After 7 weeks she hadn't done so, she cancelled showings with prospective tenants and lied to me saying they cancelled. She posted inaccurate information on the rental listings online. I had to reach out to her for updates. After firing her, she withheld my rental unit keys. Very unprofessional. She is a reflection of the company and I DO NOT recommend using them. read more

I lived at an AMSI managed property for around 2 years. During the time, Jennifer Berg was our main point of contact and generally, she handled our maintenance requests relatively well. A majority of them were finished in a timely manner. There was one exception when I was locked out and it was extremely difficult getting a hold of her or anyone from AMSI to come and help. Overall, the level of service Jennifer and AMSI provided probably warrants 3 stars. However, the reason I'm giving them a 1 star review is because at the end of our lease, they tried to charge me $2,500 for "damages to the unit". This $2,500 comprised of $1,500 for "paint damages to the walls" and $1,000 for a "couch replacement". Regarding the paint damages, I've attached a picture of the paint chips in the wall. I'm no professional maintenance person, but there's no possible way those two chips cost $1,500 to fix. For the $1,000 couch charge, there was a couch in the unit when I moved in, but the lease stated the unit was unfurnished and mentioned no couch in the furniture inventory. Furthermore, the couch was small and looked like it had been used, so no way that couch was even worth $1,000. At the risk of sounding crazy, I even suspect they planted that couch in the beginning so they can pull something like this when the tenant moves out. In the end, I disputed the charges and threatened to take AMSI to small claims court. It was only then they decided they would remove all the charges and mail me my full security deposit amount back. General PSA to people who may be renting from AMSI: please be cautious that this security deposit is an issue I faced and reading a few AMSI Yelp reviews, issues that others have faced as well. I will actively be avoiding any properties managed by AMSI in the future. General PSA to people who are currently renting from AMSI: know your rights!!! They can't charge you without providing an itemized receipt detailing hourly rate and number of hours worked to fix property damages. If you feel the charges are outrageous, know you have options available to you and you can take landlords/management properties to small claims court. read more

She gave us lots of incorrect information about the apartment (including telling us and indicating on the listing that cats are allowed when they actually are not, and didn't correct this until after we had paid the application fee). She talked far more about herself, her vacation home in wine country, and her retirement plans than the apartment itself. She made several racist comments including talking about "illegal people" and making offensive racist comments about various neighborhoods. She was emotionally volatile the whole time and difficult to talk to. We tried to be upfront and give her our timeline as we had another lease application on the table, and she seemed to be personally offended and threatened to reject our application just because we weren't exclusively applying to this place read more

If I could award zero stars, I would. AMSI's agents focus more on sales than tenant well-being, often evading important questions. Post-signing, we received unsolicited emails from our agent-turned-realtor, a minor but annoying issue. The real problem is Property Manager Jenn Berg and handyman Theo. Berg's unresponsiveness and lack of professionalism are astounding. Meanwhile, Theo worsened our broken garage door, costing us further. The owners had to hire a professional repairman who revealed Theo had even sourced the wrong part. His promise of a new light bulb after breaking the original went unfulfilled. AMSI now passes online transaction fees onto tenants, forcing us to use outdated check payments. We can't even mail 12 checks because they can't handle it. Let that sink in; a rental management company can't handle a fundamental aspect of being a rental management company. The frustration with AMSI is real; they make renting very difficult. read more

