    I lived at an AMSI managed property for around 2 years. During the time, Jennifer Berg was our main point of contact and generally, she handled our maintenance requests relatively well. A majority of them were finished in a timely manner. There was one exception when I was locked out and it was extremely difficult getting a hold of her or anyone from AMSI to come and help. Overall, the level of service Jennifer and AMSI provided probably warrants 3 stars. However, the reason I'm giving them a 1 star review is because at the end of our lease, they tried to charge me $2,500 for "damages to the unit". This $2,500 comprised of $1,500 for "paint damages to the walls" and $1,000 for a "couch replacement". Regarding the paint damages, I've attached a picture of the paint chips in the wall. I'm no professional maintenance person, but there's no possible way those two chips cost $1,500 to fix. For the $1,000 couch charge, there was a couch in the unit when I moved in, but the lease stated the unit was unfurnished and mentioned no couch in the furniture inventory. Furthermore, the couch was small and looked like it had been used, so no way that couch was even worth $1,000. At the risk of sounding crazy, I even suspect they planted that couch in the beginning so they can pull something like this when the tenant moves out. In the end, I disputed the charges and threatened to take AMSI to small claims court. It was only then they decided they would remove all the charges and mail me my full security deposit amount back. General PSA to people who may be renting from AMSI: please be cautious that this security deposit is an issue I faced and reading a few AMSI Yelp reviews, issues that others have faced as well. I will actively be avoiding any properties managed by AMSI in the future. General PSA to people who are currently renting from AMSI: know your rights!!! They can't charge you without providing an itemized receipt detailing hourly rate and number of hours worked to fix property damages. If you feel the charges are outrageous, know you have options available to you and you can take landlords/management properties to small claims court.

I was just writing my rent check and needed the address so I googled it and saw Yelp reviews displayed next to the address = approximately 3 stars and some change. Curious, I decided to read them because I wanted to know the reason behind the less than stellar rating. I must be getting old because I can't believe people can't believe...... Here is what I know to be true. I live peacefully with my kids in my pretty house they manage. I don't bother them. They don't bother me. I pay my rent every month on time. They accept it. Actually, I take that back. One month? My mom passed away. They had to call me on the 8th to ask where my rent was. She passed on the 31st. I told them. They were incredibly compassionate , sincere, sent me a separate email expressing this, waived late fee, just kind. This actually is above and beyond. They are fast when there is a problem. I've literally had only one. There was maintenance here the next day. Fixed. Before I am accused of being a paid reviewer, a friend of the realty, or an IDK what? I'm not. Here are some tips to be happy as a renter. Don't sublet. Don't alter someone else's property. Pay your rent. Don't be a nuisance. Don't be overly entitled . Treat others as you expect to be treated. People are far more likely to be respectful to you if you are to them.

    Chicago Title stands behind their escrow agents who redacted documents, forged documents, changed…read moreclosing dates on agreements, misledgered earnest money as additional funds, and retaliated--only to later admit in a deposition that she didn't like me. After I was threatened by the investors--after two breaches with no actual buyer and no funds--that if I didn't sell to them, they'd make it so I couldn't sell at all, I called Susan Handwerk, thinking she was head legal at Chicago Title. For three months straight, I was told there were no liens on my property. But at the end of that third month, their escrow agent spent two days redacting and voiding documents, and shortly after, a lien was placed on my home. Now here's the truth: the investors never backed out--because they were never the ones buying it. They're flippers. Their game is to get someone else to buy the contract from them at a higher price so they can pocket the difference. But when their supposed end buyer backed out, they were left with nobody to fund the deal. And instead of walking away or being honest, they screwed me again--acting like I was in breach, when in reality they had no buyer, no money, and no right to the house. And what did the escrow officer do? She hid that fact--that there was no buyer, no funds--while screaming that I was in breach, setting the stage for one of their investor buddies, a Fidelity National faculty member, to file a wrongful lien on my home. A lien that the court later ruled was invalid. Because of that, I was forced to seek legal help, lost my credit, became housing unstable, and was shoved straight into poverty. I have every document, recording, email, and text message to back this up--including forged contracts with audit trails, showing signatures were copied from one app and pasted into another. I even have declarations from the end buyer--yes, the guy who backed out--admitting he walked away and forfeited his earnest money. And Susan Handwerk--the one who told me over and over again that there were no liens? The one who said she was "head legal" on a recorded call? Their own 30(b)(6) corporate rep testified under oath that she holds no legal position at all. She's basically head of the Take-Care-of-Bullshit Department--nothing more. This wasn't incompetence. This was a coordinated cover-up, a retaliatory conspiracy between escrow officers, the title company, and a tight circle of investors who all knew exactly what they were doing. I was given no truth, no transparency, and no real chance. My entire life was destroyed by this company's actions. And when I was in court as a pro se litigant with all the evidence in hand, they just kept saying, "That didn't happen," until they finally out-moneyed me into silence.

    I am so glad that I called this Title company to figure out what was going on with my property.
