the new property manager. Took over he has been very disappointing. I have lived in the same rental for over seven years and we all know that things wear as time goes on in a home, groans and moans and has issues and that's fine but this company with this manager we're charging me for many things that they should not have been. When I moved out so let's say my deposit was a certain amount. Well, you can believe that I got less than one percent of that back and they were not very polite about it. They charge you for things they should not charge you for. number one. They charge me for having asked them to look at air conditioners that is the home -ower problem . They charge you for things they should not charge you for while living there the refrigerator died and I was required to buy a new one to replace it. the dishwasher went out thank goodness Jack talked him in to getting a new one not a very expensive one at all, but that's OK. The microwave oven stopped and need to be replaced and as Jack, who is the repair man as putting in a new and he noticed the wires were not connected right and it could caused the fire in the home so he fixed the wires. Good job Jack thank you for doing that and replacing the microwave oven again not with the expensive one, but with one that worked OK. now the air conditioner has gone out a number of times which means the heater went out to. number one. They charge me for having asked them to have my air conditioner looked at it's gone out again.. The person come out to look at the air conditioning because it wasn't working , it turns out that it was a minor thing which was fine but the Kelly Company charged me $85 for it and they didn't even tell me they were doing it don't even get me started on the yard and the oleanders which don't take long to grow out of control and cost over $800.00 to downsizing them to only have them grow back in short amount of time, I was required to pay for that each time. so many things you have to pay for and they are not cheat This company needs new management and better understanding with home owners and renters. I rented with The Kelly Company from 2021 to 2024 and didn't have many issues with them until it came time to get my deposit back or the Maintenace guy, Jack had to actually come and do his job. We moved from one rental to another and they charged me $75 to pick up leaves in the back patio area? Mind you, I moved into this first rental in December and the back patio area was COVERED in wet leaves and mud that I had to clean up. When we moved into our second rental, one of the drawers in the kitchen along with a cabinet door just completely took a shit within the first month or so. I brought this up to Jack's attention and he said he would " put in a work order ", months and months go by and I took it upon myself to at least try and fix the cabinet door as I had a crawling baby and needed it to be closed so he wouldn't crawl into the cabinet space. Month 9 of us living there, they came to do a Maintenace review and I brought it up to Jack's attention again and he made it seem like he had been trying to contact us to fix it? Neither mine or my boyfriend's number had changed in the 3 years we've rented with them and if that was the case, why wouldn't you have just left a note on the door like you had in the past? Anyway, he comes to fix it and is just a complete dick. Asking in the most aggressive tone " what did you guys do, jump on this drawer?! " I was home alone with my baby and his demeaner and hostility made me completely uncomfortable being there by myself with him. He should have fixed it properly before we moved in and this wouldn't have happened. Well luckily for them, they took around $300 of my money to fix their original fuck up. They also took another $400 of my deposit to sand and paint a very small portion on our living room wall where the paint chipped because of our cord hider. They are unprofessional and rude people who blame their tentants for their mistakes and lack of communication. I rented from The Kelly Company a couple months ago. The office staff was extremely nice. The application process took a little less than they told me it would. The lease is kinda long but I guess thats as long as they all are-I have never signed a lease before. When I moved into the house, there were only a few minor things that I had questions or concerns about and they came out and took care of them quickly. I met the maintenance guy, he is kinda hippie-ish but seems to know what he is talking about. I look forward to working with them as my landlord. Today, I came to the office to check out the property that I saw online. I thought I can only check out one key at a time but Cory told the lady that I can check out the property I am interested at in Vacaville and Fairfield area, also cory told me that I can take the keys at the same time so I don't have to go back and forth. I was reading all the comments on here,and yes, I understand that I have not rented with them yet but I am in the process on renting one of there property but so far there customer service is a 5 star for me. This is a property owner's perspective. The Kelly Company has been managing my property for three years, and I have been completely satisfied with their work. They marketed the property for a very reasonable fee, conducted all necessary background checks and found a reliable tenant. While the tenant was living there, Michelle and Jessica at Kelly Company were very responsive to the tenant's requests. They conducted routine checks of the property, inside and out, to anticipate any needs or issues. In my case, they handled what turned out to be somewhat "high maintenance" tenants with patience (and firmness when required). We are now turning over the property in order to find a new tenant. Michelle has been quick