Had 2 inspections done on 2 different properties, 1 day apart for an investor client. The first day the inspector was 1 hour late but we were notified of his late arrival. Upon his recommendation, we thought the inspector had scheduled a sewer line scope for us for Monday at 8 am thru TexInspec. Buyer has not received a confirmation of that. Inspector was detailed and finished on time. Inspector noted 9 window screens with hail damage, yet when realtor tried to identify which windows (for purposes of an amendment for repairs to seller), the realtor identified 12 window screens. 2nd inspection 2nd day on different home, the inspector took a long time for the inspection (slow-about 4 hours) but was courteous and detailed. read more

They did great. They were prompt and respectful of time. They said they would be there at 8:30am and that's when they showed up. They said it would take 3-4 hours and they completed just before 12pm. They were very thorough with the inspection and even walked through a few times with me to show and point out some things they found that would interest me. I let them do their work for the most part without too much interference. When I did ask questions, they would take the time to answer me to my satisfaction. Hired texinspec to do an inspection on my house in September and they completely missed black mold in my bathroom walls. After purchasing the home I had to tear down an entire wall and part of another to get rid of the mold and fix the water leak that was causing it. After contacting them to rectify the situation it took them 6 months to say sorry we are not responsible. This was a blatant Miss by their company. Black mold can cause serious health issues and damage and they offered no help or assistance in the matter. I have hired TexInspec twice, and both times they were incredibly thorough, kind, willing to explain their findings in language I could understand, and shared the ramifications of what could occur if the issue was not fixed. This helped me negotiate with the seller what I needed them to fix, and what I could have done on my own. Recently, TexInspec saved me from purchasing a money pit which was a home listed by a real estate agent who was also the owner! Stupidly, I thought the agent would be upfront and honest about the problems with the home. I was incredibly wrong. TexInspec found cracks in the pool, cracks in the sewer line, that the home's foundation had a 2 inch slope (after a 2022 foundation repair!), sagging in the top floor, old water damage, broken bath tub knobs, broken exhaust fans in the bathroom, a double-tapped electrical wire in the panel, and carpenter ants! This home would have been a nightmare to own. You'd better believe I will hire TexInspec again, and if possible, I will request Jeremiah. That guy is AMAZING. read more
