All In One is where it's at! We were scheduled quickly, within 2 days of calling, and they offer reasonable prices. Our inspector, Mike, was friendly, knowledgeable and thorough. He conducted a general home inspection and a termite inspection. Our time slot was 2pm on a Saturday and Mike had his report to us later that night. He even followed up Sunday evening to see if we received it, had any problem understanding it, or any questions. EXCELLENT JOB MIKE!!! On top of Mike's quality care and service, the office upheld their end with great customer service. They have emailed and called to make sure we are satisfied or needed anything. Paid top dollar for the inspector to miss mold in HVAC unit. It was identified, but labeled as "grime." Very Expensive miss that could have been passed on to previous owner. Contacted the office and they offered no support. Specifically said they couldn't verify the presence of mold even though my agreement claimed it was part of the inspection. read more

I have worked with this business as a real estate agent for a few years and this is the worst experience that I have ever had. I paid for. A septic inspection In February, the electricity was not on and I had to delay the inspection pending electricity turn on. The Seller decided to sell as is and I reached out to Ashlynn to get a refund since the service was never completed. The refund request was submitted on August 9, 2024. It is close to 30 days and I have not received my refund. I've been constantly ensuring and to no avail.. nothing. It's amazing how folk are quick to take your money bug as soon as you need your money returned, the company drag their feet. This should be against the law. At this point, this is theft. All In One was excellent from start to finish. They were very accommodating while I was awaiting an acceptance on a competitive offer letter in which I needed to close quickly and remove contingencies quickly. We were in the house the very next day. I ordered a home inspection plus termite inspection at a very competitive price. The management office gets an A+ from me. I'm not sure if it's because they looked at a larger home before mine, but two inspectors came and divided and conquered inside and outside of the townhouse. This is my third time working with home inspectors, so I have something to compare to. They add wonderful customer service touches like a thank you baggie that included a tape measure (good idea! I didn't bring mine during the inspection), a little notebook for measurements, hand sanitizer, and other nice goodies. At the end of the inspection, I received a folder of additional 'goodies' and coupons from company partners just in case I needed a handyman once I took ownership of the property. Who doesn't love coupons? The inspectors (Brian, and I can't remember the other guy's name) got to the site early and got started as soon as we gained realtor access, were thorough, took pictures of everything - good, bad, or otherwise. They helped us understand all of the workings inside and outside of the house so my husband and I would feel comfortable knowing how to take care of the house once we took ownership. The weather was absolutely terrible - windy, rainy, and cold, and they got it done and were very polite to really make sure they didn't track in dirt/mud after being outside. The 40 page PDF inspection report was sent within a couple of hours on the same day. The report included a full write-up along with pages of images with captions of everything inspected along with recommendations. They understand that time is of the essence with getting contingencies removed, and they were prompt, thorough, and service-minded. Highly recommended. read more

On a positive note, all items were indeed well documented with pictures. Some items were expected and reasonable. However, the inspection was a bit over the top. Some minor issues (tightening door hinges, stripped screws, etc) don't require a professional contractor; a simply stating a qualified person or repair would be sufficient. The inspector said that none of the smoke detectors worked. The smoke detectors are hard-wired all on one circuit. A breaker was tripped. I reset it myself and tested all smoke detectors and they activated just as they should. read more

I have a contract on the home that was inspected. Inspector was on time. I was late but when I arrived they had already begun. I appreciated that. When I arrived Inspector welcomed me outside, gave me an over view of his role, and answered my questions. I also received a pen and tape measure so while they were Inspecting I did some measuring for blinds and such. This is such a caring touch. While inspecting they didn't mind me looking over their shoulder and asking even more questions. As we finished, the Inspector showed me a couple areas of interest. I bought and sold a house and the more thorough inspection was on the house I sold, costing me thousands of dollar and time away from work. My new home's inspection was over in less than 20 minutes, the last 4 months that my family and I have lived here we keep finding flaws that I now have to pay for. Most everything they said was working either wasnt, or didnt for long after they left. I dont understand how an inspector can say that a dryer is working fine, when it wasnt even hooked up to vent outside or an exhaust fan is broken, when there wasnt even one inside the unit to break. Pumps were breaking, etc but nothing was mentioned about it. Water heater leaked from day 1. Thousands of dollars to repair all the stuff not noted in the inspection before the sale. It goes on and on. I would never recommend this company to anyone, although they were highly recommended to me and based on their inspection I bought the home. A bit of a nightmare and all anyone ever asks me is who in the world was my inspector?? I signed the disclaimers, yes I did. Shame on me. But I can write a review. read more

