We have been here less than 24 hours. This is what we walked into, termite invasion, broken oven door, unusable bathtub, broken smoke detector that has not been replaced. The termite larva has found it's way into our towels and luggage. Maintenance & management claim they know nothing about these issues and apparently are not concerned. Do yourself a favor and steer clear of this resort. UPDATE- We left after 1 night and management agreed to refund us for 6 nights. When all their fees were added up it cost us $767 for 1 night in this dump. Our total cost for a week was going to be $2400 (sounded like a good deal) but then we arrived and were horrified at the conditions. read more

houses racist tenants, recently gad a situation where i was casually eating food when a old gentleman rudely walked up very close to me with his dog and tell me that "i'm not welcomed here" soon after proceeds to call someone to try and have me removed soon after someone else comes (white lady) and does the same thing i'm doing afterwards he proceeded to accept i was fine to be there. tried to contact them to address this situation with no answer. read more

OMG this literally iis the worst experience I have had in The Islands. The customer service is horrendous. The unit on first floor is loud due to people above (who had many staying in the unt and theseunits are old so you hear everything), roosters scream at 4:00aam, there is no AC, then we got locked out due to a faulty lockbox! Management was angry at me for calling and responded hours later rude and mean! We went for a walk at 8:00am to clear our mind from party goers trying to open the side sliding glass door at around 2:00am. When we got back to the unit the keypad wouldn't let us back in We were stranded with no way to enter our unit. We had to use the restroom (there Is no lobby), didn't have car keys, credit cards, water, etc as this was in our unit of which we couldn't access. When I tried to reach the front desk they are not in until 11:00am. The "management contact number" was called 5x. it took hours for the manager to call us. He was was ruder than any low level customer service or property manager. His words specifically were "I don't now when you will stop talking" and hung up on me twice. Zero attempt to resolve the issue or have an ounce of concern that we were stranded for over two hours. We had two horrible nights here and are leaving early in order to get some peace, quiet and rest. The front desk manager called and apologized and was kind. I am still waiting for a refund. Stayed for 2 weeks September 2023. Rented directly from the owner via VRBO. Ground floor unit. 2 bedrooms two baths. Maybe 750 square feet. Kind'a tight. Especially the miniature bathrooms. If you rent for 4 adults you all should be close friendly companions. Living room TV has basic cable. Each bedroom has a smart tv, no cable, but will stream from your accounts. Ground floor means that the tenants above you will be stomping on the ceiling, sometimes in the middle of the night. Disturbing. Ground floor also delightfully means that the nene geese, roosters, doves and cardinals will all visit. I left the screen doors open to the patio and the friendly geese came into the living room several times. They are friendly as a Labrador retriever. When we ate meals on the patio the birds all hung out under our feet. The kitchen is well stocked with dishes, pots, pans, appliances, big fridge with ice maker. We cooked almost every meal and had everything neccessary. Communal swimming pool and jacuzzi spa are sparkling clean. Pool patio has 3 Weber BBQ's. I'm satisfied enough that I'll rent the same unit next year. read more