I would avoid renting with AMSI. I lived in a property managed by AMSI for 6 months in last year. Overall, they were slow to fix any issues that arose with the house, and the kicker at the end was that they tried to scam us out of our deposit money. If they hadn't tried to wrongly suck our money in the end, I'd probably rate them a fair 3 stars But with all things considered it's 1 star. If you can find an alternative - I highly suggest saving yourself the headache and renting with someone else. I wouldn't give a 1 star rating without proper details so let me dive in. First off, when we moved in they clearly had done NO cleaning from the previous tenets. There were many items leftover, some useful, some not. While we appreciated a lot of the glassware and nice utensils left, there was also a lot of trash and junked furniture left on the patio, with a thick layer of dust as well. We submitted a maintenance request to have the items removed, but it was never fulfilled. There were some other janky things with the house that they never bothered to fix despite maintenance requests. For one, the window in my bedroom was never able to open. They came to inspect it to see why it wouldn't open, found the issue, and then just never came back to fix it. To be fair they were able to solve some other issues so I won't act like they never did anything. The worst part actually happened after we moved out. We cleaned the house after moving all our stuff out. If you remember, the house was dirty when we moved in, so we were actually left it in a cleaner state than it was given to us. Despite this, AMSI emailed us and said that we need to pay a deep cleaning fee of approx ~$900. It specifically said for carpet cleaning, which is odd because our house was all hardwood floors except for carpet on the stairs. We questioned this and they said it was actually to clean the entire house. We kept going back and forth, had to cite California Civil Code and go back and forth until they 'checked with the owner' who decided not to charge us the cleaning fee. Oh and did I mention that we broke the lease since the place was so terrible. We fairly paid a lease breaking fee, and then they tried to charge it to us AGAIN along with the security deposit fees. This mistake they quickly fixed, but along with the crazy cleaning fee charge just felt a bit fishy. All in all would not recommend. read more

I rate 0 star if Yelp gives me this option. They will break into your unit with neither any notice or any agreement, are reluctant to deal with critical defects, and violate tenants' privacy. I stayed 220 Lombard St. for two months. Here is what I experienced other than very bad internet connection, dirty silverware, and other relatively trivial matters compared to followings - June 7, they entered my unit with neither any requests, any permission nor any notice. My wife and kids got scared because we were not informed. Children got nervous to people. - June 18 - 20, the bathtab drain did not work so we could not even take a shower for three days. Plumbers left the bathroom dirtier and dirtier as the pic shows. - July 26, they asked us to allow them to enter the unit to show it prospective tenants. We kindly declined the request and they agreed not to enter. July 27, however, they broke into the unit and violate our privacy while we were out of the unit. We left things we did not want to be seen by others. They haven't responded to my complaints about the issues. They are irresponsible and terribly rude. read more

I'm sure she had better things to do, but as a newcomer I really appreciated the tour. It lasted well over 2 hours. Julie went above and beyond to make my transition as comfortable as possible. I concur with other reviews about corruption, but also severe incompetence combined with apathy. I own an apartment, they "represent" me to tenants. Their contract states that the cleaning company inspects your property every two weeks to assure that your unit is not being mistreated. 1. A sofa was broken in half (!). I had to report the damage and then spend 3 months threatening court action to be compensated. 2. The most recent item is a motorized solar shade that has been stolen and/or broken and thrown away. The shade was under warranty, but they will not produce it. Their responses have been inconsistent and untrue. I don't want to rant, I just wish I had consulted Yelp before signing with them last July. Do yourself a huge favor and do not do business with this company. read more

In order to request a viewing of any available properties on their website, you must complete an online rental application and pay a $40 application fee. I did this at the end of last month, and I never heard from them again, wasn't refunded the application fee, nor sent a copy of the report as required under California law. I also filled out the "contact us" form on their website (because they don't list an email address) requesting either a return of my application fee or a copy of whatever background report that was generated. I have received no response. At this point, I am not sure if they actually a property management company or just a scam. read more

Hi All, Sharing a quick review from a job that spanned last Friday-Saturday. Sonny is a total lifesaver. In these extreme circumstances, Sonny was able to find me a new refrigerator on the afternoon of Good Friday. What was even more impressive is that the size specification of the refrigerator made finding a replacement very difficult. However, Sonny visited a few stores throughout the bay, and was able to find the perfect fit in a very short period of time. To that end, where many appliance retailers are now in 3-4 week delays for delivery and replacement, Sonny was able to pickup and install himself by 11am on Saturday morning. I contacted AMSI and they said the cleaning people didn't have a key to the garage to empty the garbage. I supplied them with a key that day. The following month there was a pile of garbage again.