off the mark in arranging painting and other maintenance, she's provided expert guidance on what to do and what not to do to spiff the place up and also given good advice on the price point for rent in the current market. I am not a professional developer, just a property owner who needs to rent out their house. Michelle has been extremely patient and kind with me as I learn more about the process and make decisions. I would suggest that you not waste your time attempting to rent a place that is managed by the Kelly Company. I attempted to rent 3 different homes. In each instance I called as soon as the property was listed; I called several times for each property. I expressed my interest to Eva, Cory and Allison and each responded "we will reach out to the current tenant to get a tour date and get back to you". No return call whatsoever, however, crazy me, continue to call and each time I'm told they cannot show the property yet. Somehow, the property is shown and applications are taken during the time I'm requesting to see property, but I'm told they cannot show the property. When I inquired what am I doing wrong, Ms. Alison said on the last property, I was interested in, "you are not doing anything wrong, we get so much interest on the properties we manage, your information gets lost in all of our paperwork. Imagine that; if that's how they conduct business prior to renting, that's not a good sign. I would venture to say when rent is due they don't lose your information. You may end up homeless relying on Kelly Company to honor what they say they are going to do. read more

We have lived in the Southbridge Townhomes since when it was first built and moved in June 2002. The Kelly Company (TKC) was called "LLW Properties" back then. From 2002- 2010, we hardly knew we had a HOA or TKC and they were quick to respond to homeowner's concerns and didn't act like a bunch of Nazis. But, in 2010, we extended our backyard fence and got permission from some guy at LLW and from the landscapers for us to plant the 1,000 lb tree in our huge barren front lot. My bf busted his ass getting the tree dug out and he moved it, he even called USA to make sure it wasn't going to grow through PG&E lines, water lines, etc. The tree was establishing itself and was doing great..until one day we noticed the ground below was orange colored, branches had been sawed off, the leaves were turning orange when they should have been green. My bf got a tree guy there and he said "someone poisoned it with salt." LLW called out their arborist and we endured many months of letters written to us saying we were going before the HOA Board to see if they should charge us $800 for the removal of the tree. After terrorizing us for about 6 months, they decided they wouldn't make us pay and they removed the tree and didn't plant another one there. My bf said if they left it he could have nursed it back to life. That was 2010. They also removed a hedge by our garage and said it had "fire blight" or something. They planted 4-5 bushes that have never mitigated for the huge hedge they took out. It seems like for a number of years, they left the homeowners alone...except for in 2017 I heard 30 townhomes got letters claiming they had dents in their garages that need to be fixed. But, an ongoing problem that has NEVER been resolved is TKC and the Southbridge HOA charging homeowners for parking patrol ($3k/year for HOA) and we found out for a number of years...we had no parking patrol! For several years, we had parking rules that were designed to benefit one board member. They were residents can only park inside from 6:00 p.m to 8:00 a.m. on Sunday through Friday morning at 8:00 a.m. No parking on weekends inside. There were many empty spots all day long... 33 spots. On the weekends, Capitola is crammed with cars from here and inside it's CRICKETS. It seems like it was better in the earlier years and people followed the rules and the HOA didn't have to do many parking citations. But, I know our previous neighbor said she paid $800 in parking fines that were from her son parking inside when he was not allowed. Another neighbor paid $400. Who knows what TKC/HOA does with the money. With the way the place looks now..they should be using it for landscaping. Now, since 2018 to the present, TKC and the HOA have engaged in changing the parking rules- every year. In March 2019, we got the BEST parking rules ever. It allowed people to park inside for 3 days..but only 2 days in one spot and one day in another. The PROBLEM is...despite another neighbor sending them hundreds of cars/trucks/SUVs in blatant violation of their rules...- THEY DID NOTHING! I sent them e-mails with the info and NOTHING! Last year, they allowed this renter with 3 cars to play musical cars and every night but ONE..he was parked in here! Now, it's 2020 and this SAME BLACK ESCALADE SUV that parked in here in 2019 all year long (also his two other cars) has parked this ONE SUV here 24/7 for months on end! They have a CC&R that you can not store a vehicle in here. TKC claimed parking patrol comes 3 nights a week in the wee hours. I saw them TWO times and TWO times my bf got a parking citation on his car when he did nothing wrong. He had his permit and it was the hours you could park in here. Oh, it was a mistake because the parking patrol got the days reversed on when you can and can not be in here. TKC takes our money, they send out parking citations, they are the one's getting complaints and they like to deflect and say they are "the middle man" and will pass it on to the Board! Well, is the whole BOARD hard of hearing..or why weren't the parking rules enforced??????? So, here we are in 2020, and we get a letter saying they are considering some lame parking rules that will go into effect on April 20th. Instead of each townhouse having a green and