Rented unit 7202, it was my first and last time renting thru VRBO. First of all, I live on a neighboring island, and I have I do condo cleaning part time. With that said, I know when a unit is clean just by the smell. When I opened the door my heart sank. Everywhere I looked was dirty. I couldn't believe what I was seeing. Checked the beds, and the linens had hair on them, drool on pillow cases, and smelled dirty. Anyone can tell when sheets are washed and when they smell like someone has slept in them. That was just the beginning of the grossness we had to deal with. The bathrooms were disgusting. Toilet seats were gross, and the master bathroom one had poop smeared on the bottom. The sink had hair stuck on the faucet and the sink from shaving. The shower had hair all over and moldy looking spots all over. Everything was sticky, and I went into cleaning mode because the owner wasn't answering the phone. I wanted to start cleaning, except their really weren't many cleaning supplies in the unit. We had to go to Foodland in princeville to buy cleaning supplies. My friend and I both cleaned for almost 3 hours that night. It was after 10 p.m., and we were still cleaning. The owner finally called me back and said she personally cleaned the unit for 2 days straight. I told her it was obviously not true. She lied and lied and even screamed at me. We had to wash everything because we felt so grossed out. The next day, the owner called me again when we were out on a drive, trying to enjoy the rest of our vacation, and she went off on me. I told her all we cleaned, and I sent her pictures, and she still had the nerve to deny it. I told her the least she could do is give us a night off, and she had the nerve to threaten me. She said that if I left her a bad review that she was not going to do anything for us. I honestly didn't even think about a review, I just wanted her to make things right. But she couldn't even own up to how gross things were, and she couldn't even say, "I am sorry." If she had apologized and admitted that she dropped the ball on the cleaning, I wouldn't have been so angry, but instead, she screamed at me like I did something to her. She also said that units in that same complex rent for a lot more than hers. I told her that's not the point. We paid over $2,100 for 5 nights, and we deserved a clean place to stay. I called VRBO, and their first solution was to say that they could refund me $175 cleaning fee and we could leave. I was furious. That's not a solution. What about the rest of the money. They said, "Sorry we spoke to the owner, and that's all she is willing to do." I told them that wasn't good enough. Then they asked me to send them pictures, which I gladly did, and they apologized. First apologize I had heard. After 2+ hours on the phone with them, they agreed to refund me their fee. I should've listened to the comments on all of her reviews. Even her good reviews mention that the place is not properly cleaned and needs a deep clean. The owner, Sherry Brewer, is extremely rude and very difficult to deal with. She does her own cleanings, and the place is disgusting. Please save yourself the trouble and don't rent this particular unit (#7202), unless you don't mind staying in a filthy place. Btw, we left the unit in excellent condition. Beds made with clean sheets, all towels and dishes cleaned. We left it the way we would treat our own place. The owner called me the last day and left me a voicemail saying she was going to do something for us, and it's been almost a week, and I have yet to hear from her. Love love love Alii Kai Resort condo 11B. My husband and I flew in from Minnesota and were exhausted upon arrival. The primary bedroom has blackout blinds and we were able to catch up on some sleep. The bed is sooo comfortable. The kitchen has everything a chef needs and there are grills at the pool area which is steps away, and a perfect temperature hot tub to soothe our aching muscles after long days of swimming or hiking. I love the light fixtures in this property too, very stylish and reminiscent of a beach house in Cape Cod or The Hamptons. We enjoyed meals on the veranda and dined with the Kauai chickens while looking out to the ocean and taking in the sights and sounds in a secluded, almost tropical jungle type of atmosphere. Some mornings, we would walk to Starbucks or breakfast at The Westin (you can walk to dinner at Nanea there too unless you have physical challenges) or we would take a walk at the path along the golf course or around the grounds. We were super comfortable and relaxed. You cannot beat the price for an experience this comfortable and peaceful. We will stay here again for sure. read more

Vacation time in Kauai! We arrived the last week of February 2020. Lovely timeshare spot close to the ocean. We stayed for a week, 2 bedroom/2 bath. I believe we were in unit 8A, bottom floor unit. The map of the Ali'i Kai resort that they have is not accurate to show where the pool area is. That was my only complaint. The pool is extremely close to the unit we were in, but according to their map, you would wonder how they figured out the direction. Maybe the wrong map was given? There are upstairs units and you can hear bumps and knocks and footsteps. There is no air conditioning, so therefore windows are open and you can hear other conversations from people in different units. This wasn't too bothersome, but I can imagine that it would depend on the people. Chickens and Nenes, plus other feathered friends roam at their leisure. You will hear roosters at all time of the day. They are very talkative! Overall, we were very pleased with staying at Ali'i Kai. Highly recommend! read more

