Kyle Karna was prompt, professional, thorough and provided a very detailed walk-through at the conclusion of his inspection of the prospective property. That same evening, the inspection report was provided via email, containing a complete summary and even more detailed evaluation and explanation of all systems inspected / not inspected / not present, along with any items deemed deficient as well as simple observations. Kyle's report defined deficient issues that could be safety related and those that were in need of immediate redress to preclude damage or further damage to the dwelling and/or property. Other deficiencies were explained as issues that may have met building code when the dwelling was built but do not meet current code, as well as those that might be required to be brought up to current code for safety reasons. This allowed us to contact a contractor for an estimate to provide to the seller to either have repaired before closing, or to allow a credit in the contract for our repairs - and the report does explain that it is the responsibility of the client to decide to address, or to not address, any findings or observations. Since some items could be problems an insurance company may not decide to cover or may charge an increased premium for, it is stated in Alert Home Inspections' report that the client is advised to retain a professional state-licensed engineer/contractor to assist in these client-responsible decisions and subsequent repairs. Overall I was very pleased with Kyle's inspection, his straight-talk explanation of the inspection, and with his very thorough report. Their charges are average for the industry but their service is excellent. I would recommend Alert Home Inspections, and Kyle Karna for your next Home Inspection. read more

As a Realtor, I recommended him to client who was buying a home in Aledo, and he did an excellent job, and helped us out when our buyer had a very short time frame. Very timely and extremely thorough! I most appreciated that he went through every detail of the inspection and provided education on minor repairs and maintenance. We were fortunate to but have any major issues identified with our inspection, but I am very confident Randall would have identified any of those issues if they were present. I was most impressed that his written report was available within minutes of completing the inspection and consulting the potential home buyer. Great Job all the way around!!! read more

I was able to use his report to focus on the important things that needed to be addressed prior to closing. We hired him for drywall, tape/bed, and texture work on our shed. Kevin mentioned drywall, tape/texture was his specialty but that's not the reality. He mentioned it would take 4-5 days to complete the job and it ended up taking him a total of 9 days due to a lack of crew unfortunately. He comes across as nice, but the quality of work was unacceptable. There are numerous bubbles and uneven mud throughout, and he failed to cover our windows before spraying texture, leaving them coated and requiring extensive cleaning. Due to the damage and poor workmanship, we now have to hire another contractor to demo and redo the entire job. Upon research I've found that he's done poor quality work to other people as well.