red parking pass, each townhome can have ONE New BLUE parking pass. To get this pass, the homeowners must take a picture of the interior of their garage (with door open) to prove they can fit TWO cars in there. Also, provide a copy of each DMV registration. There are 88 townhomes here and I know only a few who have fulfilled this new rule they made up. Now, this past Tuesday at 2:23 a.m., their parking patrol put parking citations on some vehicles and not others. The BLACK ESCALADE has been out in these spots for 50 days+and nothing. I was told the tenants were in the rental that I would be contacted to setup a viewing the person took my name and number. A few days passed not word, so I called and was told that the appointments have already been booked. I informed the person on the phone I believe her name was Eva that I was suppose to receive a call back to setup an appointment for viewing and never did. Suddenly she informed that the 3:40p cancelled and that I could take that time slot. I showed to the rental property, introduced myself to the tenant and told her I was the 3:40p appointment. The tenant stated no the 3:40p appointment just left, but I can still show you the place. After viewing the place I called to get the application sent to me, which Eva asked me to do if I liked the place. I filled the application out and paid the application fee. This was on a Friday, so Monday I called to check the status as I noticed the rental had been removed from Zillow. The conversations with the person on the phone was very rushed and quick. As I was saying something about checking the status of my application. The person I talked to stated really fast your application is in front of me and hung up. I thought it was odd the way she sounded, I was called back shortly and asked to send my pay stubs which I did. My previous Landlord was even contacted and told she would be receiving a fax to verify that I was renting. Well guess what she never received the fax. So I called Tuesday and was told they were busy to leave a message. I did but the whole time I already had this feeling that something just didn't seem right about this process. I have never went through a property management company and after this will never use one. So I called back and was told that the property I was interested in was no longer available. My long rant about this company is that they are very unprofessional and I honestly feel like. They already had someone lined up but took me through the process of paying the application fee and sending my information to shut me up. I have excellent credit and a very decent monthly income it's very frustrating when you have to deal with unprofessional individuals. The Kelly Company has proven that they are a sham and not a very honest company . I finally moved out of their rental almost a month ago . I had the place professionally cleaned and the carpets professionally cleaned and it looked better than the day i moved into the place . Later on the cleaners called me to say the Owner was not happy with the cleaning job ( looking for ways to subtract from my deposit) . I received pictures of a small item the movers left in a window seal . One window that was not cleaned and had a few flies in it . A closet where some of my item s still in it ( so the cleaners went over and got my things and was asked how much would a deep cleaning have cost ( so they could charge me that amount) . A filter in the home that I never knew existed was not changed just like the Carbon Monoxide that go up in homes ( which they supplied but were faulty and I reported this to them) NOT ONE THING I REPORTED WAS FIXED by THE KELLY COMPANY because one of their guys who worked for them told me they were not getting money to fix things from the owner) So the tenant suffers . I do not know many people who even cared about cleaning the property professionally . The upstairs hall bathroom ( Which I never used because it looked nasty to me) when the cleaning people started to clean it ...it started to leak from upstairs to downstairs so I asked them to stop) Now the only person living in the house was me . I never ever used that bathroom because it looked nasty and the caulking was coming out of the crevices the day I moved in . I included it on the move in issues but they never fixed it nor the master bath tub and shower either . I have the list of things that needed fixing. Now I have been out a month today and still not breakdown of charges of my $2500.00 deposit so now I have to take further legal action when all I wanted to do was to NEVER HERE THAT NAME OR ADDRESS AGAIN IN THIS LIFE. But remember God has made it clear "What goes around ....comes around " There is always normal wear and tear on living environments and this one Looks good on the outside because the owner never fixed one thing on the inside or on my list of issues but to get new renters she fixes the outside to draw people in . I have been in correspondence and dealing with the Kelly Company for close to a year now. I have never seen a company carry themselves so unprofessionally. They oversee and "manage" tenants that live next door to me. Over the year the tenants have developed quite the reputation. You name it, it's been done. The loud parties that go all night don't even seem that bad in comparison to seeing cops with guns drawn out while the neighbors fight in the front yard. A nice well-kept house that looks like a junk yard now. Their friends urinating on neighbors lawns, bashing in mailboxes etc. These tenants have no respect or courtesy for anyone. We have called the local cops more times than I can count. I hate doing so because I feel it's a waste of their time, these tenants are the problem of the company that manages the home. Our local PD shouldn't be wasting time babysitting their tenants. Although we