Unit #4201 This review is from a stay during Summer 2017, but based on reviews written recently (end of '18), it seems still as relevant. There are a lot of positives with this unit, beginning of course with the location. Princeville is 10 minutes or less to Hanalei or Kilauea, and about another 30 minutes if you go to road's end at Ke'e Beach or to Kapaa. And of course, there's the location of the unit itself, which is on a top floor, end unit with an outstanding view. Open some of the bedroom windows, and listen to the ocean waves all night. There's plenty of room, with 2 bedrooms and 2 bathrooms, plus a living room and a kitchen and dining area. The kitchen was well equipped (no toaster, but there is a toaster oven), there was a small TV (32", which used to be considered huge, but was pretty small for viewing from the dining area) with cable or satellite channels. The master bedroom was comfortable, with a fairly newly remodeled bathroom with a large stall shower. Having said that, we weren't prepared for the negatives. We had read elsewhere a few complaints about things needing to be repaired or replaced, but somehow had thought the major ones had been addressed. We really aren't very picky; we never stay at 4* hotels, preferring instead an economical (but clean) 2*. So we're used to things being far from perfect. The blinds did not work (at all) in the master bedroom; don't expect to sleep-in, unless you wear a sleep mask. Privacy, however, is not an issue, since there's only the open ocean out the window in the line of sight. The carpeting, upholstered furniture, and some appliances need updating and/or a thorough cleaning. I can't remember another place we've stayed at in which cleanliness was an issue, but it was here. A lot of items were not clean (dish drainer was very dirty, took 15 minutes to scrub clean). Several dishes and utensils had food on them. Windows, the shower stall, ceiling fans ... I could go on. The kitchen vinyl floor is spongy in one large spot, and has several holes (cuts) in it. Kitchen lighting could be much better, especially over the sink area (just some brighter bulbs would help immensely). The master bathroom cabinets are lower than today's standard height, and one of the two sink cabinets was made without a toe kick, so every single time I went to use the sink, bang. There were a LOT of other issues, but that's a general idea. As long as you realize the unit hasn't been kept up as well as some might expect, then this is a fine place to stay. read more

To be clear, we stayed at the Sweetwater at the Ali'i Kai resort. The room was 9A and the unit was average. It had two bedrooms and two baths. There were many things that needed to be addressed including the need for new paint, old pans, no placemats for a glass table, and curtains that needed to be replaced. The sliding door to close off the second bathroom didn't work. Basically, a lot of maintenance and touch up would really help. In the positives, the unit came with plenty of small amenities like soap, shampoo, conditioners, and items for the beach and pool (i.e., umbrella, chairs, cooler, toys for the kids, etc,). The unit also seemed to keep items that were purchased by previous guests. Including non-perishable food items. That was a nice surprise. The pool and hot tub are decent but entering and exiting require a key fob, which seemed weird for exiting. The accommodations aren't fancy but adequate. Definitely not a high end resort but not terrible either. There was no request for feedback from the resort, which would have been helpful because simple maintenance would go a long way to improve their rating. read more

For the price, this place can't be beat on Kauai's north shore. We rented a two-bedroom on the ground level that had an amazing view of the ocean. However, the rooms are a bit tired-looking and not very modern. It's ok if you want a nice place to use as home base while you relax or explore the island. But, without a doubt, the real value is the price, you'll save tons of $$ that you'd spend at a 5-star hotel resort, which we have. We'll go back to this one though, we'll spend our money on other fun things. read more

When it comes to Alii Kai, just know how all things are not created equal. Quite a bit of research went into our choice of condo here. There is a range of dowdy and outdated - all the way up to unit 4-203, which happens to be the best in this complex. Completely gutted and refreshed, it is clean, polished and situated on edge of bluff. Ultimately, the quality and maintenance of the units are responsibility of owners, not site management. This is why choosing the perfect dwelling takes time. Investigate first. The pool is a great option for those of us who want to know what we're swimming in. It was heated perfectly as well. Plus, it was much, much deeper than 3 feet, which is hard to find these days. The development sits on the edge of Princeville, so there are tradeoffs. Do you want panoramic views, or beach access? I like the vista here. Beaches are everywhere. I can find one anytime, as this is...........an island. read more

Ali'i Kai unit 5102 7-6-13 This vacation rental unit is indeed newly-remodeled; however it is far from being a comfortable experience. The photos on the website look great but there a number of real issues with this place. Here are some Problems we encountered: No beach chairs to be found anywhere; we ended buying two chairs and got the management company to reimburse us. Internet connection was very problematic. Even after help from the handyman, the connection was lost constantly when the router would jump to a different account in the complex. Dishwasher broken, necessitating hand-washing dishes all week. Very awkward with no dish rack available. No towel bars installed in the bathrooms so we had to hang wet towels on the backs of the dining room chairs to dry! Two of the three ceiling fans were rotating in the wrong direction so that no air was circulating through the bedroom or living room. Handyman wasn't able to locate the switch to correct this. Toilet in the master bath ran constantly after flushing, (handyman unable to fix this as well) so we used the other toilet all week. Two cheap wall clocks were broken. We changed the batteries but still broken. No condiments other than small salt & pepper shakers. Anything else you need, you'll have to buy at the market. BBQ is quite a distance from the unit, making outdoor cooking impractical. "Lanai" is just an 10'x 5' tiled area without shade or privacy. People from the complex walk right past it at all hours & the vibe is not romantic. No table for eating a meal outside even if you would want to. There are no curtains on any of the windows. With people walking by we had to hang a sheet on the bedroom window to provide some privacy. The bedroom TV is small (20") and the sound & picture quality made it unwatchable. We never found the "beach access" mentioned on the website. Positives: The bed was very comfortable & we daily visits on the lawn by a flock of Nene & a couple of sweet geckos hung around in the bathrooms. read more

