From their online payment portal being slow and outdated, one property manager was at par but Irina sending her cold, matter of fact, slow response time emails seems on brand for the company. My review is for Mike Malagic, who began working with All Area about 1 1/2 years ago and took over the management of my building when the prior manager left. Prior to Mike I would have said that my feelings about the service were so-so, because the prior manager was impossible to reach by phone and rarely replied to emails. Mike, on the other hand, has been awesome: He is on top of what's going on in the building, is personable when you speak to him, responds to emails and follows up. I thought my old building's management was bad. All Area Realty doesn't have nothing on them! Their management services are no bueno! They have the worst response time when it comes to calling them and contacting them through email. When I call and leave a message, no one never calls me back. If I do talk to someone about my issues and need a follow-up call, Guess what? They don't call back. I can say sometimes they respond to email but that's a hit a miss. You're better of playing the Mega Million and trying to win. When I say they I mean....Politis, Brown, Abazis and Lopez. Is it just me or they, esp. Brown will lie about returning your calls and emails? When I check my cell phone's history, I don't see AARS number on my phone's history or a voicemail. The only time I have received a reply is after I emailed around 10 times (this can drag on for weeks). Like I said before, I use email because it better than calling. Hmmm. I find this behavior unprofessional for a building management company. Also I have to add the Receptionist to this list. If you leave a message on her extension she doesn't call back either. It's a miracle if she happens to pick up your call. This Management team AARS has the worst response time in fixing issues in my building. I will not get into each issue because this review will end up being 4 pages long. But after reading the reviews on here, I see All Area Realty Services manages a lot of buildings. I think they need to slow their roll and condense the amount of buildings they manage. Clearly, this may be the problem of them not having good relations with the majority of their buildings. I moved out of state 4 years ago but I continue to handle my mothers maintenance requests. Anytime that I've had requests or questions the management team has been there to help. The receptionist, Stephanie and billing department have been a great help too. Chris, one of the property managers has also been very informative on the processes of possibly updating my mothers unit or the documents needed. As an owner, I think All Area Management Services are incredibly frustrating. I have a feeling they are colluding with my condo president and participating in all kinds of kickbacks and graft. Incredibly large payments for "audits" and "repairs" that most management companies do themselves. Cash is disappearing and we keep getting assessment. Also, they don't deposit checks on time and then levy late fees and legals fees, with no way to contact them and refusal to reply to emails or phone calls. they are ALWAYS out to lunch, in a meeting or busy. considering my legal options at this point. if you are a condo board considering a change, BEWARE. if you are a current AAR victim, please reach out and perhaps we can unite. read more

Just an update to my original review: our condo took All Area to small claims court to sue for the fine they were responsible for us being stuck with from the state worker's comp board (since they were so incompetent that they failed to renew our workers comp insurance, a basic duty of a management company). The judge found in our favor 2 months ago and surprise surprise, All Area isn't paying. These people should be out of business soon at the rate they're going. Update again: probably in part because of this review, AA has finally paid the judgment amount. We can now wash our hands of them! read more

Really terrible management company. Managers are horrible at addressing time-sensitive issues like leaks. I had a leak in my apartment and got a phone call two full days later. Managers pass off different properties back and forth so you never know who to email or call. They are cheap, so your common costs are low, but you pay for what you get. Do not use them. read more

There is OBVIOUSLY a common theme amongst the reviews here and its that All Area Realty Services SUCK BIG TIME! They've been so called "managing" our building and I am truly wishing they didn't and that we would have other options...Elevators are consistently, at least once a week, broken and out of service. I've asked AARS this before and I'll ask again...what are elders, families with strollers or the disabled supposed to do without functioning elevators? Of course they don't care - it isn't their parents or grandparents that needs to climb these stairs. Would rate zero stars if possible. WORST management service ever. Getting charged late fees while payment isn't late. When I called them to address the issue they avoided my calls and never returned them (the person I need to speak to is ALWAYS on "lunch break.") In August of this year, after waiting months for a corrected bill from these people, I wrote a review of their poor serve on this site (see my review dated 8/15/16, I still have not received the corrected bill to date. However, approximately 2 weeks after I submitted this review, my building super came to me saying that the management was requesting that I sign my Parking Agreement, which they had in their possession for more that 6 months, and suddenly discovered that it was not signed. On this agreement, their was no space for me to list the vehicles that would be using the space--since I have 2 cars and my son has one, I made a note at the bottom of the form of the two additional vehicles that would be parked in the space from time to time, since this property is not my primary residence. Suddenly, in today's mail, I receive a letter from the Attorney for the coop.management, concerning my secondary vehicle, that I parked in the space. A LETTER FROM THEIR ATTORNEY without any prior notification from them that their was a problem, notifying me that they were terminating my parking agreement. Mind you they include a copy of the document in question, with the information I noted crossed out. Tell me if this is not hostility and retaliation for me writing a review based on facts. If you are thinking of hiring All Area Realty Services - DONT! Our managing agent is the worse ever. He is never available and our building is always either out of water or heat. He treats shareholders like tenants and act as if shareholders have no rights at all. There are always patches done to our building instead of doing one good job. Cheap labor to cut corners. Our building used to be financially sound until they started to manage it. It only gets worse and worse year after year. The condo building I live in has been under aarsny for a few years now. I can safely say that their service is absolutely horrendous. There are multiple tenants within the building that have failed to pay their maintenance fee for years, they did absolutely nothing to chase these people down for their payment. I filed a noise complaint a month ago, they did nearly nothing to address it, they simply pushed every small matter onto the condo board members. We hired them to take care of the building not to be a messenger. When I ask our building manager to be directed to another person that might be able to offer some assistance, I was told to file a complain against him. I'm not going to file a complaint against you. I want you to solve our building issues like you were paid to do so. Tldr: incompetent managers that doesn't really care about anything except collecting monthly paychecks. $30,000 was overpaid to the building's Super by All Area. It took them seven months to notice the error. Once the error was discovered All Area denied responsibility. All Area said it was the volunteer management Board's responsibility. The building hired All Area to manage the building's finances and run the building. All Area has a full accounting department and they wrote the checks. All Area is being sued for repayment. All Area made promises they never kept of being responsive and helpful in running the building. Angelo, one of their property managers, was always pushing the building to drop our long time vendors such as our exterminator for one of his contacts. Additionally, Freddy, one of the All Area property manager Angelo's friends, was hired as our Super for a short time. Freddy had a construction company, KB Muca Home Improvement out of the Bronx, on the side and was always pushing the building to hire his company to do work around the building. When a Board member cited 'conflict of interest, Freddy quit on a Friday at 5pm with no notice. The oil ran out over that weekend. Because we did not have a Super it took 5 days in the middle of last winter to restore heat. It was a horrible experience. ALL AREA is incompetent. They did not deliver 90% of what they said they could and would do. Also Angelo was our property manager. Which I can document. Angelo was replaced by Ni'Asia Brown. It indeed unfortunate All Area has to resort to threats of legal action for an honest review of their services. I have contracts and emails documenting everything in this review. read more

