My…read morefamily and I are moving out of this apartment in three weeks, and I am so happy that we are finally leaving! The trash compactor is constantly full, and management from the leasing office will threaten you with lease violation if you put your trash next to the trash compactor and the gates are broken all of time. The owner makes thousands of dollars from residents, but you can't install a new gate and add another trash compactor? The appliances in the apartment are old and cheap. There is a bug problem here, and the people who spray the apartment for bugs are only in your apartment for 5 minutes or less and don't really do anything to fix the bug problem. The owner's attorney sent us a letter last week about the termination of our lease because we made multiple noise complaints about our upstairs neighbors, but I thought we had the right to make a complaint. In the letter, it also stated that my mother made a false report to Law Enforcement about loud noises coming from our upstairs neighbors and of course our upstairs neighbors are going to defend themselves and say that they haven't made any noises even though they did. How are you going to accuse my mother of making a false report to law enforcement when the owner of Delayne at Twin Creeks, law enforcement, and the management team never took the time to come into our apartment and listen to the loud noises for themselves? If I were the owner or manager, I would listen to both sides of the story and not engage in favoritism. The AC causes flooding and carpet replacement. Water leaks from the ceiling and power outages. The swimming pool and hot tub is unclean. I know that management from the leasing office is going to charge us with ridiculous fees after we move out because this is what previous residents have stated. The maintance are nice and respectful, but they only patch things up, to be honest. I made a negative Google review about this apartment complex, and the owner wants me to remove my comment because I mentioned discrimination and bigotry from the leasing office. Even though I have no physical evidence to back up my claims, and just because I don't have any physical evidence, that doesn't necessarily mean that my statement isn't true. As a Black woman, I can definitely sense discriminatory and bigoted vibes just based on their body language and tone of voice, and I am NOT the only Black woman who stated this. There is another Black woman on the google review, and she said that she felt discriminated against. I feel as though the management team doesn't really care about the residents and just wants to make money off of us. I will NOT remove my reviews about the apartment because I am entitled to have an opinion, and I am entitled to have freedom of speech.

    I rarely leave negative reviews but this company is an absolute joke of a management company. These HOAs have management companies to oversee them and most of them are pretty good at their job... except for this company. I could give dozens of examples, but it looks like other people have already provided enough evidence.

Unfortunately, that hasn't been my experience with Neighborhood Management. This is still a relatively new subdivision, yet there are already properties with basketball goals left in front yards, worn or discarded furniture visible in front of garages, trash cans left out for extended periods, poorly maintained landscaping, and yards that are clearly not being cared for. It's disappointing to see the community beginning to decline when these issues could be addressed through consistent enforcement. What makes this even more frustrating is the inconsistency. I received a warning for having my trash can in front of my garage, yet similar or more significant violations throughout the neighborhood appear to go unaddressed. HOA rules should be enforced fairly and consistently for everyone. Homeowners pay HOA dues with the expectation that the community's appearance and property values will be protected. I encourage Neighborhood Management to be more proactive and consistent in enforcing the community standards. These are beautiful homes in a beautiful neighborhood - please do the job you've been hired to do and help preserve the community for everyone.