We spent four nights in Building 1, unit 103. It is privately owned by Kim and Paul who do a wonderful job of maintaining the property. It is decorated and maintained with care. No, this is not beach-front, but the view of the mountains out the picture windows in BOTH bedrooms is amazing. This condo was significantly less expensive than the resorts around this area and we felt we got much value for what we spent. WARNING: Like most condos on Kauai, this unit is not air conditioned. We visited in August and were fine but I must warn those who like to sleep really cool may want to avoid August (warmer months) as there was a night or two that was quite muggy even with the breeze coming through the open windows. Parking is right out the front door - no long walks to parking lots. The lanai is small and mountain facing but has a small lawn and they provide many extra chairs and tables so you can spread out as you like. Kitchen is equipped with a full size range, refrigerator, dishwasher, washer, and dryer. All cooking and dining utensils are provided as well. Everything is clean and well maintained. Living room with a big screen TV was comfortable for our party of four. Be sure to check out the guest book on the coffee table. Bathrooms were standard tub/shower combinations but water pressure was good and plenty of hot water. They provide a small starter soap, shampoo, and conditioner. Extra towels can be found in the master bath cabinet. The condo even comes with three closets full of every possible beach toy imaginable as well as folding chairs, coolers, snorkel equipment, boogie boards, beach towels, and more. Nice pool on the property and nice neighbors in building 1. We shopped at Foodland. Expensive but no more than other places on the island. Ate mostly in Hana-lei. Loved the garlic shrimp at L&L Hawaiian BBQ. About 45 minutes from Lihue airport. read more

The unit is very modern, clean, & roomy. They are very organized and give a "presentation" of a variety of activities you can sign up for - tours, yoga, etc. It is beautiful here, and for the money, worth it. I didn't even mind the unexpected extra $91 "sales tax" which I paid upon arriving. But I was chastised by the front desk for asking if I could exchange my 2 bedroom/2 bath for something smaller with an ocean view. The cars are parked out front; my front windows overlook the buildings, and the back shows grass and more buildings. She looked at me as though I was a moron. In fact, "nobody has ever asked to change rooms, ever". Was that so terrible? I guess I was supposed to know that all rooms are exactly alike? Furthermore, I was told there are very few rooms in which you can see "a distant part of the ocean" even though I can see the ocean from the walkway. Other yelp customers could see it from their balcony! When I asked about a path towards the water, I was told we were on a cliff (which is obvious to anyone in Princeville, thank you) so excuse me. Unit 5301 is fabulous - LOVE this condo! This was our first time using a vacation rental (being a resort-loyalist) and we fell in love. We watched the whales from our balcony and slept to the sound of the waves crashing at night. The granite kitchen is huge and the washer/dryer are nicer than mine! Will definitely stay here again and highly recommend this to everyone. We actually stayed on the south shore Sheraton after this as 5301 was booked and got a bit depressed. The unit and view are unbeatable for the price! I thought that I would miss the amenities of a resort, but loved that I was steps from the car (and didn't have to pay for parking). Saved a fortune on dining out by using the fantastic kitchen, and was able to do laundry which was a huge plus. This place is super-quiet and the ideal location for relaxing. read more