have all emailed, spoken with and met with the Kelly Company, nothing has changed. They've asked us to do so, I have no idea why. It's been a year and we aren't any better off. I mean I'm sure they would intervene if they didn't get a rent check one month but other than that I am beyond curious what they mean by "property management". It's not right that everyone on the street goes without sleep. The kids can't play outside because they'll get harassed, bullied or have to witness the chaos. You worry one will get hit by all the drunk driving they do also. I have numerous stories and incidents that I could go on with but no point since this company doesn't handle these sorts of things they prefer us to contact our local PD because the house they manage is not their problem. I work with several programs on base and around the area. Believe me all incoming and new families will be warned. Please do not buy, sell or leave your home with this company. There are several agencies in the area that will treat your home and you with respect and be happy for your business! In response to your reply: Yes, there are things that you cannot control. We all understand that. However a house that should only be housing 8, that is actually housing around 10 is within your scope. So is the condition of the home, drugs in the home etc. The local police have been very sympathetic and come when called. The multiple officers have told us to tell you (property management) because they feel you should be handing the situation. We follow those instructions and y'all tell is the opposite. We have accepted that nothing will be done and that we do have to bother the cops weekly with this until it's time for those tenants to leave. I find it ridiculous but what can we do? You receive your rent and that's fine and dandy. I cannot in good faith recommend this company and have already spread the word. I wanted to express my thoughts on the customer service experience I had this afternoon with a representative Percilla and her assistant. My experience speaking with Percilla and her assistant was very unpleasant. I called to resolve an issue politely and open to a resolution that resulted in me being spoken over, unable to finish an explanation or short sentence and abruptly being hung up on. I believe the reason to this unprofessional attitude by the staff was due to their accusations and assumptions about me stealing a parking pass and parking for days on end. As I tried to explain the pass is from my boy friends Grandparents who live in the same vicinity and that my car is never parked there days on end without moving because I work Monday-Friday 6am to 4pm. I tried to explain that I do visit very often and have no problem with using the correct guest parking pass, although I am not sure if they heard me explain this as I could not finish my sentence. I have been visiting my boy friend for 2 and a half years, there has not been an issue until now. I was not aware of the parking regulations and I am fully going to abide by them. My concerns were the impoliteness of the staff when I initially called to resolve the issue, not to oppose it and the future of my vehicle. I have the unsettling feeling that the staff would, out of spite, tow my car though for the past 2 and a half years I have not been in violation. Their mannerism and professionalism was a terrible representation of the company. This is my first experience speaking with a home owners association and I am very displeased. Due to my experience and inability to have a reasonable conversation to resolve an issue will result in my recommendation to any family, friends, or coworkers to not purchase or rent any homes associated with this company.Again, I called to RESOLVE an issue, not to disagree but to be politely informed, and not be hung up on. 9/29 it is the following day and I received a call from Eva to resolve my concerns, she was very polite and professional. A better representation of this company. I feel more at ease with this companies ability to resolve issues. I am not sure if the people I spoke to yesterday were in bad moods and took it out on me unintentionally or they could have been intentional, I'm not sure but I did appreciate the call back. Zero stars from me. I live in the Southbridge town homes that the kelly company manages and we are just pocket change compared to the other places they manage, like Eastridge and Rancho solano. Southbridge town homes are paying for services that we are not getting. They adopt rules that are in conflict with the CC&Rs and only enforce the CC&Rs on certain people. I have lived in a sub-division that the HOA is governed by the Kelly Company for several years and I have to say this compnay is horrible. Pricillia has no idea what customer service is, she is rude and unwilling to help in any way. If you are using this company, drop them now and run the other way. I have been told on numerous occasions that the gate issues are not their problem, they are just are the middle man. The gate remotes that you must purchase for $35 each do not work from the get go and fail quickly. I was told if they work 5 days it's not their fault, there's no guarantee. May be to support your clients you should buy better remotes if the ones you have do not work. hmmmm HORRIBLE! read more

The Kelly Company is a very reliable commpany and is very easy to work with.Also the staffs here are the nicest people I know and very helpful. I am leasing from them to open a beauty salon and they have gone above and beyond to help me with the process of opening the shop.They also accommodate with most of the work that we need to open the salon. I called back for Michelle, and although she wasn't available her assistant Tabitha picked up right where she left off and even emailed me pics of the home that weren't online!