I wish we had checked out this company before allowing the buyers of our house use them for the well chlorination. They added the tables and froze the pump. 1700$ later and a new well pump and they claim it was not their fault, they won't finish the job and were very rude to my elderly mother in law (homeowner) when she called them. Very thorough inspection. I don't know how they are typically done, but our report came complete with a full write up and photos to support what the inspector was seeing in the home. Not only does that help in negotiations, but we now have a photo record to track whether or not certain things are getting worse. Everything was quick. Inspector beat everyone to the home and the house took about 3 hours to do. Later that day we had a nice pdf report to view. I used all in one for the sale and purchase of our homes because they offered to do so at a discount. The discount they gave us did not make up for lack of attention their home inspector cost us. We had limited access to the house we were purchasing because the owners were a little quirky and didn't want people walking around the house without them being there and they're were out of state. So, we relied heavily on the findings of our home inspector when negotiating the price. After we went to closing and gained control the home, that's when I was able to do a thorough inspection of the house. My final walk-through of the home had to be quick due to a snafu between our bank and the title company with the loan rate lock expiring that day. When we got into the home I noticed a lot of things that the home inspector should have picked up on. The home we purchased has a large bay window which the inspector failed to notice that the window panes had actually rotted through the window sashes. Where the bay window lower support attached to the house was dry-rotted which left a large hole on the outside of the home. The home was built by the owner and there are many building code violations including electrical, HVAC, and plumbing. Not to mention, all of the drywall is hung incorrectly. Since it is a log home there was also extensive damage done by carpenter bees, which is one of the criteria that is expressly called out on the inspection sheet. When I talk to all-in-one Home Inspection about this they said that carpenter bees are not considered wood-boring insects. Evidently, to all-in-one home inspectors, only termites and ants are considered wood-boring insects. All of these issues should have been caught by the home inspector as they were readily visible. Those defects could have been used by my wife and I in further negotiations in reducing the price of the house. Around the same time the sale of our previous house was on going which all-in-one Home Inspection was used since they offered us a reduced price since we use them for both a purchase and sale of a home. The home we were selling has a well and the inspector suggested that we bleach are well system in order to make sure that it passes the water inspection. This is a common practice and we had no issues with doing such. When bleaching the water system it is standard that you run the water for at least a day to remove the chlorine from the system so that an accurate water test can be completed. When the home inspector went back to do the water test he notice there was a high level of chlorine still left in the system and suggested we leave the outside water tap on overnight and he would turn it off in the morning during his inspection. When we went back 2 Days Later to remove the last of our belongings from the home we found the tap still running. The yard was flooded, the ground with soggy and the next day was supposed to be the new homeowners final walk-through of our home. The lack of attention to detail is appalling for a company whose supposed to pride themselves on being vigilant during their inspections of homes. There was no satisfactory recourse with the company when I called them and complained. Instead excuses and not returning phone calls was the answer. We did consider legal action, but after consulting with a lawyer, it was going to be more expensive to take them to litigation then to just fix the problems ourselves. The replacement of the bay window was $20,000 and the repair of the carpenter bee damage on the home is still ongoing, but so far just the eradication of the bees have cost us over $300 in just materials. That does not include the repair of the damage from the bees nor does it include the repair of the large dry-rotted area underneath the bay window from improper installation of the window. I do not recommend this company for home inspection. While their prices may seem reasonable, the overall costs from them missing structural and mechanical deficiencies far outweigh a discount they offer or the services they provide. read more

She also sent a follow up email covering what we talked about. On the day my inspection Alex Souris conducted the inspection with my realtor since i live out of town. Later that day I received the inspection report via email explaining the findings. But not ont did Alex email me the report but since i was not able to attend he called me and went over the report with me and answered all my questions and concerns. read more

I paid for a complete home inspection that included the roof. My inspector did not inspect the roof which is what is advertised on the website as included on the home inspection. This company misrepresented itself by making claims that they did not follow through on and did not offer any compensation. My inspection was done on Jan 28, 2015 by Mike Perrie. My inspector did not inspect the roof. His report states only "Some areas of roof are obscured from view. Flat roof not visible from inspection level Recommend further evaluation by license contractor". Mike P. He arrived early and started the inspection before the scheduled time. I was onsite on time and was unable to determine first hand if what was stated in the report is correct since he started early. When I arrived Mike said he hadn't been there long. Once inside the home I followed Mike through the home to learn more about the home while the inspection was taking place. He did not inform me of what he found as we went through the house. He was mostly silent and when I asked questions about what he was taking pictures of he responded saying it will all be in the report. When Mike P. went outside to get his ladder, I assumed he was going to look at the roof but after getting my coat and going outside he was already on his way in the house. After he came into the house I asked if everything was okay and he mentioned some cosmetic issues with the stairs only. It was not until the inspection report was emailed to me that I found out he was unable to check the roof. The inspection report states "Some areas of roof are obscured from view. Flat roof not visible from inspection level Recommend further evaluation by license contractor". This information should have been disclosed during the inspection process when I directly asked him. I called All in One for an explanation and resolution for Mike P not completing the roof inspection. They explained when the inspector is unable to get on the roof they will either do one of the two things to inspect the roof. # 1 use binoculars to look at the roof; However, I have a flat roof and a visual inspection from the ground on a flat roof can not be done. #2 go into the crawl space. I do not have a crawl space so this does not apply. No resolution was made or offered. I contacted the inspector for further explanation. According to Mike P. his ladder did not reach and he was unable to inspect the roof but recommended a licensed roofer to inspect it. I asked Mike if I supply him with a ladder will he be able to look at the roof. Mike informed me, no he would not. Mike also informed me it is not good to walk on flat roofs because it can be harmful to the home. I also asked Mike P. why he didn't inform me during the inspection that he was unable to look at the roof, he responded he had looked at that before I arrived. Since the roof portion of my inspection was not done by All in One I hired two other roofing companies who have walked on my roof. The roofing company estimated my two story home above the ground was no more than 25 feet from the ground. Knowing All in One was unable to provide a trustworthy inspector, I am unable to trust the remainder of my home inspection report. I have since been unable to answer insurance companies with general information since it is not included in my inspection report. If I had more time to hire a second inspector with availability in a short time, I would have. Home owners have a short time period to have inspections done and this was a waste of my time and money. If All in One can offer a resolution, I will gladly update my review. read more