We stayed in condo #3204 for a week last year (April 2010) and loved every minute of it. We had read reviews of some condos not being upgraded or remodeled in what seemed like years, but luckily we researched, did our homework and found this particular condo to be in wonderful shape. The owners have decorated tastefully, with a Garden Isle flavor, but not cheesy at all. Everything was clean and worked properly and the best part is that the building of this condo is edged right up on a bluff over looking the beautiful Pacific Ocean, so you have ocean views from both bedrooms, and the living room. Since it was just me and the fiancee the place was actually quite spacious...there was another bedroom and bathroom that didn't even get used. The neighborhood is quiet, peaceful and beautifully landscaped as well. Will definitely try to stay here again when we come back! read more

The jewel of Princeville as far as luxury condos go. Gorgeous remodeled interior!!!! Well appointed kitchen - ready to cook! Situated just a short walking distance to the beautiful pool. Enjoyed several nights in the jacuzzi. The property is pristine and the staff is so accommodating. They have bikes and snorkeling equipment available. Captain Jon arranged all of our excursions in advance and made our vacation stress free and full of fun! Plus he helped us get the best deals on our helicopter tour, sunset dinner cruise, Smith's Luau and the Wailua River kayaking adventure. If you are looking to stay on the north shore this is the place to be! Shopping and restaurants close by. It was so nice to come "home" to Ali'i Kai every day we went and explored Kauai. DEFINITELY will return to Ali'i Kai soon! read more

We actually liked this Ali'i Kai property (#986397 on HomeAway app...VRBO). It was building 1. Unit 301. But it's really Jeff and Shana Davis, the property managers, we have a complaint against. Actually, it's Jeff who mishandled this. Jeff and Shana have a lot of properties and therefore will not interact with you as a traveler but a number. There was one problem with the property: a tear in the bedroom screen which necessitated closing the windows in a very hot season in Hawaii and a screen that fell off (a note on the screen door said they were aware of the problem and will someday get around to fixing it). Otherwise, it was a wonderful property and, even though inconvenienced with the screens we were still moved to give high ratings. However, although we did everything asked for on the check list when we left, we were dinged for cleanliness, communication and following house rules (although we never saw one person connected to the property, so we don't know how they would know if we were following the rules). Our overall rating as renters was consequently low. We are clean and mindful people who meditated every morning and evening and never even watched the tv or listened to music. We left the condo in pristine condition. About the ratings: we asked for specifics but were given none. Jeff just said that the housekeeper said we left the condo "very dirty." We were baffled! Perhaps the cleaning staff wanted more money for cleaning! Perhaps the owner didn't like that we mentioned the screens! I don't know their motivation but we know we left this apartment in perfect condition and were careful in our use of it. We have to wonder why Jeff didn't check the condo himself after hearing the housekeeper's report! We were also dinged for poor communications, yet if you were to follow the communication thread on the app, you would see that we communicated in a kind and friendly manner. When we communicated about the ratings, Jeff gave no information (other than that general one by the housekeeper) and dropped the communication when we asked for more details. Consequently, he never gave us any specifics. It seems he can tick off boxes without being accountable for how he came to those conclusions. He, who dinged us for communication, just chose to drop the communication. On all our other past rentals on HomeAway, we have 5 out of 5 stars in every category. So, this just doesn't match up with our profile. I am bringing this info to Yelp because I complained without results to Vrbo (HomeAway). We wanted to remove ratings left by someone who never saw us or even checked the space after we left. I called and complained to VRBO and was told they couldn't remove the ratings; the only recourse is to for me to go back to the property owner and communicate. This was said, even though the person from VRBO whom I talked to on the phone acknowledged that Jeff dropped the communication (it appears on the app to those who privy to see it). The VRBO rep did not give me assurance that anyone from VRBO would check in with the property owner they were representing. So, that made VRBO unaccountable as well. We are very disappointed with this experience and are considering not using HomeAway in the future. Someone should be able to substantiate their claims for reviews. Having these reviews will affect how other property owners view us. read more

I read some reviews that indicate that some of the units are nicer than others, but when I booked, I was told that all of the rental units were identical and all had been remodeled recently. Perhaps there was a change in management? I would have no hesitation about coming back here. The condo was clean and spacious, with a beautiful view of the ocean on one side and the mountains on the other. One caveat is that the complex does not have beach access, as more or less the entire north shore of the island is a precipitous cliff. I'm sure this would be obvious to people who have been there before, but looking at a map, I could tell the complex was close to the water, and I assumed that there would be beach there. It didn't affect the experience for me one bit, and the beach is at most a 15-minute drive, but I thought I'd mention it so people who aren't familiar with the area will know. People with kids who want more of a resort experience might consider a different part of the island. read more