After reading the reviews, I have to agree 100% with what has been written. I'm not sure how Mr. S. Kyruo, Ms. A. Paulino and Mr. G. Balourdos got a job that deals with clients because their people skill needs major improvements. I have never been more frustrated dealing with such an incompetent and rude group of people that works for this company. Here's just one example. Day 1: Requested my refundable move out deposit. Day 13: They replied, they are looking into it. Day 24: I inquired about update. Day 27: They replied with a question. Day 28: I responded. Called the office, only to be told, its not part of their job by the receptionist. I called the property manager directly who asked for another 10 business days as this is the first he's heard of the situation even though he's been on the email from the very beginning. He was friendly enough, apologized and tried to relate by saying, if he were in my shoes, he would be even more pissed. He wants to make sure all shareholders and ex-shareholders he deals with are happy. Day 42: Still no check, called the property manager again, he said he signed off on the check and the people in the office should have taken care of it. Said he would call me back tomorrow. Day 43: He did not call me back. I called him. He said he physically dropped the check off in the mail himself. Give it a few more days. Day 48: No check. He said to wait one more day. Day 49: 1:30PM No check. I offered to pick up the check myself. He said he would drop it off himself today. 7:37PM: No show, so I called him and he said to stop calling him so many times and not to push my luck. Hangs up on me. 9:42PM: He finally came through and dropped off the check. It took from my initial request on 7/15 till 9/1 to receive my refund check. A simple check! Ms. Paulino quote procedures and according to her it should take 10 business days. It took 34 business days for me to receive my check! How do you justify the long delay? My check might not be important to you but if you cannot even handle something this simple in a timely matter, it should demonstrate to the rest of the community who might be considering new building management that your firm is not capable. When you inquire about something, they tell you they'll get back to you. They rarely do. When you follow up, they either tell you the same thing or they tell you they were extremely busy even though you call, text and email them. Your employees telling me that they were too busy to get back to me is not a reflection of how much work they have, it's just another example of how they have no idea how to service shareholders. The receptionist tells me that it is not part of their job. I guess they never heard of going above and beyond their job. All Area's motto should be, "We'll get back to you when we're good and ready even when we don't know what we're doing but we get half day Fridays because we're so good doing our jobs!" I have sold my apt that's managed by All Area, yet I have received a maintenance bill, they even tack on a late fee. You cannot get back to me right away about my problem/concern but your bills and late fee is spot on even when I no longer own the apt. It is amazing how my maintenance paid for part of their salary and I had to pay All Area Realty a fee during closing when I had to hand hold them the whole way. It is too bad Yelp does not allow no or negative stars because All Area Realty and their staff deserves NEGATIVE STARS, which is probably still too good to describe the incompetent and rude employees. Mr. Magoulas as the owner, I do not know you but I hope you are actually reading this and seeing the reviews of your company. One bad review might be an anomaly, two or three might be a coincidences, but the amount of the negative reviews you have, I would seriously think about training your employees a different way. The old saying goes, "It takes a lifetime to build a reputation but a second to destroy it." Mr. S. Kyruo, Ms. A. Paulino and Mr. G. I live in a building, managed by All Area. My life has no peace. It takes them forever to address issues. My apartment has suffered leaking for the past five years, due to failed maintenance in a common area. I have been trying to contact them to get the place fixed. I will NEVER buy any buildings or recommend people to buy buildings managed by All Area. Yes, they are cheap. However, your life and time value more. I wish there was a negative star. This company is a rip off. They charge a thousand dollars for application, move in and another fee and you will only get back 350 from it if you do not get the apartment. They also purposely go out of their way to frustrate you so quit and end up without an apartment. Whenever you call their office its easier getting the receptionist than the person who is in charge of your application. They are monsters. They do not speak to you in a professional manner. One thing I can guarantee I will be calling consumer affairs because this is crazy. O yea, how can I forget to tell you they ask for your whole life like you are buying a house, the only thing left for them to ask is which side of the bed you sleep on or even more personal. After 12 years of bad management I am on the board and hired these guys. Super happy. Reports are accurate and the staff actually exists unlike the smoke and mirrors we had before. We are only 1 yr with them, so they don't get 5 stars. Sometimes the manager is hard to find, but he does have an assistant. Our Roof Project went into November, but that was due to some issues with the engineer, but we kind of hoped management would have guided us better. In house engineer is smart by the way. Helped us with our energy audit. Again not everyone is perfect, but these guys are good read more
