If I could give zero stars, I would. My experience with Solano Property Management has been incredibly frustrating due to their lack of communication, unprofessionalism, and unfair processing practices. I applied for a three-bedroom rental on Saturday, paid the $55 application fee per person, and waited since they were closed over the weekend. On Monday, I received a text message requesting additional check stubs and rental history, which I sent immediately along with a follow-up question--but I never got a response. By Wednesday, after still hearing nothing, I followed up again via text to check the status. No reply. However, I did receive a credit report notification, meaning they had pulled my credit, but they still never acknowledged my application or gave me an update. By Thursday, I was fed up with waiting and called to ask about the processing time. I was finally told it takes 5-7 business days, yet no one communicated this upfront. Even worse, I later found out that the rent had been lowered by $100, but they never updated me on that either! To make matters worse, they denied my application due to credit, claiming it was a company-wide policy--yet they also told me they asked the property owner about allowing a cosigner. If my application was already denied company-wide, why would they even consult an owner about a cosigner? And if cosigners were being considered, why wasn't my application passed along to other owners for a fair chance? It feels like they pick and choose who they want to work with, and the process is anything but transparent. The lack of professionalism, transparency, and basic courtesy from this company is beyond disappointing. If you're looking for a smooth, fair, and communicative rental process, do yourself a favor and avoid Solano Property Management at all costs. My family and I recently got a house to rent that is pretty reasonable in price through this company. We paid a deposit and prorated the rent but I am currently pregnant and my due date being 3 days before our move in date and money being a little tight with the holidays around the corner, I was pretty stressed about how we would accomplish the move even after we prorated. Review of Solano property management. This company has gotten predatory. They treat potential renters unfairly, collect fees from without laying out clear renting requirements. This is fairly troubling considering they almost have a monopoly on the rental market in Solano county. For some backstory ten years ago I rented from them (with poor credit) and it was a good experience. I left the rental with excellent references from them and was told they'd be happy to rent to me again. Two years ago I had sold my home and needed a rental, my credit score was 725 and I quickly found a home in Fairfield that I wished to rent. I paid the fees, the house was easily within my means but I was rejected. They claimed that I had to be able to afford the home without overtime, but here's the kicker. Overtime is part of my pay. I can show 10 years of pay stubs and not one shows no overtime. It's just how my employer pays wages. They didn't list this rule at the time and didn't care for an explaination. With the housing rental market the way it is Iended up buying a home instead. Fast forward to this week. My daughter and son in law have been looking for a rental. They live with me. I did warn them of what Solano property did to us and like me, they just couldn't find suitable housing anywhere else. Solano property took there application fee without laying out credit standards, but then told them their credit wasn't good enough after telling them they were the top candidate for the home they wanted. They led them along for a week before telling them via email. She has excellent renters credit as well. No offer of a higher deposit just flat no. read more

I've been renting here at Solano Property Management Vacaville for about 7 months give or take. When I moved in- literally the first day. The master bedrooms sink didn't work and both bath tubs. We were told everything was in working condition. The answering service told us someone would come out 3x before we spoke to someone who actually helped us before the day was over. Mind you we gave a full deposit, first and last months rent. But let me tell you about the gardeners! The first gardeners came into our yard and the pricey management didn't tell us any schedule, and started using the blower while our sliding door was open. They also told my dad to stop watering our property? Weird, right. When they originally told us to do it twice a week. It looks ghetto now. Awful actually... I keep wondering why the owners are paying for that service when it looks ugly. And they still have them come out? Mind boggling. Did I mention the week they stopped using them there's now a gash in our hose? I brought it up to the landlord Meri in Vacaville and she didn't even resolve it. Let alone I was given the same response for the third time when I reached out. "Meri isn't in today". When I called Julie out that it was the 3x I've been told that when an issue rises she called me. Within minutes. She said "well everything should be put away". Not even a sorry? Just assuming it my fault. That's where I stopped her and let her know that I didn't have the hose crazy outside. It was to the side and we water some spots in the backyard for our dog. Her only response to the hose was she'll reach out to us when she speaks to the old gardeners. She hasn't yet. It's been 3 weeks. Speaking of dog. Did I also mention there's creepy neighbors next door to us on the corner? They keeps coming to the side of the house and moving our trash cans? Why? Also caught the guy neighbor outside, at night mind you, by my window! He avoided me from then on. My window is in our backyard! I now put stuff in front of our gate since it doesn't have a lock! But there's this older, black homeless man (who was helping the creepy neighbor with something) who ended up asking my dad if he can buy shirts off of him and ended up never paying my dad. But still came around. These neighbors are extremely nosy and trashy, I'm also getting an entitled vibe. Honestly, I used to rent through another property management for 5 years and never had so many problems in so little time. I'm hoping the quality of service will be better in the future. We were served with a notice to vacate because the landlord decided to sell the property. This was not a court-ordered eviction and not due to any delinquencies on our part. We were also told that we did not have to do a normal move out cleaning and inspection because we were being forced out. However, after moving out we were charged $1600. To add insult to injury, we were not even offered compensation for the forced relocation. According to California Code, § 1950. "If a landlord sells the property, the landlord must either return the deposit or give it to the new owner to hold on to." https://oag.ca.gov/system/files/media/Know-Your-Rights-Security-Deposits-English.pdf We won't let this slide. We rented a house in Vacaville for over 3 years with them. Our property manager was Kelly McCauley and she was always very quick to reply to phone calls, voicemails and emails. There was an issue with the toilets in the house at one point and she had the landlord send a plumber immediately. The move-out process was the trickiest, because our landlord was extremely particular about how he wanted us to hand the house back (he wanted it to look exactly how it was when he'd originally bought it 3.5 years prior). I consulted with Kelly almost daily as we cleaned and patched it and Kelly offered to do a pre-inspection to tell us what would pass inspection. At first I'd declined the pre-inspection because I'd already moved (over an hour away) but it got to the last day and the landlord had seen the house and told me to scrub the floors harder because the grout was "black". I emailed Kelly in a panic and she inspected it for herself and said, among other things, that she didn't think the floors were bad (we cleaned them again just to make sure). Basically her inspection went better for us than the picky landlord's. The landlord went on to sell that house (and it was his last rental property so I don't think you have to worry about intrusive, picky landlords - but never give them your cellphone number like I did!) Kelly got us our ($3,300!!) deposit back, (also thanks to a lot of time and professional cleaners). I think if I'd had a less responsive property manager, we would not have achieved that.
