As a repeat customer we already knew we would receive outstanding service and quality of work- but once again, Dallas Green Works met and exceeded our expectations. Our option period was ending quickly, and even though they were booked-- they found a time to schedule our inspection. They worked quickly and thoroughly despite all the obstacles that came about. (Sellers still living in the house, no crawl space access, locked doors, and so on and so on). They even came out a second time to perform the crawl spaces inspection. They are always on time, friendly, and their fees extremely reasonable. Christine (the inspector) is thorough, professional, and obviously extremely knowledgeable. What I appreciate the most about Christine is her patience and willingness to explain every single detail of the findings and report. They don't just provide a report (which is VERY detailed and contains photos) but were available and willing to discuss any questions we had with them. Christine is very good about breaking it down in terms you can understand. Matthew Markham performed my 11 month warranty inspection on my new-build property. Matthew was fantastic, not only was he respectful of the property by making sure he didn't track mud/water into the house (it was raining), but he immediately jumped right in to focusing and noting my existing concerns that I have had some difficulty getting the builder to resolve as part of their warranty. He went over recommendations, took multiple detailed pictures/videos and reports, and made specific notes and comments that I truly feel will go a long way in getting these issues resolved with the builder. He took the time to explain to me in detail what all he was able to cover, take notes on, and even offered some recommendations based off what he has seen in the field (even after being there for almost 3 hours!!!!). I appreciate his willingness to work around me and my dog while he was there, and he was direct and honest with me about what he felt could/couldn't be resolved by the builder. I picked this company because they killed the deal once or twice in reviews...agents never like inspectors who can kill the deal (agents work for sellers)...so I needed and wanted a no nonsense solid capable person reviewing this huge purchase for me...and Christine exceeded my hopes! She looks way younger than she probably is, but don't let that fool you...as my Dad might say, "she knows her stuff"...! She arrives with several pieces of equipment and works diligently and thoroughly...she misses nothing that is reasonably accessible to eye or hand or gadget...and she'll tell you in writing what she can't do...I have never had such quality in an inspection and this is my 8th home purchase. For us, she killed the deal...we had concerns and she found additional things to reflect extremely poor maintenance and slipshod repairs, possible slab leak, (she offers thermal imaging...do it)...and a rodent infestation!! Yep, we had to pay her plus lose option money...but rarely have I ever spent in a better place...and I've learned what to look for before I make another offer on a house...(we should teach these basics in high school). Top notch lady...knows her business...a buyers best friend..the sellers and agents will hate her though. I'll use her again in a second...AND hire her to check mine before I sell...Christine, thanks. I don't often write reviews but this time I feel obliged to give back to the community. Thank to my fellow yelpers I was able to select the right company to inspect my first home. I contacted Greenworks late afternoon on Dec 18 right after I put an offer in, since I had a 7-day option period but we would lose 2 days due to Christmas. Thank goodness they had 2 time slots available the following day, Dec 19. The morning after, a 58-page report was sent to my inbox on Dec 20. The whole process took less than 48 hours. We were able to move forward to the next step before Christmas/NY dead week. James and an inspector in training were our inspectors. I came out for the last 30 minutes of the inspection for the in-person summary only. But, my realtor was there much longer to observe them in action. She was really impressed at how knowledgeable and thorough them were. Upon receiving the report, I noticed that beside the findings, James made really helpful comments about home maintenance, since he knew I was a first time homebuyer.
