Others tried to convince me that cracked bricks and separations were cosmetic and solvable with tuckpointing. WRONG. I ended up hiring a structural engineer who confirmed what Rob from Key had noted as a serious issue. I did not buy that house. This last inspection on a different house found issues as well but they are being resolved. I can't recommend Rob enough. He explains EVERYTHING and does not mind you tagging along (not roofs and I don't do crawl spaces) but he takes pictures. Both times I have received my reports the same day. And they have both been about 65 pages. Rob is also super friendly and outgoing. If you want an inspector to put you at ease hire Key.

He did the inspection IMO too quickly (his young son was with him) and while sharing his findings kicked a hole in the paneling of my garage to indicate that they shouldn't have paneled it and evidence of mice. This was not right as they're responsible for discovery prior to providing a quote. Luckily they honored the original price and we were happy to move forward. Instead of sending 2 inspectors, as promised for the multi-family, they sent 1. Likely because they made a mistake on pricing and didn't want to lose money on paying for two which would've made the job more efficient and they would've completed inspection correctly. Karl arrived on time, was kind and shared what his plan was to complete our inspection thoroughly as there were multiple units and only 1 person. He assured he'd get it done and allowed us to follow along. I'm appreciative of the knowledge he shared and therefore, we didn't bat an eye when he mentioned he was closing on his personal home and took a call. The call lead to calls and it began to delay our inspection. The quality of work began to drop as time was running out. He said if 1 unit looks good in the attic and crawl space, they would look the same for all. Therefore, he didn't want to look inside of every single one. This was very frustrating to us because this is a large purchase for us and many others that are looking to buy their first home. Having a thorough inspection could make or break the decision on moving forward or with other expenses. My partner had to physically check himself since Karl didn't want to inspect it himself. He found water in 2 of the 4 units.. Leaking pipes and a hole in the main water sewer line. This goes to show the lack of quality and professionalism when a customer requests what their concerns are. The total damage for the fixes totaled to $9,000!!! (more updates to come) If your inspector doesn't happily check your concerns - red flag, please check it out yourself so they can notate it on the report. He also ran out of time and could not complete the sewer scope. We spoke to the manager post inspection to share our concerns about un-checked spaces and scoping that we scheduled and planned to pay for our services. Instead, she ignored us and said that they are not going back to the property as the they felt the inspection was completed in their eyes. There are always 3 sides to a story - their side, our side and the truth. We paid for our report and went about our way. We will not be bringing our business back here nor will recommend. Anyone who uses this company should be wary of their services and SHOULD follow along with their inspector to catch any major issues. Buyers, carry out your due diligence to avoid dishonest businesses and make a sound decision for one of the largest purchases of your life.

For instance our kitchen sink garbage disposal leaks and there was a bowl under the pipe catching the water, which wasn't mentioned. The shower is a walk-in tiled shower and the water collects in one of the corners and doesn't drain because it isn't level...so you have to push a large amount of water every time you use it to the drain. This wasn't reported and I honestly wouldn't have bought the house if I knew this. We also paid for a pool inspection, which was a joke. They couldn't tell me if the pool heater worked (it doesn't) but they stated obvious things like the concrete is slanted so that's a tripping hazard (obviously). Their original inspection report was inconsistent (at best) in its attention to detail. We realized after the fact that several items were completely absent from the report that should have been at least mentioned or noted. This impacted our negotiations and purchase price of our house. Several repairs and projects have suddenly fallen into our lap that we were not anticipating. Cap City let us down by failing to acknowledge the concerning areas. When we approached them with our concerns, they did come out to visit the house a second time and specifically look at our primary areas of concern. After multiple attempts to reach them after the second visit, they finally offered to refund our inspection cost, acknowledging that their service missed the mark. However, in order to receive that refund they also wanted us to sign a waiver that required us to SHRED the original inspection report and refrain from talking negatively about them to anyone. Clearly, we were not comfortable with that requirement and have opted to let them keep their money in order to share our story and concerns. I would absolutely NOT RECOMMEND them because they did not do their due diligence and neglected to respond to concerns in a timely and standard manner. I do not want any other potential home owners to experience what we have experienced.

Jeff, who was the engineer who did the work, was professional, responsive, and created all the deliverables we needed! Then, after a few weeks, he followed up to see how our permitting was moving along. We had just received our city permit! His structural review was integral to our permitting process and eventual success! So glad we called Criterium Liszkay Engineers! We'll gladly call them again!