We rented a condo here through vrbo. It claimed it had a gourmet kitchen and that it was one of the nicest units in Princeville. The unit was ok, it definitely did not have a gourmet kitchen (the pots and pans were old and grimy upon arrival) and it was pretty far from all the beaches. You can hear everything going on in the neighboring units and from outside in the parking lot, waking us up at night. There is no ac in these units. read more

We stayed at unit #4304 for a week. We travelled with my husband, myself, my mother in law and our 3 year old son. The accommodations were perfect for us. Our son and Mother in law shared the 2nd bedroom and we purchased an inexpensive twin sized air mattress at Walmart and our son comfortably slept on the floor on the air mattress at the at the foot of the Queen sized bed so my MIL and son did not have to share a bed. This is our 3rd time staying at Alii Kai, but the first time staying in this unit. We have stayed in the unit that is 2 floors down (#4104). We love the Princeville location in general. We really like being near Hanalei and we also spend quite a bit of time on the south side of the island, but with proper planning, the drive is not a big deal to us. The specific location of this unit, high on the bluff with the most amazing ocean view is what keeps us coming back. We love hearing the sound of the waves crashing when we wake up and sitting on the balcony with our morning coffee just looking at the ocean. That is priceless to us and my MIL and son loved that as well. The only negative is that there is no easy access to walk to the beach. The easiest way is through the St. Regis resort, but when we went there, there was no parking so we ended up driving to Anini Beach. It is a short ~10 minute drive. My husband and son did go to the pool one day. The pool is nothing special, but it was there when we didn't have time to drive to the beach, but the beach is really what you go to Kauai for, so that was fine. The unit itself is very nicely decorated and has been upgraded since the original construction. The bathrooms were nice with a bath tub in the 2nd bathroom (perfect for bathing a child) extra cabinet space in the master bath, and extra built-in dresser in the master bedroom (this area is a vanity in unit #4104, which I personally prefer...didn't need that much extra drawer space for 1 week vacation) and a large walk in closet (large enough to hold all of our suitcases to get them out of the way). The beds were very comfortable and the family room furnishings were also very comfortable for the 4 of us. Unfortunately, the white suede furniture in the family room can use a good deep cleaning. The kitchen was adequate, but advertising it as "a kitchen stocked for the gourmet chef" is a bit of a stretch. There are no mixing bowls, only 1 Pyrex measuring cup, knives are pretty cheap and dull and I pretty much used every pot & pan to cook breakfast every morning. Again, it was good enough for a 1 week vacation with limited cooking (breakfast every day and 2 dinners), but I kind of expected some better quality items when they say it is stocked for a gourmet chef (which I am not!). It does have a blender, toaster oven (VERY slow to toast), rice cooker (never used it), so those are nice extras. My biggest problem with our stay was the maintenance service. I had heard through another review that some of the windows were broken for a stay that was about 3 weeks before our stay. So I contacted the rental company about a week before our arrival and requested for them to check out the windows and have them repaired before our arrival. I didn't want to deal with repairs during our stay. We were told that the windows were already fixed, but if we have any concerns, call maintenance and they will be fixed right away. I was disappointed upon our arrival to find that they were still broken, it is obvious that they were not fixed (and perhaps broken again) because the handles were still missing. We called maintenance right away to have the windows repaired, we also had some ants on the chair in the master bedroom. Unfortunately, we never heard back from maintenance. I called again about 4 days later because now we were out of hot water, also reminded them about our request to repair the windows (3 of them) and the ants (problem was getting worse). I did tell them that since I am pregnant and we have a toddler, I didn't want any toxic or smelly spray in the master bedroom, but if they have traps, they can lay those down. Fortunately they did raise the hot water (didn't have a problem for the rest of the trip), but nothing was done about the windows or the ants. The nice comfy chair in the master bedroom was obviously unusable for the week, not to mention, sleeping with ants right next to you. They said that if the windows were not repaired that means that they needed to go to Home Depot to get a part; however, they never called us for the remainder of our stay to come and finish the repair. Overall, we had a wonderful vacation and we love the unit, but we are a bit frustrated about the level of service. We would probably stay here again, but I would hope that their service would improve by then. read more
